Open Plots Under ₹30 Lakh Near Hyderabad: Where They Still Exist (2026)

Approved plots under ₹30 lakh still exist around Hyderabad, but along the highways rather than inside the ORR. This guide maps the corridors, the plot size each price band buys, the approval risks and the all-in cost after charges.

Pegged plots and a newly laid layout road in an approved venture off a highway outside Hyderabad
  • A 200 sq yd plot under ₹30 lakh needs a rate of about ₹15,000 per sq yd or less, indicative October 2026
  • Deepest sub-₹30 L pools: NH-163 east (Ghatkesar to Yadadri), NH-44 south (Kothur, Shadnagar) and outer west (Shankarpally, Chevella)
  • Stamp duty, transfer duty and registration fee total about 7.5% of the higher of price and market value; verify at the SRO
  • Approval type moves price more than distance: released HMDA, DTCP and GP-with-LRS plots in one village can differ by 30–60%
  • No 1% TDS below ₹50 lakh; NRIs can buy residential plots but not agricultural land or farm plots

Open plots under ₹30 lakh in Hyderabad still exist, but not where most first-time buyers start looking. Inside the ORR and in the well-known western villages, ₹30 lakh now buys a fraction of a standard plot. Push out along the right highway, accept a DTCP or outer HMDA venture instead of a marquee address, and the same money buys 150 to 267 sq yd with a valid layout permit. This guide shows exactly where those plots sit, what size you get at each price band, which approvals are realistic at this budget, the red flags that cluster in cheap layouts, and what the plot costs once stamp duty and registration are added. Every band below is indicative, as of October 2026, and matches the figures on our area pages.

Who this guide is for

It is for salaried buyers with a fixed budget who want a legally clean plot to build on later, for parents buying a plot for a child's future, and for small investors who would rather hold land than a second flat. It is also for NRIs: residential plots are open to NRIs and OCIs, so everything here applies to you, except the parts about agricultural land.

If your budget is ₹30 lakh all-in, including registration, read the worked examples carefully. The difference between a ₹30 lakh plot price and a ₹30 lakh total outlay is roughly ₹2.2 lakh of charges, and that gap changes which villages make the cut.

What ₹30 lakh actually buys: the arithmetic first

Plot prices around Hyderabad are quoted per square yard (sq yd). One sq yd is 9 sq ft, and the common plot sizes in approved ventures are 150, 167, 200, 240 and 267 sq yd. Before choosing a corridor, work out the rate you can afford for the size you want. The table below does that for you.

Rate per sq yd150 sq yd200 sq yd267 sq yd
₹10,000₹15 L₹20 L₹26.7 L
₹12,500₹18.75 L₹25 L₹33.4 L (over budget)
₹15,000₹22.5 L₹30 L (at the limit)₹40 L (over budget)
₹20,000₹30 L (at the limit)₹40 L (over budget)₹53.4 L (over budget)
₹25,000₹37.5 L (over budget)₹50 L (over budget)₹66.8 L (over budget)

The pattern is blunt. If you want a 200 sq yd plot, you are shopping at ₹15,000 per sq yd or less. If 150 sq yd is enough, you can stretch to about ₹18,500 per sq yd and still leave room for registration. Anything above ₹20,000 per sq yd only works for very small plots, which are harder to build on and harder to resell.

That rate ceiling rules out most of the inner ring. Released HMDA layouts in Kollur start around ₹36,000 per sq yd, Bachupally's resale plots sit well above ₹50,000, and even Pocharam's colony plots near the Infosys campus begin at about ₹30,000. Sub-₹30 lakh plots live one ring further out, along the highways, and in district towns.

How plot approvals work at this price point

At higher budgets, most buyers end up in a released HMDA layout almost by default. At ₹30 lakh, the approval mix is wider and the risk spread is wider too. Understanding the four categories below is the single most useful thing you can do before a site visit. Our comparison of HMDA, DTCP and gram panchayat layouts covers the history in more depth.

HMDA layouts

Within the Hyderabad Metropolitan Development Authority area, private layouts are approved by HMDA, which issues a layout permit with a number, an approved plan and conditions. The developer usually mortgages a portion of the plots to HMDA as security for roads, drains and open spaces, and those plots are released once the work is certified. At this budget you will mostly see HMDA ventures that are newer, further from an ORR exit or still partly mortgaged. You can check layout approvals and master-plan land use on HMDA's official website.

DTCP layouts

Outside the HMDA boundary, the Directorate of Town and Country Planning approves layouts. A genuinely approved DTCP layout in Shadnagar's outer belt or near Yadagirigutta is a sound legal product; it is simply further from the city. DTCP plots form the backbone of the sub-₹30 lakh market.

Gram panchayat layouts and LRS

Older layouts sanctioned only by a gram panchayat, or never sanctioned at all, are the cheapest plots in every corridor. Many were regularised, or applied for regularisation, under the Layout Regularisation Scheme. A GP plot with final LRS proceedings issued and fees paid is a reasonable buy at the right price. A GP plot where LRS is "applied" or "in process" is a different product: you may not get building permission until it clears. Read our LRS guide before you consider one.

TS RERA for plotted layouts

Plotted developments larger than 500 sq m or with more than eight plots must be registered with TS RERA before they are advertised or sold. Check the registration number, validity and the uploaded layout plan on the TS RERA portal. RERA registration is an additional layer; it does not replace HMDA or DTCP approval, and a RERA number on a brochure does not prove the layout is approved by the planning authority.

Why approval type moves price more than distance

Within a single village, the same-sized plot can be priced 30 to 60 percent apart depending on whether it sits in a released HMDA venture, a DTCP layout or a GP layout with pending LRS. The Maheshwaram page shows this neatly: interior HMDA layouts at ₹20,000 to ₹35,000 per sq yd, older GP layouts with LRS proceedings at ₹9,000 to ₹17,000, and GP layouts without LRS or with zoning doubts at ₹6,000 to ₹12,000. The cheaper plot is not a bargain unless the paperwork closes the gap.

Where open plots under ₹30 lakh still exist, corridor by corridor

The bands below come from the price tables on our area pages and reflect recent transactions and advisor observation. They are indicative, as of October 2026. A band is a range for typical plots, not a quote; corner plots, east-facing plots and wide-road frontage sit at or above the top of a range.

East along NH-65: Abdullapurmet, Choutuppal and beyond

The Vijayawada highway leaves the city through LB Nagar and Hayathnagar. Inside the ORR, Hayathnagar's colony plots cost ₹35,000 per sq yd and up, which is out of range. Cross the Pedda Amberpet interchange and the picture changes: HMDA ventures east of the ORR toward Abdullapurmet trade at about ₹14,000 to ₹26,000 per sq yd, according to our Hayathnagar open plots page. A 150 sq yd plot at the lower half of that band fits the budget comfortably.

Further east, the Choutuppal side falls within the outer belt we track on the Bhongir plots page, where approved ventures on the Raigir, Choutuppal and Valigonda sides run about ₹9,000 to ₹16,000 per sq yd. Here a full 200 to 267 sq yd plot fits under ₹30 lakh. The trade-off is commute: this is a highway-town and industrial-belt play, not a daily drive to HITEC City.

East along NH-163: Ghatkesar, Bibinagar, Bhongir and Yadadri

The Warangal highway is the deepest pool of sub-₹30 lakh approved plots near the city. On the Ghatkesar plots page, HMDA ventures at Aushapur, Yamnampet, Edulabad and Venkatapur sit at about ₹15,000 to ₹28,000 per sq yd, while DTCP or outer HMDA ventures toward Bibinagar run about ₹8,000 to ₹15,000. Closer in, newer HMDA ventures toward Korremula or Pratapsingaram on the Pocharam page trade at roughly ₹15,000 to ₹25,000, and highway-side DTCP or outer HMDA ventures east of Pocharam at ₹10,000 to ₹20,000.

Past Bibinagar, Bhongir's inner-fringe HMDA and DTCP layouts on 30–40 ft roads run about ₹14,000 to ₹28,000 per sq yd. Around the temple town, our Yadadri plots page puts approved ventures on the Raigir and Bhongir roads within 5–7 km at ₹9,000 to ₹20,000, and approved ventures near NH-163 between Bhongir and Wangapally at ₹8,000 to ₹18,000. The east has two genuine demand anchors, the Pocharam IT campuses and the temple-town economy, plus the MMTS and rail line to Bhongir.

South along NH-44: Kothur and Shadnagar

The Bengaluru highway south of the airport is the logistics corridor, and its plots are priced for the people who work there. Our Kothur plots page shows HMDA ventures 2–6 km inland in the Penjerla, Inmulnarva and Thimmapur belt at about ₹11,000 to ₹20,000 per sq yd, with ventures within 2 km of NH-44 at ₹15,000 to ₹28,000. The Nandigama and Chegur side runs ₹12,000 to ₹22,000.

On the Shadnagar plots page, HMDA layouts on the Kothur–Shadnagar stretch sit at ₹14,000 to ₹26,000 per sq yd for interior plots, DTCP layouts 1–5 km off NH-44 at ₹8,000 to ₹16,000, and early-stage layouts toward the proposed Regional Ring Road alignment at ₹5,500 to ₹11,000. Approved plots in or adjoining Shadnagar town run ₹16,000 to ₹30,000, so a town plot only fits if it is small. The RRR fringe is the cheapest approved land on this list and the most speculative; read our Regional Ring Road guide before paying for an alignment that is not yet built.

South-east along the Srisailam and Sagar highways

The Srisailam highway carries the airport, Fab City and the announced Future City narrative, and prices near the ORR reflect that. Beyond Tukkuguda, DTCP layouts south toward Kandukur trade at about ₹10,000 to ₹20,000 per sq yd on our Tukkuguda page. The Kandukur plots page lists approved ventures 4–8 km off the highway at ₹10,000 to ₹18,000 and DTCP layouts in interior villages at ₹8,000 to ₹15,000. Maheshwaram's DTCP or approved ventures on the Kandukur road side run ₹13,000 to ₹24,000.

On the Nagarjuna Sagar highway, the Adibatla page shows DTCP layouts toward Ibrahimpatnam and Yacharam at ₹10,000 to ₹20,000 per sq yd. If you work at the Adibatla aerospace and IT cluster, that band lets you buy within a reasonable drive of work. For the Future City story itself, our Future City and Pharma City guide separates what is built from what is announced.

West and north-west: Shankarpally, Chevella, Vikarabad, Bhanur and Sangareddy

The western IT corridor is expensive close in, but the far west is not. On the Shankarpally plots page, released HMDA ventures on 30–33 ft roads in outer villages run about ₹11,000 to ₹18,000 per sq yd, and HMDA ventures on 40 ft+ roads on the Mokila side or near town ₹15,000 to ₹24,000. Chevella's HMDA or DTCP layouts within about 2 km of the highway trade at ₹12,000 to ₹24,000. Vikarabad's town-edge DTCP layouts on 30–40 ft roads run ₹6,000 to ₹12,000. This is the cheapest way to own an approved plot on the same side of the city as the Financial District, at the cost of a long commute today.

Along NH-65 toward Mumbai, the Bhanur plots page shows released HMDA layouts on 30–40 ft roads at ₹15,000 to ₹24,000 and older DTCP layouts with valid sanction at ₹9,000 to ₹16,000. Isnapur's HMDA layouts on the Pashamylaram edge or Bhanur road run ₹16,000 to ₹26,000. Patancheru's DTCP layouts west toward Sangareddy sit at ₹9,000 to ₹18,000, and Sangareddy's DTCP ventures on the Narsapur road and outer villages at ₹10,000 to ₹20,000. Further along the highway, the Zaheerabad page lists approved plots on the Bidar road and Sadasivpet side at ₹5,000 to ₹10,000 per sq yd. Sadasivpet is a long way from the city, but it is a real town with its own demand.

North along NH-44 and the Rajiv Rahadari: Medchal, Dundigal and Shamirpet

North Hyderabad offers HMDA plots at prices the west abandoned years ago. The Medchal plots page shows HMDA ventures 6–12 km out in the Gowdavelli, Rawalkole and Yellampet belt at ₹13,000 to ₹22,000 per sq yd and layouts toward Manoharabad and Toopran at ₹8,000 to ₹15,000. On the Shamirpet plots page, HMDA ventures toward Turkapally, Lalgadi Malakpet or Aliabad run ₹10,000 to ₹20,000, close to the Genome Valley life-sciences cluster. Dundigal's plots north of the ORR off the Narsapur road run ₹16,000 to ₹28,000, and Kompally's new HMDA ventures beyond the ORR toward Gundlapochampally ₹14,000 to ₹25,000.

District towns and the outer ring

Further out, district-town fringes offer approved plots well under ₹30 lakh: Gajwel's approved ventures within about 3 km of town at ₹8,000 to ₹16,000 per sq yd, Siddipet's inner-fringe layouts at ₹10,000 to ₹20,000, and Vikarabad and Tandur town edges at ₹5,000 to ₹12,000. These are local-demand markets. Buy there if you have a reason to be there, family, work or a planned retirement, not as a Hyderabad proxy.

Jadcherla and the Mahbubnagar side of NH-44 also come up often in budget searches. We do not yet publish a plot band for those towns, so we price them case by case against current registrations rather than quote a number here.

Sub-₹30 lakh plot bands at a glance

This summary pulls the bands above into one table, with the plot size that fits ₹30 lakh at the lower end of each range. All figures are indicative, as of October 2026.

Notice what is missing. Kollur, Tellapur, Bachupally, Kompally centre, Pocharam's campus belt and Adibatla's core all start above the ₹30 lakh line for a standard plot. If a seller offers you an "HMDA plot in Kollur for ₹25 lakh", either the plot is tiny, it is not what it claims to be, or there is a problem in the papers.

Red flags that cluster in cheap layouts

Low-priced plots attract both honest developers working on thin margins and operators who cut corners. These are the warning signs we check on every sub-₹30 lakh plot.

  • "HMDA approved" with no layout permit number. Ask for the LP number, the approved plan and the date. Then confirm that the survey numbers on the permit match the survey numbers in your sale deed. Approvals borrowed from an adjoining survey number are a known trick.
  • Mortgaged plots sold as released. Get the list of mortgaged plots from the permit and the release letter for your plot number. Paying more than a token advance on a mortgaged plot is a common, avoidable loss.
  • Farm plots in guntas sold as residential plots. A venture that sells "5 guntas" on unconverted agricultural land is selling farm land, not a residential plot. You may not get building permission, and the registration happens at the Tahsildar, not the SRO. If you want a house plot, insist on a converted, approved layout.
  • Pending LRS described as "LRS done". Ask for the final proceedings order, not the application acknowledgement.
  • Lake, nala and buffer encroachment. Cheap land near tanks is cheap for a reason. Check the plot against the full tank level and buffer, which enforcement agencies have pursued actively since 2024. Our lake FTL and buffer guide explains how.
  • Assigned or prohibited land. Layouts carved out of assigned land or survey numbers on the Section 22-A prohibited list cannot be lawfully sold. Our assigned land and 22-A guide lists the checks.
  • Master-plan zoning mismatch. A layout in a conservation, recreational or industrial zone may never get residential building permission. Check land use against the master plan.
  • Buy-back promises and "assured appreciation". No lawful plot purchase comes with guaranteed returns. Treat such promises as a reason to walk away.
  • High-tension lines, quarries and narrow approach roads. These do not always show up in documents but affect both use and resale. Walk the plot and the approach road.

Step by step: buying a sub-₹30 lakh plot, with timelines and costs

The process is the same whether the plot costs ₹15 lakh or ₹1.5 crore. What changes at this budget is the share of your money that charges and due diligence take, so plan them in from day one.

StepWhat happensTypical timeCost to budget
1. ShortlistPick two corridors and three to five ventures using the bands above1–2 weeksTravel only
2. Document collectionLayout permit, approved plan, release letter, RERA number, link documents, EC1 weekNominal
3. Title and approval checkAdvocate opinion, EC search, LP and RERA verification, zoning, FTL check1–3 weeksAdvocate and survey fees (vary)
4. Site and boundary checkMeasure the plot, match it to the layout plan, check pegs and approach1 daySurveyor fee (varies)

6. Loan sanction (if any)Plot loans need an approved layout and usually a larger down payment2–4 weeksProcessing fee
7. RegistrationChallan on IGRS, slot booking, execution at the jurisdictional SRO1 day plus slot waitAbout 7.5% of the higher of price and market value
8. Post-registrationCertified copy, property tax or panchayat records, fencing2–6 weeksMinor fees plus fencing

On charges: as of October 2026, stamp duty of about 5.5%, transfer duty of about 1.5% and a registration fee of about 0.5% add up to roughly 7.5% of the higher of the market value and the agreed price. In gram panchayat areas there is no transfer duty but the registration fee is about 2%, so the total remains around 7.5%. Verify current rates at the SRO, or on the IGRS Telangana portal, before you pay the challan. Our stamp duty and registration charges guide breaks this down further. TDS under Section 194-IA applies only above ₹50 lakh, so it does not affect a sub-₹30 lakh plot.

If you plan to borrow, read our plot loan vs home loan guide. Lenders fund approved plots only, typically at a lower loan-to-value than for a home, which means a larger share must come from your own savings.

Worked examples with Telangana numbers

Example 1: an HMDA plot inland from Kothur

A buyer working in the NH-44 logistics belt chooses a 200 sq yd plot in a released HMDA venture 4 km inland from Kothur, where the band is ₹11,000 to ₹20,000 per sq yd. He negotiates ₹13,500 per sq yd.

ItemAmount
Plot price, 200 sq yd × ₹13,500₹27,00,000
Stamp duty, transfer duty and registration fee at about 7.5% (price above market value here)₹2,02,500
Advocate title opinion, EC and survey (illustrative)₹35,000
TDS under Section 194-IANot applicable (below ₹50 L)
All-in cost₹29,37,500

He comes in just under ₹30 lakh. Had he taken a plot within 2 km of the highway at ₹18,000 per sq yd, the price alone would have been ₹36 lakh.

Example 2: a larger DTCP plot toward Bibinagar

A couple wants a 267 sq yd plot for a future independent house and looks at DTCP or outer HMDA ventures beyond Ghatkesar toward Bibinagar, banded at ₹8,000 to ₹15,000 per sq yd. The first offer is ₹10,500.

ItemAt ₹10,500 per sq ydAt ₹10,000 per sq yd
Plot price, 267 sq yd₹28,03,500₹26,70,000
Charges at about 7.5%₹2,10,263₹2,00,250
Advocate, EC and survey (illustrative)₹35,000₹35,000
All-in cost₹30,48,763₹29,05,250

A ₹500 per sq yd difference moves the all-in cost by about ₹1.4 lakh and decides whether the plot fits. On a 267 sq yd plot, every ₹1,000 per sq yd is ₹2.67 lakh before charges.

Example 3: why a "town plot" breaks the budget

The same couple is tempted by a 167 sq yd approved plot inside Shadnagar town, where the band is ₹16,000 to ₹30,000 per sq yd. At ₹22,000 the price is ₹36.74 lakh and the all-in cost about ₹39.85 lakh. Town plots carry better resale liquidity and immediate livability, but they belong in a ₹40 lakh budget, not a ₹30 lakh one.

A note on market value

Duty is charged on the higher of the agreed price and the government market value for that land. In fast-growing pockets, the market value sometimes catches up with or exceeds a negotiated price. Always check the market value for the survey number before you finalise your budget.

Mistakes we see in practice, and the fix for each

  1. Budgeting the plot price, not the all-in cost. Buyers stretch to ₹30 lakh on price and then scramble for the ₹2.25 lakh of charges. Fix: divide your total budget by about 1.085 to get the maximum plot price after charges and basic legal costs.
  2. Chasing the cheapest rate in a village. The lowest rate usually means GP land with pending LRS, a mortgaged plot or a zoning issue. Fix: compare like with like, released HMDA against released HMDA.
  3. Buying too small to build. A 100 sq yd plot squeezed into the budget leaves little room after setbacks. Fix: prefer 150 sq yd or more in a further corridor over a tiny plot closer in.
  4. Paying a large advance before checks. Fix: pay a token amount, then the balance advance only after the title opinion and release letter are in hand.
  5. Ignoring the approach road. A plot on a 30 ft internal road connected to the highway by a 12 ft cart track will struggle at resale. Fix: drive the approach in the monsoon if you can.
  6. Trusting brochures over portals. Fix: verify the LP number with HMDA or DTCP and the RERA number on the TS RERA portal yourself, or have us do it.
  7. Expecting a two-year flip. Fix: plan to hold sub-₹30 lakh plots for five to eight years or more, longer in RRR-fringe and outer district pockets.

Holding period, resale and how to exit

Budget plots appreciate in steps, not straight lines. Prices move when a road is widened, a campus opens, houses start rising in the layout or a large employer arrives. Between those steps they can sit flat for years. Ventures where a few houses are already built, roads are laid and streetlights work tend to resell faster than bare pegged fields.

When you sell, the buyer will run the same checks you did, so keep every document: the approved plan, release letter, link documents, EC and certified copy. Clean files sell at the top of a band; messy files sell at a discount, if at all. Our corridor-by-corridor plot guide covers holding periods by direction in more detail.

NRI note: plots are allowed, farm land is not

NRIs and OCI cardholders can buy residential plots like those in this guide. Payment must come through normal banking channels, typically from NRE, NRO or FCNR accounts or by inward remittance. You can register in person or through a registered power of attorney. What you cannot buy is agricultural land, a plantation or a farmhouse, and you cannot receive such land as a gift; you can only inherit it. That matters at this budget, because many "farm plots" are marketed alongside residential plots in the same corridors. Our NRI investment guide for Telangana sets out the rules, and we recommend a CA for your tax position on purchase and eventual sale.

How NRR Estates handles a sub-₹30 lakh plot purchase

We start with your budget and your reason for buying, then shortlist two corridors where an approved plot of the right size genuinely fits. We collect the layout permit, release letter, RERA registration and link documents from the seller, verify the LP number and survey numbers against official records, run an encumbrance search, check zoning and the lake buffer, and walk the plot with a surveyor. Only then do we advise on price, using recent registrations in the same venture rather than the brochure rate. We handle the agreement, the challan and slot booking, attend the registration and help with post-registration records. Our fees are disclosed before you commit to anything.

If the honest answer is that your budget does not fit an approved plot in the corridor you want, we will tell you that, and show you the nearest corridor where it does.

Open plots under ₹30 lakh: frequently asked questions

Can I still buy an approved open plot under ₹30 lakh near Hyderabad?

Yes, but mostly outside the ORR and along the highways. As of October 2026, released HMDA ventures in outer Shankarpally villages run about ₹11,000 to ₹18,000 per sq yd, HMDA ventures inland from Kothur ₹11,000 to ₹20,000, and DTCP layouts off NH-44 near Shadnagar ₹8,000 to ₹16,000. At those rates a 150 to 267 sq yd plot fits under ₹30 lakh. Inside the ORR and in Kollur, Tellapur or Bachupally, ₹30 lakh no longer buys a standard-sized approved plot.

What plot size can I get for ₹30 lakh?

It depends entirely on the rate. At ₹10,000 per sq yd, ₹30 lakh buys up to about 267 sq yd with room for charges. At ₹15,000 per sq yd, about 200 sq yd is the limit on price alone, and slightly less once you add roughly 7.5% for registration. At ₹20,000 per sq yd, you are down to about 150 sq yd. If your ₹30 lakh must cover registration too, divide it by about 1.085 to find the maximum plot price after charges and basic legal costs.

Is a DTCP plot as safe as an HMDA plot?

A genuinely approved DTCP layout is a sound legal product. HMDA approves layouts inside the Hyderabad metropolitan area and DTCP outside it, under broadly similar planning standards. The difference is mainly location, not legality. What matters is that the layout permit is real, matches your survey numbers, that your plot is released rather than mortgaged, and that the land sits in a residential zone. A properly approved DTCP plot near Shadnagar is a safer purchase than a gram panchayat plot falsely marketed as HMDA closer to the city.

Should I buy a cheap gram panchayat plot with LRS?

Only if the LRS is complete. A GP plot with final regularisation proceedings issued and fees paid can be a reasonable buy, usually well below HMDA rates in the same village. A plot where LRS is merely applied for, pending or rejected carries real risk, because building permission may be refused until it clears. Ask for the final proceedings order, not the application receipt, and check that the layout is not on prohibited, assigned or lake-buffer land. Price the plot as if the LRS might never clear, and only proceed if that price still makes sense.

What does registration cost on a ₹27 lakh plot?

As of October 2026, stamp duty of about 5.5%, transfer duty of about 1.5% and registration fee of about 0.5% add up to roughly 7.5% of the higher of the agreed price and the government market value. On a ₹27 lakh plot where the price exceeds market value, that is about ₹2.03 lakh. In gram panchayat areas the split differs, but the total stays near 7.5%. Add advocate and survey fees. TDS does not apply because the price is below ₹50 lakh. Verify current rates at the SRO before paying.

Which corridor is best for a sub-₹30 lakh plot?

Choose by the job or family tie you have, not by headlines. If you work near the Pocharam or Uppal campuses, the Ghatkesar and Bibinagar side of NH-163 fits. Airport and NH-44 logistics workers often prefer Kothur or Shadnagar. Those tied to the western IT corridor can find released HMDA plots in outer Shankarpally villages at the cost of a long commute. Northern buyers look at Medchal's outer belt or the Turkapally side of Shamirpet. Each corridor has a different holding period and resale depth.

Can NRIs buy plots under ₹30 lakh near Hyderabad?

Yes. NRIs and OCI cardholders can buy residential plots in Telangana without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance. They can register in person or through a registered power of attorney. What they cannot buy is agricultural land, plantations or farmhouses, and many 'farm plots' sold in guntas in the same corridors fall into that category. Make sure the plot is in a converted, approved residential layout. For tax on purchase and eventual sale, speak to a CA.

How long should I hold a budget plot near Hyderabad?

Plan on five to eight years for most sub-₹30 lakh plots in approved layouts, and longer in early-stage layouts near the proposed Regional Ring Road or in outer district pockets. Budget plots tend to rise in steps when a road is widened, a campus opens or houses start appearing in the layout, and can stay flat in between. These are observations, not forecasts. Ventures with laid roads, working streetlights and a few completed houses usually resell faster than bare pegged fields, so favour them if liquidity matters to you.
