1. Who we are

NRR Estates ("we") is a real estate advisory based in Hyderabad, Telangana. We advise buyers, sellers and investors on villas, apartments, open plots, layout ventures and agricultural land across Telangana, and operate an NRI desk. These terms are an electronic record under the Information Technology Act, 2000 and govern your use of this website and our advisory services.

2. Advisory, not a marketplace

Content on this site, including every price range, is informational and indicative. It is not an offer, valuation, legal opinion or investment advice, and it is not a substitute for independent legal and tax advice. Every figure is a range drawn from recent transactions and advisor observation and may be out of date. Confirm the market value at the jurisdictional Sub-Registrar office before you commit.

3. Fees

Our fee for any engagement is agreed in writing before you commit to a property. It is usually a percentage of the transaction value or a fixed fee for document verification, registration or NRI services. Where we represent a buyer we do not accept undisclosed commissions from the seller or developer on that transaction.

4. Land, plots and farmland

  • We are not a party to any land transaction. Title, encumbrance (30-year EC), link documents, pattadar passbook and Dharani/Bhu Bharati records, layout approvals (HMDA, DTCP, municipal, KUDA and other authorities), LRS, NALA conversion and RERA registration are verified per property and reported to you; a verification report is an aid to your decision, not a guarantee of title.
  • Under FEMA, NRIs and OCIs may not purchase or receive as gift agricultural land, plantation property or farmhouses in India. We will not facilitate such a transaction.
  • Approvals and infrastructure plans described on this site (ORR, RRR, metro, highways, industrial parks) are as announced publicly and may change.

5. Your responsibilities

You confirm that the information you give us is accurate, that you have the authority to transact, and that you will take independent legal and tax advice where we recommend it. You will not reproduce the content of this site without permission.

6. Liability

To the extent permitted by law, our liability for any claim arising from the use of this site or from an advisory engagement is limited to the fees you have paid us for that engagement. We are not liable for loss arising from facts a seller, developer or authority misrepresented to us.

7. Grievances and jurisdiction

Grievance officer: grievance@nrrestates.com. Disputes are subject to the exclusive jurisdiction of the courts at Hyderabad, Telangana.
