3 BHK Apartments Under ₹1 Crore in Hyderabad: Where to Look
A 3 BHK under ₹1 crore all-in is still possible in Hyderabad if you know your per sq ft ceiling. This guide maps the areas where a 1,400–1,700 sq ft flat fits after GST and charges, and where it no longer does.

- For a new 1,550 sq ft 3 BHK under ₹1 Cr all-in, the base rate must be about ₹5,735 per sq ft or less after 5% GST and 7.5% charges
- New 3 BHKs fit in Bachupally, Kompally, Ameenpur, Pocharam, Nagole, Shamshabad and Isnapur, indicative October 2026
- New 3 BHKs in Kollur (₹1.05–1.85 Cr) and Tellapur (₹1.25–2.2 Cr) exceed ₹1 Cr before charges; resale is the only route there
- Ready flats with an OC carry no GST, so resale often gives more space for the same total
- Gross rental yields on sub-₹1 Cr 3 BHKs are typically about 3–4%
| What | Indicative range | Note |
|---|---|---|
| New mid-sized gated project, Bachupally side roads | ₹5,500 – ₹6,800 per sq ft | indicative, Oct 2026 |
| New mid-rise gated, Kompally core and side roads | ₹5,300 – ₹6,600 per sq ft | indicative, Oct 2026 |
| Township / high-rise, Korremula–Chowdariguda side, Pocharam | ₹4,800 – ₹6,000 per sq ft | indicative, Oct 2026 |
| Resale gated flat, 5–15 years old, Uppal | ₹4,400 – ₹6,000 per sq ft | indicative, Oct 2026 |
| Resale in completed gated projects, Kollur | ₹5,800 – ₹7,500 per sq ft | indicative, Oct 2026 |
| New gated tower, Isnapur X Roads side | ₹3,800 – ₹5,000 per sq ft | indicative, Oct 2026 |
Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
A 3 BHK apartment under ₹1 crore in Hyderabad is still achievable, but only if you are precise about two things: the per sq ft rate you can afford for a 1,400 to 1,700 sq ft flat, and whether the ₹1 crore is the price or the total cost. Once GST and registration are added, a new 3 BHK in Kollur or Tellapur at today's launch prices slips past the line. In Bachupally, Ameenpur, Kompally, Pocharam, Uppal, Isnapur and selected resale pockets in Miyapur and Kollur, it does not. This guide sets out the rate ceilings, the micro-markets where a 3 BHK genuinely fits ₹1 crore all-in, the trade-off between under-construction and ready flats, the RERA checks, and realistic rent yields. All bands are indicative, as of October 2026, and come from our area pages.
Who this guide is for
It is for families upgrading from a 2 BHK or a rented flat, salaried buyers who want a third bedroom for a home office or parents, and NRIs buying a family home or a rental. NRIs can buy apartments without restriction; only agricultural land and farmhouses are off limits.
The ₹1 crore arithmetic for a 3 BHK
Hyderabad apartments are quoted per sq ft of saleable area, sometimes called super built-up area, which includes your share of corridors, lifts and the clubhouse. The carpet area you actually live in is smaller, and TS RERA requires builders to disclose it. A 3 BHK in a new gated project is typically 1,400 to 1,700 sq ft saleable at this budget.
Two sets of charges sit on top of the price:
- Stamp duty, transfer duty and registration fee: about 5.5%, 1.5% and 0.5%, roughly 7.5% in total of the higher of market value and consideration, as of October 2026. Verify at the SRO before you pay.
- GST on under-construction flats: 5% without input tax credit for non-affordable housing, as of October 2026. A flat sold after the occupancy certificate has no GST. Affordable-housing GST of 1% applies only within price and carpet-area limits that a 1,400 sq ft city 3 BHK will not meet.
Divide ₹1 crore by 1.125 for a new flat and by 1.075 for a ready or resale flat, and you get the maximum price before add-ons. Spread that over the flat size and you get your per sq ft ceiling.
| Flat size (saleable) | Max rate, under construction (price up to about ₹88.9 L) | Max rate, ready or resale (price up to about ₹93 L) |
|---|---|---|
| 1,400 sq ft | About ₹6,350 per sq ft | About ₹6,650 per sq ft |
| 1,550 sq ft | About ₹5,735 per sq ft | About ₹6,000 per sq ft |
| 1,700 sq ft | About ₹5,230 per sq ft | About ₹5,470 per sq ft |
Builder add-ons, such as car parking where charged separately, clubhouse membership, corpus and advance maintenance, lower these ceilings further. A buyer who wants 1,600 sq ft in a new gated project, all-in under ₹1 crore, is realistically looking for a base rate of about ₹5,300 per sq ft or less.
TDS under Section 194-IA applies at 1% because every flat here costs more than ₹50 lakh, but it is deducted from what you pay the builder or seller, not added on top.
How the buying process works: RERA, approvals and deeds
The legal backbone of a new apartment purchase in Telangana has four parts, and each one affects what you pay and when.
TS RERA registration
Projects on more than 500 sq m of land or with more than eight units must be registered with TS RERA before they are advertised. The registration lists the promoter, the approved plans, the carpet area of each unit type, the completion date and quarterly progress. Check it yourself on the TS RERA portal, and read our TS RERA apartment buyer's guide for what to look for in the filings.
Building permission and commencement
The project must hold building permission from GHMC, HMDA or the relevant municipality, matching the number of floors and units being sold. Extra floors sold beyond the permit are a recurring problem in boutique projects.
Occupancy certificate and UDS
The occupancy certificate confirms the building was completed as approved. Your undivided share of land (UDS) is your proportionate ownership of the plot under the building, and it matters for redevelopment and compensation decades from now. Our OC, UDS and car parking guide explains how to check both.
Deed structure and when duty is paid
Builders in Hyderabad commonly register a sale deed for the UDS, sometimes alongside a construction agreement, or register an agreement of sale during construction and a sale deed on completion. The structure affects the value on which duty is assessed. For budgeting, we assume duty on the full price, the conservative case, and adjust once the builder confirms the deed format. Our stamp duty guide covers the detail.
Where a 3 BHK under ₹1 crore still fits
The bands below come from the price tables on our area pages, based on recent transactions and advisor observation. They are indicative, as of October 2026. Our test is simple: does a 1,550 sq ft 3 BHK at the lower end of the band come in under ₹1 crore after GST (if new) and about 7.5% charges?
The western fringe: Kollur, Tellapur and the Mokila–Shankarpally corridor
This is where most IT buyers want to be and where the ₹1 crore line is tightest. On the Kollur apartments page, new 3 BHK flats of 1,450 to 2,100 sq ft run ₹1.05 crore to ₹1.85 crore before charges, so a new 3 BHK in Kollur does not fit. Resale flats in completed gated projects, at ₹5,800 to ₹7,500 per sq ft, do: a 1,480 sq ft resale at the lower end lands just under ₹1 crore all-in (see Example 3).
Tellapur is harder. New 3 BHK flats of 1,500 to 2,300 sq ft run ₹1.25 crore to ₹2.2 crore on our Tellapur apartments page, and even the Kollur and Osman Nagar side launches at ₹6,800 to ₹9,000 per sq ft overshoot after GST. Resale in completed townships at ₹6,000 to ₹8,500 per sq ft can fit for a compact 1,400 sq ft unit at the very bottom of the band. Treat Tellapur as a stretch market for this budget.
Further west, interior and Shankarpally-side mid-rise projects in Mokila run ₹5,800 to ₹7,000 per sq ft, and the Shankarpally apartments page lists 3 BHK flats of 1,450 to 1,850 sq ft in gated corridor launches at ₹80 lakh to ₹1.25 crore. The lower end of that range fits with GST and charges.
The north-west: Miyapur, Bachupally, Nizampet, Ameenpur, Patancheru and Isnapur
This belt is the sweet spot for a sub-₹1 crore 3 BHK with a reasonable commute to HITEC City. On the Bachupally apartments page, mid-sized gated projects on side roads run ₹5,500 to ₹6,800 per sq ft, newer launches in Mallampet and Bowrampet ₹5,200 to ₹6,500, and resale gated flats four to twelve years old ₹4,600 to ₹6,200. A new 1,550 sq ft 3 BHK at ₹5,500 comes to about ₹96 lakh all-in.
The Miyapur apartments page shows resale gated flats five to fifteen years old at ₹5,500 to ₹7,500 per sq ft; new interior projects at ₹6,200 to ₹7,800 fit only for compact units. Nizampet's resale gated flats run ₹5,600 to ₹7,300 and standalone builder flats ₹5,000 to ₹6,300. Pragathi Nagar's resale flats eight to fifteen years old run ₹4,800 to ₹6,300, and Chandanagar's resale gated societies ₹5,200 to ₹6,900.
Along NH-65, the Ameenpur apartments page lists mid-rise gated projects on interior roads at ₹5,300 to ₹6,500 per sq ft and resale gated flats at ₹4,000 to ₹5,500. Patancheru's new mid-sized gated projects on the Rudraram and GITAM side run ₹4,500 to ₹5,800. On the Isnapur apartments page, new gated towers run ₹3,800 to ₹5,600 per sq ft, which puts a 1,700 sq ft 3 BHK well under ₹1 crore even with GST. The trade-off in Isnapur is distance from the IT corridor and thinner resale demand.
The north: Kompally and Alwal
On the Kompally apartments page, new mid-rise gated projects in Kompally core and side roads run ₹5,300 to ₹6,600 per sq ft, newer launches toward Gundlapochampally and Medchal ₹4,800 to ₹6,000, and resale gated flats ₹4,300 to ₹5,800. A 1,600 sq ft 3 BHK fits comfortably in all three. Alwal's new standalone buildings run ₹5,000 to ₹6,200 and its gated mid-rises on the Macha Bolarum side ₹5,500 to ₹6,900, which suits buyers tied to Secunderabad.
The east: Pocharam, Uppal, Nagole, LB Nagar and Hayathnagar
The east gives the most square footage for the money. The Pocharam apartments page shows new gated projects in the campus belt at ₹5,200 to ₹6,600 per sq ft, township and high-rise projects on the Korremula and Chowdariguda side at ₹4,800 to ₹6,000, new mid-rises on the Annojiguda–Ghatkesar edge at ₹4,200 to ₹5,300 and resale gated flats at ₹3,900 to ₹5,000. A 1,700 sq ft 3 BHK fits in most of these.
On the Uppal apartments page, new mid-sized gated projects run ₹5,200 to ₹6,400 per sq ft and resale gated flats five to fifteen years old ₹4,400 to ₹6,000. Nagole's new mid-sized gated projects on the Bandlaguda side run ₹5,100 to ₹6,200, LB Nagar's new mid-sized gated projects ₹5,400 to ₹6,600, and Hayathnagar's new gated projects ₹4,200 to ₹6,300. The metro line through Uppal, Nagole and LB Nagar is a real advantage for resale and rental.
The south: Shamshabad, Kismatpur, Attapur and Rajendranagar
Shamshabad's new mid-rise gated projects on the town fringe and Gaganpahad side run ₹4,800 to ₹6,000 per sq ft and resale gated flats ₹3,900 to ₹5,200, which suits airport and logistics employees. Closer to the city, Kismatpur's mid-rise gated projects on the Budvel side run ₹5,800 to ₹7,200 and resale gated flats ₹5,000 to ₹6,800; Attapur's new mid-rise gated projects run ₹6,000 to ₹7,400 and resale ₹4,800 to ₹6,200; Rajendranagar's resale gated flats ₹5,000 to ₹6,500. In this belt, resale is the more reliable route to a 3 BHK under ₹1 crore.

| Kompally, new mid-rise | ₹5,300 – ₹6,600 | About ₹92 L | Fits at lower half |
| Ameenpur, new mid-rise | ₹5,300 – ₹6,500 | About ₹92 L | Fits at lower half |

| Bachupally, new mid-sized | ₹5,500 – ₹6,800 | About ₹96 L | Fits at lower end |
| Miyapur, resale gated | ₹5,500 – ₹7,500 | About ₹92 L | Fits at lower half |
| Kollur, resale gated | ₹5,800 – ₹7,500 | About ₹97 L | Fits at lower end only |
| Kollur, new 3 BHK | ₹1.05 Cr – ₹1.85 Cr per unit | Over ₹1.18 Cr | Does not fit |
| Tellapur, new 3 BHK | ₹1.25 Cr – ₹2.2 Cr per unit | Over ₹1.4 Cr | Does not fit |
"All-in" here means price plus about 7.5% charges, plus 5% GST for new flats, before builder add-ons and legal fees.
Under construction or ready: which suits a ₹1 crore budget?
| Factor | Under construction | Ready with OC, or resale |
|---|---|---|
| GST | 5% of price | None |
| Rate | Often lower at launch | New-ready often at a premium; resale often below new |
| Risk | Delivery delay, spec changes | What you see is what you get |
| Cash flow | Construction-linked payments, pre-EMI interest, plus rent on your current home | Full loan at once; move in or rent out immediately |
| Space for ₹1 Cr | About 5% less after GST | More space for the same total |
| Amenities | New clubhouse, modern layouts | Older towers may have dated amenities but proven upkeep |
For a buyer currently paying rent, the hidden cost of an under-construction flat is two to four years of rent alongside EMIs or pre-EMIs. A ready or resale 3 BHK often wins on total cost even if its per sq ft rate looks higher.
Home loan and down payment for a ₹1 crore 3 BHK
Most buyers in this bracket borrow. Banks in India generally lend up to about 80% of the property value for loans in this range, but they lend on the agreement value of the flat, not on GST, stamp duty or most builder add-ons. That gap is easy to underestimate.
Take Example 1 below. On an ₹85 lakh base price, an 80% loan is about ₹68 lakh. The buyer still needs about ₹17 lakh as the down payment, plus roughly ₹13 lakh for GST, duty, add-ons and legal fees, which means close to ₹30 lakh from savings before the first EMI. On a ready resale flat with no GST, the own-contribution share falls by the GST amount, which is another reason resale often suits budget-constrained buyers.
Three practical points help:
- Check the project is approved by your lender. Most large gated projects have tie-ups with several banks. A project no major bank will fund is a warning sign in itself.
- For under-construction flats, ask about pre-EMI. During construction you usually pay interest only on the amount disbursed. Some builders offer subvention schemes that defer this; read the conditions, because the builder's default can leave you liable.
- For resale, get the seller's loan closed cleanly. If the seller has an outstanding loan, your bank pays off their lender directly and collects the original documents. Confirm the release of the seller's mortgage in writing before registration.
Our plot loan vs home loan guide covers lender norms in more detail.
RERA and legal checklist for a sub-₹1 crore 3 BHK
- RERA number and validity, with the unit's carpet area matching the brochure and agreement.
- Building permission covering the floors and unit count actually being sold.
- Land title and EC for the project land, including any joint development agreement with landowners. Our EC guide shows how to search.
- Bank tie-ups and project mortgage, with a no-objection letter for your unit if the project is mortgaged.
- Car parking allotted in writing, with its location.
- OC for ready and resale flats, and the commencement certificate for new ones.
- Lake FTL and buffer status for projects near tanks, a live issue in Ameenpur, Pocharam and parts of Bachupally.
- Association status for resale: no-dues letter, transfer fee, corpus transfer.
Worked examples with all-in costs
Example 1: a new 3 BHK in Bachupally
A software engineer working near HITEC City books a 1,520 sq ft 3 BHK in a mid-sized gated project on a Bachupally side road, banded at ₹5,500 to ₹6,800 per sq ft. He negotiates ₹5,600.
| Item | Amount |
|---|---|
| Base price, 1,520 sq ft × ₹5,600 | ₹85,12,000 |
| GST at 5% | ₹4,25,600 |
| Stamp duty, transfer duty and registration at about 7.5% (assumed on full price) | ₹6,38,400 |
| Clubhouse, corpus and advance maintenance (illustrative) | ₹2,50,000 |
| Advocate and documentation (illustrative) | ₹30,000 |
| TDS at 1% (deducted from builder payments, filed via Form 26QB) | ₹85,120 deposited |
| All-in cost | ₹98,56,000 |
Example 2: a resale 3 BHK in Uppal
A family wants a ready flat near the metro. They buy an eight-year-old 1,600 sq ft 3 BHK in a gated community in Uppal, where resale gated flats run ₹4,400 to ₹6,000 per sq ft, at ₹5,200 from a resident seller.
| Item | Amount |
|---|---|
| Price, 1,600 sq ft × ₹5,200 | ₹83,20,000 |
| GST | Nil |
| Charges at about 7.5% | ₹6,24,000 |
| Society transfer and minor repairs (illustrative) | ₹1,00,000 |
| Advocate and documentation (illustrative) | ₹30,000 |
| TDS at 1% | ₹83,200 deposited |
| All-in cost | ₹90,74,000 |
They get 80 sq ft more than the Bachupally buyer for about ₹7.8 lakh less, with no delivery risk, at the cost of an older building and a longer drive to the western IT corridor.
Example 3: stretching for a resale in Kollur
A couple wants Kollur. A 1,480 sq ft resale 3 BHK in a completed gated project is offered at ₹6,400 per sq ft, inside the ₹5,800 to ₹7,500 band.
| Item | At ₹6,400 per sq ft | At ₹6,100 per sq ft |
|---|---|---|
| Price, 1,480 sq ft | ₹94,72,000 | ₹90,28,000 |
| Charges at about 7.5% | ₹7,10,400 | ₹6,77,100 |
| Advocate and transfer (illustrative) | ₹30,000 | ₹30,000 |
| All-in cost | ₹1,02,12,400 | ₹97,35,100 |
A ₹300 per sq ft negotiation brings the flat under ₹1 crore. In Kollur, the margin for error at this budget is that thin.
Rental yield: what a sub-₹1 crore 3 BHK earns
Our area pages give 3 BHK rents in gated high-rises of about ₹22,000 to ₹34,000 a month in Bachupally and Ameenpur, ₹26,000 to ₹38,000 in Nizampet, ₹25,000 to ₹35,000 in Pragathi Nagar and ₹28,000 to ₹42,000 in new high-rises in Rajendranagar. On a ₹98 lakh all-in Bachupally flat renting at ₹28,000, the gross yield is about 3.4% a year, before maintenance, vacancy and tax. In the east, our pages track 2 BHK rents rather than 3 BHK: about ₹15,000 to ₹21,000 in Pocharam's campus belt and ₹16,000 to ₹23,000 in Kompally, which gives a sense of the lower rental ceiling there.
Yields of 3 to 4% gross are typical for Hyderabad apartments. Buy a 3 BHK under ₹1 crore to live in or to hold for appreciation, and treat rent as a contribution to EMIs rather than an income stream.
Mistakes we see in practice
- Using the brochure rate without GST and duty. Fix: use the per sq ft ceilings above before you visit.
- Comparing saleable area across projects with different loading. Fix: compare carpet area from the RERA filing.
- Ignoring add-ons. Car parking, clubhouse and corpus can add ₹2 lakh to ₹5 lakh. Fix: get the full cost sheet in writing.
- Booking a boutique project without checking the permit. Fix: match floors and units to the building permission.
- Forgetting rent during construction. Fix: add two to four years of current rent to the cost of an under-construction flat.
- Missing Form 26QB. Fix: deduct 1% TDS on each payment and file within the deadline.
- Buying the largest flat the budget allows in a weak location. Fix: a well-located 1,450 sq ft 3 BHK usually resells better than a remote 1,800 sq ft one.
NRI buyers: a sub-₹1 crore 3 BHK from abroad
NRIs and OCIs can buy apartments with funds from NRE, NRO or FCNR accounts or inward remittance, and can sign through a registered power of attorney. Home loans for NRIs are available; see our NRI home loan guide. If you are buying a resale flat from another NRI, TDS under Section 195 applies at the seller's capital-gains rate rather than 1%, and our guide to TDS on purchases from NRI sellers explains the process. When you sell later, your buyer deducts TDS under Section 195; long-term capital gains are taxed at 12.5% without indexation since 2024, and a lower-deduction certificate can reduce the deduction. Speak to a CA about your own position.
How NRR Estates helps you land a 3 BHK under ₹1 crore
We work from your all-in ceiling, translate it into a per sq ft limit for the size you need, and shortlist projects and resale flats that genuinely fit. For each, we check TS RERA filings, building permission, title and EC, project mortgage status, car parking allotment and lake buffer exposure, and compare full cost sheets side by side. For resale, we verify the OC, association dues and transfer rules. We negotiate on recent registrations, coordinate the loan, handle TDS filings and attend the registration. Our fees are disclosed before you commit.
3 BHK apartments under ₹1 crore: frequently asked questions
Can I buy a 3 BHK under ₹1 crore in Hyderabad?
Yes, in the right areas. As of October 2026, new mid-sized gated projects in Bachupally run about ₹5,500 to ₹6,800 per sq ft, Kompally's mid-rises ₹5,300 to ₹6,600 and Pocharam's Korremula-side townships ₹4,800 to ₹6,000. At the lower end of those bands, a 1,500 to 1,600 sq ft 3 BHK comes in under ₹1 crore even after 5% GST and about 7.5% charges. New 3 BHKs in Kollur and Tellapur are priced above ₹1 crore before charges, so only resale works there.
What per sq ft rate can I afford for a ₹1 crore 3 BHK?
For an under-construction flat, divide ₹1 crore by 1.125 to allow for 5% GST and about 7.5% stamp duty and registration, giving a maximum price of about ₹88.9 lakh. That is about ₹6,350 per sq ft for 1,400 sq ft, ₹5,735 for 1,550 sq ft and ₹5,230 for 1,700 sq ft. For a ready or resale flat with no GST, the ceiling rises to about ₹93 lakh, or ₹6,000 per sq ft for 1,550 sq ft. Builder add-ons reduce these figures further.
Is a new or resale 3 BHK better under ₹1 crore?
Resale flats carry no GST, are ready to occupy and can be inspected, so the same ₹1 crore often buys more space and avoids rent during construction. New flats offer modern layouts and fresh amenities, sometimes at lower launch rates, but add GST, delivery risk and pre-EMI interest. If you currently pay rent, add two to four years of it to the cost of an under-construction flat before comparing. For many families on a fixed budget, a well-maintained five to ten-year-old gated resale is the better value.
How is GST charged on a new 3 BHK in Hyderabad?
As of October 2026, under-construction residential flats that are not affordable housing attract GST at 5% without input tax credit, charged on each instalment. The 1% affordable-housing rate applies only within price and carpet-area limits that a typical 1,400 sq ft city 3 BHK will not meet. Once the occupancy certificate is issued, flats sold after that carry no GST. Separately, monthly maintenance above ₹7,500 can attract 18% GST in larger associations. Verify current rates with the builder and your CA.
What should I check in RERA before booking a 3 BHK?
On the TS RERA portal, confirm the registration number and validity, the promoter's name, the approved plans, the carpet area for your unit type and the declared completion date. Read the quarterly progress filings to see whether construction is on schedule, and check for complaints against the project or promoter. Match the carpet area in the RERA filing with your agreement. Also confirm that the building permission covers the floors and units being sold, since extra floors in boutique projects are a recurring problem.
What rent does a 3 BHK under ₹1 crore earn?
Our area pages give 3 BHK rents in gated high-rises of about ₹22,000 to ₹34,000 a month in Bachupally and Ameenpur, ₹26,000 to ₹38,000 in Nizampet and ₹25,000 to ₹35,000 in Pragathi Nagar, indicative October 2026. On a ₹98 lakh all-in flat renting at ₹28,000, the gross yield is about 3.4% before maintenance, vacancy and tax. Yields of 3 to 4% are typical in Hyderabad, so treat rent as support for EMIs rather than the main return.
Does TDS apply when I buy a 3 BHK under ₹1 crore?
Yes, if the price is ₹50 lakh or more, which covers every flat in this guide. Under Section 194-IA you deduct 1% from each payment to a resident builder or seller, deposit it and file Form 26QB, then issue Form 16B. It is not an extra cost, because it comes out of what you pay the seller. If the seller is an NRI, Section 195 applies instead, at the seller's capital-gains rate, which is far higher than 1%, so confirm the seller's residential status early.
Can NRIs buy a 3 BHK under ₹1 crore in Hyderabad?
Yes. NRIs and OCI cardholders can buy apartments without RBI approval, paying from NRE, NRO or FCNR accounts or through inward remittance, and can register through a registered power of attorney. NRI home loans are available from Indian banks. When you later sell, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024, and a lower-deduction certificate can reduce the amount withheld. Consult a CA on your situation.
