Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
Drive out of the city on Rajiv Rahadari, cross the Outer Ring Road at the Shamirpet interchange, and within a few minutes the skyline is replaced by a wide sheet of water, rocky granite outcrops and the low glass buildings of Genome Valley. Shamirpet has long been Hyderabad's weekend escape, a place for lakeside drives and resorts. Today it is also one of the more interesting places to buy open plots in Shamirpet and the surrounding Medchal-Malkajgiri villages, because it combines a real employment cluster, two national-level educational campuses and a landscape that buyers genuinely want to live in.
That combination also creates traps. Lakes mean full tank level and buffer restrictions. Genome Valley means some land is zoned for industry, not housing. Distance from the city means a lot of layouts are marketed on future promises. This guide sets out what we look for when we take clients to Shamirpet: connectivity, approvals, indicative per square yard prices as of October 2026, a legal checklist with a Shamirpet-specific emphasis, registration, the investment outlook, and who should and should not buy here.
What makes Shamirpet worth a look for plot buyers
Shamirpet's appeal rests on four anchors that are already in place, not on announcements:
- Genome Valley. Telangana's life-sciences cluster spreads across Shamirpet, Turkapally and neighbouring villages, with biotech research parks, vaccine and pharma manufacturers and contract research organisations. It employs scientists, technicians, plant operators and support staff who increasingly want to live nearby instead of commuting from Secunderabad.
- Education campuses. BITS Pilani's Hyderabad campus at Jawahar Nagar and NALSAR University of Law sit on the Shamirpet side of the ORR. Faculty, staff and the businesses that serve students create year-round local demand.
- Shamirpet lake and the green setting. The lake, the nearby deer park and the granite landscape make Shamirpet one of the few places near Hyderabad where buyers come for lifestyle as well as investment.
- The ORR interchange. The Shamirpet exit connects the area to the whole ORR network, so Kompally, Medchal, Ghatkesar and the airport are reachable without entering the city.
What Shamirpet does not have, at least not yet, is a dense residential core. Outside a few colonies near the old village and along Rajiv Rahadari, most layouts are still sparsely built. That is the reason prices are reasonable, and also the reason patience is required.

Getting there: Rajiv Rahadari, the ORR and the Genome Valley roads
Rajiv Rahadari toward Karimnagar
Shamirpet's main artery is Rajiv Rahadari, the state highway that leaves Secunderabad via Tirumalgherry and Alwal, passes Hakimpet and Thumkunta, and continues north through Shamirpet toward Gajwel, Siddipet and Karimnagar. The stretch inside the city through the cantonment has been a bottleneck for years. An elevated corridor on this route, intended to carry traffic over the defence land toward the ORR, is the most important infrastructure project for Shamirpet buyers. We treat its timeline cautiously: it improves the city commute when complete, but nobody should price plots as if it already exists.
The Shamirpet ORR interchange
The ORR crosses Rajiv Rahadari just south of Shamirpet village. From the interchange, the Medchal exit is about 10–15 minutes west, Ghatkesar about 20 minutes east, and the Gachibowli end of the ORR roughly 45–55 minutes outside peak hours. The airport is roughly an hour away. For buyers who work in Genome Valley or move around the ORR rather than through the city, this is a genuine advantage.
Internal roads and the Turkapally side
Genome Valley's internal roads connect Shamirpet to Turkapally, Lalgadi Malakpet and the villages east toward Keesara. These roads are improving but remain two-lane in many places. Layouts deep inside on village roads can feel remote until neighbouring land develops. We always check the actual approach road to a venture, its width and ownership, rather than the line on a brochure map.
Metro and RRR
Proposals for a metro corridor from the JBS side toward Shamirpet have been discussed as part of Hyderabad Metro's expansion. As of October 2026 this is a plan, not a construction project. The Regional Ring Road's northern alignment passes far to the north near Gajwel; it may help logistics on Rajiv Rahadari over the long term but is not a reason to buy a Shamirpet plot today.
Layout approvals in and around Shamirpet
Shamirpet sits at the edge of the metropolitan region, which means approval status varies more from village to village than it does inside the city. Here is how we read each type.
HMDA layouts
Most layouts near the ORR and along Rajiv Rahadari fall under HMDA. An HMDA-approved layout will have a final layout permit number, plots mortgaged to HMDA until development works are complete, and the mandatory open space and road widths. You can cross-check the layout and the master-plan land use on the HMDA portal.
Genome Valley zoning
Large parcels around Genome Valley are designated for industrial, research or institutional use in the master plan. A plot marketed as residential in such a zone either needs a land-use change or should not be bought for a home. This is the single most Shamirpet-specific check we run, and it eliminates a surprising number of "cheap" offers.
DTCP and gram panchayat layouts
In villages beyond HMDA's core coverage, or in older layouts created before HMDA's expansion, you will see DTCP approvals or simple GP layouts. DTCP approval is valid where DTCP has jurisdiction. A GP layout without regularisation is a weak asset: building permission and loans become difficult. Some owners regularised under LRS; we ask for the final order, not the application receipt.
TS RERA
Every new plotted venture above 500 sq m or eight plots must be registered with TS RERA. Shamirpet has seen several lifestyle "farm-villa" and plotted ventures launched in recent years; check the RERA number on rera.telangana.gov.in and read the declared completion timeline and development specification.
Shamirpet open plot prices per square yard (indicative)
Prices below are based on recent transactions and advisor observation, as of October 2026. They vary with distance from the ORR interchange, road frontage, lake views and the level of development inside the layout.
| Location and plot type | Indicative range (per sq yd) | What drives the range |
|---|---|---|
| HMDA layout within 3 km of the ORR Shamirpet exit, on or near Rajiv Rahadari | ₹20,000 – ₹35,000 | Developed roads, highway proximity, built-up neighbours |
| HMDA venture toward Turkapally, Lalgadi Malakpet or Aliabad | ₹10,000 – ₹20,000 | Distance from highway, approach-road quality |
| Lifestyle or villa-plot venture with clubhouse, larger plots | ₹15,000 – ₹30,000 | Amenities, gated security, landscaping |
| Older DTCP or LRS-regularised plot in outer village | ₹6,000 – ₹12,000 | Paperwork completeness, road access |
| Lake-facing or elevated plot with views | Premium of 10–25% over the local band | Must clear FTL and buffer checks first |
A 200 sq yd HMDA plot near the interchange would typically cost ₹40–70 lakh; the same size in an outer venture might be ₹20–40 lakh. Lifestyle ventures often bundle club membership, landscaping and maintenance deposits into the per-yard price, so compare all-in numbers.
Plot sizes, layout styles and what you should see on site
Shamirpet layouts come in two broad styles. Standard plotted developments offer 150–300 sq yd plots on 30 ft and 40 ft roads, much like any HMDA venture on the city edge. Lifestyle ventures, aimed at weekend-home buyers, offer 400–1,000 sq yd plots with clubhouses, walking tracks, landscaped avenues and sometimes managed plantations within common areas.
On a site visit, we look for:
- Roads physically laid to the approved width, with a proper base and not just graded soil
- Storm-water drains sized for the granite terrain, which sheds water quickly during heavy rain
- A reliable water source: municipal supply where available, or a properly permitted borewell and sump arrangement for the layout
- Electricity infrastructure in place, not "applied for"
- Open spaces and parks actually demarcated on the ground
- Natural rock outcrops either retained as landscape features or properly cleared; partial blasting can leave plots uneven and expensive to build on
Shamirpet's plotting pockets compared
Interchange and Rajiv Rahadari belt
The stretch around the ORR exit and along the highway north toward the village is the most liquid part of the market. It has the best road access, the most existing houses and the highest prices. End-users who plan to build soon should start here.
Thumkunta and the city side
South of the ORR, Thumkunta and the Hakimpet approach blend into the older Alwal–Bolarum residential belt. Plots here are fewer and pricier but give a shorter city commute. This pocket competes with the north side of open plots in Kompally for the same Secunderabad buyer.
Genome Valley and Turkapally
East of the lake, plotted ventures cluster near Genome Valley's research parks. Buyers here are often employees of the cluster. Zoning checks are critical, and prices are lower because the area is still thinly populated.
North toward Majeedpur and Laxmapur
Further north on Rajiv Rahadari, villages such as Majeedpur, Laxmapur and Uddemarri host larger lifestyle and farm-villa ventures. This is long-hold territory; for many buyers in this belt, agriculture and farm land in Shamirpet is a better fit than a small plot.
Due diligence for Shamirpet plots: the checks we never skip
- Lake FTL and buffer. Shamirpet lake and the many smaller tanks in the mandal have notified full tank levels and buffer zones. Construction in these zones is prohibited, and authorities have demolished encroaching structures elsewhere in Hyderabad. We plot the survey number against FTL maps and walk the boundary.
- Master plan land use. Residential, industrial, institutional, recreational and conservation zones all exist around Shamirpet. We confirm the plot's zone before anything else.
- Layout permit and plan. Match plot number, dimensions and road widths with the approved layout, not the sales map.
- Release letter. For any plot that was part of HMDA's mortgaged share, insist on the release letter.
- Encumbrance certificate. A 30-year EC from the registration department portal, reconciled with every sale deed in the chain.
- Link documents and parent title. Many Shamirpet layouts were carved from agricultural land within the last fifteen years. We trace the parent land's title, the pattadar records and the NALA conversion that preceded the layout.
- Assigned and government land. The mandal has historic assigned lands given to landless families, which cannot be sold under the POT Act. We also check the Section 22-A prohibited list for government, endowment and wakf lands.
- Forest and institutional boundaries. Parts of Shamirpet border reserve forest, defence and institutional land. We confirm the plot does not overlap any such boundary.
- Approach road ownership. Some ventures reach the highway through a road that crosses private agricultural land. If that road is not legally part of the layout or a public road, access can be disputed later.
Registering a Shamirpet plot: office and charges
Shamirpet falls in the Medchal-Malkajgiri registration district. Plots are registered at the sub-registrar office with jurisdiction over the specific revenue village; we confirm the correct office for the survey number before booking a slot, since mandal and SRO boundaries do not always match.
| Item | Approximate rate | Notes |
|---|---|---|
| Stamp duty | ~4% | Calculated on the higher of consideration or market value |
| Transfer duty | ~1.5% | Collected along with stamp duty |
| Registration fee | ~0.5% | Paid at the SRO |
| Total | ~6% of market value | Verify current rates at the SRO on the day |
| TDS | 1% above ₹50 lakh | Deducted by the buyer; higher if the seller is an NRI |
Government market values in fast-changing villages are periodically revised, sometimes sharply. We recompute duty on the day and advise clients to keep a small buffer in their budget.
Building on a Shamirpet plot: terrain, water and permissions
Shamirpet's granite landscape is beautiful, but it changes the cost of building. Many plots sit on shallow red soil over sheet rock, which is good for foundations once you reach it but can mean rock cutting or blasting for sumps, septic tanks and basements. Before buying, we ask for a quick soil and rock assessment on larger or elevated plots, and we price the extra excavation into the comparison with flatter land elsewhere.
Water is the second practical question. Parts of Shamirpet have municipal water lines along the main roads, but many newer layouts still rely on borewells and tanker supply until the civic network extends. Groundwater depth varies sharply between rock-heavy and lower-lying pockets, so a layout's existing borewell yields are worth asking about directly. A layout with a common sump and an assured connection plan is worth paying a little more for.
Building permission itself is issued by the local body with jurisdiction over the village, following HMDA building rules. A plot in an approved layout with a release letter can usually get permission without difficulty; a GP-era plot without LRS will struggle. Setbacks, height limits and any restrictions linked to nearby institutional or airport-related zones should be confirmed before you design the house, not after.
Worked example: the real cost of a 200 sq yd plot near the Shamirpet exit
To make the numbers concrete, here is how a typical purchase near the interchange might add up. These figures are illustrative, based on the indicative bands above, and every actual transaction will differ.
| Component | Illustrative amount |
|---|---|
| Plot cost: 200 sq yd at ₹27,000 per sq yd | ₹54 lakh |
| Corner or east-facing premium, if applicable (5–10%) | ₹2.7 – ₹5.4 lakh |
| Development, club or maintenance charges in a gated venture | ₹1 – ₹3 lakh |
| Stamp duty, transfer duty and registration (~6% of market value) | Around ₹3.2 lakh, depending on assessed value |
| Legal verification, documentation and advisory fee | As disclosed and agreed in writing |
The point of the exercise is simple: the brochure rate is rarely the price you pay. Ask every seller for the all-in figure in writing, check whether the government market value used for stamp duty is higher than your agreed price, and remember that TDS at 1 percent applies once the consideration crosses ₹50 lakh.
Is Shamirpet a good plot investment? Our honest outlook
The case for Shamirpet is built on employment that already exists. Genome Valley's expansion, new research parks and continued vaccine and pharma manufacturing have created a workforce that needs housing close by. The ORR makes Shamirpet a practical base for anyone working on the north and east sides of the city. Lifestyle demand from weekend-home and retirement buyers adds a second, independent source of interest.
The case against is mostly about time and discipline:
- Many layouts are sparsely built, and plots can take years to become liveable neighbourhoods.
- Supply of new ventures is high, so resale of an average interior plot may take time.
- Regulatory risk around lakes and zoning is higher than in a fully urbanised suburb.
- The city commute depends on the Rajiv Rahadari elevated corridor, whose completion date is not something to bet on.
We suggest Shamirpet to clients who can hold for five to eight years, buy only fully verified HMDA or properly approved plots, and prefer well-located layouts near the ORR or highway over the cheapest available option.
Living near Shamirpet lake: what daily life looks like
For families who build here, daily life is quieter and greener than in the city. Schools are fewer than in Kompally or Alwal but improving, with several CBSE schools and the campus schools linked to institutions. Healthcare for routine needs is available locally, with larger hospitals in Alwal, Secunderabad and along the ORR. Groceries and essentials are local; big shopping trips usually mean Kompally or Secunderabad. Evenings by the lake, weekend resorts and cycling routes are part of the appeal, but anyone used to having everything within 10 minutes should spend a weekend here before deciding.
One quieter advantage is rental demand from the institutions. Faculty, visiting researchers, senior students and Genome Valley staff on fixed-term postings look for independent floors and small houses close to campus or the research parks. Owners who build a modest G+1 home on a well-located plot near the interchange often find tenants without much difficulty, which can offset holding costs while the surrounding layout fills in. This is not a high-yield play, but it does make a Shamirpet plot more productive than a vacant plot in a purely speculative venture.
Who Shamirpet suits, and who should keep looking
Shamirpet is a good match if you:
- Work in Genome Valley, at BITS or NALSAR, or anywhere on the north-east ORR
- Want a weekend or retirement home with space and greenery, within an hour of Secunderabad
- Are building a land bank and comfortable with a long holding period
- Prefer a larger plot at a lower per-yard price than the city edge offers
It may not suit you if you:
- Need a daily commute to Hitech City or the Financial District
- Expect fast resale within two to three years
- Want an urban neighbourhood with walkable shops and services from day one; in that case consider ready homes such as villas in Shamirpet or plots in neighbouring Keesara
NRI buyers and Shamirpet plots
NRIs and OCIs can buy HMDA- or DTCP-approved residential plots in Shamirpet. What they cannot buy under FEMA is agricultural land, plantation property or a farmhouse. This distinction matters in Shamirpet more than most places, because many "farm villa" or "managed farm plot" schemes are marketed here. If the land has not been converted under NALA and approved as a residential layout, it remains agricultural, and an NRI cannot legally purchase it.
Payments must be made through banking channels from NRE or NRO accounts or inward remittance. A registered power of attorney lets a trusted relative complete registration in India. For tax on purchase and eventual sale, consult a chartered accountant. Our dedicated guides on NRI investment in Telangana and NRI rules for agricultural land explain the boundaries clearly.
Working with NRR Estates on a Shamirpet purchase
Our Shamirpet work is mostly about filtering. There are far more plots on offer than plots worth buying, and our job is to narrow the field quickly and honestly.
- Requirement mapping: we start with your purpose (home, weekend retreat, land bank), budget and timeline.
- Shortlisting with zoning and FTL screening: we eliminate plots in lake buffers or non-residential zones before you visit.
- Guided site visits: we check approach roads, drainage, water, electricity and the real state of development.
- Document verification: layout permit, release letters, EC, link documents, parent title and assigned-land checks.
- Negotiation and paperwork: we negotiate the all-in price, review the sale agreement, and coordinate registration and mutation.
Our advisory fee is disclosed upfront and agreed in writing before work begins.
Shamirpet plots: questions buyers ask us
What is the price of open plots in Shamirpet?
As of October 2026, HMDA plots within about 3 km of the ORR Shamirpet exit typically trade between ₹20,000 and ₹35,000 per sq yd. Ventures toward Turkapally, Lalgadi Malakpet and Aliabad are around ₹10,000 to ₹20,000, lifestyle ventures with clubhouses around ₹15,000 to ₹30,000, and older DTCP or LRS-regularised plots in outer villages around ₹6,000 to ₹12,000. Lake-facing plots command a premium. These are indicative ranges from recent transactions and advisor observation; always compare the all-in price per sq yd.
Are plots near Shamirpet lake safe to buy?
They can be, but only after a careful full tank level (FTL) and buffer check. Shamirpet lake and several smaller tanks in the mandal have notified FTL boundaries and buffer zones in which construction is prohibited. Approvals or registered sale deeds do not protect a structure that sits inside these zones. We plot the survey number against FTL maps, walk the boundary and confirm master-plan land use before recommending any lake-facing plot. A genuine lake view from outside the buffer is worth a premium; a plot inside it is a liability.
Can I buy a residential plot near Genome Valley?
Yes, but check zoning first. Large areas around Genome Valley are designated for industrial, research or institutional use in the master plan. A plot sold as residential in such a zone may not get building permission for a house. There are properly approved HMDA residential layouts near the cluster, and they are popular with Genome Valley employees. We verify the master-plan zone, the layout permit number and the approved plan before any token advance, which filters out many low-priced offers.
How far is Shamirpet from Secunderabad and Hitech City?
Shamirpet village is roughly 25 to 30 km from Secunderabad along Rajiv Rahadari, typically 45 to 70 minutes depending on traffic through the cantonment stretch. Hitech City is best reached via the ORR, about 45 to 60 minutes outside peak hours. Shamirpet works best for people who work in Genome Valley, at the campuses, or anywhere on the north and east ORR. Daily commuters to the Financial District usually find the drive too long.
Which approvals should a Shamirpet layout have?
Layouts near the ORR and along Rajiv Rahadari should carry HMDA approval with a final layout permit number. In outer villages you may see DTCP approval where DTCP has jurisdiction, or older gram panchayat layouts, which are only workable if regularised under LRS with a final order. New ventures above 500 sq m or eight plots must also be registered with TS RERA. Ask for the layout plan, LP number, release letter for mortgaged plots and RERA number, then verify each independently.
Is Shamirpet a good long-term plot investment?
For patient buyers, it can be. Demand rests on real employment in Genome Valley, the BITS and NALSAR campuses, ORR connectivity and lifestyle buyers drawn to the lake setting. The risks are a high supply of new ventures, sparsely built layouts that take time to mature, regulatory sensitivity around lakes and zoning, and uncertainty over the Rajiv Rahadari elevated corridor timeline. We suggest a five to eight year holding period and a preference for well-located, fully verified HMDA plots.
Can NRIs buy farm villa plots in Shamirpet?
Only if the land has been converted from agricultural use under NALA and approved as a residential layout. NRIs and OCIs can buy residential and commercial plots under FEMA, but they cannot buy agricultural land, plantation property or farmhouses. Many managed farm-plot or farm-villa schemes around Shamirpet remain agricultural land on record, which an NRI cannot legally purchase. We check the land's classification, conversion orders and layout approval before advising any NRI client on such a venture.
What are the registration charges for a plot in Shamirpet?
Government charges are approximately 4 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, about 6 percent in total on the higher of the sale consideration or government market value. Registration happens at the sub-registrar office with jurisdiction over the revenue village in Medchal-Malkajgiri registration district. If the price exceeds ₹50 lakh, the buyer must deduct 1 percent TDS. Rates and market values are revised periodically, so we verify them at the SRO on the day.
