Tukkuguda sits where the Srisailam highway crosses the Outer Ring Road, roughly halfway between Rajiv Gandhi International Airport and the Adibatla aerospace belt. Three kilometres south of the ORR Tukkuguda exit, the four-lane highway is lined with HMDA villa-plot ventures, fenced acreage and a growing municipal town in Maheshwaram mandal, Rangareddy district. Open plots in Tukkuguda appeal to two very different buyers: airport and aviation professionals who want a house 15 minutes from work, and investors who believe the southern belt between the airport and the proposed Future City will fill in over the next decade. This guide is for both. It covers the corridor's real drivers, the uncertainties nobody advertises, indicative per-square-yard prices as of October 2026, and the checks we run before a client pays an advance.
Why Tukkuguda for open plots
Tukkuguda's case rests on geography more than on any single employer. Draw a triangle between the airport, the Fab City electronics park at Raviryal and the aerospace SEZ at Adibatla, and Tukkuguda sits close to its centre. Everything in that triangle is reachable in 15–25 minutes, and the ORR puts the western IT corridor within an hour.
The second part of the case is land availability. Unlike the western corridor, where approved land within the ORR is scarce and expensive, the stretch along the Srisailam highway from Tukkuguda to Maheshwaram still has large contiguous parcels. That is why developers have chosen it for bigger, planned "villa-plot" layouts with wide roads, parks and gated entrances rather than the cramped ventures common elsewhere.
Third, the state's attention has turned south. The Future City concept, the greenfield radial road from the ORR at Raviryal and the proposed metro link from the airport toward Future City all point at this belt. Each of those has real uncertainty attached, which we discuss honestly below, but they explain why buyer interest in Tukkuguda has risen faster than in comparable outskirts.
Between the airport and Future City: how the corridor works
The Srisailam highway (NH-765)
The highway starts near the city's southern edge, passes the airport's eastern side, crosses the ORR at Tukkuguda and runs south through Maheshwaram, Kandukur and Kadthal toward Srisailam. Within the ORR it connects Tukkuguda to Pahadi Shareef, Balapur and Chandrayangutta. Outside it, the highway is the spine along which most Tukkuguda and Maheshwaram ventures are laid out.
The ORR Tukkuguda exit
The interchange gives direct ring-road access west to Shamshabad and the airport, and onward to Gachibowli, Kokapet and Narsingi; east to Bongulur, Adibatla and Pedda Amberpet. For a commuter to the Financial District, the ORR typically turns a two-hour city crawl into a 45–60 minute drive outside peak hours.
The Raviryal greenfield road and Future City
The state has announced a new radial road from the ORR near Raviryal heading south toward the proposed Future City and the RRR, with a broad right-of-way designed to carry metro and utilities. It passes close to the Tukkuguda–Maheshwaram belt. Parts of the Future City plan (such as the skills university at Meerkhanpet) have progressed; others are still on paper or in land acquisition. Treat the greenfield road as a likely but not yet dated improvement.
Pharma City: the honest version
Five or six years ago, Tukkuguda and Maheshwaram ventures were marketed heavily on the strength of Hyderabad Pharma City, a very large manufacturing zone planned near Mucherla in the Kandukur–Yacharam belt. After 2023 the government repositioned that land bank into the broader Future City concept and moved toward smaller pharma clusters elsewhere in the state. Acquisition has been contested in courts and on the ground. If a brochure still leads with "Pharma City is coming", it is selling a story that has changed. We tell clients to put zero rupees of premium on it.
Metro proposals
Proposed metro alignments toward the airport and onward to Future City would, if built, pass through or near this corridor. As of October 2026 they remain proposals for pricing purposes.
| From Tukkuguda junction | Approx. distance | Typical drive (off-peak) |
|---|---|---|
| ORR Tukkuguda exit | 2–3 km | 5 min |
| Rajiv Gandhi International Airport terminal | 12–15 km | 20–25 min |
| Fab City / Raviryal | 5–7 km | 10–15 min |
| Adibatla (TCS / Aerospace SEZ) | 10–12 km | 20 min |
| Gachibowli / Financial District (via ORR) | 40–45 km | 45–60 min |
| Charminar / Old City | 22–25 km | 50–70 min |
Tukkuguda town, Mankhal, Raviryal or Maheshwaram: picking your pocket
Sellers use "Tukkuguda" loosely for anything within 10 km of the junction. In practice the belt breaks into four pockets with distinct characters.
Tukkuguda town and the junction
The municipal town around the ORR exit and the highway junction has shops, banks, petrol pumps, schools and older residential colonies. Plots here are smaller and documentation is more varied, since some colonies predate today's approval norms. For an end user who wants to build and move in quickly, the convenience is hard to beat.
Mankhal and the highway stretch south of the exit
The first few kilometres south of the ORR along the Srisailam highway are where most of the large gated villa-plot ventures sit. Roads are wide, layouts are planned, and prices are at the top of the Tukkuguda range. This is the pocket most marketing material actually means.
Raviryal and the Fab City side
North-east of the junction toward Wonderla and the electronics parks. Proximity to the proposed greenfield road and to manufacturing employers is the attraction. Some ventures here are close to industrial land, so check what is actually planned next door.
Toward Maheshwaram
Further south, plots get cheaper and layouts sparser. Investors willing to hold longer find better per-square-yard value here, but should expect fewer neighbours and thinner services for some years.
Which pocket suits you depends almost entirely on whether you plan to build soon. Builders and end users should stay near the town and the exit; long-horizon investors can look south.
Approvals for Tukkuguda plots: HMDA, DTCP, GP and LRS explained
Tukkuguda is a municipality within HMDA's planning area. Most credible ventures along the highway carry HMDA layout approval; DTCP approvals appear further south once you cross older HMDA limits. Here is how to read the labels.
HMDA layouts with final LP
The default recommendation for most buyers. A final LP confirms the layout plan, road widths and open spaces have been sanctioned. Bank loans, building permission and resale are all simpler. Insist on the approved plan copy, and match your plot's number and dimensions to it.
Mortgaged plots
HMDA holds a portion of each layout's plots as security until infrastructure is complete. These plots are identified on the plan. Buy one only after the release letter covering it is issued. In Tukkuguda's larger ventures, where infrastructure lists are long, release can take time.
DTCP layouts
Valid if the land was outside HMDA jurisdiction when approved. Because HMDA's boundary has moved outward, we check the approval date against the jurisdiction at that time.
Gram panchayat layouts and LRS
Before Tukkuguda became a municipality, some village-level layouts were approved by the panchayat without proper town-planning sanction. These typically need LRS regularisation before construction can be permitted. Ask to see LRS proceedings, not just the application number.
TS RERA
Plotted developments above 500 sq m or more than eight plots require TS RERA registration. The big villa-plot ventures in Tukkuguda should all have a RERA number; verify it, and its validity period, on rera.telangana.gov.in.
Airport height limits, flight paths and noise: a Tukkuguda-specific check
Because Tukkuguda lies close to the airport, some land falls within the Airports Authority of India's height-restriction zones. For a typical G+1 or G+2 independent house this rarely matters, but if you plan a taller building, a commercial structure or a telecom tower on your plot, you may need a height NOC from AAI. The permissible height varies by exact location relative to the runways. We check the colour-coded zoning map for the plot's coordinates before purchase.
Flight paths are the second consideration. Depending on wind direction and runway use, aircraft approach and depart over parts of the southern belt. Some buyers do not mind; others find the noise intrusive. Visit at different times of day and ask residents. It is better to discover this on a Sunday morning walk than after you have built.
Indicative open plot prices in Tukkuguda per sq yd
The bands below come from recent transactions and advisor observation as of October 2026. They are indicative ranges. Frontage on the Srisailam highway, distance from the ORR exit, road width inside the layout, the developer's delivery record and the plot's facing all shift prices within, and sometimes outside, these bands.
| Plot type and location | Indicative range (per sq yd) | Notes |
|---|---|---|
| HMDA villa-plot venture, within 3 km of ORR exit, 40 ft+ roads | ₹35,000 – ₹55,000 | Gated, RERA-registered; premium for amenities |
| HMDA layout, Tukkuguda town / Mankhal side | ₹26,000 – ₹42,000 | Mixed new and resale |
| HMDA layout toward Maheshwaram, 5–10 km from ORR | ₹18,000 – ₹30,000 | Longer horizon; check approach road |
| Highway-facing commercial plot (Srisailam road) | ₹60,000 – ₹1,10,000 | Thin market; zoning must allow commercial use |
| DTCP layout south toward Kandukur | ₹10,000 – ₹20,000 | Verify approval authority and date |
As a worked example, a 240 sq yd plot in a gated HMDA villa-plot venture near the exit at ₹42,000 per sq yd comes to roughly ₹1 crore before registration, and many such ventures add club, corpus or development charges on top. Always compare the all-inclusive figure.
Villa-plot ventures versus plain plotted layouts
Tukkuguda is one of the few outskirts markets where "villa plots" are the norm rather than the exception. Understanding the difference saves money.
Villa-plot ventures
Large gated layouts, often 20–100 acres, with 40–60 ft roads, underground drainage and cabling, avenue plantation, landscaped parks and a proposed clubhouse. Plot sizes typically range from 200 to 600 sq yd. You pay a premium for the planning, the security and the neighbourhood you expect to emerge. Some ventures also offer to build the villa for you under a separate construction agreement, which is effectively a plot purchase plus a construction contract and should be reviewed as such.
Plain plotted layouts
Smaller HMDA layouts with 30–40 ft roads, basic drainage, electricity and a compound wall. Plot sizes of 150–250 sq yd are common. Prices are lower, and if you are building a simple independent house, you may get better value. The trade-off is less control over who builds what next door.
What to check in either case
- Is the clubhouse a built structure, an approved plan, or a promise?
- Who will maintain roads, lights and the park after the developer leaves, and how will maintenance be funded?
- Have the drainage outlets been connected to a municipal system, or do they discharge into a nearby kunta?
- How many plots have actually been built on? A layout with houses is a different proposition from an empty fenced field.
Plot sizes and typical layout features in Tukkuguda
The common sizes are 167, 200, 240, 300 and 400 sq yd. Smaller 120–150 sq yd plots exist in older town colonies. Corner and park-facing plots in the villa ventures can cross 500 sq yd. East- and north-facing plots carry the usual premium among buyers who follow Vastu.
Features you can reasonably expect in a well-run Tukkuguda layout include black-top roads, underground drainage, electricity with street lighting, a water network with overhead storage, a compound wall and a gated entry. Some larger ventures include rainwater harvesting pits, a sewage treatment arrangement and jogging tracks. Check what is complete; brochure renders and ground reality often differ by a year or two.
Legal checklist for Tukkuguda plots
- Final HMDA LP and approved plan, with plot number, dimensions and facing matching your sale agreement.
- Release letter for any plot that was mortgaged to HMDA.
- Developer's title — Ownership or a registered development agreement with the landowners, plus a 30-year chain of link documents.
- Encumbrance certificate for 30 years, checking for loans against the parent land or prior sales of the same plot.
- NALA conversion of the parent agricultural land before layout formation.
- Master plan zoning — Residential use confirmed; road-widening lines along the Srisailam highway and any land reserved for the greenfield road identified.
- Section 22-A, assigned and government land — Maheshwaram mandal has pockets of assigned land and government land. These cannot be bought legitimately regardless of what is offered.
- Lakes, kuntas and nalas — FTL and buffer checks from irrigation and HMDA records. Several small tanks dot the belt.
- Airport height zone — Particularly for taller or commercial buildings.
- HT lines and pipelines crossing or bordering the layout.
For the parent land's agricultural record before conversion, we cross-check entries on dharani.telangana.gov.in (Bhu Bharati) with the link documents.
Registration and charges for Tukkuguda plots
Tukkuguda is in Maheshwaram mandal, and plot deeds are typically registered at the sub-registrar office with jurisdiction over Maheshwaram; we confirm the exact SRO from the village before booking a slot. Charges are calculated on the higher of the transaction value and the government market value.
| Charge | Approximate rate | On a ₹1 crore plot |
|---|---|---|
| Stamp duty | ~4% | ~₹4,00,000 |
| Transfer duty | ~1.5% | ~₹1,50,000 |
| Registration fee | ~0.5% | ~₹50,000 |
| Approx. total | ~6% | ~₹6,00,000 |
Rates are approximate and subject to change; verify them at the SRO on the day or through registration.telangana.gov.in. Above ₹50 lakh, the buyer deducts 1% TDS from a resident seller (higher for an NRI seller). Developer charges such as corpus fund or club membership are separate and should appear on the cost sheet.
Investment outlook for Tukkuguda: what could go right, what could go wrong
Upside drivers
- Airport-linked employment: airline, cargo, MRO, hospitality and logistics jobs a short drive away.
- Electronics manufacturing at Fab City and the aerospace cluster at Adibatla.
- A large pipeline of state-backed infrastructure in the southern belt, if delivered.
- Planned, gated layouts that can mature into proper residential neighbourhoods.
Downside risks
- Timeline risk — Future City, the greenfield road and metro extensions could take much longer than marketing implies.
- Policy risk — The Pharma City reversal is a reminder that announced projects can be reshaped.
- Supply — Many ventures are selling at once along the highway; resale can be slow while primary inventory is still available.
- Social infrastructure lag — Schools, hospitals and retail are still thin beyond the town.
How we price announced projects into a Tukkuguda plot
Clients often ask how much extra they should pay for Future City, the greenfield road or a metro line. Our working rule has three tiers. Infrastructure that is built and operating (the ORR, the Srisailam highway, the airport) is fully priced in, and you should pay for it. Projects with land acquired, contracts awarded and visible construction can justify a modest premium. Projects that exist as announcements, maps or press releases should carry no premium at all. Applied honestly, this rule usually means the plots closest to the ORR exit are fairly priced and some of the outer ventures are asking for a future that has not been funded yet. That does not make them bad purchases; it just means you should negotiate as if the announcement may take ten years, and treat any earlier delivery as a bonus.
Holding period
A realistic investment horizon is 6–10 years. Buyers who plan to build and live sooner will find the closer-in ventures more liveable. If you need liquidity within three years, Tukkuguda is not the right market.
Living in Tukkuguda today: daily needs, schools and water
For a family moving out of the city, Tukkuguda is liveable but not yet complete. Groceries, pharmacies, banks and weekly markets are available in the town, and food delivery reaches most established colonies near the exit. Larger shopping trips usually mean a drive to Shamshabad, Chandrayangutta or LB Nagar.
Schools are a mix of state-board and CBSE options in and around the town, with several more on the Shamshabad side. Hospitals with emergency and multi-speciality care are generally 25–40 minutes away, toward the city or Shamshabad. If medical access is a priority, factor that in before choosing an outer pocket.
Water is the question we always ask current residents. Most layouts rely on common borewells, with tanker supply in the dry months and municipal or Mission Bhagiratha supply in parts of the town. Red soil drains well, but groundwater depth varies sharply between villages, so ask neighbours rather than relying on the developer's assurance.
Who should buy in Tukkuguda
Good fit: airport, airline and logistics professionals; families from the southern and old city looking for a larger plot within reach; Adibatla and Fab City employees; and patient investors comfortable with a 6–10 year view.
Weaker fit: those working in north or north-west Hyderabad, buyers who need near-term resale, and anyone who wants mature schools and hospitals within 5 km today.
If you are weighing Tukkuguda against its neighbours, compare open plots in Shamshabad (closer to the airport, GO 111 complexities), open plots in Adibatla (stronger employer base) and open plots in Maheshwaram (cheaper, further out). NRI note: buying a Tukkuguda plot from overseas
NRIs and OCIs can buy residential plots in approved Tukkuguda layouts, paying through NRE/NRO accounts or normal banking channels. They cannot buy agricultural land, farmhouses or plantations under FEMA, which rules out unconverted "farm plot" ventures sometimes marketed in the outer belt. Gated villa-plot ventures are popular with NRIs because the developer's ongoing presence provides some site security while the owner is abroad.
Typically, NRI clients execute a power of attorney in favour of a relative and let NRR Estates coordinate inspection, document checks and registration, with video walkthroughs at each stage. For future sale, TDS for NRI sellers is higher than for residents and repatriation has limits; involve a CA. Our NRI guide to buying villas and apartments in Hyderabad covers the documentation that applies equally to plots.
How NRR Estates helps on a Tukkuguda purchase
We work as your advisor, with fees disclosed before you commit. On a Tukkuguda plot, that means:
- Corridor briefing — Which infrastructure is real, which is proposed, and how that should affect what you pay.
- Venture comparison — Approvals, infrastructure on the ground, developer delivery history and true all-in cost across a shortlist.
- Site visits — Including timing visits for flight-path noise and checks on drainage outlets and water supply.
- Legal verification — LP, release, title, EC, NALA, zoning, 22-A, assigned land, FTL and airport height checks.
- Negotiation and registration — Price based on actual closings, draft review, SRO slot and support on the day.
- After the sale — Mutation, tax records and building-permission guidance.
Common questions on Tukkuguda plots
What do open plots in Tukkuguda cost per sq yd?
As of October 2026, gated HMDA villa-plot ventures within about 3 km of the ORR Tukkuguda exit indicatively range from ₹35,000 to ₹55,000 per sq yd. Layouts in Tukkuguda town and the Mankhal side typically run ₹26,000 to ₹42,000, while HMDA layouts further south toward Maheshwaram can be ₹18,000 to ₹30,000. Highway-facing commercial plots are a separate, thinner market. These ranges come from recent transactions and advisor observation, and many villa ventures add club or corpus charges, so compare all-inclusive costs.
Is Pharma City still happening near Tukkuguda?
Not in the form it was originally marketed. Hyderabad Pharma City was planned on a very large land bank in the Kandukur and Yacharam belt, but after 2023 the state repositioned that land into the wider Future City concept and moved toward smaller pharma clusters elsewhere. Land acquisition has faced litigation and local resistance. If a Tukkuguda brochure still leads with Pharma City, it is selling an outdated story. We advise putting no premium on it and pricing plots on the ORR, the highway and the airport instead.
Do airport height restrictions affect plots in Tukkuguda?
Some land around Tukkuguda falls within the Airports Authority of India's height-restriction zones because of its proximity to RGIA. For a typical G+1 or G+2 independent house, the limit rarely matters. If you plan a taller building, a commercial structure or a rooftop installation, you may need a height NOC from AAI, and the permissible height depends on the exact location relative to the runways. We check the colour-coded zoning map for the plot's coordinates before purchase so there are no surprises at the building-permission stage.
What is a villa plot, and is it worth the premium in Tukkuguda?
A villa plot is a plot sold within a large gated layout with wide roads, underground drainage and cabling, landscaped parks, security and usually a proposed clubhouse. You pay extra for the planning and the expected neighbourhood. It can be worth it if the developer has a delivery record, infrastructure is actually built, and there is a clear plan for maintenance after handover. If you simply want to build an independent house, a plain HMDA layout with 30 to 40 ft roads may offer better value per square yard.
How far is Tukkuguda from the airport and the IT corridor?
Tukkuguda junction is roughly 12 to 15 km from the RGIA terminal, about 20 to 25 minutes off-peak. Fab City and Raviryal are 5 to 7 km away, and the Adibatla aerospace and TCS belt about 10 to 12 km. Gachibowli and the Financial District are around 40 to 45 km via the ORR, typically 45 to 60 minutes outside peak hours. That makes Tukkuguda practical for airport and southern-belt workers, and possible but long for daily commuting to the western IT corridor.
Where are Tukkuguda plots registered?
Tukkuguda is in Maheshwaram mandal, and plot deeds are generally registered at the sub-registrar office with jurisdiction over Maheshwaram; we confirm the exact SRO from the village before booking a slot. Charges are approximately 4% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 6% in total, applied on the higher of the transaction value and the government market value. Verify current rates at the SRO on the day. For purchases above ₹50 lakh, 1% TDS applies when buying from a resident seller.
Can NRIs buy plots in Tukkuguda?
Yes, NRIs and OCIs can buy residential plots in approved Tukkuguda layouts, paying through NRE or NRO accounts or normal banking channels. They cannot buy agricultural land, farmhouses or plantation property under FEMA, which rules out unconverted farm-plot ventures in the outer belt. Gated villa-plot ventures are popular with NRIs because the developer's ongoing presence adds some site security. Most NRIs act through a registered power of attorney, with NRR Estates coordinating inspection, documents and registration. Consult a CA on tax and repatriation.
Is Tukkuguda better than Shamshabad for plots?
They suit different buyers. Shamshabad is closer to the airport and has an established town, but part of the mandal lies in the former GO 111 catchment zone, which adds regulatory complexity. Tukkuguda has larger planned villa-plot ventures along the Srisailam highway and clearer land use in its main pockets, but fewer mature services today. Aviation staff who want a short commute often lean toward Shamshabad's airport side; buyers wanting a gated layout with wide roads and a longer horizon often prefer Tukkuguda.
