Outer Ring Road Growth Corridors: Exit-by-Exit Real Estate Guide
The 158 km ORR is really twenty small property markets, one around each exit. This guide goes round the ring sector by sector: what has grown, indicative prices, and which infrastructure is built versus announced.

- HMDA plots near ORR exits range from about ₹20,000 per sq yd (Shamirpet, Dundigal) to over ₹1 lakh (Kokapet), indicative October 2026
- Value concentrates within a few km of interchanges on link roads; ORR frontage does not give access
- HMDA treats a band of roughly 1 km either side of the ORR as a growth corridor with its own zoning
- Metro Phase II airport links and the Future City road are proposed or announced, not built
- Growth followed jobs: exits with a large employer nearby grew fastest
| What | Indicative range | Note |
|---|---|---|
| Kokapet, HMDA layout on a 30–33 ft road | ₹75,000 – ₹1,05,000 per sq yd | indicative, Oct 2026 |
| Kollur, released HMDA layout plot | ₹36,000 – ₹52,000 per sq yd | indicative, Oct 2026 |
| Medchal, HMDA layout within about 3 km of the ORR | ₹26,000 – ₹42,000 per sq yd | indicative, Oct 2026 |
| Ghatkesar, HMDA plot within 2–3 km of the interchange | ₹22,000 – ₹35,000 per sq yd | indicative, Oct 2026 |
| Tukkuguda, HMDA villa-plot venture within 3 km of the exit | ₹35,000 – ₹55,000 per sq yd | indicative, Oct 2026 |
| Shamshabad, new gated high-rise on the airport approach | ₹5,800 – ₹7,200 per sq ft | indicative, Oct 2026 |
Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
Outer Ring Road Hyderabad real estate is not one market but twenty small ones, each clustered around an exit. Kokapet's Neopolis towers, Tellapur's townships, the villa belts of Kompally and Shamirpet, the Infosys campus at Pocharam, the aerospace cluster at Adibatla and the airport town of Shamshabad all grew because a particular ORR interchange put them within a short drive of jobs. Some exits have turned into skylines; others are still surrounded by paddy and red-soil fields. This guide goes round the ring exit by exit, describes what has actually grown around each, gives indicative price bands from our area pages, and separates infrastructure that exists from infrastructure that is only announced or proposed.
Who this guide is for
It is for buyers who know they want to be near the ORR but have not decided which side, for investors trying to judge which exits still have room to grow, and for NRIs planning a return who want a sense of the whole city before narrowing down. If you already know your micro-market, jump to the relevant sector and follow the link to the area guide.
What the ORR is and why it shaped the city
The Outer Ring Road is a roughly 158 km, eight-lane, access-controlled expressway encircling Hyderabad, built by the state through HMDA and opened in stages over the last decade and a half. It connects every major radial highway: NH-44 north toward Nagpur and south toward Bengaluru, NH-65 west toward Mumbai and east toward Vijayawada, NH-163 toward Warangal, and the Srisailam, Nagarjuna Sagar, Bijapur and Rajiv Rahadari roads. Since 2023, the road has been operated and tolled under a long-term toll-operate-transfer concession.
Its effect on real estate has been dramatic. Before the ORR, a home in Tellapur or Kollur meant a long crawl through the city to reach the Financial District. Afterward, it meant fifteen minutes on an expressway. The same logic made Shamirpet viable for Genome Valley employees, Adibatla for aerospace workers and Kompally for families wanting villas within reach of Secunderabad. Land prices near the busiest exits multiplied many times over; those near quieter exits moved much less.
How the ORR affects what you can build: zoning, corridors and constraints
The growth corridor
HMDA's master plan treats a band on either side of the ORR, commonly described as about 1 km, as a growth corridor with its own zoning and development regulations. Inside it, permitted uses and building rules can differ from the surrounding villages. Always check the master-plan land use for a specific survey number on HMDA's official site before buying, particularly for land close to the ring.
Access is only at interchanges
Because the ORR is access-controlled, frontage on the main carriageway does not give you access to it. Service roads run along parts of the ring, but not everywhere, and their width and continuity vary. Value concentrates within a few kilometres of an interchange on a good link road, not along the expressway itself.
Lakes and the former GO 111 area
Many villages around the ORR sit near tanks and lakes, and full-tank-level and buffer restrictions apply. Enforcement has tightened since 2024, with the state's lake-protection agency acting against encroachments inside FTL and buffer zones; our lake FTL and buffer guide explains the checks. On the south-west side, villages in the catchment of Osman Sagar and Himayat Sagar were long restricted by GO 111; the government withdrew it in 2023, but the detailed regulations that replace it continue to evolve, as our GO 111 guide sets out.
Registration
Plots, villas and apartments near the ORR register at the jurisdictional Sub-Registrar Office, with slots booked on the IGRS Telangana portal. Stamp duty, transfer duty and registration fee together come to roughly 7.5% of the registered value as of October 2026; verify current rates on the day. Unconverted agricultural land registers at the mandal Tahsildar office instead.
Outer Ring Road Hyderabad real estate at a glance: six sectors
We divide the ORR into six sectors. Bands are indicative as of October 2026, drawn from recent transactions and advisor observation, and match our area pages.
| Sector | Main exits | Typical HMDA plot near the exit, per sq yd | New apartments, per sq ft | Main growth driver |
|---|---|---|---|---|
| West IT | Nanakramguda, Narsingi, Kokapet, Kollur, Tellapur, Patancheru | ₹32,000 (Patancheru) to ₹1,05,000 (Kokapet) | ₹6,800 (Kollur side) to ₹24,000 (Kokapet core) | Financial District, Gachibowli, Hitech City |
| North-west and north | Sultanpur, Dundigal, Medchal, Shamirpet | ₹20,000 – ₹48,000 | ₹4,800 – ₹8,000 | NH-44, Bachupally and Kompally suburbs, Genome Valley |
| East | Keesara, Ghatkesar | ₹22,000 – ₹45,000 | ₹4,200 – ₹7,800 | Infosys and Mindspace campuses, NH-163 |
| South-east | Pedda Amberpet, Bongloor, Raviryal | ₹30,000 – ₹55,000 | Limited high-rise supply | Aerospace SEZ, TCS Adibatla, Future City approach |
| South | Tukkuguda, Pedda Golconda, Shamshabad | ₹22,000 – ₹55,000 | ₹4,800 – ₹7,200 | Airport, Srisailam highway, logistics |
| South-west | Rajendranagar, Himayat Sagar side | Varies with GO 111 history | ₹7,000 – ₹10,500 | Proximity to the west and the airport, farmhouse belt |
West IT sector: from Nanakramguda to Patancheru
This is the stretch of the ORR that changed Hyderabad. The Nanakramguda and Gachibowli interchanges feed the Financial District directly; Narsingi and Kokapet serve the Neopolis skyline; Kollur and Tellapur opened up the townships to the west; and Patancheru links the Mumbai highway industrial belt.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Nanakramguda and Gachibowli | Financial District offices, premium high-rises | Financial District newer resale flats ₹10,500 – ₹13,500 per sq ft | Apartments in Financial District |
| Narsingi and Kokapet | Neopolis luxury towers, HMDA villa plots | HMDA layout, 30–33 ft road: ₹75,000 – ₹1,05,000 per sq yd | Open plots in Kokapet |
| Narsingi | Gated towers between Kokapet and Manikonda | Under-construction high-rise ₹9,000 – ₹12,500 per sq ft | Apartments in Narsingi |
| Tellapur | Large townships, villa projects, HMDA plots | HMDA layout, released: ₹45,000 – ₹65,000 per sq yd | Open plots in Tellapur |
| Kollur | Public housing colony, HMDA layouts, villa communities | HMDA layout, released: ₹36,000 – ₹52,000 per sq yd | Open plots in Kollur |
| Patancheru | Industrial belt, ICRISAT, BHEL, plotted suburbs | HMDA layout near Muthangi interchange: ₹32,000 – ₹48,000 per sq yd | Open plots in Patancheru |
Outlook: the inner exits are mature. Kokapet and Narsingi are now about luxury apartments and villas rather than land appreciation; the growth story has moved outward to Kollur, Mokila and Shankarpally. Patancheru remains the value end of the western ring, with industry both an employment advantage and, in some pockets, an air-quality concern worth checking.
North-west and north sector: Sultanpur to Shamirpet
North of Patancheru, the ring passes the Ameenpur lake suburbs, the Dundigal Air Force Academy, the NH-44 junction near Medchal and the Rajiv Rahadari at Shamirpet. Each exit serves a different population: Ameenpur and Bachupally families from the Miyapur side, Kompally villa owners, Medchal's industrial workforce and Genome Valley's scientists.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Sultanpur and Ameenpur | Lakeside suburb, townships, gated row villas | Row villa or triplex, 120–160 sq yd: ₹1.05 Cr – ₹1.6 Cr | Villas in Ameenpur |
| Dundigal | Fast-selling HMDA layouts, colleges at Bahadurpally | Gandimaisamma–Dundigal core: ₹20,000 – ₹34,000 per sq yd | Open plots in Dundigal |
| Medchal (Kandlakoya) | Gated villa and plot belt beside the urban forest | HMDA layout within about 3 km of the ORR: ₹26,000 – ₹42,000 per sq yd | Open plots in Medchal |
| Medchal, toward Kompally | Established villa belt on NH-44 | First-generation gated villa resale: ₹1.6 Cr – ₹2.8 Cr | Villas in Kompally |
| Shamirpet | Genome Valley, lake-view villas, HMDA plots | HMDA layout within 3 km of the exit: ₹20,000 – ₹35,000 per sq yd | Open plots in Shamirpet |
Outlook: the north offers HMDA land at roughly a third to a half of western rates, with established schools and hospitals in Kompally and Bachupally. Height and defence-related restrictions near the Dundigal airfield affect some plots. Genome Valley's expansion is the strongest single demand driver at Shamirpet.
East sector: Keesara and Ghatkesar
The eastern ring is quieter. Keesara's exit serves a temple town and a belt of managed farm plots; Ghatkesar's sits directly on the Warangal highway, NH-163, a few kilometres from the Infosys Pocharam campus and the Raheja Mindspace SEZ.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Keesara | Farm plots, gated farm ventures, early layouts | Agricultural land near the ORR and town fringe: ₹4 Cr – ₹8 Cr per acre | Keesara agriculture land |
| Ghatkesar | HMDA and DTCP layouts, Anurag University, Aushapur ventures | HMDA plot within 2–3 km of the interchange: ₹22,000 – ₹35,000 per sq yd | Open plots in Ghatkesar |
| Pocharam (via Ghatkesar) | IT campuses, townships | Plot within 2 km of the Infosys campus: ₹30,000 – ₹45,000 per sq yd | Open plots in Pocharam |
| Uppal side | Budget high-rise apartments, metro | New gated high-rise ₹6,000 – ₹7,800 per sq ft | Apartments in Uppal |
Outlook: steady rather than spectacular. Salaried demand from the eastern campuses supports plotted and apartment markets, but rental demand is thinner than in the west. Buyers here should think in eight-to-ten-year terms.
South-east sector: Pedda Amberpet, Bongloor and Raviryal
The Pedda Amberpet exit serves the Vijayawada highway and the Hayathnagar side; Bongloor feeds the Nagarjuna Sagar highway, Adibatla and Ibrahimpatnam; Raviryal sits near the aerospace and hardware clusters and is the starting point for the announced road toward the Future City.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Bongloor and Adibatla | TCS campus, Aerospace SEZ, HMDA layouts | HMDA final LP near the ORR at Bongulur: ₹30,000 – ₹45,000 per sq yd | Open plots in Adibatla |
| Adibatla | Gated villas near the SEZ | Gated villa, Bongloor and ORR side, 200–300 sq yd: ₹1.3 Cr – ₹2.2 Cr | Villas in Adibatla |
| Bongloor, toward Ibrahimpatnam | Engineering colleges, plotted market, farmland | Interior Ibrahimpatnam land on a BT road: ₹1 Cr – ₹2 Cr per acre | Ibrahimpatnam agriculture land |
| Raviryal and Maheshwaram | Fab City and Hardware Park allotments, layouts | HMDA layout within 2 km of the Srisailam highway or Raviryal side: ₹30,000 – ₹55,000 per sq yd | Open plots in Maheshwaram |
Outlook: this sector carries the most announced infrastructure. The aerospace and IT employers are real and operating; much of the Future City programme further south is announced or proposed. Price discipline matters here more than anywhere else on the ring.
South sector: Tukkuguda, Pedda Golconda and Shamshabad
The southern exits serve the airport. Tukkuguda sits on the Srisailam highway between the airport and Adibatla; Pedda Golconda and Shamshabad link NH-44 and the airport approach.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Tukkuguda | HMDA villa-plot ventures, acreage | HMDA villa-plot venture within 3 km of the exit: ₹35,000 – ₹55,000 per sq yd | Open plots in Tukkuguda |
| Pedda Golconda | Logistics, HMDA layouts | HMDA layout near the ORR on the Pedda Golconda side: ₹22,000 – ₹38,000 per sq yd | Open plots in Shamshabad |
| Shamshabad | Airport town, Aerocity, gated villas | Gated villa, 200–300 sq yd: ₹1.4 Cr – ₹2.6 Cr | Villas in Shamshabad |
| Shamshabad | Mid-rise apartments for airport staff | New gated high-rise on the airport approach: ₹5,800 – ₹7,200 per sq ft | Apartments in Shamshabad |
Outlook: airport-led demand is durable, and the south offers some of the largest plots within an hour of the Financial District. Former GO 111 villages on the western edge of Shamshabad need careful zoning checks.
South-west sector: Rajendranagar and the Himayat Sagar side
Between Shamshabad and Narsingi, the ring passes the agricultural university campus at Rajendranagar and the Himayat Sagar reservoir. This is where the city's premium west meets its farmhouse belt.
| Exit area | What has grown | Indicative band | Area guide |
|---|---|---|---|
| Rajendranagar (Gandiguda side) | Gated villas and high-rises near Budvel and Kismatpur | New high-rise gated, Kismatpur and Budvel: ₹7,000 – ₹9,000 per sq ft | Apartments in Rajendranagar |
| Himayat Sagar side, toward Moinabad | Farm estates, gated villa communities | Gated villa on the Himayat Sagar exit stretch: ₹3 Cr – ₹6 Cr+ | Villas in Moinabad |
| Appa Junction, toward Chevella | Gateway to the weekend-farmhouse belt | Chevella interior patta land: ₹55 L – ₹1 Cr per acre | Chevella agriculture land |
Outlook: proximity to both the Financial District and the airport makes this sector attractive, but lake catchment rules and the evolving post-GO 111 framework mean every parcel needs individual verification.
Which exits still have room to grow?
Every buyer wants to know which part of the ring is "next". There is no certain answer, but a few patterns from the last fifteen years help frame the question. These are advisor observations, not forecasts.
Mature exits are those where land is largely built out and prices are set by finished homes rather than land expectation: Nanakramguda, Gachibowli, Narsingi and Kokapet in the west. Further appreciation here depends on the city's overall growth and on luxury demand. Buying land for a quick gain at these exits is hard; buying a home to live in is straightforward.
Maturing exits have strong employment access and active development, but still have open land and layouts selling: Tellapur, Kollur, Medchal's Kandlakoya side, Tukkuguda and Bongloor. This is where most of our clients who want both a home and appreciation end up. Prices have risen sharply already, so careful selection within the area matters.
Emerging exits have clear drivers but slower absorption: Ghatkesar, Shamirpet, Dundigal, Pedda Golconda and the Raviryal side. Plots are larger for the money and holding periods longer. Each has a specific anchor, such as Genome Valley, the eastern IT campuses, the Air Force Academy colleges or the airport, so the question is whether that anchor keeps growing.
Quiet exits are those where the ORR has not yet triggered much development: parts of Keesara and the Himayat Sagar side, where lake and catchment rules and farm-estate land use keep density low. These suit buyers who want space and are comfortable with slower markets.
The useful lesson from the ORR's own history is that growth followed jobs, not just the road. Exits with a large employer nearby boomed; exits that only had the road waited. When judging any exit, ask what brings people there every morning.
Living near the ORR: noise, air and daily practicalities
Living close to an eight-lane expressway has trade-offs that brochures rarely mention. Plots and flats within a few hundred metres of the carriageway can hear constant truck traffic at night, especially near the NH-44 and NH-65 interchanges, which carry heavy freight. Some interchanges have dense commercial strips with fuel stations and truck services. A location 1–3 km away on a quieter link road usually gives the access benefit without the noise. Daily commuters should also budget for tolls, which add up over a year, and for the fact that the stretch near the Financial District exits can be congested at peak hours despite the expressway design.
Upcoming infrastructure: built, announced and proposed
| Project | Status as of October 2026 | Sectors affected | How to treat it |
|---|---|---|---|
| Metro Phase II corridors, including airport connectivity | Proposed; subject to approvals and funding | South, south-west, west | Upside only; do not pay for it today |
| Future City and the road from the Raviryal side toward it | Announced; early stages | South-east, south | Price land on what exists now |
| Regional Ring Road | Northern arm further ahead; southern arm being firmed up | All, indirectly | See our RRR guide |
| Radial road widening and new link roads | Various stages | All | Check parcels for road-widening lines |
| Genome Valley expansion | Ongoing | North (Shamirpet) | A real demand driver |
Step by step: buying near an ORR exit
| Step | What to do | Typical time | Indicative cost |
|---|---|---|---|
| 1. Choose a sector | Match commute, budget and holding period | 1–2 weeks | None |
| 2. Check zoning | Master-plan land use, growth-corridor rules, lake and nala buffers | 3–7 days | Nominal |
| 3. Check road lines | ORR right-of-way, service road, radial road widening | 2–5 days | Surveyor if needed, ₹5,000 – ₹20,000 |
| 4. Verify approvals | HMDA layout permit and release, or RERA and building permission for projects | 3–7 days | Nominal |
| 5. Title search | EC for 30 years, link documents, NALA conversion | 1–2 weeks | ₹20,000 – ₹60,000 |
| 6. Register | SRO slot via IGRS; 1% TDS above ₹50 L | 1 day once booked | Roughly 6% of registered value, verify current rates |
Worked example: about ₹90 lakh of land near different exits
A buyer has roughly ₹90 L for an HMDA plot within about 3 km of an ORR exit. Using mid-points of the bands above:
| Exit | Assumed rate per sq yd | Plot size for about ₹90 L | Drive to Financial District off-peak |
|---|---|---|---|
| Kollur | ₹44,000 | About 200 sq yd | 15–20 min |
| Tukkuguda | ₹45,000 | About 200 sq yd | 30–40 min |
| Medchal (Kandlakoya) | ₹34,000 | About 265 sq yd | 35–45 min |
| Ghatkesar | ₹28,500 | About 315 sq yd | 45–60 min |
| Shamirpet | ₹27,500 | About 325 sq yd | 45–55 min |
Add roughly 7.5% for registration and a small amount for legal checks. The choice comes down to whether you value proximity to the western job market (Kollur), airport access (Tukkuguda) or plot size and a quieter setting (Ghatkesar, Shamirpet). If you will build a home and work in the Financial District, Kollur's smaller plot is often worth more in daily life than a larger one in the east. Remember that ORR tolls add up for daily commuters.
Mistakes we see in practice, and the fix
- Paying for "ORR facing". Frontage on an access-controlled road is not access. Fix: value proximity to an interchange on a link road.
- Ignoring road lines. Service roads and radial widening can take part of a plot. Fix: survey against the latest road plans.
- Assuming every ORR village is residential. Fix: check master-plan zoning for the survey number.
- Overlooking lakes. Many ORR villages surround tanks. Fix: check FTL and buffer lines before booking.
- Buying into announced infrastructure at built-infrastructure prices. Fix: discount proposals until they are funded and under construction.
- Forgetting noise and tolls. Fix: visit at peak hours and price the commute.
NRI note
NRIs and OCIs can buy plots, villas and apartments near any ORR exit, though not agricultural land. When an NRI later sells, the buyer deducts TDS under Section 195 at the applicable capital-gains rate. Our NRI investment guide explains funding, POA and repatriation; consult a CA on tax.
How NRR Estates helps around the ring
We start by mapping your commute, budget and timeline onto the six sectors, then shortlist two or three exits that genuinely fit. Many clients arrive set on one side of the city and leave considering another once they see the numbers side by side. For each property we check master-plan zoning, growth-corridor rules, road lines, lake buffers, layout or RERA approvals and the full title chain before you visit, so your weekends are spent only on properties worth seeing. On site we drive the route at the hour you would actually commute, listen for highway noise and check the link road to the interchange. We negotiate on the basis of that evidence, handle SRO registration and TDS, and follow through to mutation and handover. For NRIs, our desk manages power of attorney, video site visits and registration remotely. Our fees are disclosed before you commit, and if a property fails our checks we tell you plainly.
ORR real estate: questions buyers ask
Which ORR exit is best for buying property in Hyderabad?
It depends on where you work and what you want. For proximity to the Financial District with land still available, Kollur and Tellapur are the usual choices, at roughly ₹36,000 to ₹65,000 per sq yd for released HMDA plots. For airport access, Tukkuguda and Shamshabad suit. For larger plots at lower prices with a clear employment anchor, Shamirpet near Genome Valley and Ghatkesar near the eastern IT campuses are worth a look. Kokapet and Narsingi are mature, premium markets better suited to buying a finished home than land for appreciation.
Is it good to buy a plot facing the ORR?
Usually not for the reasons sellers suggest. The ORR is an access-controlled expressway, so a plot facing the main carriageway cannot use it as access. Service roads exist only on some stretches and vary in width. Such plots also suffer traffic noise, especially near freight-heavy interchanges, and may be affected by road widening or utility lines. Plots one to three kilometres from an interchange, on a good link road, usually offer the access benefit with fewer drawbacks. Check road lines with a surveyor before buying anything close to the ring.
What is the ORR growth corridor in Hyderabad?
HMDA's master plan designates a band on either side of the Outer Ring Road, commonly described as about one kilometre wide, as a growth corridor with its own zoning and development regulations. Permitted uses, building heights and other rules inside it can differ from those in surrounding villages. If you are buying land near the ORR, check the master-plan land use for the specific survey number on HMDA's official website or through an advocate, rather than relying on a developer's brochure. Zoning determines what you can eventually build.
Which ORR exits are still affordable?
As of October 2026, the more affordable exits for HMDA plots include Shamirpet, where layouts within three kilometres of the exit trade at roughly ₹20,000 to ₹35,000 per sq yd, Dundigal at around ₹20,000 to ₹34,000 in the core, Ghatkesar at ₹22,000 to ₹35,000 near the interchange, and the Pedda Golconda side of Shamshabad at ₹22,000 to ₹38,000. These are indicative bands from our area guides. Lower prices usually reflect longer drives to the western job market and slower resale, so plan for longer holding periods.
Will Metro Phase II raise prices near the ORR?
Metro Phase II corridors, including improved airport connectivity, have been proposed but, as of October 2026, remain subject to approvals and funding. Metro lines historically lift prices near stations once construction is visible and especially after opening. We advise buyers not to pay a premium today for a proposed line. Price property on existing roads and services, and treat any future metro as upside. If a seller's pitch depends heavily on a metro station that is not yet sanctioned and under construction, ask for the official status.
How does the Future City affect property near the southern ORR exits?
The government's announced Future City south of Kandukur, and the road planned toward it from the Raviryal side, have drawn interest to the southern and south-eastern exits, including Raviryal, Tukkuguda and Bongloor. Existing employers there, such as the Aerospace SEZ, TCS Adibatla and the hardware clusters, are real and operating. Much of the Future City itself is announced or in early stages. We recommend pricing land near these exits on what is built and funded today, with a modest premium for announcements, and holding for longer than in the mature west.
Are former GO 111 villages near the ORR safe to buy in?
GO 111 restricted development in the catchment of Osman Sagar and Himayat Sagar for decades. The government withdrew it in 2023, but the detailed regulations replacing it, including environmental and lake-protection conditions, continue to evolve. Parcels in these villages, on the south-western side of the ring near Shamshabad, Moinabad and Gandipet, need individual checks for zoning, lake buffers and approvals before purchase. Some can be sound buys; others may face restrictions on what you can build. Always verify the current position for the exact survey number.
Can NRIs buy property near the ORR in Hyderabad?
Yes. NRIs and OCI cardholders can buy residential and commercial property, including plots, villas and apartments, near any ORR exit, paying through NRE, NRO or FCNR accounts or inward remittance. They cannot buy agricultural land, plantations or farmhouses, which rules out farm acreage in quieter sectors such as Keesara or the Himayat Sagar side. Registration can be done through a power of attorney. When an NRI later sells, the buyer deducts TDS under Section 195. Consult a CA about tax and repatriation.
