Dundigal is where Bachupally's plot market went once Bachupally became too expensive. Head north from the Bachupally–Miyapur road past Gandimaisamma junction and the colleges begin, then the long boundary wall of the Air Force Academy, then the Outer Ring Road's Dundigal exit with HMDA layouts fanning out on either side of the Narsapur road. For buyers looking at open plots in Dundigal, the attraction is simple: an HMDA-approved plot 20–25 km from Hitech City, inside or right at the ORR, at roughly half the per-square-yard rate of a comparable plot a few kilometres south. The complications are just as specific, and most of them trace back to two things: the airfield next door and the civic boundary that runs through the area.
This guide is written from the ground up. It covers where Dundigal sits and why it is selling, how the Air Force Academy affects what you can build, the difference the GHMC and HMDA boundary makes, indicative per-sq-yd price bands by belt as of October 2026, the documents and site checks we insist on, and how registration works in Medchal–Malkajgiri district.
Why Dundigal is on every north-west plot buyer's shortlist
Hyderabad's western IT corridor has pushed residential demand north for fifteen years. Miyapur filled first, then Nizampet and Pragathi Nagar, then Bachupally. Each of those localities now trades at levels that put a 200 sq yd plot beyond the reach of most salaried buyers. Dundigal is the next contiguous belt on the same axis, and it inherits Bachupally's buyer profile: IT families from Kondapur, Gachibowli and Hitech City who want an independent house rather than a flat, along with a growing number of investors who have watched the same pattern play out further south.
Three local factors reinforce that spill-over. The college cluster around Dundigal and Gandimaisamma, which includes several large engineering institutions, brings a steady population of staff and students. Mahindra University at Bahadurpally, on the eastern edge of the mandal, adds an academic anchor with a long-term presence. And the ORR's Dundigal exit means a resident can bypass the Bachupally–Miyapur traffic entirely and reach the Gachibowli end of the ORR in roughly 25–35 minutes outside peak hours.
None of that makes every Dundigal plot a good buy. It means the demand is real, which is the starting condition for any plot investment worth considering.

Where Dundigal sits: ORR exit, Narsapur road and the Bachupally link
The road network
Dundigal is organised around three roads. The Bachupally–Gandimaisamma–Dundigal road connects the area south to Bachupally, Miyapur and the IT corridor. The Narsapur road runs north-west from Gandimaisamma through Dundigal toward Narsapur and Medak, and it is the spine along which most new layouts are being laid out. The ORR crosses the mandal with an interchange at Dundigal, linking residents to Patancheru and the western IT belt in one direction and Medchal, Shamirpet and the airport in the other.
Distances that matter
- Bachupally: roughly 5–7 km south, 15–20 minutes
- Miyapur metro station: roughly 10–12 km, 25–40 minutes depending on traffic
- Hitech City and Kondapur: roughly 20–25 km, 40–60 minutes by city roads or 30–45 minutes via the ORR
- Gachibowli ORR junction: 25–35 minutes from the Dundigal exit outside peak hours
- Rajiv Gandhi International Airport: about 60–75 minutes via the ORR
- Medchal town on NH-44: roughly 15–20 km east via the ORR or the Dundigal–Medchal road
Growth drivers on the horizon
The drivers for Dundigal are less dramatic than in the airport or Future City corridors, which is part of their appeal. Widening of the Narsapur road and junction improvements at Gandimaisamma steadily reduce the main bottleneck. The industrial belt toward Gummadidala and the Sangareddy side adds employment to the west. And every year Bachupally gets more expensive, the price gap that pulls buyers into Dundigal widens. Metro proposals for the north-west are long-dated and should not be priced into any Dundigal plot today.
The Air Force Academy factor: height limits and defence restrictions
The Air Force Academy at Dundigal trains the Indian Air Force's officer cadets and operates an active airfield. That is not a reason to avoid Dundigal, but it is the single most important place-specific check on any plot here, and too many buyers learn about it only when they apply for building permission.
Height limits around the airfield
Buildings near any aerodrome, civil or defence, are subject to height limits designed to keep approach and take-off paths clear. Around a defence airfield the limits are governed by defence aviation requirements, and permissible heights depend on the distance and direction of the plot from the runway. In practice, an ordinary G+1 or G+2 independent house on most Dundigal plots sits comfortably below those limits. The issue arises for buyers who intend to build taller, for example a G+4 rental building, a commercial block, a tower on the roof, or an apartment project on an aggregated set of plots. Before you buy with that intention, we check the applicable height clearance requirement for the specific location and whether a defence NOC will be needed.
Restrictions next to the defence perimeter
Separately from aviation height limits, the Ministry of Defence issues guidelines for construction close to the boundary walls of defence establishments. Depending on the classification of the station, a band adjoining the perimeter either cannot be built on or needs a no-objection certificate from the local military authority. Plots that abut or sit very close to the Academy's boundary can be caught by this. Developers rarely mention it. We measure the plot's distance from the perimeter and check the current guidelines before you pay.
How the airfield affects price
Plots that face genuine height or NOC constraints trade at a discount to otherwise similar plots in the same belt, and that discount is justified. Plots outside those constraints but marketed as "next to the Air Force Academy" sometimes trade at a premium for the greenery and low density the campus brings. Both pricing patterns are rational; the mistake is paying an unconstrained price for a constrained plot.
On the boundary: what GHMC versus HMDA means in Dundigal
Dundigal sits on the line where Greater Hyderabad's municipal limits meet the wider HMDA region. Bachupally and the Nizampet side to the south have long been urban; Dundigal grew from a cluster of gram panchayats into a municipality around the ORR. In recent years the state has moved to fold peripheral municipalities within the ORR ring into an expanded GHMC framework. For a plot buyer, the practical questions are:
- Who approves the layout? HMDA approves layouts across the metropolitan region, including Dundigal. A layout's HMDA approval does not change because the civic body later changes.
- Who issues building permission? That depends on which urban local body currently has jurisdiction over the plot's village. Building rules, fee structures and the online application route can differ.
- Who collects property tax? Again the current civic body. Arrears from a previous body can follow the property, so we confirm the tax position on transfer.
- What about master-plan zoning? Land-use zoning comes from the HMDA master plan, which we check for every survey number. A plot zoned for conservation, industrial or public use is not a residential plot regardless of the layout drawing.
Because these boundaries have shifted more than once, we confirm the position on the date you buy rather than relying on the brochure or on a neighbour's experience from a few years ago.
Approvals on a Dundigal plot: HMDA LP, LRS and RERA
HMDA layout permission
Every new Dundigal layout should carry a final HMDA layout permission with an LP number, an approved plan showing each plot, road and open space, and a schedule of the plots mortgaged to HMDA until development works are certified. Mortgaged plots should only be sold after HMDA releases them. You can look up approvals and master-plan land use on the HMDA website, and we verify the approval independently on every file.
Older colonies, GP layouts and LRS
The Gandimaisamma and Dundigal village cores contain older colonies laid out under gram panchayat permissions before HMDA's reach was consistently enforced. Owners in many of these colonies applied under the Layout Regularisation Scheme, and processing of the 2020 applications resumed in 2025. A plot with a final LRS order is workable; a plot with an application receipt only is a different asset with a different price.
TS RERA registration
Plotted developments over 500 sq m or with more than eight plots must be registered with the Telangana Real Estate Regulatory Authority. Check the number and its validity on rera.telangana.gov.in before paying a booking amount on any new Dundigal venture.
Open plots in Dundigal: indicative per sq yd prices by belt
Dundigal does not price as one market. It prices as four or five belts that differ by distance from Bachupally, access to the ORR and Narsapur road, and exposure to the airfield restrictions. These ranges reflect recent transactions and advisor observation as of October 2026, and they are indicative only.
| Belt and plot type | Indicative range (per sq yd) | What moves the price |
|---|---|---|
| Bachupally edge: HMDA layouts toward Bowrampet and Mallampet | ₹30,000 – ₹48,000 | Proximity to Bachupally schools and shops, 40 ft roads, occupancy |
| Gandimaisamma–Dundigal core: HMDA layouts and LRS-regularised colonies | ₹20,000 – ₹34,000 | Distance from the main road, LRS status, college proximity |
| North of the ORR and off the Narsapur road (Gagillapur, Dommara Pochampally side) | ₹16,000 – ₹28,000 | Approach road, distance from the ORR exit, layout completion |
| Bahadurpally side near Mahindra University | ₹22,000 – ₹38,000 | Campus proximity, link to Kompally, gated-venture quality |
| Plots with height or defence NOC constraints near the airfield | ₹14,000 – ₹24,000 | Severity of constraint; suitable mainly for low-rise homes |
| Narsapur road or main-road frontage with commercial potential | ₹45,000 – ₹90,000 | Frontage width, zoning, road-widening set-back |
In ticket terms, a 200 sq yd plot in the core belt typically lands between ₹40 lakh and ₹68 lakh, while the same size on the Bachupally edge can cross ₹90 lakh. Developer price lists add premiums for facing, corners, park frontage and wider roads, plus development and amenity charges. The number to compare is the all-in per-sq-yd figure.
Plot sizes and layout features to expect
Most Dundigal ventures are aimed at buyers who plan an independent house, so the dominant sizes are 150, 167, 200 and 267 sq yd. A few gated layouts on the Bahadurpally and Narsapur road sides offer 300–500 sq yd villa plots with clubhouse amenities. If you intend to build a rental building, a 200–267 sq yd plot on a 40 ft road gives the most flexibility, subject always to the height checks discussed above.
A properly delivered HMDA layout here should show CC or black-top internal roads to the approved widths, functioning storm-water drains with an outfall, water lines and a sump or overhead tank, electrical poles and transformers, and the approved open space physically marked. We also look for something buyers often forget: whether the approach road from the main road to the layout gate is a public road of adequate width, or a private strip the developer could lose control of.
Legal checklist: ten documents and three site checks
The documents:
- Final HMDA layout permission and LP number, matched to the approved plan
- Mortgage schedule and release proceedings for your plot, if it was mortgaged
- NALA conversion order for the parent land
- Developer's title to the layout land, including pre-conversion revenue records
- Encumbrance certificate for at least 30 years from the Telangana registration portal
- Complete chain of link documents for resale plots
- LRS final order and fee receipts for GP-era colony plots
- TS RERA registration certificate for new ventures above the threshold
- Section 22-A prohibited-property check and confirmation that the land was never assigned land
- Property-tax and civic-body status for the plot
The site checks:
- Airfield and perimeter. Distance and direction from the Air Force Academy runway and boundary wall, and the height you intend to build.
- Water bodies and nalas. Dundigal has several tanks, including the Mallampet tank on the Bachupally side, and seasonal streams between them. Plots inside the full tank level or buffer, or on a nala alignment, face refusal of permission and demolition risk. Lake protection enforcement has tightened markedly since 2024.
- Physical survey. Boundary stones, real road widths and actual plot dimensions measured on the ground.
Registration and charges in Medchal–Malkajgiri district
Dundigal plots register at the sub-registrar office with jurisdiction over the plot's revenue village. For this belt that has typically been the Quthbullapur or Medchal office, but we confirm the jurisdictional SRO from the survey number before booking a slot.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | ~4% of market value | On the higher of consideration and government market value |
| Transfer duty | ~1.5% | Collected with stamp duty |
| Registration fee | ~0.5% | Paid at the SRO |
| Total | ~6% | Verify current rates at the SRO on the day |
| TDS by buyer | 1% above ₹50 lakh | Higher rate when the seller is an NRI |
Market-value tables and duties are revised from time to time, so we recompute on the day of registration. Separately budget for legal verification and our advisory fee, which we disclose and agree in writing before work starts.
Investment outlook: the Bachupally playbook, with caveats
The bull case for Dundigal is that it follows Bachupally's path: as houses fill in around Gandimaisamma and the Bachupally edge, prices in those belts converge toward Bachupally's outer fringe, and the next belt north gets pulled up behind them. That has broadly been the pattern over the past decade, and the underlying driver, west-side IT employment looking for affordable independent housing, remains intact.
The caveats:
- Airfield constraints cap some upside. Plots where taller construction is not possible will not capture the redevelopment premium that pushes up prices in unconstrained localities.
- Supply is heavy off the Narsapur road. Many ventures have launched there at once. Expect some to take years to fill.
- Civic transitions take time. Changes in the governing body can temporarily slow building permissions and civic works.
- Traffic at Gandimaisamma. Until junction and road works are complete, peak-hour congestion toward Bachupally is real.
A sensible horizon is three to five years for the Bachupally edge and Gandimaisamma core, and five to seven years for the northern belts off the Narsapur road.
Living in Dundigal: schools, healthcare and everyday needs
Most Dundigal plot buyers eventually build and move in, so the question of what daily life looks like is not secondary. On schooling, the area is well served at the college level and improving at the school level: several CBSE and state-board schools operate around Gandimaisamma and Dundigal, and the larger international and CBSE schools of Bachupally and Nizampet are 15–25 minutes away. Families with school-age children often choose the Bachupally edge belt specifically to keep that commute short.
Healthcare is the gap to be honest about. Dundigal has clinics, nursing homes and diagnostic centres for routine needs, but for multi-speciality and emergency care residents typically go to hospitals in Bachupally, Miyapur, Kukatpally or Kondapur. Allow 20–40 minutes depending on the time of day.
For shopping, supermarkets and weekly markets around Gandimaisamma handle daily needs, and malls and multiplexes are a short drive away in Miyapur and Kukatpally. Water supply varies by layout: some depend on borewells and tankers in summer, while others are connected to municipal lines. We ask the developer and the residents, and we check borewell yields where relevant. Power supply is generally reliable. The area's real lifestyle advantage is space and greenery, helped by the Air Force Academy's large campus and the low-density villages to the north.
Who Dundigal suits, and who should look at a different locality
A good fit if you:
- Work in Hitech City, Kondapur, Gachibowli or Patancheru and want an independent house within a manageable commute
- Were looking at Bachupally but found prices beyond your budget
- Plan to build a G+1 or G+2 family home where height limits will not affect you
- Are an investor comfortable with a three-to-seven year hold in an end-user-driven belt
Probably not for you if you:
- Plan a tall rental or commercial building near the airfield without first checking clearances
- Need immediate city-grade civic services; the core of Bachupally serves that need better, as our guide to open plots in Bachupally explains
- Expect a quick flip on the back of brochure promises
If you are open to the eastern side of the same ORR stretch, compare with open plots in Medchal, which offers lower entry prices on NH-44, and open plots in Kompally for a more established colony market. Buyers who would rather skip construction can read our guide to villas in Dundigal, and those exploring the closer-in belt can see open plots in Bowrampet.
NRI note: buying a Dundigal plot from abroad
NRIs and OCIs can buy residential and commercial plots in Dundigal under FEMA. They cannot buy agricultural land, plantation property or farmhouses, so an unconverted parcel sold by the gunta on the Narsapur road is off-limits regardless of how it is marketed. Payment must come from an NRE or NRO account or by inward remittance through banking channels. Most NRI buyers sign a registered power of attorney in favour of a family member, and we handle the verification, site videos and registration coordination. For taxation and repatriation, consult a chartered accountant. Our guide to NRI investment in Telangana sets out the full process.

Dundigal open plots: your questions answered
What do open plots in Dundigal cost per sq yd?
As of October 2026, HMDA plots in the Gandimaisamma–Dundigal core typically trade between ₹20,000 and ₹34,000 per sq yd. Layouts on the Bachupally edge toward Bowrampet and Mallampet sit around ₹30,000 to ₹48,000, ventures north of the ORR off the Narsapur road around ₹16,000 to ₹28,000, and plots with airfield height or defence NOC constraints around ₹14,000 to ₹24,000. These are indicative ranges from recent transactions and advisor observation. Compare all-in prices, including facing and development charges.
Does the Air Force Academy restrict construction on Dundigal plots?
In parts of the mandal, yes. Buildings near the airfield are subject to height limits that depend on distance and direction from the runway, and land close to the Academy's boundary wall can need a defence no-objection certificate or be unbuildable, depending on the station's classification. A normal G+1 or G+2 house on most Dundigal plots is unaffected. If you plan to build taller or commercially, we check the applicable clearance requirement and perimeter distance before you buy.
Is Dundigal under GHMC or HMDA?
Both matter, for different things. HMDA approves layouts across the metropolitan region, including Dundigal, and its master plan sets land-use zoning. Building permission and property tax come from whichever urban local body currently governs the plot's village. Dundigal grew from gram panchayats into a municipality, and the state has since moved to bring ORR-ring municipalities into an expanded GHMC framework. Because boundaries have shifted, we confirm the current civic body for the specific plot on the date you buy.
How far is Dundigal from Hitech City and Bachupally?
Bachupally is roughly 5–7 km south, about 15–20 minutes. Hitech City and Kondapur are roughly 20–25 km away, which takes 40–60 minutes through Bachupally and Miyapur at peak, or 30–45 minutes using the ORR from the Dundigal exit. The Gachibowli end of the ORR is about 25–35 minutes off-peak, and the airport roughly 60–75 minutes. Gandimaisamma junction is the main bottleneck, so test the drive on a weekday morning.
Which approvals should a Dundigal plot have?
A plot in a new layout should have a final HMDA layout permission with an LP number, an approved plan matching your plot, and a mortgage release if your plot was mortgaged to HMDA. The parent land must be NALA-converted. New ventures above 500 sq m or eight plots need TS RERA registration. Older colony plots around Gandimaisamma should carry a final LRS order, not just an application receipt. Where you plan to build tall, add a check on airfield height clearance.
Which SRO registers Dundigal plots and what are the charges?
Dundigal plots register at the sub-registrar office with jurisdiction over the plot's revenue village, typically the Quthbullapur or Medchal office for this belt. We confirm it from the survey number before booking. Government charges are approximately 4 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, about 6 percent of market value. The buyer deducts 1 percent TDS above ₹50 lakh, or a higher rate if the seller is an NRI. Verify current rates on the day.
Can NRIs buy plots in Dundigal?
Yes. NRIs and OCIs can buy residential and commercial plots in Dundigal under FEMA, with payment from NRE or NRO accounts or through inward remittance. They cannot buy agricultural land, plantation property or farmhouses, so unconverted parcels sold by the gunta along the Narsapur road are not an option. Most NRI buyers complete registration through a registered power of attorney in favour of a relative, while we handle verification and coordination. Consult a chartered accountant on tax and repatriation.
Is Dundigal a good place to invest in plots?
For buyers with a three to seven year horizon, Dundigal has a credible case because it sits on the same growth axis that lifted Miyapur, Nizampet and Bachupally, and demand from west-side IT families is real. The risks are heavy supply off the Narsapur road, airfield constraints that cap upside on some plots, congestion at Gandimaisamma and the civic transition. The Bachupally edge and Gandimaisamma core suit three to five years; northern belts need longer. Verify title and buffers carefully.
