Drive north from Suchitra Circle on NH-44 and within ten minutes the city's apartment blocks give way to boundary walls, security cabins and rows of sloping-roof duplexes. This is Kompally, the stretch of the Hyderabad–Nagpur highway in Medchal-Malkajgiri district that north Hyderabad treats as its villa belt. For close to two decades families from Secunderabad, Bowenpally, Alwal and the cantonment have moved here for one reason: a gated villa on 200–400 sq yd at a price that would buy only a large flat in the west. This guide to villas in Kompally covers the three generations of villa communities on the corridor, what they cost as of October 2026, schools and commute realities, the approvals you must check, and how the Medchal ORR exit and the planned NH-44 elevated corridor change the outlook.

We are a Hyderabad advisory, not a listing site. What follows is how we brief clients who are serious about north Hyderabad, including the parts that sellers prefer not to mention.

Why buy villas in Kompally

Kompally's appeal is simple to explain and has held for years. It sits on the main highway out of Secunderabad, 6 km short of the Outer Ring Road's Medchal exit, with the Suchitra junction, Cine Planet and a long strip of restaurants, supermarkets and car showrooms forming its commercial spine. Behind that strip, on the Kompally–Dulapally road, the Gundlapochampally side, Pet Basheerabad and the lanes toward Bahadurpally, land was available in large enough parcels for villa communities when the west was already going vertical.

Three things keep demand steady:

  • Value per square foot: a 3BHK or 4BHK gated villa in Kompally typically costs less than half of a comparable villa in Kokapet or Gachibowli.
  • An established villa culture: Kompally has many functioning villa associations with 10–15 years of operating history, which tells you how maintenance, water and security actually work over time.
  • Secunderabad roots: families with businesses in Secunderabad, Begumpet, Paradise and the older city, or careers linked to defence establishments at Bolarum, Hakimpet and the cantonment, find Kompally a natural upgrade without changing their social map.

The honest counterweight: if both earning members work in HITEC City or the Financial District, the daily drive is long. Kompally works best for households whose work is in Secunderabad, Begumpet, the Jeedimetla and Medchal industrial belts, or who work from home most of the week.

Kompally villa communities: three generations of stock

We do not name individual private projects here, but villa supply on the corridor falls clearly into three groups, and knowing which one a house belongs to tells you much of what you need about price and condition.

First generation: 2005–2012 gated villas

The earliest gated villa communities came up along the Kompally–Dulapally road and off the highway near Kompally village. Typical units are 2,200–3,500 sq ft duplexes on 167–300 sq yd plots, with a modest clubhouse, a pool in some cases, and internal roads of 30–40 ft. Construction quality varies. Many have been well maintained by active associations; some have tired common areas and recurring water issues. Resale prices here are the most negotiable on the corridor.

Second generation: 2013–2020 larger communities

As the ORR matured, bigger communities of 100–300 villas arrived further north and west toward Bahadurpally, Gundlapochampally and the Medchal side. These offer bigger clubhouses, landscaped parks, better STPs and 3,000–4,500 sq ft villas on 250–400 sq yd plots. They are the core of today's resale market and the reference point for valuations.

Third generation: new launches and row villas

Recent launches split two ways. At the top, premium gated villas of 4,000 sq ft and above on 300–500 sq yd, with large clubhouses and EV-ready parking. At the entry level, row villas and triplexes on 120–180 sq yd that bring the ticket closer to a large apartment. Both carry TS RERA registrations if they cross the size threshold, and both are typically sold under construction with stage-linked payments.

Independent houses in HMDA layouts

Alongside the gated communities, Kompally has many open HMDA-approved plotted layouts where owners have built their own G+1 or G+2 houses. These suit buyers who prefer no association, a bigger built-up area for the money, or a house they can extend. Water and security become your responsibility rather than the community's. If you would rather build, compare with open plots in Kompally.

Kompally villa price bands, October 2026

The figures below are indicative ranges from recent transactions and advisor observation as of October 2026, not quotes. Expect individual villas to sit outside these bands for reasons of plot size, facing, park or corner position, age, and distance from the highway.

Row villa / triplex, 120–180 sq yd, 1,900–2,600 sq ft (new)₹1.3 Cr – ₹2.1 CrEntry gated product, often under construction
First-generation gated villa resale, 167–300 sq yd₹1.6 Cr – ₹2.8 CrMost negotiable; check association health

Built-up rate across gated villas₹7,000 – ₹11,000 per sq ftIncludes land share
Monthly rent, 3–4BHK gated villa₹45,000 – ₹1.1 LFurnishing and community amenities drive spread

One pattern we see repeatedly: villas within a kilometre of the highway carry a premium for convenience, but buyers with young children often prefer communities 2–4 km inside for quieter roads and less dust. Price the trade-off rather than assuming closer is always better.

What moves a Kompally villa up or down the band

Two villas of the same size in neighbouring communities can differ by ₹50 lakh or more. The factors we weigh most heavily are:

  • Plot size versus built-up area: buyers here pay for land. A 3,000 sq ft villa on 300 sq yd usually beats a 3,400 sq ft villa on 200 sq yd at resale.
  • Approach road: a community reached by a wide, paved road straight off NH-44 commands more than one reached through a narrow village lane, even if the latter is quieter.
  • Association track record: well-run communities with clean accounts and reliable water trade at a visible premium within the same micro-market.
  • Construction quality and age: a 2008 villa that has had its waterproofing, plumbing and electricals redone is worth more than a 2014 villa that has had nothing done.
  • Documentation: houses with a clear sale deed, OC and no deviations are easier to finance, which widens the buyer pool and supports price.

Location and the NH-44 corridor

Kompally's geography is a north–south line. NH-44 runs from Secunderabad through Bowenpally, Suchitra and Kompally to Medchal and onward to Nizamabad and Nagpur. Everything in Kompally is measured by how far it sits from that highway and from Suchitra Circle.

Indicative commute times from Kompally

HITEC City / Madhapur45–75 minVia Jeedimetla–Kukatpally or ORR

The planned NH-44 elevated corridor

The single infrastructure item most likely to change Kompally's daily life is the proposed elevated corridor along NH-44 from the Paradise side toward the Dairy Farm/Suchitra stretch, which has moved forward after the long-pending defence land transfers along the route. If built as planned it would cut the most congested section of the Secunderabad commute. Treat it as an upside, not a price justification: until construction is well advanced, value villas on current commute times. A metro extension toward Medchal has also featured in Phase 2 proposals and remains at the planning stage.

ORR and the wider north

The Medchal ORR exit puts the airport, Gachibowli and Shamirpet within reach without crossing the city. Many Kompally residents who work in the west use the ORR via Dundigal rather than the Jeedimetla–Kukatpally roads, trading distance for predictability. The industrial belts at Jeedimetla and Medchal, and institutional campuses at Dulapally and Maisammaguda, support local employment and rental demand.

Schools, hospitals and daily life in Kompally

Schooling

Schooling is one of Kompally's strongest cards. The corridor and its feeder roads, Kompally–Dulapally, Kompally–Gundlapochampally and Suchitra–Jeedimetla, host a cluster of CBSE, ICSE and international-curriculum schools, and the long-established school belt of Bowenpally, Alwal and Secunderabad sits 20–40 minutes south. Many villa communities run school buses to several schools. When we shortlist villas for families, we map school bus routes alongside the house, because a 4 km difference can mean 30 minutes each way at peak.

Hospitals and healthcare

Multi-speciality hospitals and diagnostic centres line the Suchitra–Kompally stretch, and the larger teaching hospitals at Suraram and Secunderabad's established hospitals are 15–40 minutes away. For major procedures many families still head to Secunderabad or Begumpet, which is worth factoring in for elderly parents.

Shopping, leisure and green space

Cine Planet and the highway's retail strip cover daily needs and weekend outings. The area is greener than the city: the forest academy campus at Dulapally, the open lands toward Bahadurpally and lakes such as Fox Sagar give Kompally a quieter edge, though lake edges also need FTL checks before you buy.

Water and utilities

Water is the practical question in every Kompally community. Ask the association how much of the supply is municipal versus borewell versus tanker, especially in April–June, and what the community spends on tankers. Second-generation communities with good STPs and rainwater harvesting tend to cope better.

Walking a Kompally villa community: what to look at

Brochures and model villas tell you little about how a community will feel in year eight. When we take clients around Kompally, we spend as much time in the common areas and the association office as inside the villa itself. This is the checklist we use.

  1. Visit twice, once on a weekday evening and once on a Sunday morning. Evening tells you about highway traffic at the gate, street lighting and noise; Sunday tells you whether the parks and clubhouse are actually used and maintained.
  2. Read the notice board. Maintenance arrears notices, water-rationing schedules and disputes with the builder all show up here before they show up anywhere else.
  3. Ask for the last two years of maintenance accounts. A healthy association can tell you its monthly collection, its tanker spend in summer, the size of its corpus and any special levies raised for repairs.
  4. Check the STP and water storage. A non-functional sewage treatment plant is expensive to fix and a common problem in first-generation communities.
  5. Look at the boundary. Walls that back onto open land, nalas or a future road widening tell you about security, flooding and possible land acquisition.
  6. Talk to two residents who are not selling. Ask what they would change, how fast the association responds, and whether they would buy here again.
  7. Measure the villa. Saleable area claims in older communities can be generous. Compare the sale deed, the approved plan and a tape measure.

Doing this for three or four communities usually narrows the choice quickly, and it gives you concrete points to negotiate on with the seller.

Highway-facing versus inner villas within a community

Inside the same community, villas facing the internal park or on the inner rows are usually easier to resell than those along the boundary wall near the highway or a commercial plot. Corner villas carry a premium for light and garden space but also have more exposed walls to maintain. East and north facings remain popular with many Hyderabad buyers, and that preference shows up in resale prices.

Approvals and legal checks for Kompally villas

Kompally falls under its own municipality within the HMDA region, and many surrounding villages fall under gram panchayats that have since been merged into municipalities. Approvals therefore depend on when and where a community was built.

For under-construction gated villas

  • TS RERA registration: required for projects over 500 sq m or more than eight units. Check the registration number, validity, approved plan and quarterly progress on the TS RERA website.
  • HMDA layout and building permission: confirm the layout permit number and that your villa's plot appears in the approved layout.
  • Builder due diligence: past projects delivered on the corridor, OC history, litigation and how the builder handed over common areas in earlier communities. Visit an older project and talk to residents.
  • Sale deed vs agreement: in Telangana villa projects, buyers usually receive a registered sale deed for the plot or UDS early, with a construction agreement for the structure. Understand what each document gives you.

For resale villas and independent houses

  • Title chain back to the original agricultural conveyance, ideally 30 years, and a 30-year EC.
  • Layout approval or LRS regularisation for the plot; unapproved layouts are common in the outer villages.
  • Building permission, approved plan and OC that match what is built.
  • Exclusion from the Section 22-A prohibited list, no assigned or government land in the chain, and clearance from lake FTL and buffer zones.
  • Association no-dues, property tax and utility bills in the seller's name.

Original land records for older parcels can be cross-checked on Dharani/Bhu Bharati, which helps where a layout was carved from agricultural survey numbers.

Buying process, charges and taxes

The steps are the same as anywhere in Telangana, but in Kompally the under-construction versus resale split matters more because both are common.

ItemApproximate rate (verify at the SRO)When it applies
Stamp duty~4%On the higher of market value and consideration
Transfer duty~1.5%Sale deeds in municipal areas
Registration fee~0.5%All sale deeds
GSTTypically 5% without input tax creditConstruction portion of under-construction villas
TDS by buyer1% of considerationPurchases above ₹50 lakh from resident sellers

On a ₹2.5 Cr villa, government charges add roughly ₹15 lakh. For new villas sold with a plot sale deed plus construction agreement, the duty and GST split depends on how the transaction is structured, so ask the builder for a written cost sheet showing both. Registration happens at the jurisdictional sub-registrar office, typically Qutbullapur or Medchal depending on the village; we confirm this from the survey number before booking a slot.

Who should buy a villa in Kompally, and who should not

Kompally suits you if your work or family is centred in Secunderabad, Begumpet, the cantonment, the Medchal and Jeedimetla industrial areas, or you work largely from home; you want a gated villa with a garden at a mid-segment budget; and you value an established community over brand-new construction. It also suits retired professionals and defence families who want a quieter base with hospitals and the ORR within reach.

Look elsewhere if both partners commute daily to the Financial District or HITEC City, if you want walk-to-metro living, or if your budget is above ₹5 Cr and you want the newest amenities, where Kokapet, Tellapur or the Financial District give you more choice. Investors chasing short-term appreciation should also be realistic: Kompally rewards patience rather than quick flips.

Rental yield and resale outlook in Kompally

Kompally villas typically yield 2.5–3.5% gross, a little better than west Hyderabad villas because prices are lower relative to rents. Tenants include managers from the Medchal and Jeedimetla industrial belts, defence and government officers, and families waiting for their own homes to complete.

Appreciation has been steady rather than spectacular. Kompally has not seen the sharp jumps of Kokapet or Tellapur, but it has also avoided their volatility. Drivers for the next cycle include the NH-44 elevated corridor, the ORR-linked logistics and industrial growth around Medchal, and spillover demand as Kompally itself gets denser. Risks include highway congestion, water stress in older communities, and fresh villa supply further north in Medchal and Shamirpet at lower prices, which caps how fast first-generation stock can appreciate.

Resale liquidity is good in the ₹1.8–3.5 Cr band, where most north Hyderabad villa buyers sit. Very large villas above ₹5 Cr take longer to sell here than in the west.

Kompally compared with its neighbours

  • Villas in Alwal: older, closer to Secunderabad, mostly independent houses with fewer gated communities and higher land values per sq yd.
  • Villas in Bachupally: the west-facing alternative, closer to Miyapur and the IT corridor, with similar mid-segment pricing and strong schooling.
  • Medchal and Shamirpet: newer, larger villa plots at lower prices, but further from Secunderabad and with thinner social infrastructure today.
  • Apartments in Kompally: if a villa stretches the budget, a 3BHK in a gated high-rise on the corridor often costs 40–55% of an equivalent villa. See apartments in Kompally.

Buying a Kompally villa as an NRI

NRIs and OCIs can buy villas in Kompally freely, provided the land is residential and not agricultural. Many of our north Hyderabad NRI clients are families from Secunderabad now in the US, UK and Gulf who want a house near parents. The full process is explained in our NRI guide to villas and apartments in Hyderabad; the key points are below.

  • Payments only through banking channels: NRE, NRO or FCNR accounts or inward remittance. No cash.
  • Power of attorney executed abroad and attested at the Indian mission (or apostilled where applicable), then adjudicated in Telangana, lets a parent or sibling sign on your behalf. Keep the POA specific to the property.
  • Under-construction villas need someone local to track construction stages, raise snags and attend handover. Budget for that oversight.
  • Repatriation of sale proceeds is generally possible for up to two residential properties bought with foreign-sourced funds, subject to tax compliance. Check with your bank and a CA.
  • When you sell, the buyer deducts TDS on your capital gain under Section 195 at the applicable capital-gains rate plus surcharge and cess (LTCG 12.5% without indexation since 2024; consult a CA), much higher than the 1% for resident sellers. Apply for a lower-deduction certificate if your actual liability is lower.

How NRR Estates helps north Hyderabad villa buyers

  • Community-level intelligence: we visit associations, read maintenance accounts where possible, and talk to residents about water, security and the builder's track record.
  • Shortlists built around schools and commute: we map school routes and office drives at peak hours before you visit.
  • Document verification: RERA, HMDA layout, title chain, EC, permissions and OC, with a lawyer's opinion for the final file.
  • Negotiation: using resale comparables within the same community and generation of stock.
  • Registration and handover: SRO coordination, charges verification, snag lists for new villas, and mutation of tax and utilities.

Our fee is set out in writing before you commit. If a community has a problem we cannot get comfortable with, we will tell you to walk away, even if the price looks attractive.

Kompally villa FAQs

What is the price of a villa in Kompally in October 2026?

Indicatively, new row villas on 120–180 sq yd start around ₹1.3 Cr to ₹2.1 Cr, resale gated villas range from about ₹1.6 Cr to ₹3.8 Cr depending on the generation of the community and plot size, and new premium villas on 300–500 sq yd run ₹3.2 Cr to ₹5.5 Cr. Built-up rates typically fall between ₹7,000 and ₹11,000 per sq ft. These are ranges from recent transactions and advisor observation, not quotes.

Is Kompally good for families working in HITEC City?

It depends on how often you commute. A daily drive from Kompally to HITEC City or the Financial District typically takes 45 to 75 minutes each way, via Jeedimetla and Kukatpally or the ORR from Dundigal. Families with one partner working from home, or whose work is in Secunderabad, Begumpet or the Medchal industrial belt, find Kompally much more comfortable. If both partners commute west daily, Bachupally or Tellapur may suit better.

Should I buy a resale villa or a new villa in Kompally?

Resale villas in established communities let you see how water, security and maintenance actually work, and they are usually more negotiable, but they may need renovation. New villas offer modern design and larger clubhouses, carry TS RERA protection, and attract GST on the construction portion, but you take on delivery risk and wait for handover. We often suggest second-generation resale communities as the balance between the two.

What approvals should a Kompally villa project have?

An under-construction gated villa project above 500 sq m or eight units must hold a valid TS RERA registration. It should also have an HMDA layout permit and building permission covering your plot. For resale villas, check the title chain, a 30-year encumbrance certificate, layout approval or LRS, building permission and occupancy certificate, and confirm the land is not on the Section 22-A prohibited list or inside a lake FTL or buffer zone.

How does water supply work in Kompally villa communities?

Most communities use a mix of municipal supply, borewells and tankers, and the balance shifts sharply in April to June. Before buying, ask the association for its summer tanker spend, borewell yields and whether rainwater harvesting and the STP are working. Second-generation communities with good storage and treated-water reuse tend to cope better than older, smaller enclaves. Water reliability is one of the biggest differences between otherwise similar communities.

Will the NH-44 elevated corridor raise Kompally villa prices?

If the planned elevated corridor along NH-44 is built, it should ease the most congested stretch of the Secunderabad commute, which would make Kompally more attractive. But infrastructure timelines in Hyderabad often slip. We advise valuing a villa on today's commute and treating the corridor, and any metro extension toward Medchal, as potential upside rather than a reason to pay a premium now. No appreciation is guaranteed.

Can NRIs buy villas in Kompally?

Yes. NRIs and OCI cardholders can buy residential villas in Kompally without RBI approval, paying through NRE, NRO or FCNR accounts or by inward remittance. A power of attorney attested abroad and adjudicated in Telangana lets a relative register on your behalf. For under-construction villas, plan for someone local to monitor progress and handover. When you sell, the buyer deducts higher TDS on capital gains, so consult a CA.

What are the registration charges for a villa in Kompally?

Approximately 4% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 6% in total, on the higher of the transaction value and the government market value. Purchases above ₹50 lakh from resident sellers require 1% TDS by the buyer. Under-construction villas also attract GST, typically 5%, on the construction portion. Registration is at the jurisdictional SRO, and we verify current rates before your slot.
