The Financial District is the compact office grid that runs from Gachibowli down to the Outer Ring Road at Nanakramguda: Wipro Circle at its centre, large technology and banking campuses around it, and the residential edges of Nanakramguda, Khajaguda and Puppalaguda wrapped around the offices. If you are weighing apartments in Financial District, Hyderabad, the promise is a short commute. Many residents drive less than ten minutes to work and a few walk. The price of that promise is also real: some of the highest per-square-foot rates in west Hyderabad, dense high-rise living and peak-hour congestion on a small number of arterial roads. This guide is written the way we brief clients across a table: what the micro-markets actually are, what flats cost as of October 2026, what rent to expect, which TS RERA and title documents to insist on, and how NRIs buying from abroad should approach the area.
On paper the Financial District sits in Serilingampally mandal of Rangareddy district, inside GHMC limits, and shares the 500032 pincode with Gachibowli. In conversation, though, "FD" stretches from the Gachibowli flyover to the ORR, and marketing brochures use the label very generously. Part of our job is telling you whether a project sold as Financial District is genuinely in it, or three kilometres up the slope towards Narsingi with a Financial District price tag attached.
Why buy an apartment in the Financial District
Demand here is not built on hope or on a future metro line. It rests on four things you can see on any weekday morning.
- Employment density. Very few residential markets in India have this many large employers inside a three-kilometre radius. Wipro, Amazon, Capgemini and ICICI run major campuses here, with Microsoft and the DLF Cybercity cluster a short drive north in Gachibowli. Tenants and buyers come from people who are hired here and refuse to sit in the Gachibowli to HITEC City crawl twice a day.
- Outer Ring Road access. The Nanakramguda and Gachibowli ORR interchanges put Rajiv Gandhi International Airport roughly 30 to 40 minutes away outside peak hours, and bring Kokapet, Narsingi, Tellapur and Patancheru within a short drive along the ring.
- Newer housing stock. Most residential towers around FD were completed after 2015. That means high-rise construction, structured car parking, large clubhouses and power backup as standard, which older localities such as Ameerpet or Begumpet cannot offer at scale.
- Liquidity. Because the tenant and buyer pool is deep, a sensibly chosen 2 or 3 BHK in an established gated project resells and rents faster than an equivalent flat in a fringe locality. When you need to exit, someone is usually looking.
The honest counterpoint: you are paying for proximity. If your work is in Secunderabad, Uppal or the old city, or you are buying purely for long-term appreciation with no plan to rent, Kokapet, Tellapur or Kollur may give you more carpet area per rupee. We say that openly, because a buyer who ends up commuting across the city from an expensive FD flat is not a happy client.
Micro-markets and project types around the Financial District
Treat FD as four overlapping pockets rather than one market. Prices, density, view and traffic exposure change noticeably as you move between them.
Nanakramguda core
This is the pocket closest to the office towers and the Nanakramguda ORR exit. Residential supply is dominated by large gated high-rises of 30 floors and above, often with several towers on one land parcel and amenity podiums between them. The advantage is walkable or five-minute access to offices and the ring road. The drawback is that some towers face office blocks or the elevated ORR, so the view and noise question matters floor by floor. Resale here is the most liquid in the area.
Khajaguda and the lake side
North-east of Nanakramguda, Khajaguda mixes gated towers with older independent houses and the rocky terrain the area is known for. Projects facing the Khajaguda lake or the rock formations command a premium for view, but you must check the lake's full tank level and buffer boundaries before you fall in love with a balcony. Some of the older apartment blocks here, built before 2012, offer lower entry prices with smaller amenities and limited parking.
Puppalaguda and the Manikonda slopes
South and east of FD, the land rises towards Puppalaguda and Manikonda. Newer high-rise projects on these slopes are typically priced 10 to 20 percent below the Nanakramguda core while staying within a 10 to 15 minute drive of Wipro Circle. The trade-off is internal roads that were laid for village traffic and are still catching up, and a longer peak-hour drive through junctions near Lanco Hills and Alkapur Township. For many families this is the value pocket of the Financial District market.
Gachibowli edge and the stadium side
On the northern side, towards the Gachibowli stadium and the Gachibowli to Miyapur road, apartment stock is slightly older and more varied: mid-rise gated communities from the 2008 to 2016 period sit beside newer towers. Rents here are close to FD core levels because the commute to both Gachibowli and FD offices is short, while purchase prices for older resale flats can be meaningfully lower.
Configurations you will actually find
| Configuration | Typical super built-up area | Who buys it |
|---|---|---|
| 2 BHK | 1,150 – 1,450 sq ft | Young IT couples, investors targeting single tenants or small families |
| 3 BHK | 1,650 – 2,400 sq ft | The core FD buyer: families with school-going children, end-users relocating within Hyderabad |
| 3.5 / 4 BHK | 2,600 – 4,000 sq ft | Senior professionals, NRIs planning to return, buyers upgrading from older localities |
| Duplex, sky villa or penthouse | 4,000 sq ft and above | A narrow luxury segment in a handful of premium towers; resale pool is thin |
Pure 1 BHK supply is rare in new FD projects. Studio and 1 BHK demand from single professionals is mostly met by older rental stock in Gachibowli and by co-living operators, not by new launches.
Apartments in Financial District: indicative price bands (October 2026)
The ranges below come from recent transactions and advisor observation across new launches and resale deals in and immediately around the Financial District. They are indicative, not quotes. Floor, facing, tower position, view and the developer's track record can move an individual flat outside these bands.
| Segment | Indicative rate (per sq ft, super built-up) | Typical ticket size |
|---|---|---|
| Older resale, mid-rise gated (2008 – 2016 builds) | ₹8,000 – ₹10,500 | ₹1.0 Cr – ₹2.0 Cr |
| Newer resale, high-rise gated (2017 onwards) | ₹10,500 – ₹13,500 | ₹1.6 Cr – ₹3.2 Cr |
| New launch / under construction, upper-mid segment | ₹11,500 – ₹14,500 | ₹1.8 Cr – ₹3.5 Cr |
| Premium towers, high floors, view units | ₹14,000 – ₹19,000 | ₹3.5 Cr – ₹7.0 Cr |
| Puppalaguda / Manikonda slope projects | ₹9,000 – ₹11,500 | ₹1.3 Cr – ₹2.7 Cr |
Rents you can expect
| Configuration | Indicative monthly rent (semi-furnished) |
|---|---|
| 2 BHK, gated | ₹35,000 – ₹55,000 |
| 3 BHK, gated | ₹50,000 – ₹85,000 |
| 4 BHK, premium tower | ₹90,000 – ₹1,60,000 |
Maintenance is typically charged on super built-up area and usually runs between ₹3.5 and ₹6 per sq ft per month in high-amenity towers. Some leases pass maintenance to the tenant; most FD landlords quote rent inclusive of it, so read your yield calculations accordingly.
Connectivity and social infrastructure
The Financial District's road network was planned for offices first and homes second, and you feel that at 9:30 in the morning. Outside peak hours, though, the location is hard to beat in west Hyderabad.
Indicative drive times from Wipro Circle
| Destination | Off-peak | Peak hours |
|---|---|---|
| Gachibowli / DLF Cybercity | 8 – 12 min | 20 – 35 min |
| HITEC City / Madhapur | 15 – 20 min | 35 – 55 min |
| Kokapet Neopolis | 8 – 12 min | 15 – 25 min |
| Rajiv Gandhi International Airport (via ORR) | 30 – 40 min | 40 – 55 min |
| Banjara Hills / Jubilee Hills | 25 – 35 min | 45 – 70 min |
Metro connectivity is the area's gap today. The nearest operational station is at Raidurg, the western end of the Blue Line, a short cab ride away. Metro Phase II proposals include an extension westwards from Raidurg towards Kokapet Neopolis that would pass close to the Financial District. Treat that as a plan that could take years, not as a reason to pay a premium today.
Schools, hospitals and daily needs
Families choose FD partly because of the cluster of international and CBSE schools within a 5 to 12 km radius in Gachibowli, Khajaguda, Narsingi, Kokapet and Kondapur. Admissions to the most sought-after schools are competitive, so if a specific school matters, confirm seat availability and bus routes before you shortlist a tower. For healthcare, Continental Hospitals sits in Nanakramguda itself, AIG Hospitals is in Gachibowli, and several multi-speciality hospitals line the HITEC City and Kondapur stretch. Shopping and entertainment mean Sarath City Capital Mall in Kondapur, Inorbit in Madhapur and a growing number of high-street retail and restaurant clusters around Nanakramguda and Khajaguda. Daily groceries, pharmacies and quick-commerce dark stores are well established; delivery coverage is among the densest in the city.
Living in a work district: trade-offs the brochure leaves out
We would rather you hear these from us than discover them after possession.
- Peak-hour bottlenecks. Wipro Circle, the Gachibowli flyover approach and the roads towards Khajaguda and Manikonda choke between roughly 9 and 11 in the morning and 6 and 9 in the evening. A tower that is two kilometres from your office on the map can still mean a 25-minute drive if it exits onto the wrong junction.
- Ongoing construction. With new towers still rising on several parcels, dust, night-time concrete pours and heavy vehicle movement are part of life for the next few years in some pockets. Ask what is approved on the neighbouring land before you choose a high floor for its view.
- Water supply. Established communities are usually connected to HMWSSB piped water, but newer projects may depend partly on tankers until permanent connections are commissioned. Ask the association, not the sales team, how many tankers a month the society buys in summer.
- Weekend character. On Sundays the office grid empties out. Some residents love the calm; others miss the street life of older neighbourhoods. Walk the area on a weekend before deciding.
- Density. Some gated projects pack well over 100 units per acre. That is not automatically bad, but it means more cars at the gate at 9 am, more pressure on lifts and a busier clubhouse.
TS RERA and legal checklist for Financial District apartments
High prices do not mean clean paperwork. Our verification on any FD apartment, new or resale, covers the following.
- TS RERA registration. Any project on land above 500 sq m or with more than eight units must be registered with the Telangana Real Estate Regulatory Authority. Search the project on rera.telangana.gov.in, confirm the registration number on the agreement matches, and check the declared completion date, the number of floors approved and the quarterly progress updates.
- Building permission. Confirm the GHMC or HMDA building permission number, the number of floors and cellars sanctioned, and that what is being built matches. Extra floors added without revised sanction are a long-term problem for loans and resale.
- Occupancy Certificate (OC). For a ready flat, insist on the OC. Without it, water and power connections, loan disbursements and future resale all become harder. Do not accept "OC applied" as equivalent to "OC received".
- Commencement and title. Review the land title chain, the development agreement between landowner and developer, and which flats fall in the landowner's share versus the builder's share. Buying a landowner-share flat is common and fine, but the paperwork route differs.
- Undivided share of land (UDS). Your sale deed should state your UDS in square yards. In high-rise towers UDS is small, often 25 to 50 sq yd for a 3 BHK, but it must be clearly recorded and must add up across the project.
- Car parking. Under RERA principles, you cannot be sold common areas. Covered parking is typically allotted, not sold as a separate unit; check how many slots are allotted and where. Tandem or mechanical slots should be disclosed in writing.
- Encumbrance and loans. Pull an encumbrance certificate for at least 30 years where the land history is long, and check whether the project land is mortgaged to a lender. If it is, you need the lender's NOC or release before registration.
- Maintenance, corpus and handover. Ask for the maintenance agreement, the corpus fund amount, the period of developer-run maintenance and the date the residents' association takes over. Sinking-fund practices vary widely.
- Lake and buffer checks. Near Khajaguda and other water bodies, verify that no part of the land falls within the full tank level or the notified buffer. This matters for both legal safety and monsoon flooding.
Under-construction or ready-to-move in the Financial District
Both routes work here, but for different buyers.
Under-construction flats typically cost 8 to 15 percent less per sq ft than a comparable ready flat, let you choose floor and facing, and spread payments over two to four years. They also carry 5 percent GST on the agreement value (for flats outside the affordable category), a completion risk and two to four years without rent. On the developer side, check how many towers the builder has delivered on time in Hyderabad, not just how many they have launched.
Ready-to-move flats with an OC attract no GST, can be rented immediately and let you inspect exactly what you are buying, from seepage marks to lift waiting times. In a market where rents are strong, the rent you earn during what would have been the construction period narrows the price gap considerably. Resale flats in established FD towers also let you speak to residents about the association, water and maintenance before committing.
Our rule of thumb: if you need rental income soon or you are buying from abroad without the ability to supervise snags, lean ready-to-move. If you are an end-user with a three-year horizon and a strong developer in view, an under-construction unit can make sense.
Payment plans, home loans and the charges on top of the price
Most new FD projects follow construction-linked plans: a booking amount, around 10 to 20 percent on agreement, and the balance in stages tied to slabs and finishing. Time-linked or 20:80 subvention-style schemes appear occasionally; read their fine print carefully, because the interest burden often sits with you if the developer falls behind.
Home loans from banks and housing finance companies are readily available for RERA-registered FD projects; many lenders have pre-approved the larger towers, which speeds up sanction. Typical loan-to-value is up to 75 to 80 percent of the property value for this ticket size, subject to your eligibility.
Approximate charges beyond the agreed price
| Item | Approximate rate / amount | Note |
|---|---|---|
| Stamp duty | ~4% of market value | Verify current rate at the SRO on the day |
| Transfer duty | ~1.5% | Applies in municipal areas such as GHMC |
| Registration fee | ~0.5% | Total roughly 6% of market value |
| GST | 5% on under-construction (non-affordable) | Not applicable on ready flats with OC |
| TDS | 1% if price ≥ ₹50 lakh and seller is resident | Deducted by buyer and deposited online |
| Maintenance advance and corpus | Typically 12 – 24 months advance plus a corpus | Varies widely by project |
| Legal, loan processing, society transfer | Varies | Resale society transfer fees can be significant |
Registration for most Financial District properties happens at the jurisdictional sub-registrar office for the property's survey number in the Serilingampally and Gandipet cluster. Stamp duty is computed on the higher of the agreed price and the government market value, and rates change, so we confirm the current figures on registration.telangana.gov.in before you book a slot.
Choosing the right flat inside a Financial District tower
Two flats in the same project, at the same price per sq ft, can differ in value by lakhs over a decade. These are the variables we walk through with every client.
- Facing and vastu. East and north-facing main doors carry a premium in Hyderabad resale. Even if you personally do not care, your future buyer may.
- View versus heat. West-facing living rooms on high floors catch the afternoon sun hard in April and May. A beautiful sunset view can mean higher air-conditioning bills.
- Floor band. Very low floors in tall towers lose light; very high floors depend entirely on lifts and pay more for the view. Middle-to-upper floors usually offer the best resale balance.
- Tower position. Units facing an internal podium or garden are quieter than those facing the ORR or an arterial road. Units facing a neighbouring vacant plot may lose their view when that plot is developed.
- Lift ratio. Ask how many flats share each lift bank. In towers with 6 to 8 flats per floor and only two or three lifts, morning waits can be long.
- Efficiency. Compare carpet area to super built-up area. FD projects commonly load 25 to 35 percent; a flat with poor efficiency costs more per usable square foot than its headline rate suggests.
Rental yield and appreciation outlook for FD apartments
Gross rental yields on Financial District apartments typically sit between 2.8 and 3.8 percent as of October 2026, with older resale flats bought at lower per-sq-ft rates at the top of that band and premium high-floor units at the bottom. After maintenance borne by the landlord, vacancy between tenants and property tax, net yields are lower. In other words, nobody should buy here expecting rent alone to make the investment work.
The case for FD rests on the combination of steady, deep rental demand and long-run capital value tied to the employment base. Our observations:
- Demand drivers: continued expansion of global capability centres and large technology employers in the Gachibowli to Kokapet belt, the ORR, and the scarcity of new land parcels inside the FD grid itself.
- Risks: a large pipeline of new supply in neighbouring Kokapet, Narsingi and Tellapur that competes for the same buyers and tenants; any slowdown in technology hiring; and price levels that already discount a lot of good news.
- Holding period: we generally advise thinking in seven to ten year windows rather than flipping. Transaction costs of around 6 percent on entry and brokerage plus tax on exit make short holds expensive.
Comparable markets worth looking at before you decide are apartments in Nanakramguda for the same employment base with slightly different pricing, apartments in Kokapet for newer towers at the ORR's luxury end, and apartments in Puppalaguda if you want value within the FD commute.
NRI guide to buying a Financial District apartment
A large share of FD buyers are NRIs, many of whom worked in these very campuses before moving abroad. The rules are straightforward if you follow them carefully.
- Eligibility. NRIs and OCI cardholders can buy residential and commercial property in India under FEMA without RBI permission. There is no limit on the number of residential properties you can buy.
- Funds. Pay through normal banking channels, either by inward remittance or from your NRE, FCNR or NRO account. Cash and foreign-currency notes are not permitted. Keep every remittance record; you will need them for repatriation later.
- Home loans. Indian banks and housing finance companies lend to NRIs for FD apartments, with EMIs payable from NRE or NRO accounts.
- Power of attorney. If you cannot travel for registration, a specific power of attorney executed abroad, attested at the Indian consulate or notarised and apostilled, then adjudicated and stamped in Telangana within three months of reaching India, allows a trusted person to sign and register on your behalf.
- TDS when you buy. If the seller is a resident, you deduct 1 percent TDS on purchases of ₹50 lakh and above. If the seller is an NRI, the buyer must deduct TDS under Section 195 on the seller's capital gain, at the applicable LTCG or STCG rate plus surcharge and cess, and needs a TAN to do so; this is where many resale deals go wrong, so involve a CA early.
- Selling later. When you sell, the buyer deducts TDS under Section 195 at the applicable LTCG or STCG rate plus surcharge and cess, unless you obtain a lower-deduction certificate. Sale proceeds can be repatriated within limits; the details depend on how you paid. We always recommend an NRI-specialist CA for the tax side.

How NRR Estates helps you buy in the Financial District
We are an advisory, not a listing portal. We do not push the project that pays the highest commission; our fee is disclosed before you commit. For an FD apartment purchase, our work typically covers:
- Brief and shortlist. We start with your commute, school, budget and resale priorities, then shortlist towers that actually fit, including pockets you may not have considered, such as villas near the Financial District if your budget stretches and you want ground-floor living.
- Site visits. In-person visits with an advisor who knows which units face the ORR, which towers have lift problems and which associations are well run. For NRIs, live video walk-throughs at the time of day you choose.
- Document verification. RERA, building permission, OC, title chain, UDS, encumbrance and lender NOCs, reviewed before you pay a booking amount.
- Negotiation. On resale and on inventory units in launched projects, we negotiate price, floor-rise, parking and payment terms on your behalf.
- Loans, registration and handover. Coordination with your lender, stamp duty calculation, SRO slot booking, POA logistics for NRIs and a snag inspection at possession.
- After purchase. Tenant search and rental management on request, so the flat earns from the month it is ready.
Financial District apartments: frequently asked questions
What is the price of a 3 BHK apartment in the Financial District?
As of October 2026, a 3 BHK of 1,650 to 2,400 sq ft in a new or under-construction gated project near the Financial District typically costs between about ₹1.8 crore and ₹3.5 crore before GST, stamp duty and registration. Older resale 3 BHKs in mid-rise communities can start nearer ₹1.2 crore, while high-floor units in premium towers can go well beyond ₹3.5 crore. These are indicative ranges based on recent transactions and advisor observation; floor, facing, view and developer reputation move individual prices, so we price each unit separately before you negotiate.
Is the Financial District part of Gachibowli or a separate locality?
Administratively the Financial District falls in Serilingampally mandal of Rangareddy district, inside GHMC limits, and shares the 500032 pincode with Gachibowli. It is best understood as the office grid around Wipro Circle and Nanakramguda, bordered by Khajaguda, Puppalaguda and the Gachibowli stadium side. Builders often stretch the Financial District label to projects several kilometres away. Before you pay a premium for the name, check the actual drive time to Wipro Circle at 9:30 am, which is the measure that matters to tenants and future buyers.
What rental yield can I expect from a Financial District flat?
Gross rental yields on Financial District apartments typically fall between 2.8 and 3.8 percent as of October 2026. A gated 2 BHK usually rents for ₹35,000 to ₹55,000 a month and a 3 BHK for ₹50,000 to ₹85,000, depending on furnishing, floor and project amenities. Older resale flats bought at lower per-square-foot rates sit at the higher end of the yield band. After maintenance, vacancy between tenants and property tax, net yields are lower, so rent should be seen as supporting the investment, not carrying it.
Should I buy under-construction or ready-to-move in the Financial District?
Under-construction flats usually cost 8 to 15 percent less per square foot, offer choice of floor and facing and spread payments over a few years, but attract 5 percent GST and carry delivery risk with no rent in the meantime. Ready flats with an Occupancy Certificate have no GST, can be let immediately and can be inspected for defects. If you need rental income soon or are buying from abroad, ready-to-move is usually safer. If you are an end-user with a three-year horizon and a developer with a strong delivery record, under-construction can work well.
Which documents must I check before booking a Financial District apartment?
At minimum, check the TS RERA registration and its validity, the GHMC or HMDA building permission and number of floors sanctioned, the land title chain and development agreement, the encumbrance certificate, and whether the project land is mortgaged to a lender. For ready flats, insist on the Occupancy Certificate. Your sale deed must record your undivided share of land, and parking allotment should be in writing. Near Khajaguda and other water bodies, confirm the land is outside the lake full tank level and buffer. NRR Estates verifies all of this before any booking amount is paid.
Is there a metro station near the Financial District?
Not inside the Financial District today. The nearest operational metro station is Raidurg, the western terminus of the Blue Line, a short cab or auto ride from Wipro Circle. Hyderabad Metro Phase II proposals include an extension from Raidurg towards Kokapet Neopolis that would run close to the Financial District, but approvals, funding and construction timelines are uncertain. We advise buyers to value Financial District apartments on today's road connectivity and employment access, and to treat any future metro line as a possible bonus rather than a reason to pay more now.
Can NRIs buy apartments in the Financial District and rent them out?
Yes. NRIs and OCI cardholders can buy residential property in India under FEMA without RBI permission and can let it out. Payment must come through banking channels, by inward remittance or from NRE, FCNR or NRO accounts. Rent is taxable in India and is normally credited to an NRO account, with tenants expected to deduct tax at source on rent paid to an NRI. If you cannot travel, a consulate-attested or apostilled power of attorney lets a trusted person register for you. NRR Estates' NRI desk also handles tenant search and rental management.
What are the registration charges for a flat in the Financial District?
In GHMC areas, stamp duty is approximately 4 percent, transfer duty about 1.5 percent and registration fee about 0.5 percent, so roughly 6 percent of the higher of the agreed price and the government market value. Under-construction flats also attract 5 percent GST, and purchases of ₹50 lakh or more from a resident seller require 1 percent TDS deducted by the buyer. Rates are revised from time to time, so we confirm current figures with the jurisdictional sub-registrar office before you book a registration slot, and we prepare the challans for you.
