Kokapet vs Tellapur vs Mokila: Choosing a West Hyderabad Villa Belt
Kokapet, Tellapur and Mokila sit on the same western growth line but sell very different villas. We compare indicative rates, tickets, commute, supply, approvals and rents as of October 2026, and who each belt suits.

- Independent villas run about ₹13,500–₹22,000 per sq ft in Kokapet, ₹9,500–₹14,500 in Tellapur and ₹8,000–₹12,500 in Mokila, indicative October 2026
- Typical weekday drive to the Financial District: 10–20 min from Kokapet, 25–40 from Tellapur, 35–55 from Mokila
- Tellapur has the deepest villa supply and rental pool; Mokila the lowest density and borewell-dependent water
- Kokapet usually registers at the Gandipet SRO, Mokila at Shankarpally; Tellapur's SRO is confirmed by survey number
- Gross villa yields are about 2–3% in all three; buy for use and long-term holding, not rent

Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
Kokapet vs Tellapur vs Mokila villas is the comparison almost every West Hyderabad villa buyer ends up making, usually after a weekend of site visits that left them more confused than before. The three sit along the same western growth line, from the edge of the Financial District out past the Outer Ring Road, and all three sell gated villas to IT and business families. But they are very different purchases. Kokapet is a land-scarcity market where a villa is priced like a slice of Neopolis. Tellapur is a township market with the deepest rental pool of the three. Mokila is a low-density, borewell-and-gardens market where you trade commute time for space. This guide compares them on price, commute, supply, approvals, rents and who each one suits, using the same indicative bands as our area pages as of October 2026.
Who this guide is for
It is for families with a budget somewhere between ₹2 crore and ₹15 crore who have decided on a gated villa in the west and need to choose a belt, for NRIs planning a return to Hyderabad who want a villa that will rent or hold value until then, and for apartment owners in Gachibowli or Kondapur thinking about stepping up to a house. If you are still deciding between a villa and a flat, read our villa versus apartment guide first.
Three belts, one corridor: what you are really choosing between
All three belts exist because of the same thing: the western IT corridor ran out of land. As HITEC City, Gachibowli and the Financial District filled, villa demand pushed west and north-west along the ORR. Each belt represents a different stage of that push.
Kokapet: the Neopolis premium
Kokapet sits roughly 5 km from Wipro Circle, in Gandipet mandal of Rangareddy district. HMDA's Neopolis layout auctions, reported at up to about ₹100 crore per acre in 2023, reset land values here, and villas are now priced off that land. The product is large gated communities on 300 to 600 sq yd plots, smaller boutique clusters, row and twin villas, and sky villas in Neopolis towers. Read the full picture on our villas in Kokapet page.
Tellapur: the township belt
Tellapur lies about 12 to 15 km from Gachibowli via Nallagandla or the ORR, in Sangareddy district but inside HMDA's planning area. It grew through large integrated townships that mix high-rise towers with villa sections, plus mid-sized villa-only communities. It has the most villa stock of the three and the most tenants. See our villas in Tellapur page.
Mokila: the low-density edge
Mokila is about 22 to 26 km from Gachibowli, in Shankarpally mandal of Rangareddy district, reached mainly via the Kollur ORR interchange. It offers larger plots, lower density, villa plots for self-build in HMDA-approved gated layouts, and a quieter, greener setting, with borewell-dependent water. Our villas in Mokila page goes deeper.
How villa buying works in these three belts
The legal framework is the same in all three, but the details differ by district, local body and registration office.
Approvals
Gated villa communities in all three belts fall within HMDA's planning area, so the layout and building approvals come from HMDA or the local body under its rules. Any project above 500 sq m of land or more than eight units must be registered with TS RERA; check the registration number, approved plan and quarterly updates on the TS RERA portal. For ready villas, ask for the occupancy certificate. If you are buying a villa plot to build on yourself, your building permission goes through TG-bPASS or the HMDA online system depending on the plot and local body, and our building permission guide explains the route. You can cross-check layout approvals on the HMDA website.
Registration
Kokapet registrations usually happen at the Gandipet SRO in Rangareddy district. Mokila registrations usually happen at the Shankarpally SRO. Tellapur villages fall under different SRO jurisdictions in Sangareddy district, so we confirm the correct office from the survey number before booking a slot. In all three, sale-deed charges come to roughly 7.5 percent of the higher of guideline value and sale value as of October 2026: 5.5 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee. Verify current rates on the day. Our stamp duty and registration guide has the breakdown.
Taxes
Under-construction villas attract GST, typically 5 percent on the agreement value for residential units outside the affordable category. Ready villas with an OC do not. On any purchase above ₹50 lakh from a resident seller, the buyer deducts 1 percent TDS under Section 194-IA. If the seller is an NRI, the buyer must deduct TDS under Section 195 instead, at a much higher rate; see our TDS on purchase from an NRI seller guide.

Price: per sq ft rates and ticket sizes
Because villa prices in the west are essentially land prices with a house on top, the gap between the three belts is driven by land. Here are the indicative bands from our area pages, alongside the neighbours you will inevitably also be shown.
| Villa format | Indicative rate | Indicative ticket |
|---|---|---|
| Kokapet: independent villa, large gated community, 400–600 sq yd | ₹15,000 – ₹22,000 per sq ft | ₹9 Cr – ₹20 Cr+ |
| Kokapet: independent villa, smaller cluster, 300–400 sq yd | ₹13,500 – ₹18,500 per sq ft | ₹6.5 Cr – ₹11 Cr |
| Kokapet: row or twin villa, 200–300 sq yd | ₹12,500 – ₹16,500 per sq ft | ₹4.5 Cr – ₹7 Cr |
| Kokapet: sky villa or duplex penthouse, Neopolis tower | ₹12,000 – ₹17,000 per sq ft | ₹6 Cr – ₹13 Cr |
| Tellapur: independent villa, large township, 350–500 sq yd | ₹10,500 – ₹14,500 per sq ft | ₹4.5 Cr – ₹8.5 Cr |
| Tellapur: independent villa, mid-sized community, 250–350 sq yd | ₹9,500 – ₹13,000 per sq ft | ₹3.2 Cr – ₹5.5 Cr |
| Tellapur: row or twin villa, 150–250 sq yd | ₹8,500 – ₹11,500 per sq ft | ₹2.2 Cr – ₹4 Cr |
| Mokila: independent villa, established community, 400–600 sq yd | ₹9,500 – ₹12,500 per sq ft | ₹4 Cr – ₹7 Cr |
| Mokila: independent villa, newer or interior community, 300–400 sq yd | ₹8,000 – ₹10,500 per sq ft | ₹2.8 Cr – ₹4.5 Cr |
| Mokila: row or twin villa, 150–250 sq yd | ₹7,500 – ₹9,500 per sq ft | ₹1.7 Cr – ₹3 Cr |
Indicative, October 2026, excluding stamp duty, registration, GST, parking and corpus charges.
The neighbours on the same line
Between Kokapet and Tellapur sit Narsingi, with independent villas in well-run communities at about ₹13,000 to ₹18,000 per sq ft, Gopanpally's large-format villas at ₹12,500 to ₹16,500, and Nallagandla's villa-only enclaves at ₹10,000 to ₹13,500 on resale. Between Tellapur and Mokila sits Kollur, where independent villas in larger communities near the ORR run about ₹9,000 to ₹11,000 per sq ft and row villas ₹7,000 to ₹9,000. Beyond Mokila, gated villas in Shankarpally drop to roughly ₹5,500 to ₹8,500. The pattern is consistent: each step west takes 15 to 30 percent off the per sq ft rate.
What you get for the same money
The practical consequence is that ₹5 crore buys a row villa in Kokapet, a good independent villa in a mid-sized Tellapur community, or an independent villa on a 450 sq yd plot in an established Mokila community. That is a garden of a few square metres, a garden you can walk around, or a garden you can plant mango trees in. Which one is better depends entirely on how often you drive to the Financial District.
Commute: the factor that decides most purchases
Commute times on the western corridor vary enormously by hour and route. These are typical weekday ranges we observe, not guarantees.
| Trip | From Kokapet | From Tellapur | From Mokila |
|---|---|---|---|
| Financial District | 10–20 min | 25–40 min | 35–55 min |
| HITEC City and Madhapur | 25–40 min | 30–45 min | 45–65 min |
| Rajiv Gandhi International Airport | 35–45 min via ORR | 45–60 min via ORR | 55–70 min via ORR |
| Nearest ORR access | Kokapet and Narsingi interchanges | Nallagandla side or Kollur interchange | Kollur interchange |
Hybrid work has changed the maths. A 50-minute drive three days a week is a very different proposition from the same drive every day. Before you choose Mokila, drive the route at your actual office hour, twice, from the specific community gate. Before you choose Kokapet, check how long it takes to exit the Neopolis towers area at peak, because the internal roads are still catching up with the density.
Supply and community formats
Kokapet
New villa supply in Kokapet is limited because land is so expensive that high-rise towers are the more profitable use. Most villa transactions are resales in established large gated communities, a few boutique clusters, and sky villas in Neopolis towers. Scarcity supports prices but also limits choice: you may wait months for the right villa in the right community. Older independent houses outside gated communities on village lanes are priced mainly on land, and the lane width matters enormously.
Tellapur
Tellapur has the most villa supply of the three, in two forms. Large integrated townships include villa sections alongside high-rises, with shared clubhouses, schools and retail within the township. Mid-sized villa-only communities offer more privacy at slightly lower rates. Row and twin villas on 150 to 250 sq yd are common. Several projects are still under construction, which means more choice and more negotiating room, but also more handovers that can briefly cap resale prices. Township maintenance charges deserve a careful look.
Mokila
Mokila's villa market is a mix of established communities near the main road, newer communities in the interior, and gated villa-plot layouts where you buy land and build. HMDA's own Mokila layout is a reference point for plot buyers: resales there run about ₹60,000 to ₹95,000 per sq yd. Self-build costs roughly ₹2,800 to ₹5,000 per sq ft of built-up area depending on specification. The pace of new launches is slower than Tellapur's and density is far lower.
Approvals and legal points specific to each belt
- Kokapet: Check that the community's land is in a residential use zone under the HMDA master plan. The western slopes towards Gandipet carry GO 111-era history and some conservation zoning; our GO 111 explainer covers what changed in 2023 and what did not. For sky villas, check UDS and the tower's OC rather than assuming villa-style land ownership.
- Tellapur: Several tanks and streams run through the area. Check the lake full-tank level and buffer against each community's boundary, especially for low-lying villa rows. Our lake FTL and buffer guide shows how. Confirm the SRO and local body from the survey number.
- Mokila: Water is borewell-dependent in most communities, so ask for summer water records and tanker spend for the last two years. Check that a villa plot sits in a released HMDA layout, not a mortgaged one, and that the community roads and common areas have been handed over or that the developer's obligations are documented.
- All three: EC for 30 years on the parent land, link documents, approved layout and building plan, TS RERA registration where applicable, OC for ready villas, and a builder track-record check. Our step-by-step villa buying guide lists every document.
Daily life: schools, hospitals and services
Kokapet has the shortest drive to the international schools, hospitals and malls of Gachibowli and the Financial District, and the Neopolis area is adding its own retail. Tellapur's townships have brought schools and retail into the belt itself, with Meru International School in Tellapur and Citizens Specialty Hospital in Nallagandla about 10 to 20 minutes away. Mokila's own social infrastructure is thinner; most families drive to Tellapur, Nallagandla or Gachibowli for hospitals and larger schools, though schools along the Mokila and Shankarpally roads are growing. If you have elderly parents or someone who needs frequent medical visits, factor the hospital distance in seriously.
Rental yield and resale outlook
| Belt | Indicative monthly rent | Indicative gross yield | Resale liquidity |
|---|---|---|---|
| Kokapet, furnished 4–5 BHK villa | ₹2 L – ₹4 L | About 2 – 3% | Good in established communities, thin at the very top |
| Tellapur, row or twin 3 BHK | ₹65,000 – ₹1 L | About 2 – 3% | Deepest; many comparable units |
| Tellapur, independent 4 BHK, mid-sized community | ₹90,000 – ₹1.5 L | About 2 – 3% | Good |
| Mokila, row or twin villa | ₹45,000 – ₹75,000 | About 2 – 3% | Slower; owner-occupier market |
| Mokila, independent 4 BHK, established community | ₹70,000 – ₹1.2 L | About 2 – 3%, longer vacancies | Slower |
None of the three is a yield play. Kokapet's case is land scarcity next to the Financial District. Tellapur's is depth: lots of buyers and tenants for a standard product. Mokila's is long-run appreciation of a low-density, land-heavy asset, with the patience that requires. We do not forecast prices; we note that historically the westward ripple has carried each belt upward after the one before it, and that Mokila's outcome depends more than the others on how the corridor beyond Kollur develops.
Who each belt suits
Choose Kokapet if
- You or your spouse work in the Financial District and want the shortest commute.
- Your budget starts at about ₹4.5 crore for a row villa or ₹6.5 crore and up for an independent villa.
- You value land scarcity and resale to a premium buyer pool over garden size.
Choose Tellapur if
- You want a standard, well-understood villa product with many comparables and easy resale.
- You are an NRI who wants the villa rented until you return.
- Township amenities, in-belt schools and a social community matter to you.
Choose Mokila if
- You work hybrid or your office is on the western edge, and space and greenery matter more than commute.
- You want a large plot, or want to build your own villa on a gated plot.
- You are holding for ten years or more and are comfortable with a thinner resale and rental market.

Worked example: a ₹5 crore budget in each belt
A family with an all-in budget of about ₹5 crore wants a ready villa. Using the indicative bands above:
- Kokapet: a resale row villa of about 3,400 sq ft at ₹13,500 per sq ft costs about ₹4.59 crore. Charges at roughly 7.5% add about ₹34.4 lakh, for about ₹4.93 crore all-in. The buyer deducts about ₹4.6 lakh as 1% TDS from the payment. Small garden, 10 to 20 minutes to the Financial District.
- Tellapur: an independent villa of about 4,000 sq ft on a 300 sq yd plot in a mid-sized community at ₹11,000 per sq ft costs about ₹4.4 crore, plus about ₹33 lakh in charges, roughly ₹4.73 crore all-in. If it were under construction, 5% GST of about ₹22 lakh would take it to about ₹4.95 crore.
- Mokila, ready villa: an independent villa of about 4,800 sq ft on 450 sq yd in an established community at ₹9,500 per sq ft costs about ₹4.56 crore, plus about ₹34.2 lakh in charges, roughly ₹4.90 crore all-in.
- Mokila, self-build: a 400 sq yd plot in an HMDA-approved gated layout at ₹65,000 per sq yd costs ₹2.6 crore, plus about ₹19.5 lakh in charges. Building 4,500 sq ft at about ₹3,800 per sq ft adds roughly ₹1.71 crore, before design and approval fees. Roughly ₹4.5 crore and 18 to 24 months of effort for a house built exactly to your plan.
Same money, four very different lives. The figures are illustrative; GST treatment on construction contracts and actual guideline values should be confirmed for the specific property.
Mistakes we see in practice, and the fix
- Comparing per sq ft rates across formats. A sky villa's rate and an independent villa's rate are not comparable because one includes land and one includes UDS. Fix: compare land share and built-up separately.
- Testing the commute on a Saturday. Fix: drive from the community gate at your real office hour on two weekdays.
- Ignoring township maintenance. Large Tellapur townships can carry substantial monthly charges. Fix: ask for the last two years of association accounts.
- Skipping the water question in Mokila. Fix: ask for summer tanker spend and borewell depth records.
- Assuming a gated community means a clean title. Fix: run the EC and link documents on the parent land, not just your villa.
- Paying a Kokapet premium for a Kokapet address on a village lane. Fix: price older houses on land value and lane width, not on the postcode.
- Buying under construction without checking TS RERA progress. Fix: read the quarterly updates and visit the site, not just the show villa.
NRI note
NRIs and OCIs can buy villas and villa plots in all three belts, paying from NRE, NRO or FCNR accounts. Many complete the purchase through a registered power of attorney; see our NRI power of attorney guide. When an NRI later sells, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess. Long-term gains on property are taxed at 12.5 percent without indexation since 2024, and a lower-deduction certificate can be sought. Repatriation of sale proceeds is permitted within RBI limits, including the USD 1 million per financial year facility from NRO balances and the rules on repatriating proceeds of up to two residential properties. Please consult a CA on your own position. Our NRI villa and apartment guide covers the full process.
How NRR Estates helps you choose between the three
We start with your commute, budget, family needs and holding period, and usually narrow the choice to one belt in the first conversation. Then we shortlist villas across two or three communities in that belt, with the indicative band for each and our view of where the specific villa sits. Our advocates check title, approvals, RERA status and lake buffers; our engineer inspects resale villas. We negotiate, coordinate your loan, book the slot at the correct SRO and handle the association and utility transfers. For NRIs we manage the POA, fund flow and TDS paperwork with your CA. Fees are disclosed before you commit.
Kokapet, Tellapur or Mokila: questions villa buyers ask
Which is better for villas: Kokapet, Tellapur or Mokila?
None is better in general; each suits a different buyer. Kokapet suits families who want the shortest drive to the Financial District and can spend roughly ₹4.5 crore for a row villa or ₹6.5 crore and up for an independent villa. Tellapur suits buyers who want a standard, liquid villa product with township amenities and the deepest rental market. Mokila suits hybrid workers and long-term holders who want a large plot, lower density and a greener setting, and who accept a longer commute and a thinner resale market.
How much does a villa cost in Tellapur compared with Kokapet?
As of October 2026, indicative independent villa rates are about ₹9,500 to ₹14,500 per sq ft of built-up area in Tellapur against ₹13,500 to ₹22,000 in Kokapet. In ticket terms, a mid-sized Tellapur community villa on 250 to 350 sq yd is roughly ₹3.2 crore to ₹5.5 crore, while a comparable independent villa in a smaller Kokapet cluster on 300 to 400 sq yd is about ₹6.5 crore to ₹11 crore. Row and twin villas show a similar gap. The difference is mostly land value, not construction.
Is Mokila too far from the Financial District?
It depends on how often you go. Mokila is about 22 to 26 km from Gachibowli, and typical weekday drives to the Financial District run around 35 to 55 minutes via the Kollur interchange, longer at peak. For a hybrid schedule of two or three office days a week, many families find the trade-off of a larger plot and quieter setting worth it. For a daily commute, especially with children's school runs in the opposite direction, it can wear thin. Drive the route from the actual community gate at your office hour before you commit.
Which belt has the best rental yield for villas?
Gross yields are similar, roughly 2 to 3 percent, across all three, because villa prices carry a large land component. Tellapur has the deepest tenant pool and the shortest vacancies, with row villas renting at about ₹65,000 to ₹1 lakh a month and independent 4 BHK villas at ₹90,000 to ₹1.5 lakh. Kokapet commands the highest absolute rents, about ₹2 lakh to ₹4 lakh for furnished large villas. Mokila rents are lower and vacancies longer. If rent matters most, a well-located apartment usually yields more than any villa.
Can I buy a villa plot and build my own house in these areas?
Yes, and it is most practical in Mokila, where villa plots in HMDA-approved gated layouts run about ₹45,000 to ₹85,000 per sq yd and plot sizes are generous. Tellapur villa plots in gated layouts are about ₹55,000 to ₹95,000, and Kokapet gated villa-plot communities about ₹1.1 lakh to ₹1.6 lakh per sq yd. Construction typically costs ₹2,800 to ₹5,000 per sq ft depending on specification. Check that the layout is released, the plot is not mortgaged, and the community's building guidelines suit your design before you buy.
What approvals should I check before buying a villa in West Hyderabad?
For a gated villa community, check the HMDA layout and building approvals, the TS RERA registration number and its validity for any project above 500 sq m or eight units, and the occupancy certificate for ready villas. Run an encumbrance certificate for at least 30 years on the parent land and review the link documents. Check master-plan land use, lake full-tank-level and buffer boundaries, and the builder's delivery record. For sky villas, check undivided share of land rather than assuming villa-style land ownership.
Where are villas in Kokapet, Tellapur and Mokila registered?
Kokapet properties usually register at the Gandipet Sub-Registrar Office in Rangareddy district, and Mokila properties usually at the Shankarpally SRO. Tellapur villages fall under different SRO jurisdictions in Sangareddy district, so we confirm the correct office from the survey number before booking a slot. In all three, stamp duty, transfer duty and registration fee together come to roughly 7.5 percent of the higher of guideline value and sale value as of October 2026. Rates change, so verify on the day.
Can NRIs buy villas in Kokapet, Tellapur or Mokila?
Yes. NRIs and OCIs can buy villas and residential villa plots in all three belts, paying from NRE, NRO or FCNR accounts or by inward remittance, and many complete the purchase through a registered power of attorney. They cannot buy agricultural land or farmhouses, which matters around Mokila where farm land is common. When an NRI later sells, the buyer deducts TDS under Section 195, and long-term gains are taxed at 12.5 percent without indexation since 2024. Repatriation is allowed within RBI limits. Please consult a CA on your specific situation.
