If you ask a Gachibowli family where they are looking for their first villa, the answer is very often Tellapur. Villas in Tellapur sit just beyond Nallagandla on the western side of the Outer Ring Road, in Sangareddy district, roughly 12 to 15 kilometres from Gachibowli. In ten years the area has gone from scattered farmland to Hyderabad's busiest villa belt, with large township-scale gated communities, rows of twin and row villas, and a growing cluster of international schools. This page lays out what you can buy in Tellapur as of October 2026, the indicative price bands, how daily life actually works out here, and the approval and title checks that separate a good villa from an expensive mistake.
Prices quoted are indicative ranges based on recent transactions and advisor observation. They are a starting point for a conversation, not a quotation for any specific home.
Why villas in Tellapur appeal to working families
Tellapur hits a sweet spot that few other west-Hyderabad localities manage. It is close enough to the IT corridor for a daily commute, yet far enough out that land prices still allow genuine villa communities with gardens, clubhouses and internal roads wide enough for children to cycle on. Compared with Kokapet or Narsingi, the same budget buys a noticeably larger home here; compared with Mokila or Kollur, social infrastructure is a few years further along.
Three things drive demand:
- The ORR and the Nallagandla link. Tellapur's interchange on the Outer Ring Road and the road through Nallagandla give two routes into Gachibowli and the Financial District, which spreads the traffic risk.
- Township-scale supply. Several developers assembled large land parcels here, so Tellapur has some of the biggest gated villa communities in the city, with hundreds of homes, full clubhouses and internal retail.
- Schools nearby. Meru International School is in Tellapur itself, and the CBSE and IB schools of Nallagandla, Kondapur and Gachibowli are within a 15-to-30-minute drive.
The result is a buyer profile dominated by IT families in their mid-30s to late-40s upgrading from a 3 BHK apartment, plus NRIs buying a home they will eventually return to.
Tellapur's villa micro-markets and community formats
Tellapur village and the ORR belt
Closest to the Outer Ring Road and the old Tellapur village, this pocket has the most established gated communities. Many were completed between 2015 and 2022, so you can see them lived in, talk to residents and check how the association is run. Resale stock appears here regularly.
Osman Nagar and the Tellapur–Kollur road
Heading west towards Osman Nagar and Kollur, newer communities and launches dominate. This is where much of the under-construction villa supply sits, along with some of the larger township projects. Prices per square foot are typically a little lower than near the ORR, and plot sizes can be more generous.
The Nallagandla side
Towards Nallagandla and Gopanpally, Tellapur villas blend into a denser apartment market. Villa communities here are smaller but closer to the city, and command a premium for that. Our page on villas in Nallagandla covers this edge in more depth.
The formats you will see
- Independent villas on 300 to 500 square yards: G+1 or G+2, typically 3,500 to 6,000 square feet, with a front lawn, a rear utility area and two-car parking. The mainstream Tellapur villa.
- Row villas and twin villas on 150 to 250 square yards: shared walls, 2,400 to 3,600 square feet, more affordable and very common in the larger townships.
- Villa plots in gated layouts: buy the plot, build to an approved design code, either yourself or through the developer's construction agreement.
- Villaments and duplex units: stacked duplex homes that look like villas from the street but share land as an undivided share. Read the title carefully.
Tellapur villa prices per sq ft and typical ticket sizes
The table below summarises the villa price in Tellapur per square foot and the tickets buyers are typically paying as of October 2026. These are indicative ranges based on recent transactions and advisor observation.
| Villa format in Tellapur | Typical size | Indicative rate | Indicative ticket |
|---|---|---|---|
| Independent villa, large township, 350–500 sq yd | 4,200–6,000 sq ft | ₹10,500 – ₹14,500 per sq ft | ₹4.5 Cr – ₹8.5 Cr |
| Independent villa, mid-sized community, 250–350 sq yd | 3,200–4,500 sq ft | ₹9,500 – ₹13,000 per sq ft | ₹3.2 Cr – ₹5.5 Cr |
| Row or twin villa, 150–250 sq yd | 2,400–3,600 sq ft | ₹8,500 – ₹11,500 per sq ft | ₹2.2 Cr – ₹4 Cr |
| Villa plot in a gated layout | 200–500 sq yd | ₹55,000 – ₹95,000 per sq yd | ₹1.3 Cr – ₹4.5 Cr (plot only) |
| Resale villa, 5–10 years old | 3,000–5,000 sq ft | ₹8,500 – ₹12,000 per sq ft | ₹2.8 Cr – ₹5.5 Cr |
The spread within each band is wide. Inside the same community, an east-facing corner villa on a 40-foot road can sell 10 to 15 percent above an identical home facing a compound wall. Under-construction pricing also differs from resale: launches often quote a lower headline rate but add clubhouse, corpus, car park and development charges on top, so always compare the all-in cost.
For land-only comparisons, our guide to open plots in Tellapur sets out per-square-yard rates by approval type and road width.
Living in a Tellapur township: what maintenance really costs
The large gated townships are Tellapur's strength, but they also carry a cost that first-time villa buyers often underestimate. A community with a 50,000-square-foot clubhouse, swimming pools, sports courts, landscaped parks, a sewage treatment plant and round-the-clock security needs serious money to run.
- Monthly maintenance in Tellapur villa communities typically ranges from about ₹3 to ₹6 per square foot of built-up area (or an equivalent per-square-yard charge on plot area). On a 4,500-square-foot villa, that can mean ₹15,000 to ₹27,000 a month.
- Corpus fund is collected once at handover and is usually a few lakh rupees per villa. Ask how it is invested and who controls it once the association takes over.
- Developer-to-association handover is a critical moment. Communities where the builder runs maintenance for years without forming an association, or where the corpus is not transferred cleanly, tend to have recurring disputes.
Before you buy, ask for the last two years of maintenance accounts, the association's bye-laws and any pending disputes. Residents' WhatsApp groups are often more informative than the sales office.
Construction quality: a walk-through checklist for Tellapur villas
Because so much Tellapur supply is new or under construction, quality varies a lot. When we walk a villa with a client, these are the points we look at:
- Structure: RCC framed structure, visible cracks at beam-column junctions, and the condition of the terrace waterproofing.
- Dampness: look at the base of walls on the ground floor and around bathrooms on upper floors. Dampness in a two-year-old villa is a warning sign.
- Drainage and plinth height: during the monsoon, some low-lying pockets in the Tellapur belt see water-logging. Check the plinth height relative to the internal road.
- Water source: confirm whether the community has a municipal or HMWS&SB connection, how many borewells it runs and how often tankers are used in summer.
- STP and solid waste: a working sewage treatment plant and organised waste segregation are basic but not universal.
- Power backup: the stated kVA per villa and whether common areas are on full backup.
- Specifications versus agreement: tiles, sanitary ware, windows and doors should match the specification schedule in your construction agreement.
Schools, hospitals and commute from Tellapur
Commute
Typical weekday drive times from central Tellapur, outside the worst peak:
- Gachibowli and DLF Cybercity: 25–35 minutes via Nallagandla or the ORR
- Financial District: 25–40 minutes via the ORR
- HITEC City and Madhapur: 35–50 minutes
- Lingampally railway station: 15–20 minutes
- Rajiv Gandhi International Airport: 45–60 minutes via the ORR
The key variable is which side of Tellapur you live on. Communities near the ORR interchange can be on the ring road in five minutes; those deep along the Osman Nagar road can add 10 to 15 minutes each way. Do a peak-hour test drive before you commit.
Schools
Meru International School is the anchor school for Tellapur families, and Oakridge International School and CHIREC in the Gachibowli and Kondapur belt are within reach. Several CBSE and state-board schools operate in Nallagandla, Lingampally and Chandanagar. The International School of Hyderabad near ICRISAT in Patancheru is about 20 to 30 minutes north. As in any growing suburb, school bus coverage keeps changing, so ask the community's residents which buses actually stop at the gate.
Healthcare and shopping
Citizens Specialty Hospital in Nallagandla is the nearest large hospital for most Tellapur residents, typically 10 to 20 minutes away, and the AIG and Continental hospitals in Gachibowli and Nanakramguda are 25 to 40 minutes. Daily needs are well served by supermarkets and pharmacies in Nallagandla and inside the larger townships. Sarath City Capital Mall and the Gachibowli retail strip are the usual weekend destinations.
Getting around without a car
Tellapur is still a car-first suburb. Public bus frequency is improving but thin, and the nearest metro station is in the HITEC City and Raidurg area, a 30-to-40-minute drive away. Lingampally railway station, with MMTS suburban services, is the most useful public-transport link. Most families here run two cars, and a few communities operate shuttles to Lingampally or Nallagandla at peak hours. If your household includes elderly parents who do not drive, factor in the cost of a driver or regular cabs, and check how quickly cabs arrive at the gate at different times of day.
Approvals, RERA and title checks for Tellapur villas
Which authority approved the project?
Tellapur falls within HMDA's planning area. Local body boundaries in this belt have been reorganised in recent years, so check which body issued the building permission and which will issue (or issued) the occupancy certificate. The sanctioned layout and building plan should match what is on the ground, including the number of floors. Land use for the survey numbers can be verified against the master plan through HMDA.
TS RERA registration
Villa projects on more than 500 square metres or with more than eight units must be registered with Telangana RERA before marketing begins. Look up the project on the TS RERA portal, check the registration validity, the promoter's details, the approved plan and the quarterly progress reports. If a sales executive offers a pre-launch "EOI" discount without a RERA number, treat it as a risk, not an opportunity.
Occupancy certificate
For completed villas, insist on the OC. Some older Tellapur communities were completed in phases and the OC may exist for one phase but not another. A villa without an OC can create problems with permanent utility connections, bank finance and resale.
UDS, plot title and lake buffers
For an independent villa, the sale deed should describe a demarcated plot with boundaries and area. For row villas and villaments, check whether you get a specific plot or only an undivided share of land (UDS), and how the UDS was calculated. Tellapur and its neighbours have several lakes and tanks; confirm that no part of the layout falls inside a lake's full tank level or its buffer, and that nala setbacks have been respected. Finally, verify the 30-year encumbrance and link documents, and that the land went through NALA conversion before the layout was approved.
Builder due diligence
Visit at least one completed project by the same developer, speak to residents about handover, and check for litigation on the land and against the promoter. Read the construction agreement in full: payment linked to construction stages, penalty for delay and the specification schedule matter as much as the sale deed.
The buying process, GST and registration charges
Most Tellapur villa purchases follow the same sequence: shortlist and site visits; document review; negotiation and token advance; agreement of sale and home-loan sanction; then registration at the jurisdictional Sangareddy-district sub-registrar office. Because Tellapur villages fall under different SRO jurisdictions, we confirm the correct office from the survey number before booking a slot.
| Item | Approximate rate | What to know |
|---|---|---|
| Stamp duty | ~4% | Charged on the higher of agreed value and government market value |
| Transfer duty | ~1.5% | Applies in urban local body areas |
| Registration fee | ~0.5% | Paid at the SRO |
| GST on under-construction villa | 5% on the construction component | No GST on a ready villa with OC |
| TDS deducted by buyer | 1% above ₹50 lakh (resident seller) | Filed through Form 26QB |
| Clubhouse, corpus, car park, legal | Varies | Often ₹8 lakh – ₹25 lakh on top of the base price |
Altogether, statutory registration costs come to roughly 6 percent of market value. Rates and guideline values change, so verify them on the Telangana registration portal or let us confirm on the day.
Rental demand and resale outlook in Tellapur
Tellapur's rental market is deeper than most villa belts because so many IT families want a villa without buying one. Indicative monthly rents:
- Row or twin villa, 3 BHK: ₹65,000 – ₹1 lakh
- Independent villa, 4 BHK, mid-sized community: ₹90,000 – ₹1.5 lakh
- Large independent villa in a premium township: ₹1.4 lakh – ₹2.5 lakh
That implies gross yields of roughly 2.5 to 3.5 percent, slightly better than Kokapet but still modest. Appreciation is the main return driver. Tellapur's prices have risen strongly over the past five years as the townships matured and the western IT corridor expanded. The risk to watch is supply: several large launches are in the pipeline, and if many complete at once, resale prices in older communities can stall for a while.
On resale, villas in well-run, fully occupied communities near the ORR sell fastest. Homes deep inside new layouts, or in communities with unresolved association disputes, take longer. Plan for a holding period of at least five to seven years.
Tellapur versus its neighbours at a glance

Under-construction or ready villa in Tellapur?
Tellapur is one of the few west-Hyderabad markets where you have a real choice between a launch and a lived-in resale villa. Each route has its own maths.
The case for under-construction
Launch pricing is usually lower per square foot than a comparable completed villa, payments are spread over 30 to 42 months of construction, and you get a new home with current specifications. Some developers also let you customise interiors before handover. For a buyer who is not in a hurry, perhaps an NRI planning a return in three or four years, this can work well.
The costs are less visible. You carry construction and delivery risk, you pay 5 percent GST on the construction component, and you may be paying rent and an EMI at the same time. Delays of 6 to 18 months are not unusual across the market. Read the RERA-registered completion date, not the brochure date, and check the penalty clause for delay in your agreement.
The case for a ready or resale villa
A completed villa with an OC removes construction risk and GST. You can see the actual home, the actual neighbours, the water situation in May and the drainage in August. You can talk to the association. For families with children in school, moving into a finished community at the start of an academic year is often worth the higher price.
The trade-offs are older specifications, some refurbishment cost, and in a few cases a seller with an outstanding home loan, which needs a structured closure at registration so that the bank releases the original documents to you.
Our usual recommendation
If you need to move within a year, buy ready. If you can wait and the developer has a clean record of delivering in Tellapur, an under-construction villa can offer better value, provided you stress-test your cash flow for a 12-month delay. Either way, compare all-in costs rather than headline rates.
Who should buy a villa in Tellapur, and who should not
Tellapur suits you if:
- You work in Gachibowli, the Financial District or Kondapur and can live with a 25-to-40-minute commute.
- You want a genuine gated villa with a garden and clubhouse at a ticket between roughly ₹2.5 crore and ₹8 crore.
- You have school-age children and want an established community with neighbours of a similar profile.
- You are an NRI looking for a home that will be easy to rent out until you return.
Tellapur is probably not the right fit if:
- You need to be within 15 minutes of the Financial District every day, in which case Kokapet or Narsingi suits you better.
- You want a large plot of 500 square yards or more at a modest budget; Mokila or the Shankarpally side offers more land per rupee.
- You mainly want rental yield; a well-located apartment typically yields more than a villa here, and our page on apartments in Tellapur covers that market.
- You are uncomfortable with ongoing construction around you for the next few years, since the belt is still building out.
NRI buying guide for Tellapur villas
NRIs and OCI cardholders can freely buy residential villas and residential plots in approved layouts in Tellapur. Agricultural land, plantation property and farmhouses are off-limits, which is worth remembering on the Osman Nagar side where some "farm villa" offers are on unconverted land. For the full process, read our NRI guide to buying villas and apartments in Hyderabad.
- Payments: through NRE, NRO or FCNR accounts or inward remittance via banking channels only.
- Loans: Indian banks typically lend 75 to 80 percent of value to NRIs for residential villas.
- Power of attorney: a specific POA, attested at the Indian consulate abroad and adjudicated in Telangana, lets a trusted person handle registration.
- Repatriation: sale proceeds can usually be repatriated up to the amount originally paid from NRE or FCNR funds, for up to two residential properties, after taxes.
- TDS on resale: when an NRI sells, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess (LTCG 12.5% without indexation since 2024); consult a CA. A lower deduction certificate can help. Consult a chartered accountant.

Tellapur villa FAQs
What is the current price of villas in Tellapur?
As of October 2026, independent villas in Tellapur gated communities typically trade between ₹9,500 and ₹14,500 per square foot of built-up area, which works out to tickets of roughly ₹3.2 crore to ₹8.5 crore. Row and twin villas on 150 to 250 square yards start lower, at about ₹2.2 crore. These are indicative ranges from recent transactions and advisor observation. Facing, road width, position in the community and whether the villa is ready or under construction all change the final price.
How long is the commute from Tellapur to Gachibowli and the Financial District?
On a typical weekday outside the worst peak, Tellapur to Gachibowli takes about 25 to 35 minutes via Nallagandla or the Outer Ring Road, and the Financial District about 25 to 40 minutes via the ORR. HITEC City is usually 35 to 50 minutes. Where you live inside Tellapur matters: communities close to the ORR interchange reach the ring road in minutes, while those along the Osman Nagar road can add 10 to 15 minutes each way.
Is a row villa or an independent villa better value in Tellapur?
Row villas cost less upfront and suit families who want a villa lifestyle on a tighter budget, typically ₹2.2 crore to ₹4 crore. Independent villas sit on demarcated plots of 250 square yards or more and generally appreciate better because more land comes with them. If your budget allows, the independent villa is usually the stronger long-term asset. Check whether a row villa comes with a specific plot or only an undivided share of land, as that affects resale.
Which schools are near Tellapur villa communities?
Meru International School is located in Tellapur itself and is the most common choice for families in the area. Oakridge International School and CHIREC in the Gachibowli and Kondapur belt are within roughly 20 to 30 minutes, and the International School of Hyderabad near ICRISAT in Patancheru is about 20 to 30 minutes north. Several CBSE and state-board schools operate in Nallagandla and Lingampally. Ask residents which schools actually run buses to your community gate.
What should I check before buying an under-construction villa in Tellapur?
Start with the TS RERA registration number, its validity and the quarterly progress reports. Confirm the building permission and the sanctioned plan, and that the land was converted from agricultural use before layout approval. Check that no part of the layout falls in a lake buffer or nala setback. Visit a completed project by the same developer, read the construction agreement's payment schedule and delay penalty, and budget for 5 percent GST on construction and a possible delay.
What are the monthly maintenance charges in Tellapur villa communities?
Maintenance in Tellapur villa communities typically ranges from about ₹3 to ₹6 per square foot of built-up area per month, or an equivalent charge on plot area. For a 4,500-square-foot villa, that can mean roughly ₹15,000 to ₹27,000 a month in a large township with a big clubhouse. A one-time corpus fund is also collected at handover. Ask for the community's last two years of accounts and check whether the developer has handed over to a residents' association.
Can NRIs buy villas in Tellapur?
Yes. NRIs and OCI cardholders can buy residential villas and residential plots in approved Tellapur layouts without RBI permission, paying through NRE, NRO or FCNR accounts or inward remittance. They cannot buy agricultural land or farmhouses, so avoid farm-villa offers on unconverted land. Registration can be done through a specific power of attorney attested at an Indian consulate. Banks typically lend NRIs 75 to 80 percent of value, and Tellapur's deep rental market helps NRIs who rent out until they return.
What rental income can a Tellapur villa generate?
Indicative monthly rents in Tellapur range from about ₹65,000 to ₹1 lakh for a 3 BHK row villa, ₹90,000 to ₹1.5 lakh for a 4 BHK independent villa in a mid-sized community, and ₹1.4 lakh to ₹2.5 lakh for a large villa in a premium township. That implies gross yields of roughly 2.5 to 3.5 percent. Demand comes mainly from IT families who want a villa without buying one, which keeps vacancy relatively low in well-run communities.
