Villas in Nallagandla are for buyers who would rather move into a finished neighbourhood than wait for one to be built. Sitting between the University of Hyderabad, Lingampally railway station and Tellapur in Serilingampally mandal, Rangareddy district, Nallagandla filled up earlier than most of the western fringe. Its gated townships, villa enclaves and apartment towers have had a decade or more to settle: trees have grown, schools and hospitals have arrived, and the supermarket, pharmacy and clinic are a five-minute drive rather than a promise in a brochure. For families, that maturity is the main attraction. This guide covers the villa stock that actually exists in Nallagandla, indicative prices as of October 2026, the villa-versus-apartment decision many buyers here face, how the locality blends into Lingampally and Tellapur at its edges, and the checks that matter when you buy into an older gated community. Prices are indicative ranges drawn from recent transactions and advisor observation, not quotes.

Why villas in Nallagandla suit buyers who want an established address
Most of the villa conversation in west Hyderabad is about launches: new communities in Kokapet, Tellapur, Kollur and beyond, with clubhouses still under construction and neighbourhoods that will take years to fill. Nallagandla is different. The bulk of its housing was built between the late 2000s and the early 2020s, and it now functions as a complete residential suburb.
- Proven communities: you can see how a township has aged, how its association manages money and how its clubhouse is actually used before you buy.
- Daily convenience: supermarkets, restaurants, clinics, banks and schools are already established along the main Nallagandla roads.
- Healthcare close by: Citizens Specialty Hospital sits in Nallagandla itself.
- Transport options: Lingampally railway station, with MMTS and long-distance trains, is a short drive; Gachibowli is reachable in 15 to 20 minutes off-peak.
- Green edges: the University of Hyderabad campus and the local lakes give parts of Nallagandla open views that newer, denser areas lack.
The trade-off is that new villa supply inside Nallagandla is limited, and much of what you will see is resale. That suits buyers who value certainty over novelty.
How Nallagandla grew: from university fringe to township belt
Nallagandla was a small village on the western side of the University of Hyderabad until the IT boom in Gachibowli and HITEC City in the 2000s pushed developers outwards. Large land parcels between the university, Lingampally and the Tellapur road became gated townships combining apartment towers with villa sections, along with smaller villa-only enclaves and plotted colonies. One of the earliest and largest township-scale apartment developments in the area, Aparna Sarovar, became a local landmark and is still how many people describe the location.
The next wave in the 2010s added more villa communities and high-rise towers, and the arrival of schools, the hospital and retail turned Nallagandla from a dormitory suburb into a self-sufficient neighbourhood. Today, growth has largely shifted west to Tellapur, Kollur and beyond, while Nallagandla itself sees occasional infill projects and a steady resale market.
Villa stock in Nallagandla: townships, enclaves and plotted colonies
Villas in Nallagandla come in three main forms. The checks and the pricing logic differ for each.
Villa sections inside large mixed townships
Several large townships combine apartment towers with a villa section, sharing roads, clubhouse and security. Villas are typically 3,000 to 4,500 sq ft on 200 to 350 sq yd plots. The advantage is a large, well-equipped campus with many amenities; the downside is that villa owners share decision-making in the association with a much larger number of apartment owners, which can affect how maintenance money is spent.
Villa-only gated enclaves
Smaller communities of 30 to 150 villas, built mostly between 2008 and 2020, offer a quieter, more uniform setting. Villas usually range from 3,500 to 5,500 sq ft on 250 to 450 sq yd plots. These are the most sought-after resale villas in Nallagandla. Units come up a few times a year in each enclave and the best ones often sell within the community.
Independent houses in plotted colonies
Around the old village area and towards Lingampally, plotted layouts have independent houses of G+1 or G+2 on 150 to 300 sq yd plots. These offer the lowest entry point to owning a house in Nallagandla, with full control over the plot, but without the security, clubhouse and maintenance of a gated community. Layout approval, regularisation status and building permissions vary widely and need careful checking.
Newer infill communities
Occasionally, a remaining parcel in or near Nallagandla is developed as a small new villa community or a mixed project. These carry new-launch pricing, RERA registration and construction timelines, and they compete directly with Gopanpally and Tellapur launches.
Position premiums inside a community
Within the same enclave, two villas of identical size can differ in price by 5 to 15%. East- and north-facing villas, units facing a park or the clubhouse, corner plots with extra side setback, and villas away from the main gate and boundary road command premiums. Units backing onto a busy external road, an STP or a commercial building trade at a discount. When comparing listings, note the position as carefully as the built-up area.
Villa or apartment in Nallagandla? The honest comparison
Nallagandla is one of the few west Hyderabad localities where buyers genuinely choose between a large apartment and a villa in the same neighbourhood, often in the same township. The table summarises the trade-offs as of October 2026.
| Factor | Gated villa | Large 3/4BHK apartment |
|---|---|---|
| Typical ticket size | ₹3 Cr – ₹8 Cr | ₹1.5 Cr – ₹3 Cr |
| Land ownership | Whole plot | Undivided share of land |
| Space | 3,000–5,500 sq ft plus garden and terrace | 1,700–3,000 sq ft |
| Maintenance effort | Higher: you look after the house | Lower: association handles most of it |
| Gross rental yield | Roughly 2.5–3.5% | Roughly 3–4% |
| Long-run value driver | Land scarcity | Project quality, upkeep, new supply nearby |
| Resale liquidity | Fewer buyers, but limited supply | Larger buyer pool, more competing units |
Our view: if your budget comfortably covers a villa and you intend to live in it for ten years or more, the land component and the space usually justify the premium. If you are stretching to afford a villa, a large apartment in a well-run Nallagandla township often gives a better balance of space, cost and liquidity, and keeps money aside for school fees and emergencies. For a wider look at apartments on this side, see our guide to apartments in Tellapur, which covers the townships immediately to the west.
Nallagandla villa prices, October 2026
These are indicative ranges based on recent transactions and advisor observation as of October 2026. Community reputation, plot size, park or corner position, age and condition move individual villas outside these bands.
| Villa type in Nallagandla | Indicative rate | Typical ticket size |
|---|---|---|
| Resale villa, villa-only gated enclave (2008–2020 builds) | ₹10,000 – ₹13,500 per sq ft | ₹3.5 Cr – ₹7 Cr |
| Resale villa, villa section in a mixed township | ₹9,500 – ₹12,500 per sq ft | ₹3 Cr – ₹5.5 Cr |
| New or recent infill gated villa | ₹11,500 – ₹15,500 per sq ft | ₹4 Cr – ₹8 Cr |
| Independent house in a plotted colony, 150–300 sq yd | ₹2.2 Cr – ₹5 Cr | Priced largely on land and road width |
| Land value in plotted colonies | ₹80,000 – ₹1.3 L per sq yd | Approval status and road width |
| Monthly rent, 4BHK gated villa | ₹1 L – ₹2.2 L | Community and furnishing |
Nallagandla's villas generally trade slightly below Gopanpally's newer communities on a per sq ft basis, reflecting their age, and above Tellapur's, reflecting the shorter commute and mature surroundings. Older villas may need refurbishment of ₹30 lakh to ₹80 lakh depending on size and condition, which should be factored into the offer.
What a refurbishment budget usually covers
For a villa built 10 to 15 years ago, the typical refresh list includes modular kitchen replacement, bathroom re-fitting with new waterproofing, repainting inside and out, replacing ageing UPVC or wooden window hardware, upgrading electrical distribution boards for higher loads such as EV chargers and air-conditioning, and fixing terrace waterproofing. Structural work is rarely needed in a properly built villa, but plumbing lines and water tanks often are. As of October 2026, a sensible refresh of a 4,000 sq ft villa commonly falls in the ₹30 lakh to ₹80 lakh range depending on specification. We get estimates before you make an offer, so the cost becomes part of the negotiation.
The Lingampally–Tellapur edge: where Nallagandla blends into its neighbours
Nallagandla does not have hard borders. On its northern and western edges it merges into Lingampally and Tellapur, and buyers often find that the best option for them sits just across one of those lines.
The Lingampally side
Towards the north, Nallagandla meets Lingampally, the railway station, and the older residential areas leading to Chandanagar and the Old Mumbai Highway. This side has more plotted colonies and independent houses, slightly lower land rates and easier access to the station and to Miyapur and Kukatpally. It suits buyers with family or work ties to the north-west and those who use the train. It is also busier, with more mixed traffic.
The Tellapur side
To the west, the Nallagandla–Tellapur road leads into a belt of larger, newer townships. Villa communities here are bigger and often cheaper per sq ft, but the drive to Gachibowli lengthens by 10 to 15 minutes. Tellapur also falls in Sangareddy district, which matters for registration and municipal services. Our guide to villas in Tellapur covers that market in detail.
The Gopanpally side
To the south and south-east, Nallagandla meets Gopanpally, where newer luxury and mid-size villa communities have come up in the last decade. Prices there are a step higher for new construction. See our guide to villas in Gopanpally if you want a newer villa on this side.
Buyers who are open to a bigger plot further out often extend the search to villas in Kollur, beyond the ORR, where prices drop further but commutes lengthen.
Commute, schools, hospitals and daily life in Nallagandla
Commute (off-peak, approximate)
- Gachibowli: 15–20 minutes.
- Financial District: 20–30 minutes.
- HITEC City and Kondapur: 20–30 minutes.
- Lingampally railway station: 5–10 minutes.
- Rajiv Gandhi International Airport: 45–60 minutes via the ORR.
Peak hours at the Nallagandla and Gopanpally junctions and on the stretch towards Gachibowli can add significant time. Residents working in the Financial District often use the Tellapur ORR interchange to bypass city junctions.
Schools
Nallagandla and its neighbours host a mix of CBSE, ICSE, state-board and international schools, with more options in Gachibowli, Kondapur and Tellapur within 10 to 25 minutes. Because the area is established, many schools have long track records and well-organised bus routes. As always, check the actual pick-up time from your chosen community.
Healthcare
Citizens Specialty Hospital in Nallagandla handles emergencies and a wide range of specialities. Larger tertiary hospitals in Gachibowli and Nanakramguda are 15 to 25 minutes away.
Everyday living
Nallagandla's main roads carry supermarkets, restaurants, gyms, salons and banks. Larger malls are in Kondapur and Gachibowli. The University of Hyderabad's green expanse and the nearby lakes provide open space, and the larger townships have their own sports facilities, jogging tracks and clubhouses.
Buying into an older gated community: what we inspect
An established community is only an advantage if it has been well run. Before we discuss price on any Nallagandla villa, we look at the community as carefully as at the house.
- Association accounts: the last two or three years of income, expenditure and sinking fund balance, and any pending special levies.
- Maintenance charges: current monthly rate, what it covers and how often it has been raised.
- Water: the mix of municipal supply, borewells and tankers, and the summer tanker bill per villa.
- STP and drainage: whether the sewage treatment plant works, and how roads and basements behave in heavy rain.
- Clubhouse and amenities: actual condition of the pool, gym and halls, not the photographs from launch.
- Security: gate systems, CCTV coverage and staff arrangements.
- Disputes: any litigation involving the developer, the association or groups of owners, including villa-versus-apartment disagreements in mixed townships.
- Rules: restrictions on renting, pets, commercial use, exterior changes and additional construction.
- Occupancy mix: the share of owner-occupied versus rented villas, which often signals how well a community is cared for.
- Surroundings: approved or proposed towers, commercial buildings or road changes next to the community.
A villa that is slightly cheaper in a poorly managed community is rarely a bargain once special levies and maintenance problems arrive.
Legal and approval checks for Nallagandla villas
Since most Nallagandla villas are resale units in communities that are five to fifteen years old, the checklist focuses on how the community was approved, built and handed over.
- Layout and building approvals: the original HMDA or GHMC approvals for the township or enclave, and the approved plan for your specific villa.
- Occupancy certificate: for the building or phase your villa belongs to.
- TS RERA: communities launched before RERA took effect will not have a registration number; newer infill projects above 500 sq m or eight units must be registered. Check on the TS RERA portal.
- Deviations: extended rooms, covered terraces or extra floors not on the approved plan, and whether any regularisation was obtained.
- Chain of title and EC: from the developer's sale deed to the current owner, with a 30-year encumbrance certificate for the villa and parent land.
- Association handover: whether common areas, the clubhouse and the STP were formally handed over by the developer, and the state of the sinking fund.
- Lake FTL and buffer: confirm that the community and your plot sit outside the full tank level and buffer of nearby lakes.
- Section 22-A: confirm the survey numbers are not on the prohibited-property list.
- Dues: property tax, electricity, water and association maintenance paid up to date.
For independent houses in plotted colonies, also check the layout approval or LRS regularisation and the GHMC building permission for the house as built.
Buying process and charges
- Shortlist communities and visit at different times of day.
- Inspect the villa with a checklist and, for older units, a technical inspector.
- Review title documents, approvals and association records before any token.
- Sign an agreement of sale with conditions on title, dues clearance and loan sanction.
- Register at the jurisdictional Sub-Registrar Office, which we confirm from the survey number before booking a slot.
- Transfer association membership, property tax, electricity and water connections.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | ~4% | On transaction value or government value, whichever is higher |
| Transfer duty | ~1.5% | GHMC areas |
| Registration fee | ~0.5% | About 6% in total; verify current rates at the SRO |
| TDS, Section 194-IA | 1% | On purchases above ₹50 lakh from a resident seller |
| GST | ~5% on under-construction only | Not applicable to resale villas |
| Association transfer and dues | Community-specific | Clarify before signing the agreement |
Rental yield and resale outlook
4BHK gated villas in Nallagandla typically rent for ₹1 lakh to ₹2.2 lakh a month, giving a gross yield of roughly 2.5 to 3.5% on current values. Demand comes from IT professionals, university-linked families and executives who want an established neighbourhood close to Gachibowli.
Resale demand is supported by the locality's maturity and the near-absence of new villa land. Well-maintained enclaves with healthy associations hold value best; townships with ageing infrastructure or disputes between villa and apartment owners can lag. New supply in Tellapur, Gopanpally and Kollur competes for the same buyers, which keeps price growth in check. We suggest a holding period of at least seven years and do not promise returns.
For landlords, the practical points are simple. Semi-furnished villas with modular kitchens, wardrobes and air-conditioning in bedrooms let fastest. Corporate leases through employers tend to be longer and more reliable than individual leases. Expect vacancies of one to two months between tenants, and budget for association maintenance, property tax and periodic repainting when calculating your net yield, which will be noticeably lower than the gross figure.
Who Nallagandla villas suit, and who should keep looking
Nallagandla is a strong fit for families who want a settled neighbourhood with schools, a hospital and daily conveniences already in place, who work in Gachibowli, Kondapur, HITEC City or the Financial District, and who are comfortable buying resale. It suits buyers with links to the Lingampally and Chandanagar side, and university-connected families who value the campus next door.
It is a weaker fit for buyers who insist on a brand-new villa with the latest specifications, who want very large plots of 500 sq yd and above, or whose working life is in central or eastern Hyderabad. Buyers chasing the shortest possible commute to the Financial District may prefer resale villas in Gachibowli, while those who want new luxury communities usually end up comparing Gopanpally and Kokapet.
NRI guide to buying a villa in Nallagandla
- Eligibility: NRIs and OCI cardholders can buy residential villas and houses without RBI approval. Agricultural land, plantations and farmhouses are excluded.
- Funding: through NRE, NRO or FCNR accounts or inward remittance via banking channels.
- Power of attorney: a specific POA, attested at an Indian mission or apostilled and adjudicated in Telangana, lets a family member sign and register.
- Home loans: available from major banks for resale villas with clear title and approvals.
- Repatriation: usually possible for the sale proceeds of up to two homes purchased with foreign-sourced money, provided taxes are cleared and documents are kept.
- Selling later: when you sell as an NRI, TDS is deducted by the buyer under Section 195 on the gain, at the relevant capital-gains rate with surcharge and cess; long-term gains attract 12.5% without indexation since 2024. A lower-deduction certificate can bring the deduction down, and a CA should plan it.

Nallagandla villa FAQs
Are there new villa projects in Nallagandla?
Only occasionally. Most of Nallagandla's land was developed into gated townships, villa enclaves and apartment towers between the late 2000s and early 2020s, so new villa launches are limited to small infill parcels. Most villas you will see are resale units in communities that are five to fifteen years old. Buyers who want a wider choice of brand-new villas usually look at neighbouring Gopanpally or Tellapur, or further out at Kollur, and compare them with Nallagandla resale options.
What do villas in Nallagandla cost in October 2026?
Indicatively, resale villas in villa-only gated enclaves trade around ₹10,000 to ₹13,500 per sq ft, typically ₹3.5 Cr to ₹7 Cr, and villas in mixed townships around ₹9,500 to ₹12,500 per sq ft. New infill villas are about ₹11,500 to ₹15,500 per sq ft, and independent houses in plotted colonies roughly ₹2.2 Cr to ₹5 Cr. These come from recent transactions and advisor observation, not quotes; position, age and condition move prices.
Should I buy a villa or an apartment in Nallagandla?
If your budget comfortably covers a villa and you plan to live in it for ten years or more, the whole-plot ownership and extra space usually justify the premium. If you are stretching, a large 3 or 4BHK apartment in a well-run township gives good space at roughly half the ticket size, lower maintenance effort, a slightly higher rental yield and a larger resale buyer pool. We model both options with full costs before you decide.
How do I judge an older gated community in Nallagandla?
Look at the association before the house. Ask for two or three years of accounts and the sinking fund balance, the current maintenance charge and its history, water sources and summer tanker costs, STP condition, clubhouse upkeep, security arrangements, and any litigation involving the developer or owners. Check rules on renting and modifications, the share of owner-occupied villas, and any towers or roads planned next door. A well-run community is worth paying a little more for.
How does Nallagandla compare with Tellapur and Gopanpally?
Nallagandla is the most established of the three, with mature communities, retail, schools and a hospital in place, and mostly resale villas. Gopanpally offers newer gated villa communities closer to Gachibowli, at a higher per sq ft price for new construction. Tellapur has bigger, newer townships at lower prices, but a longer drive to the IT corridor and registration in Sangareddy district. The right choice depends on whether you value maturity, newness or price most.
What documents should I check before buying a Nallagandla villa?
The chain of title from the developer's sale deed to the current owner, a 30-year encumbrance certificate for the villa and parent land, the HMDA or GHMC layout and building approvals, the occupancy certificate, TS RERA registration for newer projects, proof of any regularisation of deviations, association no-dues and handover status, and up-to-date property tax and utility bills. Also confirm the survey numbers are outside lake FTL and buffer zones and not on the Section 22-A list.
Can NRIs buy resale villas in Nallagandla?
Yes. NRIs and OCI cardholders can buy resale villas and houses without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance. A properly attested and adjudicated power of attorney allows a relative to complete registration and association transfer. Banks offer NRI home loans on villas with clear title and approvals. When an NRI later sells, the buyer deducts TDS under Section 195 on capital gains, so involve a CA early.
What rental yield do Nallagandla villas earn?
4BHK gated villas typically rent for ₹1 lakh to ₹2.2 lakh a month, a gross yield of roughly 2.5 to 3.5% on current values. Tenants are mainly IT professionals, executives and university-linked families. Net yield is lower once you allow for vacancies between tenants, association maintenance, property tax and periodic repainting. Semi-furnished villas and corporate leases tend to perform best. Treat the villa as a long-hold home with steady rental backup rather than a high-income asset.
