Kandlakoya is the stretch of NH-44 where north Hyderabad meets the Outer Ring Road. The ORR's Medchal interchange lands here, the HMDA oxygen park spreads across the hill beside it, and a dense row of engineering and management colleges lines the highway toward Medchal. Behind the highway, gated villa communities and HMDA plotted layouts have replaced most of the fields that were here fifteen years ago. Buyers looking for open plots in Kandlakoya are usually doing one comparison in their heads: Kompally is too expensive, Medchal feels too far, and Kandlakoya sits exactly in between, with the ORR on its doorstep.

This guide sets out how the Kandlakoya plot market works in Medchal-Malkajgiri district, Telangana, as of October 2026: what pulls buyers here, how it compares with Kompally on price and liveability, what the approvals should look like, indicative per square yard bands, the checks that catch out buyers on this particular stretch, and how registration works. It is written the way we brief clients before a site visit.

Why Kandlakoya: the premium end of the northern plot market

Most of Hyderabad's affordable plot belts are affordable because they are far from something. Kandlakoya is different. It is close to almost everything north Hyderabad offers, and it is priced accordingly. The area hint we give clients is simple: Kandlakoya is the most expensive land north of the ORR on the NH-44 axis, and for good reasons.

The first reason is the interchange. A plot here can be on the ORR within five minutes, and from there Gachibowli, the Financial District and the airport are predictable drives rather than gambles with city traffic. For a north Hyderabad family with one partner working in the western IT corridor, that alone changes the calculation.

The second is the green buffer. The Kandlakoya oxygen park, developed by HMDA as an urban forest park on the hill next to the interchange, gives the neighbourhood a large protected green space that will not be built over. Villa buyers notice that, and it is a large part of why gated communities chose this location.

The third is the existing social fabric. Kompally's schools, hospitals, supermarkets and cinemas are 10–15 minutes south. Medchal town's government offices, railway station and markets are a similar distance north. Kandlakoya residents use both without depending on either.

The fourth is that the supply is genuinely limited. The highway front is taken by colleges and commercial use, the hill is protected, and the villages behind are already largely plotted. New HMDA layouts close to the ORR are now the exception rather than the rule, which is why resale plots in established ventures make up a growing share of transactions.

Getting around: NH-44, the ORR Medchal interchange and rail

The interchange that defines the location

The ORR Medchal interchange is effectively Kandlakoya's front door. Westbound, the ring road passes Dundigal and Patancheru before reaching Gachibowli and Kokapet; outside peak hours that is typically 40–50 minutes. Eastbound it reaches Shamirpet and Genome Valley in about 15–20 minutes and continues around to the airport, roughly 60–75 minutes away. Compared with any location south of the ORR on NH-44, Kandlakoya saves the daily crawl between Kompally and the interchange.

NH-44 toward the city

Southward, NH-44 runs through Gundlapochampally, Kompally and Suchitra to Secunderabad. Peak-hour traffic between Kompally and Suchitra is the slowest part of that trip. The elevated corridor planned on the Secunderabad side of the highway is meant to ease the final stretch toward Paradise and the cantonment; until it is operating, a Secunderabad commute from Kandlakoya can vary from 40 minutes to well over an hour depending on time of day.

Rail and suburban services

The Secunderabad–Medchal rail line runs parallel to the highway, with stations at Gundlapochampally and Medchal close by. Suburban services on this line give residents a low-cost option toward Bolarum and Secunderabad. It is a useful extra rather than a primary commute for most residents, but it adds to Kandlakoya's appeal for rental tenants.

Metro: treat it as upside

The state's proposals for the second phase of the Hyderabad Metro include a northern corridor along NH-44 toward Medchal. As of October 2026 that corridor is at the planning and approval stage. We advise clients not to pay a premium for a "metro-facing" plot here; if the line comes, plots near the highway will benefit, and if it is delayed, the valuation should still make sense without it.

The college cluster and the IT park question

Drive the highway from the interchange to Medchal and you pass campus after campus. Engineering, pharmacy, management and polytechnic colleges have clustered along this stretch over two decades, and together they bring thousands of students and staff into Kandlakoya every day. That has three practical effects for a plot buyer.

  • Rental demand. Faculty, administrative staff and students create steady demand for small houses, rooms and floors close to campus. A G+2 house on a 200 sq yd plot with rental floors can find tenants quickly.
  • Commercial pull. Hostels, food outlets, stationery and service businesses want frontage near the colleges, which supports highway and service-road plot values.
  • Traffic at peak hours. College buses and two-wheelers add to morning and evening congestion near the campuses. Plots set back from the highway on internal roads avoid most of it.

The second driver often mentioned in Kandlakoya brochures is the IT park. The state government announced an IT tower project at Kandlakoya to bring office employment to north Hyderabad, and construction work has been reported. As of October 2026, buyers should check the current status and occupancy rather than rely on launch announcements. Our view is consistent: if the IT space fills with real employers, Kandlakoya and the Medchal town edge gain a genuine employment anchor; if it remains under-occupied, the ORR, the colleges and Kompally's spillover still support the market at a slower pace. We never price a plot on the assumption that the IT park succeeds.

Kandlakoya versus Kompally: what the price gap buys you

Nearly every Kandlakoya buyer has also looked at Kompally. The comparison is worth doing properly because the two are not substitutes in every respect.

FactorKompallyKandlakoya
Indicative established HMDA colony plot₹45,000 – ₹75,000 per sq yd₹28,000 – ₹45,000 per sq yd
Distance to ORR interchangeAbout 6 km of congested highwayOn the interchange or within a few km

New supplyVery little; mostly resalesLimited near the ORR, more to the north
Typical buyerBuilds immediately, values convenienceBuilds in 1–4 years, values ORR access and space

In simple terms, Kompally sells convenience today and Kandlakoya sells access and space at a lower price. If you will build and move within a year and your children's school is in Kompally, the premium may be worth paying. If your commute is via the ORR or you plan to build later, Kandlakoya usually gives better value. Our detailed page on open plots in Kompally covers that market's micro-pockets.

HMDA layouts and the other approvals you will see in Kandlakoya

Kandlakoya sits inside the Hyderabad Metropolitan Development Authority's planning area, so a new layout must carry an HMDA layout permission. There is no DTCP layout here; a seller who describes one is either confused or misleading.

What a complete HMDA approval looks like

Ask for the final layout proceedings with the LP number, the approved plan, and the schedule of mortgaged plots. HMDA requires developers to mortgage a share of plots, commonly around 15 percent, as security until internal roads, drains, water supply and street lights are completed. Mortgaged plots can be sold only after HMDA issues release proceedings. Verify the layout independently on the HMDA website; do not rely on a photocopy supplied with the brochure. If you are unfamiliar with how to read an LP, our guide on checking an HMDA LP number walks through it.

Gated villa-plot communities

Several gated communities around Kandlakoya sell plots with a compound wall, clubhouse and common amenities, sometimes with an option to have the developer build the villa. Two cautions apply. First, the layout approval and any building permission are separate documents; one does not imply the other. Second, clubhouse and maintenance obligations should be written into your sale documents, including who owns the amenity land and how maintenance charges are fixed.

Older colonies and LRS

Toward Gundlapochampally and along older village roads, some colonies began as panchayat layouts and were later regularised under LRS. A final LRS order on your specific plot is the document you need. An application acknowledgement is not regularisation.

Local body changes

Kandlakoya's civic administration has changed as villages around the ORR were grouped into municipalities and as the state reorganised urban local bodies on the city fringe. HMDA's layout approval stands regardless, but building permission and property tax follow whichever body currently governs the village. We confirm this on the date of purchase.

RERA

Plotted developments above 500 square metres or with more than eight plots must be registered with TS RERA before marketing. Check the number on the TS RERA portal and make sure the registration covers the phase you are buying in.

Indicative per sq yd prices for open plots in Kandlakoya

These ranges reflect recent transactions and advisor observation as of October 2026. They are indicative, not offers. Corner, east-facing and 40 ft road plots typically sit in the upper half of a band; plots near HT lines or awkwardly shaped plots sit lower.

NH-44 service-road frontage with commercial potential₹80,000 – ₹1.5 LFrontage width, setback, zoning, access

These bands sit consistently with the neighbouring markets. Medchal's Kandlakoya-side layouts overlap the ORR band, while ventures several kilometres north of Medchal town are considerably cheaper; see our guide to open plots in Medchal for that ladder.

Plot sizes and layout quality near the oxygen park

The standard Kandlakoya plot is 200–300 sq yd, larger than the 150–167 sq yd units common in eastern and southern outskirts. That reflects the buyer profile: people here usually want a proper independent house or a duplex villa with parking for two cars and a garden, not a compact rental building.

Villa-plot communities offer 250–500 sq yd. The larger sizes give a strong lifestyle product, but resale buyers for a 450 sq yd plot are fewer than for a 200 sq yd plot, so price per square yard on very large plots does not always keep pace.

When we inspect a layout here, we look for:

  • 30–40 ft internal roads with kerbs and proper camber, and 60 ft main roads in larger ventures
  • Underground drainage connected to an outfall, rather than open drains ending in a neighbouring field
  • Underground electrical cabling or at least an energised transformer sized for the layout
  • Water supply arrangements, whether a municipal line, a sump and overhead tank, or both
  • Parks and open spaces developed as shown on the approved plan, with no encroachment by the developer's own sales office or extra plots
  • For gated communities, a clear handover plan to a residents' association

Terrain here is mostly gently rolling red soil with rock outcrops near the hill. Excavation is usually straightforward, but plots near the outcrops can hit rock and should be checked.

Due diligence for Kandlakoya plots: documents and site checks

Our standard file for a Kandlakoya plot covers the following. None of these should be skipped because a layout looks well developed.

  1. HMDA final layout proceedings and LP number, matched to the approved plan and the plot number on the ground.
  2. Mortgage release if the plot was in the mortgaged schedule.
  3. Link documents over 30 years back to the original pattadar, with the NALA conversion order for the parent land.
  4. Encumbrance certificate for the full period, cross-checked against the link documents. Our guide to verifying a plot before buying lists the gaps we look for.
  5. Prohibited-property search under Section 22-A, covering government, assigned, endowment and wakf survey numbers.
  6. NH-44 alignment and setbacks. For plots near the highway, confirm the right-of-way, the service-road line and any widening proposals. A plot that loses depth to road widening is worth less than its registered area suggests.
  7. Tank and nala buffers. Irrigation tanks and seasonal streams run through the area; check the full tank level and buffer lines on the master plan.
  8. HT corridors. High-tension lines cross parts of the Medchal mandal; plots under or beside them face restrictions.
  9. Master-plan land use, since some land near the ORR and the highway is zoned for commercial, institutional or recreational use rather than residential.
  10. Gated community documents: amenity land ownership, maintenance terms and any restrictions on building design.

Registration and charges at the Medchal SRO

Kandlakoya plots typically register at the Medchal sub-registrar office, though boundaries between offices around the ORR have shifted over time, so we confirm the jurisdictional SRO from the survey number before booking a slot. Market values and slot booking are available on the Telangana registration portal.

ItemApproximate rate (as of October 2026)Comment
Stamp dutyAbout 5.5%Charged on the higher of market value and consideration
Transfer dutyAbout 1.5%Municipal and urban areas; panchayat areas use a different split
Registration feeAbout 0.5%Total government charges about 7.5%
TDS (Section 194-IA)1%Deducted by the buyer when price exceeds ₹50 lakh and the seller is resident

Because most Kandlakoya plots cross ₹50 lakh, buyers almost always deduct and deposit 1 percent TDS and file the related return. On a 240 sq yd plot at ₹35,000 per sq yd, the price is ₹84 lakh; at roughly 7.5 percent, government charges come to about ₹6.3 lakh, plus TDS of ₹84,000 deducted from the payment to the seller. Verify the current rates at the SRO on the day of registration.

Investment outlook for Kandlakoya plots

Kandlakoya's appreciation over the past decade came from three things: the ORR interchange, the arrival of gated communities and the spillover from Kompally. Looking ahead from October 2026, the drivers are steady rather than dramatic.

  • Supportive: limited new supply near the interchange, protected green space, college-led rental demand, ORR access to the western IT corridor and the airport, and possible upside from the IT park and the NH-44 metro corridor if they materialise.
  • Constraining: prices already reflect the location, so the percentage gains of the early years are unlikely to repeat; highway congestion toward Secunderabad persists; and a large volume of cheaper supply north of Medchal competes for budget buyers.

A reasonable holding view is three to six years for plots in occupied HMDA layouts near the interchange, longer for interior ventures to the north. Kandlakoya is best treated as a place to build a house on approved land with good resale, rather than a speculative play.

Who should buy in Kandlakoya

Kandlakoya suits north Hyderabad families who want an independent house with ORR access and are willing to pay for it; IT professionals who live north but work west; buyers who want a gated villa-plot community with a protected green backdrop; and investors who prioritise liquidity and approval quality over the lowest entry price.

Two examples from recent briefings show the difference. A couple working in Gachibowli and Kompally respectively wanted a 240 sq yd plot to build on within two years; Kandlakoya let both reach work in under an hour, and they accepted a higher price for an occupied HMDA layout near the interchange. A retired defence officer with ₹40 lakh, by contrast, wanted a plot to hold for his children; he was better served by a properly approved venture further north, where the same money buys a larger plot without stretching the budget.

It is a poor fit for buyers with a tight budget who would be better served by approved ventures further north or toward Dundigal; for anyone expecting the gains of a newly opening corridor; and for buyers who need walkable access to schools and shops on day one. For a cheaper north-western alternative with its own ORR exit, see our page on open plots in Dundigal.

NRI buyers and Kandlakoya plots

Non-resident Indians and OCIs can buy residential and commercial plots in Kandlakoya. Payment must come through banking channels, from NRE or NRO accounts or by inward remittance. Agricultural land, plantation property and farmhouses are excluded: NRIs and OCIs cannot buy them or receive them as gifts, and can only inherit them. Since farm land still exists in the villages behind Kandlakoya, make sure what you are buying is a plot in an approved layout on NALA-converted land.

Most NRI buyers act through a registered power of attorney given to a family member in Hyderabad. We prepare the checklist, coordinate the legal review, share site photographs and video, and track the registration. For the funding and repatriation rules, see our NRI investment guide and speak to a chartered accountant on tax.

How NRR Estates helps on a Kandlakoya plot

We begin by clarifying whether you are buying to build soon, to hold, or to rent, because that decides whether a gated villa plot, an established layout resale or an interior venture fits you best. We then shortlist plots, walk them with the approved plan, and check road widths, drainage, power and the highway setback in person.

Our legal desk runs the title chain, EC, HMDA approval and mortgage release, LRS status where relevant, and prohibited-property checks before you pay any advance. We benchmark the asking price against recent transactions, negotiate, prepare the registration at the Medchal SRO, and follow through on mutation and property-tax transfer. Our fee is disclosed in writing before you commit.

Kandlakoya open plots: your questions answered

What do open plots in Kandlakoya cost right now?

As of October 2026, HMDA layouts within about 2 km of the ORR Medchal interchange at Kandlakoya typically trade between ₹28,000 and ₹45,000 per sq yd. Gated villa-plot communities near the oxygen park sit around ₹38,000 to ₹58,000, older LRS colonies toward Gundlapochampally ₹30,000 to ₹48,000, and interior ventures north toward Medchal ₹20,000 to ₹32,000. NH-44 frontage is priced separately. These are indicative ranges from recent transactions and advisor observation, not quotes.

Is Kandlakoya better value than Kompally for a plot?

It depends on how you live. Established Kompally colonies trade around ₹45,000 to ₹75,000 per sq yd and offer schools, hospitals and shops within walking or short driving distance. Kandlakoya is cheaper per sq yd and sits on the ORR interchange, which saves the congested highway stretch for anyone commuting west or to the airport. If you will build immediately and your life centres on Kompally, the premium may be worth it. If you commute via the ORR or plan to build later, Kandlakoya often gives better value.

Are Kandlakoya plots HMDA approved?

Kandlakoya lies within HMDA's planning area, so new layouts must carry an HMDA layout permission with a final LP number, an approved plan and, where applicable, a mortgage release for the plot you buy. There are no DTCP layouts here. Some older colonies toward Gundlapochampally were regularised under LRS; for those you need the final LRS order on that plot. We verify approvals independently with HMDA records rather than relying on copies supplied with a brochure.

Will the Kandlakoya IT park raise plot prices?

It could help, but we do not price plots on it. The state announced an IT tower project at Kandlakoya to bring office jobs to north Hyderabad, and construction has been reported. What matters is whether real employers occupy the space. If they do, Kandlakoya and the Medchal town edge gain a genuine employment anchor. If occupancy stays low, the ORR interchange, the college cluster and Kompally spillover still support the market. Check the current status before treating it as a reason to pay more.

What should I check for plots close to NH-44?

Confirm the highway right-of-way, the service-road alignment and any widening proposals, because a plot that loses depth to the road is worth less than its registered area suggests. Check the required setback for building, the master-plan land use, since highway-side land may be zoned commercial or institutional, and access from the service road. Also look for high-tension lines and tank buffers. We plot the survey number against these lines before any advance.

Where are Kandlakoya plots registered and what does it cost?

Kandlakoya plots typically register at the Medchal sub-registrar office, though we confirm the jurisdictional SRO from the survey number because office boundaries around the ORR have shifted. Government charges are approximately 5.5 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, about 7.5 percent of the higher of market value and price. Since most plots here exceed ₹50 lakh, the buyer also deducts 1 percent TDS. Verify current rates at the SRO on the day.

Can NRIs buy a plot in Kandlakoya?

Yes. NRIs and OCIs can buy residential and commercial plots in Kandlakoya, paying through banking channels from NRE or NRO accounts or by inward remittance. They cannot buy agricultural land, plantation property or farmhouses, and cannot receive them as gifts; inheritance is the only route. Because farm land still exists in the villages behind Kandlakoya, confirm that the plot sits in an approved layout on NALA-converted land. Most NRI buyers register through a family member holding a registered power of attorney.

Are gated villa plots in Kandlakoya worth the premium?

They can be, if the community is well run and the documents are clear. The premium buys security, a clubhouse, maintained common areas and a more uniform neighbourhood. Before paying it, check the HMDA layout approval, who owns the amenity land, how maintenance charges are set, any design restrictions on your villa, and when the developer will hand over to a residents' association. Very large plots of 450 sq yd and above have fewer resale buyers, so weigh size against liquidity.
