Head north on NH-44 past Kompally and Suchitra, cross the Outer Ring Road at the Kandlakoya interchange, and within ten minutes you reach Medchal: a busy, self-contained town with its own bus depot, railway station, government offices, wholesale markets and a ring of industrial sheds and warehouses. Apartments in Medchal are a young but growing market. Gated mid-rise communities and a handful of taller towers have appeared on the ORR fringe at Kandlakoya and Gundlapochampally, while the town itself has standalone buildings and newer gated projects on its edges. Prices sit well below Kompally, which is exactly why many north Hyderabad buyers now drive the extra few kilometres. This guide covers the main apartment belts, indicative prices as of October 2026, an honest Medchal-versus-Kompally comparison, the industrial-belt considerations, and the legal checks that apply in this part of Medchal-Malkajgiri district, Hyderabad.
What kind of place Medchal is
Medchal is not a dormitory suburb that exists because of Hyderabad commuters. It was a market town on the old Nagpur highway long before the ORR arrived, and it still has the rhythms of one: farmers' produce coming in from the north, trucks stopping at transport offices, government employees and teachers living in independent houses, and a weekly market. The district that bears its name stretches from Medchal through Shamirpet and Keesara down to Malkajgiri, Uppal and Kukatpally's northern edge.
What has changed in the last decade is the arrival of the city's growth at Medchal's southern doorstep. The ORR interchange, the Kandlakoya Oxygen Park, a cluster of engineering colleges and a steady flow of HMDA layouts have pulled the urban edge north. Apartments are the newest layer of that change, and the market reflects it: some projects are polished, many are first or second efforts by local developers, and the spread of quality is wide.
Why apartments in Medchal appeal to budget buyers
- Price. A new 2 BHK in a gated Medchal project typically costs ₹45 lakh to ₹65 lakh, often ₹10 lakh to ₹20 lakh less than a comparable unit in Kompally.
- The ORR at the doorstep. From the Kandlakoya side, the ring road gives a predictable route to the western IT corridor, the airport and the eastern suburbs, without the Suchitra and Bowenpally bottlenecks.
- A town that works. Schools, hospitals, banks, a railway station and markets already exist, so new residents are not waiting years for basic services.
- Local employment. The industrial and warehousing belt along NH-44, the colleges and the district offices provide jobs that do not depend on the city.
- Family ties to the north. NH-44 is the road home for many families from Medak, Kamareddy, Nizamabad and Adilabad, and a Medchal flat keeps them on that axis.
Four apartment belts in and around Medchal
The ORR fringe: Kandlakoya and Gundlapochampally
South of the town, between the ORR interchange and Kompally's northern edge, this belt has the most organised projects: gated communities of several blocks, a few high-rise towers and the best amenity packages. It is effectively Kompally's next ring, and many buyers here work in the western IT corridor and use the ORR daily. The colleges around Kandlakoya also give it a faculty and student rental base.
Medchal town and its immediate edges
Inside the town and on its edges, you find standalone apartment buildings near the market and station, and newer gated mid-rise projects on the outskirts. Buyers here are mostly local families, government staff, traders and people working in the industrial belt. Prices are lower and the convenience of a working town is the attraction.
NH-44 north of the town
Beyond Medchal toward Athvelli and the Toopran direction, group-housing projects are fewer and newer, interspersed with warehouses, sheds and plotted ventures. This is the value end, with the longest drive to the city and the heaviest truck traffic. It suits buyers with a clear local reason to be there.
Interior villages
West and east of the highway, villages such as Gowdavelli and those toward Rawalkole and Yellampet have mainly plotted HMDA ventures and individual houses. Apartment supply is thin. Most buyers here are building houses on plots, which our page on open plots in Medchal covers in detail.
What the projects look like
- Gated mid-rise communities of stilt plus five to stilt plus nine floors, the most common format.
- A small number of towers of 12 floors and above, mostly on the ORR fringe.
- Standalone buildings of 8 to 24 flats in the town, with lifts and parking but no amenities.
- 2 BHK units of about 1,000 to 1,300 sq ft and 3 BHK units of about 1,350 to 1,750 sq ft.
Medchal flat prices: indicative bands for October 2026
The ranges below are based on recent transactions and advisor observation. Individual flats can fall outside them because of the builder's record, floor, facing, carpet efficiency and distance from the highway.
| Segment | Indicative price per sq ft | Typical ticket size |
|---|---|---|
| Gated and high-rise projects, Kandlakoya–Gundlapochampally ORR fringe | ₹5,000 – ₹6,300 | 2 BHK ₹55 L – ₹75 L; 3 BHK ₹72 L – ₹1.05 Cr |
| New gated mid-rise, Medchal town edges | ₹4,300 – ₹5,400 | 2 BHK ₹46 L – ₹62 L |
| Newer projects on NH-44 north of the town | ₹3,900 – ₹4,900 | 2 BHK ₹42 L – ₹56 L |
| Standalone buildings, Medchal town | ₹3,600 – ₹4,500 | 2 BHK ₹38 L – ₹50 L |
| Resale flats, 5–12 years old | ₹3,500 – ₹4,600 | 2 BHK ₹36 L – ₹50 L |
| Rental unit | Indicative monthly rent |
|---|---|
| 2 BHK, gated community, ORR fringe | ₹12,000 – ₹16,000 |
| 3 BHK, gated community, ORR fringe | ₹16,000 – ₹22,000 |
| 2 BHK, town standalone or gated mid-rise | ₹10,000 – ₹14,000 |
The single biggest price driver in Medchal is distance from the ORR interchange. A gated project five minutes from the Kandlakoya junction is priced as a Kompally alternative; a similar project 10 km north is priced as a Medchal-town flat, with a correspondingly smaller buyer pool on resale.
Medchal or Kompally? An honest comparison
Almost every Medchal buyer has looked at Kompally first. Here is how the two compare, using October 2026 ranges.
| Factor | Kompally | Medchal |
|---|---|---|
| New gated mid-rise price | Around ₹5,300 – ₹6,600 per sq ft | Around ₹4,300 – ₹5,400 per sq ft in town; up to ₹6,300 on the ORR fringe |
| Distance to Secunderabad | About 12 – 15 km | About 28 – 32 km from the town |
| Schools and hospitals | Dense, with large CBSE and multispecialty options | Adequate for routine needs; larger options in Kompally and Suchitra |
| Malls and leisure | Multiplexes and malls on the highway | Town markets; malls mean a drive south |
| ORR access | About 6 km to the Medchal interchange through traffic | Immediate from the Kandlakoya side |
| Rental yield | Often 3% – 3.8% | Often 3% – 3.8%, with slower letting in the north |
| Resale liquidity | Deeper buyer pool | Thinner, especially north of the town |
Our view: if your daily life points south toward Secunderabad or the city, and you can afford it, Kompally is usually worth the premium. If you use the ORR to reach work, or your work is in Medchal's industrial belt, a project on the Kandlakoya fringe gives you most of Kompally's advantages at a lower price. Our page on apartments in Kompally covers that market in full.
The industrial belt: jobs, tenants and what to watch
Medchal's industrial character is an asset for rental demand and a factor to manage for daily living.
Who it employs
Small and medium manufacturing units, engineering workshops, food processing, pharma suppliers and a growing number of warehouses and logistics parks line NH-44 and the roads branching off it. Their supervisors, engineers and managers form a steady tenant and buyer base, often preferring 2 BHK flats close to work. A state-promoted IT park project at Kandlakoya, if fully occupied, would add a white-collar layer to that demand; we would value it only once tenants move in.
The college economy
Alongside industry, the stretch between Kandlakoya and Medchal hosts a cluster of engineering, pharmacy and management colleges. Faculty and administrative staff rent family flats year-round, while students rent shared 2 and 3 BHK units, usually close to the campuses. Student lets bring higher gross rent per flat but more wear, more turnover and occasional friction with resident families, so some gated societies restrict them. If you plan to rent to students, check the society's bye-laws before buying; if you plan to live in the flat, check how many units in the project are already let to student groups. Academic calendars also mean vacancies tend to cluster around May and June, which matters for cash-flow planning.
What to check
- Distance from sheds and warehouses: truck movements start early and run late. A flat facing a logistics yard is a different product from one in a residential pocket.
- Air and water quality: ask about any polluting units nearby, and whether the borewell water has been tested.
- Land-use zoning: confirm the project sits in a residential zone in the HMDA master plan, not an industrial or manufacturing zone with a change of land use still pending.
- Approach roads: some projects share roads with industrial traffic. Check road width and the condition of the last kilometre.
Getting around from Medchal
NH-44
The national highway is Medchal's main link south to Kompally, Suchitra, Bowenpally and Secunderabad, and north to Toopran, Kamareddy and Nizamabad. The Kompally and Suchitra stretch is congested at peak hours. An elevated corridor on NH-44 north from Secunderabad, under construction as of October 2026, should help once complete; we suggest valuing it only when it opens.
The ORR
The Medchal interchange at Kandlakoya sits 6 to 8 km south of the town centre. From there, the ring road runs west past Dundigal toward Patancheru and the Gachibowli end, and east past Shamirpet toward Ghatkesar and the airport.
Rail and buses
Medchal railway station lies on the line north from Secunderabad, and suburban MMTS services were extended toward Medchal under the second phase; check current frequencies before relying on them. The town's bus depot connects to Secunderabad and the districts.
| From Medchal town to | Approximate distance | Usual drive time |
|---|---|---|
| ORR Medchal interchange, Kandlakoya | 6 – 8 km | 10 – 15 minutes |
| Kompally | 12 – 15 km | 25 – 40 minutes |
| Secunderabad | 28 – 32 km | 50 – 80 minutes |
| Gachibowli and HITEC City (via ORR) | 40 – 48 km | 45 – 65 minutes off-peak |
| RGIA, Shamshabad (via ORR) | 70 – 80 km | 70 – 85 minutes |
Daily life in Medchal
- Schools: the town has a range of state-board and CBSE schools, and the colleges around Kandlakoya are close. Families seeking large international campuses typically look toward Kompally or Bachupally, which means checking bus routes and pickup times.
- Healthcare: the government area hospital and private nursing homes handle routine care. For cardiac emergencies and specialist surgery, residents usually go to Kompally, Suchitra or Secunderabad.
- Green space: the Kandlakoya Oxygen Park, a large urban forest park near the ORR, is a genuine amenity for walkers and families.
- Markets: the town's markets, produce yards and highway shops cover daily needs at prices lower than the city.
- Water: parts of the town have municipal supply; many gated projects use borewells with tanker top-ups in summer. Ask residents for last summer's tanker spend.
Legal and RERA checklist for Medchal apartments
- TS RERA registration: required above 500 sq m or eight units. Verify the number, completion date and quarterly filings on rera.telangana.gov.in.
- Building permission: identify whether HMDA, the municipality or an earlier gram panchayat issued it, and confirm the built floors match the sanctioned plan. Civic boundaries around the ORR have been restructured in recent years, so check which body will issue the occupancy certificate.
- Master plan zoning: check the land use on HMDA's master plan through hmda.gov.in or a certified zoning extract, particularly near industrial clusters.
- Highway setbacks: for projects on NH-44, confirm the boundary is clear of the right-of-way and any widening or elevated-corridor acquisition line.
- Land title and conversion: parent deeds, development agreement, NALA order and a 30-year encumbrance certificate; survey numbers checked against the Section 22-A list and for assigned land.
- Tanks and streams: several village tanks dot the mandal; confirm FTL and buffer clearance.
- OC, UDS and parking: no registration of a ready flat without the OC; the agreement should record UDS, allotted parking and corpus terms.
Charges, GST and financing
Most Medchal flats register at the Medchal sub-registrar office, though we confirm jurisdiction from the survey number before booking a slot. As of October 2026, approximate charges are as follows, and we verify current rates on the day.
| Component | Approximate rate |
|---|---|
| Stamp duty | About 5.5% |
| Transfer duty | About 1.5% (nil in gram panchayat areas) |
| Registration fee | About 0.5% (about 2% in gram panchayat areas) |
| Total, on the higher of market value and price | About 7.5% |
| GST on under-construction flats | 5%, or 1% for qualifying affordable units |
| TDS deducted by buyer | 1% above ₹50 lakh from a resident seller |
Because many Medchal 2 BHKs are priced around or below ₹50 lakh, it is worth noticing which side of the TDS threshold your deal falls; the threshold applies to the consideration, and the obligation sits with you as the buyer. Lenders commonly fund 80% to 90% on smaller loans, and salaried borrowers typically see rates in the mid-7% to 9% range. For under-construction projects, use a construction-linked plan, avoid paying more than 10% before a registered agreement for sale, and check which banks have approved the project.
Mistakes we see Medchal flat buyers make
Medchal's lower prices attract first-time buyers, and a few avoidable errors come up again and again.
- Treating every "Medchal" address as the same. A brochure may say Medchal for a project two minutes off the ORR or for one 12 km north of the town. Plot the exact location and drive it at 9 am before you compare prices.
- Ignoring the neighbouring land use. An empty field beside a project today may be zoned industrial or warehousing. Ask for the master plan extract for the surrounding blocks, not just the project site.
- Accepting a saleable-area quote without the carpet area. Loading factors on smaller projects can be high. Compare the price per sq ft of carpet area across your shortlist.
- Buying in a standalone building without the OC. Some town buildings are occupied without an occupancy certificate, often because extra floors were added. Banks may refuse to lend on them, and future buyers will ask the same question.
- Assuming the elevated corridor is already priced at its finished value. Infrastructure helps, but a premium paid today for a corridor that opens late is a premium you carry in the meantime.
A note on the RRR and Medchal's northern growth
The proposed Regional Ring Road's northern arm is planned to pass well beyond Medchal, through the Toopran and Gajwel belt. Its alignment and land acquisition have been progressing in stages, and plotted land north of Medchal has already moved on the expectation. For an apartment buyer, the RRR matters less directly than the ORR: it is likely to pull logistics, warehousing and industrial units further north over the coming decade, which can add jobs along NH-44 but also more truck traffic through the corridor. We would not pay a premium for a Medchal flat on the strength of the RRR alone. Our Regional Ring Road land guide covers the alignment and what it means for land values.
Rent and resale: what to expect
Gross rental yields in Medchal typically run between 3% and 3.8%. The ORR fringe lets fastest, thanks to IT commuters and college staff; flats north of the town take longer to let and to sell. Appreciation has been steady, driven mainly by the ORR and the northward spread of Kompally. Watch for the NH-44 elevated corridor, occupancy at the Kandlakoya IT park, growth in warehousing employment and the pace of new launches. A seven-year hold on an ORR-fringe flat is the most defensible approach; north of the town, buy only if you plan to live there.
If a house suits you better than a flat, our page on villas in Medchal covers row villas and gated duplexes at ticket sizes that start not far above a 3 BHK flat, and buyers comparing the western neighbour can read our guide to apartments in Dundigal. For a calmer, lake-side alternative to the east, see apartments in Shamirpet.
NRI buyers and Medchal apartments
NRIs and OCIs can buy flats in Medchal without RBI permission. Many families from northern Telangana working in the Gulf or the US choose Medchal or Kompally to stay on the NH-44 axis.
- Payments: through inward remittance or NRE, NRO or FCNR accounts only.
- Loans: Indian lenders offer NRI home loans on approved projects.
- Power of attorney: a specific POA, attested at an Indian mission or apostilled and adjudicated in Telangana in time, allows a relative to complete the purchase.
- Farmland: Medchal mandal still has agricultural land and farmhouse properties. NRIs and OCIs cannot buy agricultural land, plantations or farmhouses, nor receive them as gifts; inheritance is the only route.
- Selling later: the buyer deducts TDS under Section 195 at capital-gains rates plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024. A lower-deduction certificate can help. Consult a CA.
Our NRI guide to buying villas and apartments in Hyderabad covers the paperwork step by step.
Who should buy a flat in Medchal
A Medchal flat makes sense for ORR commuters who want Kompally-style access for less, employees in the industrial and warehousing belt, college faculty, families from northern Telangana, and first-time buyers with a ₹45 lakh to ₹75 lakh budget. It makes less sense for those who travel daily into Secunderabad or the city centre, who want large malls and hospitals within ten minutes, or who may need to sell quickly.
How NRR Estates helps Medchal buyers
We are an advisory, not a listing portal, and our fee is disclosed before you commit. In Medchal, we typically:
- Map your commute and shortlist between the ORR fringe, the town and the northern corridor.
- Check zoning, industrial neighbours, highway setbacks and tank buffers before you visit.
- Verify RERA, building permission, OC, title, NALA conversion, Section 22-A and assigned land status.
- Benchmark the price against recent Medchal and Kompally transactions and negotiate on your behalf.
- Coordinate the loan, review the agreement and manage registration at the Medchal SRO, with remote support for NRIs.
Medchal apartments: your questions answered
What is the price of apartments in Medchal?
As of October 2026, gated and high-rise projects on the Kandlakoya–Gundlapochampally ORR fringe typically sell for ₹5,000 to ₹6,300 per sq ft. New gated mid-rise projects on the town's edges usually cost ₹4,300 to ₹5,400, newer projects north of the town on NH-44 ₹3,900 to ₹4,900, standalone town flats ₹3,600 to ₹4,500, and resale flats ₹3,500 to ₹4,600. A new 2 BHK commonly costs ₹42 lakh to ₹75 lakh. These are indicative ranges from recent transactions and advisor observation.
Should I buy a flat in Medchal or Kompally?
Kompally is closer to Secunderabad, with more schools, hospitals and malls and a deeper resale market, but new mid-rise flats there typically cost ₹5,300 to ₹6,600 per sq ft. Medchal is cheaper, has a working town and immediate ORR access from the Kandlakoya side, but is further from the city. If your daily travel points south into the city, Kompally usually justifies its premium. If you use the ORR or work in Medchal's industrial belt, Medchal often offers better value.
How far is Medchal from the ORR, Secunderabad and Gachibowli?
The ORR Medchal interchange at Kandlakoya is about 6 to 8 km south of the town centre, typically 10 to 15 minutes. Secunderabad is roughly 28 to 32 km away, usually 50 to 80 minutes along NH-44 through Kompally and Suchitra. Gachibowli and HITEC City are about 40 to 48 km via the ORR, typically 45 to 65 minutes off-peak. Medchal also has a railway station on the line north from Secunderabad.
Does the industrial belt affect apartments in Medchal?
It cuts both ways. Manufacturing units, warehouses, logistics parks and colleges along NH-44 create steady tenant and buyer demand. But truck traffic, early-morning activity and occasional pollution can affect daily life for flats close to sheds or yards. Before buying, check the distance to the nearest industrial units, test the borewell water, and confirm that both the project and its surroundings are zoned residential in the HMDA master plan.
What legal checks matter for a Medchal apartment?
Verify TS RERA registration for larger projects, the authority that issued the building permission and whether the built floors match it, and the occupancy certificate for ready flats. Review title, the development agreement, NALA conversion and a 30-year encumbrance certificate, and rule out Section 22-A and assigned land. In Medchal specifically, check NH-44 setbacks and widening lines, residential zoning near industrial clusters, and FTL buffers around village tanks.
What rent can a Medchal flat earn?
A 2 BHK in a gated community on the ORR fringe typically rents for ₹12,000 to ₹16,000 a month, and a 3 BHK for ₹16,000 to ₹22,000. A 2 BHK in a town standalone building or gated mid-rise usually rents for ₹10,000 to ₹14,000. Gross yields commonly run between 3% and 3.8%. IT commuters, college faculty, students and industrial staff form the tenant base, with the ORR fringe letting fastest.
What are the registration charges for a flat in Medchal?
Telangana's government charges total about 7.5% of the higher of market value and consideration: roughly 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee in urban areas, or 5.5% stamp duty and about 2% registration fee in gram panchayat areas. Under-construction flats attract 5% GST, or 1% if the unit qualifies as affordable. The buyer deducts 1% TDS above ₹50 lakh. Most flats register at the Medchal SRO, and we verify current rates on the day.
Can NRIs buy apartments in Medchal?
Yes. NRIs and OCIs can buy flats in Medchal without RBI approval, paying through inward remittance or NRE, NRO or FCNR accounts, and can take NRI home loans for approved projects. A properly attested and adjudicated power of attorney lets a relative handle registration. NRIs and OCIs cannot buy or receive as a gift agricultural land, plantations or farmhouses, which remain common in Medchal mandal; inheritance is the only route. On a later sale, Section 195 TDS applies, so consult a CA.
