Warangal real estate is the largest property market in Telangana outside Hyderabad, and it is really three towns stitched together: Hanamkonda, Warangal and Kazipet, the tri-city that sits about 145 km north-east of the capital on NH-163. Each has its own character. Hanamkonda is the settled residential and professional heart, Warangal the old trading city around the Kakatiya fort and the agricultural market, and Kazipet the railway junction and NIT town closest to Hyderabad. Around them lie canal-fed paddy villages, red-soil uplands and a growing ring of KUDA-approved layouts. This guide covers plots, villas, apartments and farm land across the tri-city, with indicative bands as of October 2026 taken from our area pages, the approvals and offices that matter, the growth drivers and risks, and what each part of the market suits.
Who this guide is for
It is for families from the Warangal region, in Hyderabad, the US or the Gulf, who want to buy a plot, a house or a flat back home; for local buyers comparing Hanamkonda colonies with new layouts on the Hyderabad road; and for Hyderabad investors weighing a district-city purchase against an outer-Hyderabad one. NRIs can buy plots, houses and flats here freely, but not agricultural land.
The tri-city explained: Hanamkonda, Warangal and Kazipet
Since the 2021 district reorganisation, the tri-city straddles two districts, Hanumakonda and Warangal, but it functions as one urban market. Civic services come from the Greater Warangal Municipal Corporation (GWMC) and master planning from the Kakatiya Urban Development Authority (KUDA).
Hanamkonda
Hanamkonda holds the tri-city's most expensive residential colonies: Nakkalagutta, Subedari, Balasamudram, Hunter Road and Kishanpura, close to the Thousand Pillar Temple, Kakatiya University, the collectorate and the main hospital belt. Newer growth runs through Vaddepally, Gopalpur and Bheemaram and out along the Karimnagar road towards Hasanparthy and the Parkal road beyond the ring road. Doctors, professors, business families and returning NRIs dominate demand.
Warangal
Warangal proper is the older trading city around the Kakatiya fort, Station Road, Shivanagar and the MGM Hospital area, with the Enumamula agricultural market yard and the textile and trading economy behind it. Housing stock is older and denser, prices per sq yd are lower than prime Hanamkonda, and growth is pushing east along the Narsampet and Khammam roads towards Mamnoor and the textile park belt.
Kazipet
Kazipet is the railway junction where the Secunderabad line meets the Delhi–Chennai trunk route, home to NIT Warangal and established colonies such as Fathima Nagar. It is the part of the tri-city nearest Hyderabad, and the Hyderabad road through Madikonda, Somidi and Kadipikonda carries the most active KUDA venture market.
How buying works in the tri-city: bodies, approvals and offices
Layout approvals: KUDA, DTCP and gram panchayat
Plotted layouts inside KUDA's planning area are approved by KUDA, not HMDA. Older or outer layouts may carry DTCP approval, and village layouts may be gram panchayat layouts that need regularisation under LRS before a building permission can be granted. A KUDA-approved plot on a 30 to 40 ft road commonly costs well above a gram panchayat plot in the same village, and is far easier to finance and resell. Our layout approvals guide explains the differences, and the LRS guide covers regularisation.
Building permission and RERA
Building permission for houses and buildings is issued by GWMC or the local body, largely through TG-bPASS. Apartment projects and plotted layouts above 500 sq m or with more than eight units must be registered with TS RERA; check the registration on the TS RERA portal before booking. Smaller standalone apartment buildings, common in Hanamkonda's older colonies, may fall below the threshold, which makes the building permission, OC and title checks even more important.
Registration and land records
Plots, houses, flats and NALA-converted land register at the Warangal or Hanamkonda Sub-Registrar Office, depending on jurisdiction, which we confirm from the survey number or door number. Unconverted agricultural land registers at the mandal Tahsildar office under Dharani and Bhu Bharati, with mutation in the same step. Sale-deed charges come to roughly 7.5 percent of the higher of guideline value and sale value as of October 2026: 5.5 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, or in gram panchayat areas 5.5 percent stamp duty and 2 percent registration fee. Guideline values are on the Telangana registration portal, and rates should be verified on the day. For farm land, start the record check on the Dharani portal.

Open plots in the tri-city
Plots are the backbone of the Warangal market. The local preference for an independent house on your own land is strong, and most families buy a plot first and build when ready. Common sizes are 167, 200, 240 and 267 sq yd on 30 to 40 ft layout roads.
At the top, resale plots in prime Hanamkonda colonies such as Nakkalagutta, Subedari, Balasamudram and Hunter Road trade at about ₹45,000 to ₹90,000 per sq yd, and rarely come to market. Inner growth colonies like Kishanpura extension, Vaddepally, Gopalpur and Bheemaram run about ₹25,000 to ₹45,000. KUDA layouts on the Karimnagar road towards Hasanparthy sit at roughly ₹13,000 to ₹28,000, and KUDA layouts on the Parkal road beyond the ring road at ₹11,000 to ₹22,000. Full detail is on our open plots in Hanamkonda page.
In Kazipet, established junction colonies and Fathima Nagar resale plots run about ₹25,000 to ₹48,000 per sq yd, KUDA ventures around Madikonda and the inner Hyderabad road ₹15,000 to ₹32,000, and southern pockets such as Somidi and Kadipikonda ₹14,000 to ₹26,000. Further out along NH-163 towards Station Ghanpur, KUDA and DTCP layouts drop to ₹8,000 to ₹18,000. See open plots in Kazipet.
On the Warangal side, KUDA ventures on the Karimnagar, Mulugu and Narsampet roads run roughly ₹12,000 to ₹28,000, and the Mamnoor and Khammam road side ₹12,000 to ₹26,000. Our open plots in Warangal page covers the whole tri-city corridor by corridor.
What to check on a tri-city plot
- KUDA layout approval and plot number, and whether the plot is released or still mortgaged to the authority.
- Tank full-tank level and nala buffers. The August 2020 floods inundated several colonies, and low-lying layouts near tanks and drains need ground-level checks.
- Distance from ASI-protected monuments such as the Thousand Pillar Temple and Warangal Fort, where construction is restricted in prohibited and regulated areas.
- Railway land boundaries and highway setbacks around Kazipet and NH-163.
- EC for 30 years, link documents and, for older colonies, regularisation status.
Villas and independent houses
"Villa" in Warangal mostly means an independent duplex or G+1 house on a 150 to 300 sq yd plot, either built by the owner or bought from a small builder in a KUDA layout. Gated villa communities exist, mainly on the ring-road and Hyderabad-road fringe, but they are a minority of the market.
| Villa or house format | Indicative ticket |
|---|---|
| New duplex, outer KUDA layout (150–200 sq yd) | ₹48 L – ₹75 L |
| New duplex, Vaddepally, Gopalpur or Bheemaram (167–240 sq yd) | ₹75 L – ₹1.2 Cr |
| Independent duplex, Kazipet or Fathima Nagar (167–250 sq yd) | ₹65 L – ₹1.05 Cr |
| Gated villa, Madikonda or Hyderabad-road fringe (200–300 sq yd) | ₹85 L – ₹1.5 Cr |
| Independent house, Hunter Road or Kishanpura (200–300 sq yd) | ₹1 Cr – ₹1.7 Cr |
| Independent house, prime Hanamkonda colony (250–500 sq yd) | ₹1.2 Cr – ₹2.8 Cr |
New gated villas typically price at about ₹3,800 to ₹5,500 per sq ft of built-up area. Indicative, October 2026. Read the detail on villas in Hanamkonda and villas in Warangal.
Because so many houses here are built in stages, often with a ground floor first and upper floors added years later as money comes in from abroad, a structural inspection matters more than in a typical Hyderabad gated community. Check that every floor has building permission and that the foundation was designed for the floors now on it.
Apartments: a growing but still young market
Apartments are newer to the tri-city than plots, and the market is still dominated by mid-rise gated projects and standalone builder buildings rather than high-rise towers. Demand comes from doctors and staff at MGM and the medical colleges, faculty and families around Kakatiya University and NIT, government employees, and NRIs buying ready flats near hospitals for their parents.
| Apartment segment | Indicative rate |
|---|---|
| Premium gated, Hunter Road, Nakkalagutta or Subedari | ₹4,500 – ₹5,600 per sq ft |
| Mainstream new gated, Vaddepally, KU side or Kishanpura | ₹3,600 – ₹4,500 per sq ft |
| Kazipet and Hyderabad road towards Madikonda | ₹3,600 – ₹4,800 per sq ft |
| Warangal side (Station Road, Shivanagar, MGM area) | ₹3,400 – ₹4,600 per sq ft |
| Emerging edges (Hasanparthy, beyond Madikonda, Mulugu road) | ₹2,900 – ₹3,800 per sq ft |
| Resale flats, 8–18 years old | ₹2,600 – ₹3,600 per sq ft |
A typical 3 BHK of 1,400 to 1,900 sq ft costs roughly ₹50 lakh to ₹1.05 crore depending on micro-market, indicative October 2026. Our apartments in Hanamkonda and apartments in Warangal pages break this down further.
Farm land around the tri-city
The countryside around Warangal is some of the best-watered in Telangana. The SRSP Kakatiya canal runs through the west, the Devadula lift scheme feeds reservoirs such as Dharmasagar in the east, and Kakatiya-era tanks still irrigate large ayacuts. Red chalka loam on the uplands grows chilli, maize and orchards; darker soils below tanks and canals grow paddy and cotton. Oil palm is a newer crop.
- Interior village land 15 to 35 km from the city: about ₹20 lakh to ₹45 lakh per acre.
- Wet land in an SRSP, Devadula or tank command: about ₹35 lakh to ₹75 lakh per acre.
- Growth belt near the textile park and eastern roads: about ₹60 lakh to ₹1.8 crore per acre.
- KUDA fringe within about 8 to 10 km of the city on a BT road: about ₹1 crore to ₹3.5 crore per acre.
- NH-163 or major-road frontage near the tri-city: about ₹1.5 crore to ₹5 crore per acre.
- Farm plots in farm ventures near the city: about ₹2 lakh to ₹6 lakh per gunta.
Hanumakonda district's bands are similar, with rainfed dry land beyond 30 km at ₹12 lakh to ₹25 lakh. See agriculture land in Warangal and agriculture land in Hanamkonda, and our district-wise land price guide for how these compare with Jangaon, Mahabubabad and the rest of the state.
What is driving the Warangal market
Education and healthcare
NIT Warangal, Kakatiya University, Kakatiya Medical College, MGM Hospital and the Kaloji Narayana Rao University of Health Sciences make the tri-city a regional education and medical centre. They generate steady tenant demand and a professional buyer base that supports Hanamkonda's prime colonies.
Connectivity to Hyderabad
NH-163 links the tri-city to the Hyderabad ORR at Ghatkesar in roughly two and a half to three hours, and Kazipet Junction and Warangal station have frequent trains to Secunderabad. NH-563 connects to Karimnagar, about 70 km away. Good connectivity is why many Hyderabad professionals with Warangal roots keep or buy property here.
Textiles, IT and industry
The Kakatiya Mega Textile Park in Warangal district is the largest industrial project in the region, and land in its belt has repriced accordingly. The IT tower at Madikonda brought a small but visible IT workforce to the Hyderabad road side.
Announced projects
The proposed revival of Mamnoor airport, ring-road plans and Smart City works are frequently cited in layout brochures. Some of these are progressing; timelines are uncertain. We price land on what exists today and treat announcements as possible upside, never as a reason to pay a premium on the spot.
Remittances and returning families
The Warangal region has a large diaspora, especially in the United States. Remittances and returning families support demand for prime plots, independent houses and ready flats near hospitals.
How the tri-city compares with Hyderabad's outer belts
Buyers often ask whether ₹40 lakh is better spent on a KUDA plot in Hanamkonda or an HMDA plot on Hyderabad's outer edge. The honest answer is that they are different assets. A Hyderabad outer-ring plot rides the capital's employment growth but usually sits in a half-built layout far from daily life; a tri-city plot sits inside a functioning city with schools, hospitals and family nearby, with steadier but slower price movement. If you intend to live in or use the property, the tri-city usually wins. If the purchase is purely a financial bet on growth, compare the two on approvals, liquidity and holding cost rather than headline price.
Risks worth checking
- Flooding and tank buffers. The August 2020 floods showed which colonies sit too low. Check tank FTL, nala buffers and ground levels before buying in any low-lying area; our lake FTL and buffer guide explains the checks.
- Heritage restrictions. Construction near ASI-protected monuments is limited in prohibited and regulated zones.
- Unapproved layouts. Peripheral villages have many gram panchayat ventures sold with vague approval claims.
- Stage-built houses. Upper floors added without permission or structural design.
- Thin resale at the edges. Plots far beyond the ring road can take a long time to sell.
Rents and yields in the tri-city
| Property | Indicative rent | Indicative gross yield |
|---|---|---|
| 3 BHK gated flat, Hanamkonda core | ₹15,000 – ₹28,000 per month | About 3 – 4% |
| 3 BHK gated flat, prime or KU side | ₹14,000 – ₹26,000 per month | About 3 – 4% |
| Independent house, prime Hanamkonda | Varies widely by size and floors | About 2 – 3.5% |
Rental floors in independent houses near NIT and the colleges are a local norm, and they lift effective yields for owners who build G+1 or G+2 with separate units.
Which part of the tri-city suits which buyer
- Families buying for parents or for their own retirement: Hanamkonda's prime and inner colonies, or a ready flat near Hunter Road and Nakkalagutta, keep hospitals, temples and relatives within a short drive. Pay the premium for walkability and established drainage.
- Buyers who travel to Hyderabad often: Kazipet and the Madikonda side of the Hyderabad road save the most time on NH-163 and put Kazipet Junction close by.
- First-time plot buyers on a budget: KUDA ventures on the Karimnagar and Parkal roads offer approved plots in the ₹11,000 to ₹28,000 per sq yd range, with room to build later.
- Landlords: independent houses with rental floors near NIT, Kakatiya University or the medical colleges, where student and staff demand is steady.
- Long-term land holders: canal-command farm land within 20 to 30 km, or KUDA-fringe land on the eastern roads, accepting slower resale.
Whatever the profile, the rule in Warangal is the same as anywhere: approval and ground level first, price second.
Buying in Warangal: steps, timelines and costs
| Step | What happens | Typical time | Indicative cost |
|---|---|---|---|
| 1. Segment and micro-market | Plot, house, flat or farm land; Hanamkonda, Kazipet or Warangal side | 1 week | Nil |
| 2. Shortlist and site visits | 3–5 options, including a visit after rain for low-lying plots | 1–3 weeks | Travel from Hyderabad or abroad |
| 3. Approval check | KUDA, DTCP or GP status; building permission; TS RERA where applicable | 3–7 days | Advocate time |
| 4. Title and EC | EC for 30 years, link documents, family consents | 1–3 weeks | Advocate, typically ₹15,000 – ₹40,000 |
| 5. Technical check | Ground level, buffer, structure for houses | 2–5 days | Surveyor or engineer, often ₹10,000 – ₹30,000 |
| 6. Agreement and loan | Price, payment terms, lender sanction | 2–4 weeks | Processing fee as per lender |
| 7. Registration | Warangal or Hanamkonda SRO; agricultural land at the Tahsildar office | 1 day plus slot | About 7.5% of the higher of guideline or sale value (verify) |
| 8. Mutation and transfers | GWMC property tax, electricity and water name transfers | 2–6 weeks | Nominal |
As of October 2026, verify rates at the SRO. The 1% TDS under Section 194-IA applies to purchases above ₹50 lakh of urban property from a resident seller, but not to rural agricultural land.
Worked example: ₹85 lakh in the tri-city
A Hyderabad-based couple from Warangal has about ₹85 lakh all-in and wants a home for parents now and themselves later.
- Ready 3 BHK in Hanamkonda: 1,550 sq ft at ₹5,000 per sq ft costs ₹77.5 lakh. Charges at roughly 7.5% add about ₹5.8 lakh. Total about ₹83.3 lakh. The couple deducts about ₹78,000 as 1% TDS. Parents are close to hospitals from day one.
- KUDA plot and build: a 200 sq yd plot on the Karimnagar road at ₹20,000 per sq yd costs ₹40 lakh, plus about ₹3 lakh in charges. A 2,000 sq ft duplex at around ₹2,000 per sq ft of construction adds about ₹40 lakh, staying within budget but taking 12 to 18 months.
- New duplex in a KUDA layout: a ready duplex on 167 to 200 sq yd in an outer KUDA layout at ₹65 lakh to ₹75 lakh plus charges, leaving a cushion for furnishing.
The flat wins on convenience and immediate use, the plot-and-build route on space and long-term land value. Construction rates are illustrative and depend on specification.
Mistakes we see in practice, and the fix
- Buying a low-lying plot in the dry season. Fix: visit after rain and check the 2020 flood history of the colony.
- Accepting "KUDA approved" on a brochure. Fix: see the approval letter and plot number, and confirm the plot is released.
- Ignoring stage-built additions. Fix: match every floor against the permission and get a structural opinion.
- Paying for announced infrastructure. Fix: price on what exists today.
- Relatives handling the deal informally for NRIs. Fix: use a registered power of attorney and independent document checks.
- Skipping the monument distance check. Fix: confirm distance from protected monuments before buying near the heritage core.
NRI note
NRIs and OCIs can buy plots, houses and flats in the tri-city, paying from NRE, NRO or FCNR accounts, and often complete the purchase through a registered power of attorney; see our NRI POA guide. They cannot buy agricultural land or receive it as a gift, only inherit it. When an NRI sells, the buyer deducts TDS under Section 195; long-term gains are taxed at 12.5 percent without indexation since 2024. Repatriation is permitted within RBI limits, including the USD 1 million per year facility. Please consult a CA. Our NRI investment guide covers the rest.
How NRR Estates handles Warangal purchases for clients
Many of our Warangal clients live in Hyderabad or abroad, so we run the process end to end. We narrow the tri-city to the right micro-market for your purpose, shortlist with indicative bands, and check approvals, title, flood and buffer exposure and structure before you travel. We negotiate, coordinate the loan, book the slot at the right SRO or Tahsildar office, and complete GWMC and utility transfers. For NRIs we manage the POA and fund-flow paperwork with your CA. Fees are disclosed before you commit.
Warangal real estate: questions buyers ask
Is Warangal a good place to buy property?
For the right buyer, yes. The tri-city of Hanamkonda, Warangal and Kazipet is the largest urban market in Telangana outside Hyderabad, with steady demand from hospitals, NIT, Kakatiya University, government offices and a large diaspora. Prices are a fraction of Hyderabad's. The trade-offs are a thinner resale market at the edges, flood and buffer risk in low-lying colonies, and a lot of announcement-led selling. It suits families with roots in the region, buyers housing parents near hospitals, and patient holders of approved plots more than short-term investors.
What is the price of plots in Hanamkonda and Kazipet?
As of October 2026, indicative bands are about ₹45,000 to ₹90,000 per sq yd for resale plots in prime Hanamkonda colonies such as Nakkalagutta, Subedari and Hunter Road, ₹25,000 to ₹45,000 in inner growth colonies, and ₹11,000 to ₹28,000 for KUDA layouts on the Karimnagar and Parkal roads. In Kazipet, established colonies run about ₹25,000 to ₹48,000 and KUDA ventures near Madikonda ₹15,000 to ₹32,000. Outer DTCP and panchayat layouts drop to roughly ₹5,000 to ₹12,000. Approval type and ground level move prices sharply.
What is KUDA and why does it matter?
KUDA is the Kakatiya Urban Development Authority, the planning body for the Warangal tri-city and its surroundings. It prepares the master plan and approves plotted layouts within its area, much as HMDA does around Hyderabad. A KUDA-approved plot in a released layout can get building permission, bank finance and a clean resale, while an unapproved gram panchayat plot may need LRS regularisation first. Always see the KUDA approval letter and plot number, and confirm the plot is not still mortgaged to the authority, before paying any advance.
How much does a 3 BHK flat cost in Warangal?
A typical 3 BHK of 1,400 to 1,900 sq ft costs roughly ₹50 lakh to ₹1.05 crore as of October 2026, depending on micro-market and project. Prime gated projects around Hunter Road, Nakkalagutta and Subedari run about ₹4,500 to ₹5,600 per sq ft, mainstream new gated projects in Vaddepally or the KU side ₹3,600 to ₹4,500, and the Warangal side around Station Road and MGM ₹3,400 to ₹4,600. Resale flats 8 to 18 years old trade lower. Add roughly 7.5 percent for stamp duty and registration, and GST on under-construction units.
Where are properties in Warangal registered?
Plots, houses, flats and NALA-converted land register at the Warangal or Hanamkonda Sub-Registrar Office, depending on where the property falls; we confirm the correct office from the survey or door number. Unconverted agricultural land registers at the mandal Tahsildar office under Dharani and Bhu Bharati, with mutation done in the same step. Stamp duty, transfer duty and registration fee together come to roughly 7.5 percent of the higher of guideline value and sale value as of October 2026. Rates change, so verify them on the day of registration.
How did the 2020 floods affect Warangal property?
The heavy rain of August 2020 flooded several low-lying colonies in the tri-city, especially near tanks, nalas and drainage channels. Since then, informed buyers check tank full-tank levels, nala buffers and ground levels much more carefully, and colonies with a flood history trade at a discount. Before buying, ask neighbours about 2020, compare the plot level with the road and drain levels, overlay the survey number on tank maps, and visit after heavy rain. A cheap plot that floods is not a bargain.
What does farm land cost around Warangal?
As of October 2026, interior village land 15 to 35 km from the city runs about ₹20 lakh to ₹45 lakh per acre, wet land in an SRSP, Devadula or tank command about ₹35 lakh to ₹75 lakh, the growth belt near the textile park and eastern roads ₹60 lakh to ₹1.8 crore, and KUDA-fringe land within about 10 km on a BT road ₹1 crore to ₹3.5 crore. NH-163 frontage is higher again. Farm plots in ventures near the city run about ₹2 lakh to ₹6 lakh per gunta.
Can NRIs buy property in Warangal?
Yes. NRIs and OCIs can buy residential plots, independent houses, villas and flats in the tri-city, paying from NRE, NRO or FCNR accounts or by inward remittance, and most complete the purchase through a registered power of attorney. They cannot buy agricultural land, plantations or farmhouses, or receive them as a gift, though they can inherit them. When an NRI sells, the buyer deducts TDS under Section 195, and long-term gains are taxed at 12.5 percent without indexation since 2024. Please consult a CA on your own tax position.
