Kazipet is the tri-city's front door. Every road and rail arrival from Hyderabad comes through it, and open plots in Kazipet are priced around that fact: the junction, NIT Warangal, the IT campuses at Madikonda and the railway manufacturing unit being built up on the Kazipet side. Where Hanamkonda is the settled, expensive half of the city, Kazipet and the Hyderabad road beyond it are where the Warangal tri-city is actively growing. This guide explains how KUDA and the Greater Warangal Municipal Corporation shape plot approvals here, what plots cost per square yard from the junction colonies out to Madikonda and beyond, the railway-land and tank-buffer issues specific to this side, and the checks and registration steps that protect a buyer.
The figures and observations below reflect recent transactions and advisor observation as of October 2026 in Kazipet, Hanamkonda district. They are indicative ranges for comparison, not offers. The right price for a particular plot depends on its papers, its road, its level and its neighbours, and we treat each plot on its own merits.
Why Kazipet for open plots
Kazipet's appeal is practical. If you work at NIT, at the Madikonda campuses, with the railways, or you travel to Hyderabad often, living on this side cuts your commute and gets you out of the city quickly. That practical demand gives Kazipet a broad buyer base: salaried professionals, railway employees, faculty, small-business owners and investors who want to be on the side of the city where the new jobs are appearing.
- The junction. Kazipet Junction is one of south-central India's important rail junctions, where the Secunderabad line meets the Delhi–Chennai trunk route. Direct trains to Hyderabad, Vijayawada, Nagpur, Delhi and Chennai make Kazipet a natural base for people who travel for work.
- NIT Warangal. One of the oldest National Institutes of Technology, with a large campus and a substantial faculty and staff population. It creates steady demand for houses, rental portions and student accommodation in the surrounding colonies.
- Madikonda IT campuses. Technology and engineering services companies opened delivery centres here, bringing professional salaries that support plot and apartment purchases on the Hyderabad road.
- The railway manufacturing unit. A railway production facility on the Kazipet side, developed in stages from an earlier workshop plan, is expected to add direct and supplier jobs as it scales.
- Prices below Hanamkonda. For the same budget you typically get a larger plot or a newer layout than on the Hanamkonda side.

- Pockets south of the junction, toward Somidi and Kadipikonda, are around ₹14,000 to ₹26,000 per sq yd depending on approach roads.
- Panchayat and unapproved ventures on the fringe quote ₹4,500 to ₹10,000 per sq yd with regularisation risk.
Connectivity and growth drivers on the Kazipet side
NH 163: the Hyderabad road
NH 163 runs from Hyderabad via Ghatkesar, Bhongir, Alair and Jangaon into the tri-city at Kazipet, about 135 to 145 km in all. Kazipet buyers save twenty to thirty minutes on every Hyderabad trip compared with central Hanamkonda or Warangal fort. The highway corridor west of Kazipet through Madikonda is where the tri-city's newer commercial establishments, showrooms and institutions have been settling, and plot values along it reflect that.
Rail: why the junction matters to plot buyers
Rail access shapes demand in two ways. It lets professionals live in Kazipet and travel to Hyderabad or other cities for work, and it brings a large population of railway employees who often buy plots and build houses near the junction before retirement. Railway quarters and colonies also generate a steady rental market for private houses nearby.
Education: NIT and the college cluster
NIT Warangal is the anchor, but the cluster around it includes engineering and management colleges, schools and coaching centres. Families moving to the tri-city for a child's education often look at Kazipet first. Independent houses with a rental floor near NIT are a common Kazipet investment pattern, and plots within a short drive of the campus hold value well.
Madikonda and the IT story
The IT campuses at Madikonda changed perceptions of the Hyderabad road. The headcount is modest compared with any Hyderabad tech park, but the jobs are well paid and stable, and the state has continued to promote the tri-city as a tier-two technology destination. Plots near Madikonda command a premium over similar ventures further out on NH 163.
Upside projects to treat with care
The Mamnoor airport revival on the Khammam road side and the Kakatiya Mega Textile Park at Shayampet are the tri-city's two biggest pending projects. Both are real and moving, but neither is located in Kazipet, and neither has reached the scale that would lift Kazipet plot prices on its own. Count them as possible upside for the city as a whole, never as the reason a particular Kazipet layout is priced high. The same caution applies to ring road alignments: favour plots near built stretches over plots near lines on a map.
Approvals for Kazipet plots: KUDA, GWMC, DTCP, panchayat, RERA
KUDA: the main planning authority
Kazipet falls within the planning area of the Kakatiya Urban Development Authority. New layouts on the Kazipet side must carry a KUDA layout permission (LP) number and an approved plan. KUDA checks that the land is zoned residential in its master plan, that roads and open spaces meet the rules and that the developer has mortgaged a portion of plots — usually around 15 percent — as security for completing development works. Those mortgaged plots can only be sold after KUDA issues a release letter.
GWMC within corporation limits
Most of Kazipet is within the Greater Warangal Municipal Corporation. GWMC collects property and vacant land tax, manages water, drainage and roads and issues building permissions through the state's online system. Plots in approved layouts inside GWMC limits are straightforward to build on and to finance.
DTCP approvals on older ventures
Some ventures on the outer stretches of NH 163 were approved by DTCP before KUDA's jurisdiction expanded. These approvals remain valid if genuine. Verify the LP number against DTCP records and the approved plan.
Panchayat layouts and LRS
Panchayats cannot approve layouts in Telangana. Plots described as "GP approved" are unapproved in planning terms and may need regularisation under the Layout Regularisation Scheme. The state reopened LRS 2020 applications in 2025 with a time-bound fee rebate, but regularisation is not automatic: plots on government, assigned, railway, lake or nala land cannot be regularised at all.
RERA
Plotted projects larger than 500 sq m or with more than eight plots must register with TS RERA before marketing. Check new Kazipet ventures on the Telangana RERA portal, including the approved plan and promised completion date.
Kazipet locality guide: junction, Hyderabad road and the south
Junction colonies and Fathima Nagar
The established residential areas around Kazipet Junction, the railway colonies' private neighbours and Fathima Nagar, named after the landmark Fathima cathedral. These are mature neighbourhoods with mixed housing, shops and schools. Plots are scarce and mostly come from old houses being sold. Good for families who want to build in a lived-in area close to the station and NIT.
Madikonda and the inner Hyderabad road
The most active plot corridor. KUDA ventures here combine proximity to the IT campuses, NIT and the highway. Professionals, institutional staff and investors buy here. Liquidity is good and new houses are steadily filling ventures.
Outer NH 163 toward Station Ghanpur
Further west, ventures become cheaper and newer, with longer build-out horizons. This belt suits patient investors and buyers who will build in eight to ten years. Beyond it lies the market covered in our guide to open plots in Station Ghanpur, and further still, open plots in Jangaon.
South of the junction: Somidi and Kadipikonda
Pockets south of the railway line offer middle-band prices and a quieter setting. Approach roads vary a lot here — some layouts are reached through narrow village lanes or level crossings — so check the daily drive before you buy.
Indicative price bands for open plots in Kazipet
Per square yard ranges as of October 2026, from recent transactions and advisor observation. Main-road frontage, corners and east or north facing typically add 5 to 15 percent.
| Locality and approval | Indicative range (per sq yd) | Notes |
|---|---|---|
| Established junction colonies and Fathima Nagar, resale | ₹25,000 – ₹48,000 | Scarce; mostly old houses sold for land |
| KUDA ventures, Madikonda and inner Hyderabad road | ₹15,000 – ₹32,000 | Most active segment; good liquidity |
| NH 163 frontage plots, commercial potential | ₹30,000 – ₹60,000 | Depends on zoning and setbacks |
| South pockets (Somidi, Kadipikonda), approved layouts | ₹14,000 – ₹26,000 | Approach road quality decides value |
| Outer NH 163 toward Station Ghanpur, KUDA/DTCP | ₹8,000 – ₹18,000 | Longer build-out horizon |
| Panchayat and unapproved layouts | ₹4,500 – ₹10,000 | Regularisation and land-use risk |
Ticket sizes: a 200 sq yd KUDA plot near Madikonda typically lands between ₹30 lakh and ₹60 lakh; on the outer NH 163 stretch, ₹16 lakh to ₹36 lakh. These numbers move with facing, road width, infrastructure and how many houses are already built in the venture.
Plot sizes and layout features in Kazipet ventures
Kazipet's plot sizes mirror the wider tri-city: 150, 167, 200, 240 and 267 sq yd are standard, with some ventures offering 300 sq yd and larger villa plots. Rental-minded buyers near NIT often prefer 200 to 267 sq yd plots that allow a ground-plus-two building with separate units.
What to expect in a well-developed KUDA venture on the Kazipet side:
- 30 to 40 ft blacktop or CC internal roads, with a 40 to 60 ft main entry road.
- Lined drains with a clear outfall. On the Hyderabad road, check that storm water does not run toward the highway embankment and pool there.
- Electricity, street lights and a water source, either Mission Bhagiratha connectivity or developer-provided borewells with an overhead tank.
- Parks and amenity sites matching the approved plan.
- Compound wall and gated entry in the better ventures.
Railway land, highways and tanks: Kazipet-specific checks
Railway land boundaries
The railways hold large land parcels around Kazipet Junction, including yards, quarters, workshops and land earmarked for expansion. Some private plots sit right next to railway land, and old encroachments on railway property occasionally surface in sale offers. We verify that a plot is clear of railway land by checking the survey number against revenue records and, where needed, the railway boundary on the ground. A plot partly on railway land cannot be fixed by regularisation.
Highway widening and setbacks
Plots fronting NH 163 face building-line setbacks, and land along national highways can be acquired for widening, service roads or junction improvements. A main-road plot may look valuable but lose depth to future acquisition. We check the highway's right of way and setback before recommending a frontage plot.
Tanks, FTL and the 2020 floods
The tri-city's August 2020 floods showed what happens when colonies are built in tank beds and along narrowed nalas. Kazipet's position, with tanks scattered across its fringe and the Dharmasagar reservoir in the wider area, means FTL and buffer checks are not optional. We map each plot against the nearest water body's full tank level and buffer, check nala setbacks and compare plot level with the road. Local residents usually know which streets flooded in 2020 and 2023; we ask them.
Legal checklist for Kazipet plots
- LP number and approved plan — confirm the KUDA or DTCP LP belongs to this layout and matches plot number, size and road width.
- Release letter — if your plot was among those mortgaged to KUDA, it must be formally released before purchase.
- NALA conversion — the parent survey number must be converted from agricultural to non-agricultural use.
- Encumbrance certificate for about 30 years — available through the Telangana registration portal, to see all transactions and mortgages.
- Link documents — the full chain of title from the original pattadar.
- Revenue records — Dharani or Bhu Bharati and old pahanis for the parent land to confirm it was patta land, not assigned, government or railway land.
- Section 22-A — confirm the survey number is not on the prohibited properties list.
- Master plan zoning — residential use, not road alignment, green belt or water body.
- Highway and railway setbacks — for frontage plots and plots near railway land.
- Tax status — vacant land tax or property tax paid with GWMC, or with the panchayat if outside limits.
Registration and charges for a Kazipet plot
Plots in approved layouts register at the jurisdictional Sub-Registrar Office for the survey number, which we confirm before booking an appointment; Kazipet villages can fall under different offices within the tri-city.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | About 4% | On the higher of consideration or market value |
| Transfer duty | About 1.5% | Collected with stamp duty |
| Registration fee | About 0.5% | Paid at the SRO |
| TDS (Section 194-IA) | 1% | Where price exceeds ₹50 lakh and seller is resident; higher for NRI sellers |
That totals roughly 6 percent plus incidental costs. Rates and government market values change; we verify the current figures before you transfer funds.
Building on a Kazipet plot: permission, budget and the rental floor
Most Kazipet plot buyers build sooner or later, so it pays to think about the house before you choose the plot. Inside GWMC limits, building permission is applied for online under the state's self-certification and approval system. Small residential buildings on approved plots usually move quickly; the file stalls when the layout approval is doubtful, the plot is an unreleased mortgage plot or the road in front is narrower than the approved plan shows.
Construction costs in the tri-city typically run well below Hyderabad levels for a comparable specification, but they have climbed steadily with steel, cement and labour. Budget separately for the boundary wall, sump, borewell or water connection and, on low plots, filling and a raised plinth. Kazipet's soils vary from firm red gravel to pockets of clayey ground near tanks; a soil test before finalising the structural design is cheap insurance.
The rental floor is a Kazipet tradition. Near NIT and the junction, a ground-plus-two house with the owner on one floor and two smaller rental units on the others is a common design. Rents for such units are modest, but they are steady because student, faculty and railway demand rarely dries up. If that is your plan, favour a 200 to 267 sq yd plot on a 30 ft or wider road, with east or north facing for light, within a short ride of the campus or the station.
Kazipet, Hanamkonda or the Warangal side: choosing within the tri-city
Buyers new to the city often ask which part of the tri-city to pick. The honest answer depends on what you want from the plot.
- Choose Kazipet if work, travel or a child's education ties you to NIT, Madikonda or the junction, or if you want growth-corridor pricing with a shorter Hyderabad drive.
- Choose Hanamkonda if address, schools and an established neighbourhood matter more than price, and you can pay the premium for it.
- Choose the Warangal and Khammam road side if you are comfortable betting on the Mamnoor airport and the textile park over a longer horizon at lower entry prices.
Whichever side you choose, the approval and title checks are identical. A clean KUDA plot in a slower corridor will almost always serve you better than a doubtful plot in a fashionable one.
Investment outlook for Kazipet plots
Kazipet has the clearest growth momentum of the tri-city's three parts, because the Hyderabad road is where new institutions, jobs and commercial development are appearing. That momentum is real but measured: this is a tier-two city with steady, not explosive, appreciation.
Demand drivers: NIT and the education cluster, the IT campuses, railway employment and the manufacturing unit, rental demand from students and staff, and the convenience of being closest to Hyderabad.
Risks: oversupply of layouts along the outer highway, slow development in some ventures, highway acquisition for frontage plots and the temptation to pay for projects that have not yet delivered jobs.
Holding period: five to seven years for KUDA plots near Madikonda; seven to ten years for the outer NH 163 belt. Rental income from a built house near NIT can make the holding period more comfortable.
Is a Kazipet plot right for you?
Likely a good fit:
- Professionals working at NIT, Madikonda or with the railways who want to build close to work.
- Families who travel to Hyderabad regularly and want the shortest road and rail connection.
- Investors planning a house with rental units near NIT.
- NRIs from the region seeking a plot on the tri-city's growth side.
Probably better elsewhere:
- Buyers who want the established address and quieter colonies of Hanamkonda — see our guide to open plots in Hanamkonda.
- Investors expecting quick doubling from a single announcement.
- Anyone who would rather move in soon than build; a flat may suit better, as covered in our guide to apartments in Warangal.
NRI note for Kazipet plots
NRIs and OCIs can buy residential plots that are genuinely non-agricultural — NALA-converted land in an approved KUDA or DTCP layout. They cannot buy agricultural land or farm parcels sold as plots, and cannot receive such land as a gift, though they can inherit it.
- Pay from NRE, NRO or FCNR accounts or by inward remittance; no cash.
- Hold a PAN for registration and TDS purposes.
- Use a power of attorney executed abroad, attested or apostilled as applicable, and adjudicated in Telangana, if you cannot attend registration.
- When selling, expect the buyer to deduct TDS at non-resident rates; consult a chartered accountant on capital gains and repatriation.
Our NRI investment guide for Telangana explains these steps in detail.
How NRR Estates helps with a Kazipet plot
We advise buyers; we are not a listing site. Our fee is disclosed in writing before you commit. For Kazipet plots we:
- Shortlist two or three ventures matching your budget, timeline and workplace.
- Visit each site, checking approach roads, level crossings, drainage, tank proximity and neighbouring construction.
- Verify LP, release letter, NALA order, EC, link documents, revenue records, 22-A and zoning, plus railway and highway setbacks where relevant.
- Negotiate on the basis of recent transactions.
- Manage registration from draft review to SRO appointment.
- Complete mutation with GWMC or the panchayat.

Questions buyers ask about plots in Kazipet
What is the price of open plots in Kazipet?
As of October 2026, KUDA-approved ventures around Madikonda and the inner Hyderabad road typically trade between ₹15,000 and ₹32,000 per sq yd. Established colonies near the junction and Fathima Nagar sit around ₹25,000 to ₹48,000, south pockets such as Somidi and Kadipikonda around ₹14,000 to ₹26,000, and the outer NH 163 stretch toward Station Ghanpur around ₹8,000 to ₹18,000. These are indicative ranges from recent transactions and advisor observation; facing, road width and layout infrastructure move individual prices.
Which authority approves layouts in Kazipet?
Kazipet lies inside the planning area of KUDA, the Kakatiya Urban Development Authority, so new layouts need a KUDA layout permission number and approved plan. Some older outer ventures carry DTCP approvals from before KUDA's jurisdiction expanded, and those remain valid if genuine. Most of Kazipet is also within the Greater Warangal Municipal Corporation, which handles property tax and building permission. Panchayats cannot approve layouts, so a GP plot is effectively unapproved and needs regularisation.
Are plots near NIT Warangal a good investment?
For buyers who will build, often yes. NIT's faculty, staff and students create steady demand for rental units, so a ground-plus-two house with the owner on one floor and rentals above is a common Kazipet pattern. Plots within a short drive of the campus hold value well and resell easily. Appreciation is steady rather than spectacular. Choose a clean KUDA plot of 200 to 267 sq yd on a 30 ft or wider road, and check drainage and approach roads carefully before buying.
What railway-related checks matter for a Kazipet plot?
The railways own large parcels around Kazipet Junction, including yards, quarters, workshops and land kept for expansion. Some private plots sit next to railway land, and old encroachments occasionally appear in sale offers. We match the survey number against revenue records and, where needed, the railway boundary on the ground. A plot partly on railway land cannot be regularised. Also check the daily route: some southern pockets are reached through level crossings that add delays.
Is it safe to buy a plot facing NH 163 in Kazipet?
It can be, but frontage plots need extra checks. National highways carry building-line setbacks, and land along them can be acquired for widening, service roads or junction improvements. A main-road plot may lose depth to future acquisition or be limited in what can be built. Commercial use also depends on master plan zoning. We check the highway right of way, the setback and the KUDA land use before recommending a frontage plot, and price it accordingly.
Did the 2020 Warangal floods affect Kazipet?
The August 2020 floods hit the whole tri-city, worst in colonies built in tank beds and along narrowed nalas. Kazipet's fringe has several tanks, and the Dharmasagar reservoir lies in the wider area, so FTL and buffer checks are essential. We map each plot against the nearest water body's full tank level and buffer, check nala setbacks and compare the plot level with the road. Residents usually know which streets flooded in 2020 and 2023, and we ask them.
How are Kazipet plots registered and what are the charges?
Plots in approved layouts register at the jurisdictional Sub-Registrar Office, which we confirm from the survey number because Kazipet villages can fall under different tri-city offices. Charges are approximately 6 percent of the higher of agreed price or market value: around 4 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee. If the price exceeds ₹50 lakh and the seller is resident, the buyer deducts 1 percent TDS. We verify current rates before you arrange funds.
Can NRIs buy plots in Kazipet?
Yes, provided the plot is non-agricultural, meaning NALA-converted land in an approved KUDA or DTCP layout. NRIs and OCIs cannot buy agricultural land or receive it as a gift, though they can inherit it, so farm parcels marketed as plots are not an option. Funds must come through NRE, NRO or FCNR accounts or inward remittance, and a PAN is required. A power of attorney executed abroad and adjudicated in Telangana allows a relative to sign. Consult a chartered accountant on tax and repatriation.
