Tukkuguda used to be a highway village that people drove through on the way to Srisailam. Today it sits at one of the most closely watched junctions on Hyderabad's southern edge: the point where the Srisailam highway crosses the Outer Ring Road, a short drive from Rajiv Gandhi International Airport on one side and the Fab City electronics park at Raviryal on the other, with the state's planned Future City stretching away to the south. For most of the last decade, the market here was about land: HMDA villa-plot ventures, acreage and highway frontage. Apartments are a newer arrival. A first wave of gated mid-rise and high-rise projects has appeared near the ORR exit and along the Raviryal side, and buyers searching for apartments in Tukkuguda are effectively choosing whether to get in early on a market that is still forming. This guide covers where the projects are, indicative per square foot rates and rents as of October 2026, the employment base within twenty minutes, the airport-specific checks, how to think about the hold horizon, and how purchases are registered in Maheshwaram mandal, Rangareddy district, Telangana.
Our observations come from regular site visits across the ORR exit, the highway, Raviryal and the town, and from tracking actual transactions in a market where asking prices and achieved prices can diverge sharply.
Why Tukkuguda is now on the apartment map
Three forces have pulled apartment developers to Tukkuguda.
- The airport next door. Rajiv Gandhi International Airport and its surrounding Aerocity, logistics and hospitality cluster employ a large and growing workforce, much of which would rather live 15 minutes away than an hour away in the city.
- Industry on the doorstep. Fab City and the electronics manufacturing clusters around Raviryal, the hardware park allotments toward Maheshwaram and the aerospace SEZ at Adibatla are all within a short drive.
- The ORR and the south-bound story. The Tukkuguda interchange puts Gachibowli, the Financial District and the eastern suburbs within reach, and the announced Future City and new radial roads point growth straight through this junction.
What Tukkuguda does not yet have is the depth of an established apartment market. Resale volumes are thin, rental demand is real but concentrated, and social infrastructure is catching up. That is precisely why prices are where they are, and why the right buyer here is someone with a clear use for the flat or a patient holding horizon.
Where the projects are: four pockets around the junction
The ORR exit cluster
Within two or three kilometres of the Tukkuguda interchange, larger land parcels have attracted the first gated high-rises in the area, typically stilt plus 12 to 20 floors with a clubhouse. These projects are pitched at airport professionals, IT employees willing to commute via the ORR and investors betting on the corridor. Expect the highest per square foot rates in Tukkuguda here.
The Srisailam highway frontage
Land directly on the highway is largely commercial: fuel stations, showrooms, warehouses, function halls and restaurants. Residential projects sit one or two plots back, where they gain access without the full noise and dust of highway traffic. Highway-facing commercial land commands prices that make apartments unviable on the frontage itself, which our guide to open plots in Tukkuguda explains in more detail.
The Raviryal road and Fab City side
East of the junction toward Raviryal, the landscape is a mix of industrial parks, HMDA plotted ventures and a growing number of mid-rise gated communities. The Wonderla amusement park and the Fab City campus are local landmarks. This pocket appeals to employees of the electronics and manufacturing units and to buyers looking at the new radial road corridor toward Future City.
Tukkuguda town and the Mankhal side
The town itself and the villages toward Mankhal have standalone apartment buildings on plots in HMDA and older layouts, plus independent houses. Prices are lower and the feel is semi-urban. These flats suit local businesspeople, government employees and staff from nearby industries. Buyers interested in independent homes should also read our page on villas in Tukkuguda.
What you will be offered
- Gated high-rise: 2 BHK of 1,100 to 1,300 sq ft and 3 BHK of 1,450 to 1,900 sq ft with a clubhouse and landscaped podium.
- Mid-rise gated: three to six blocks of stilt plus five to ten floors, typically 2 and 3 BHK.
- Standalone buildings: eight to sixteen flats on a single plot, usually 2 BHK.
- Pre-launch offers: common in this market; we explain below why they need extra caution.
Tukkuguda apartment prices and rents, October 2026
Because Tukkuguda's apartment market is young, there are fewer completed transactions to anchor prices than in established areas, and the ranges below are correspondingly wider. They reflect recent transactions and advisor observation and are indicative only.
| Segment | Indicative rate (saleable) | Typical ticket size |
|---|---|---|
| New gated high-rise within 3 km of the ORR exit | ₹5,400 – ₹6,800 per sq ft | 2 BHK ₹60 L – ₹88 L; 3 BHK ₹80 L – ₹1.25 Cr |
| New mid-rise gated, Raviryal road or town edge | ₹4,600 – ₹5,700 per sq ft | 2 BHK ₹50 L – ₹72 L |
| Standalone building in an HMDA layout | ₹3,700 – ₹4,600 per sq ft | 2 BHK ₹38 L – ₹54 L |
| Resale, recently completed gated project (limited stock) | ₹4,000 – ₹5,200 per sq ft | 2 BHK ₹44 L – ₹64 L |
| Rental configuration | Indicative monthly rent |
|---|---|
| 2 BHK, standalone building | ₹9,000 – ₹14,000 |
| 2 BHK, gated community | ₹12,000 – ₹18,000 |
| 3 BHK, gated high-rise | ₹16,000 – ₹26,000 |
For context, new gated flats on the airport approach in Shamshabad are typically priced a little above Tukkuguda's high-rise band, and Adibatla's SEZ-belt towers sit at a broadly similar level. Pre-launch prices quoted here are sometimes well below these bands; they usually come with long timelines and higher risk, which we discuss below.
Airport, Fab City and the jobs within twenty minutes
An apartment's long-term value rests on who wants to live in it. Tukkuguda's tenant and buyer pool comes from a cluster of employment centres within a short drive:
- Rajiv Gandhi International Airport and its Aerocity, cargo, MRO, hotel and logistics operations, with staff working around the clock in shifts that make a short commute especially valuable.
- Fab City and the Raviryal electronics clusters, where solar, electronics and component manufacturers have set up operations.
- The aerospace SEZ and TCS campus at Adibatla, roughly 10 to 15 minutes east.
- Hardware park and industrial allotments toward Maheshwaram, and warehousing along the highway and the ORR.
For landlords, this means demand from salaried staff who prefer gated communities with power backup and security. For owner-occupiers who work at any of these locations, Tukkuguda offers a quality of daily life, in terms of commute, that is hard to match from inside the city. Those whose work is in the western IT corridor face a 40 to 60 minute ORR drive each way, which is manageable for some and exhausting for others.
Getting around: ORR, the Srisailam highway and the Raviryal corridor
| Destination | Typical distance | Typical time by car, weekday |
|---|---|---|
| ORR Tukkuguda interchange | 1 – 4 km | 5 – 10 min |
| Rajiv Gandhi International Airport | 12 – 16 km | 15 – 25 min |
| Fab City and Raviryal | 4 – 8 km | 10 – 15 min |
| Adibatla SEZ and TCS | 9 – 13 km | 15 – 25 min |
| Gachibowli and the Financial District via the ORR | 38 – 45 km | 40 – 60 min |
| LB Nagar | 22 – 28 km | 45 – 65 min |
| Kandukur on the Srisailam highway | 14 – 18 km | 20 – 30 min |
The Srisailam highway (NH-765) runs north toward the old city through Pahadi Shareef and south through Maheshwaram and Kandukur. The state has announced a new greenfield radial road from the ORR near Raviryal toward Future City, with a wide right of way designed to carry future transit and utilities. Metro proposals linking the airport toward Future City would, if built, run through this corridor. None of these change daily life today, and we advise buyers to weigh them as long-term possibilities.
Future City and the hold horizon: thinking in timelines
The Future City is the reason many investors look at Tukkuguda at all. The state has announced a planned city south of the ORR across parts of Kandukur, Maheshwaram, Ibrahimpatnam and Yacharam mandals, set up a dedicated development authority, and progressed some components such as the skills university at Meerkhanpet. Other components remain at the planning or acquisition stage. Our guide to Future City and Pharma City land sets out the history and status.
For an apartment buyer, the useful question is not "will Future City happen?" but "what does my flat look like under different timelines?"
| Scenario | What it looks like | What it means for a Tukkuguda flat |
|---|---|---|
| Steady progress | Radial road and early institutions operational within several years; employment grows | Rental demand deepens, resale market develops, prices supported |
| Slow progress | Plans continue but large components take a decade or more | Value rests on the airport, Fab City and ORR demand; flat behaves like an affordable suburban asset |
| Supply glut | Many projects complete at once while demand builds slowly | Rents and resale prices stay flat for a period; patient owners recover as absorption catches up |
If your plan only works in the first scenario, the flat is too expensive for you. If it works in the second, it is a reasonable purchase. We generally suggest a holding horizon of seven years or more for investors in Tukkuguda.
Daily life in Tukkuguda today
Visitors who only see the ORR interchange and the highway sometimes assume Tukkuguda is empty. It is not, but it is semi-urban, and buyers should picture the next few years accurately.
- Shops and services: the town and the highway strip provide groceries, pharmacies, banks, hardware stores, eateries and function halls. Supermarkets and branded outlets have started to appear near the junction, but larger shopping trips still mean Shamshabad, the airport's retail zone or the city.
- Schools: local state-board schools serve the town, and a few CBSE and international schools operate along the Srisailam highway and toward Shamshabad. Families with specific school preferences should map the school run before choosing a project.
- Healthcare: clinics and small hospitals exist locally. For specialist care, residents typically travel to Shamshabad, the airport side or further into the city, so check travel times if you have elderly parents living with you.
- Leisure: the Wonderla amusement park at Raviryal, highway restaurants and the open countryside to the south are the main draws. Clubhouses within gated projects matter more here than in established neighbourhoods.
- Utilities: ask each project how it sources water, how much it relies on tankers in summer, and what power backup and sewage treatment arrangements are in place. These vary widely between developers.
In short, Tukkuguda today suits residents who spend their working day nearby, drive comfortably and are content with the clubhouse and the highway strip for everyday needs. As more residents move in, services will follow, but buying now means living through that build-out phase.
Buying early in a young apartment market
Being early has advantages: lower entry prices, a choice of units and floors, and the potential to benefit as the neighbourhood fills in. It also has costs that buyers in established areas never face.
- Thin resale market: with few completed projects, there are fewer buyers for second-hand flats. Selling quickly may require a discount.
- Rental absorption: when several projects hand over in the same year, landlords compete for the same tenants, and it can take months to let a flat.
- Infrastructure gaps: schools, hospitals and retail arrive after residents, not before. The first few years can feel isolated.
- Pre-launch risk: offers made before RERA registration are not protected by RERA. Paying money into a project that has not yet been registered is a risk we advise against.
- Builder depth: developers here range from established names to first-time builders. Their ability to finish on time through a slow sales period varies widely.
Living near the airport: noise and height checks
Tukkuguda's proximity to the airport is its strength, but it brings two checks that buyers in other parts of the city rarely think about.
Aircraft noise. Depending on the runway in use and the flight paths, parts of the area south and east of the airport hear aircraft at regular intervals. The impact varies by location and by time of day. Visit at different times, including early morning and late evening, and ask residents of nearby completed buildings.
Height clearance. Buildings near an airport need a no-objection certificate on height from the Airports Authority of India. For high-rises around Tukkuguda, confirm that the approved height covers every floor being sold. A tower sold with more floors than the clearance allows is a serious problem for the buyers of the upper floors.
Approvals and the legal checklist for Tukkuguda flats
Tukkuguda lies within the HMDA planning area and has been a municipality in its own right, though local-body boundaries around the ORR have been reorganised recently; confirm which body issued the building permission and will issue the occupancy certificate. Every project over 500 square metres of land or eight units must be registered with TS RERA, which you can verify on the TS RERA portal.
- Land conversion and use: most project land here was agricultural until recently. Check NALA conversion and that the HMDA master plan zoning permits residential development.
- Road alignments and acquisition: with a new radial road, highway widening and other corridors announced, confirm that no part of the project land is affected by an alignment or acquisition notification.
- Prohibited and assigned land: check the Section 22-A list and confirm the survey numbers are not assigned or government land.
- Title: 30 years of link documents, a 30-year encumbrance certificate and the Dharani or Bhu Bharati record history for the period the land was agricultural.
- Layout approval: for standalone buildings, confirm the plot sits in an HMDA-approved layout with a valid LP number or has been regularised. You can cross-check approvals on the HMDA website.
- Airport height NOC, fire NOC and environmental clearance where applicable.
- UDS, parking and OC: undivided share in the deed, parking in writing, and no possession without the occupancy certificate.
Charges, loans and what a Tukkuguda flat really costs
Tukkuguda falls in Maheshwaram mandal of Rangareddy district. Flats are registered at the jurisdictional sub-registrar office, which we confirm from the survey number before booking an appointment.
| Cost | Approximate rate, October 2026 | On an ₹80 L flat |
|---|---|---|
| Stamp duty | About 5.5% | About ₹4.4 L |
| Transfer duty | About 1.5% | About ₹1.2 L |
| Registration fee | About 0.5% | About ₹40,000 |
| GST, under-construction | 5% (1% if it qualifies as affordable) | About ₹4 L at 5% |
| TDS, Section 194-IA | 1%, deducted from the price | ₹80,000 deposited by the buyer |
Stamp duty, transfer duty and registration fee together are roughly 7.5% of the higher of the market value and the agreed price. Verify current rates on the day; rates and market values are revised from time to time. Banks and housing finance companies lend on RERA-registered Tukkuguda projects, though some are more conservative on early-stage projects from newer developers. A sanction in principle and the bank's own legal opinion on the project are useful second checks. Buyers on a budget comparing options across the city may also find our guide to 3 BHK apartments under ₹1 crore in Hyderabad useful.
Rental yield and appreciation outlook
Gross rental yields in Tukkuguda's gated projects typically fall between 3.0% and 4.0% as of October 2026, with the better end for 2 BHK flats near the ORR exit let to airport or industrial staff. Vacancy can be longer than in established areas when several projects hand over at once.
Appreciation potential is real but back-loaded. The drivers are growth at the airport, expansion at Fab City and the industrial parks, the radial road, and any Future City institutions that open. The risks are a supply bulge, slow infrastructure delivery and builder execution. We see Tukkuguda as a long-horizon position: buyers who can hold through a slow patch and who choose a well-executed project from a credible developer are best placed.
Tukkuguda, Shamshabad, Adibatla or Maheshwaram?
| Area | Strength | Weakness |
|---|---|---|
| Tukkuguda | ORR junction between the airport, Fab City and Adibatla; Future City gateway | Young apartment market, thin resale |
| Shamshabad | Established airport town with more amenities | Busier, slightly higher prices for new gated flats |
| Adibatla | Large employment base at the SEZ and TCS | Social infrastructure still developing |
| Maheshwaram | Lower entry prices, closer to Future City | Further from the ORR and the airport |
Compare with apartments in Shamshabad if you want a more established airport-side town, or apartments in Adibatla if you work at the SEZ or TCS. Buyers aiming closer to the Future City belt can look at apartments in Maheshwaram.
NRI guide to Tukkuguda apartments
NRIs and OCIs can buy residential flats in Tukkuguda without RBI approval, with payment through inward remittance or NRE, NRO or FCNR accounts. A specific power of attorney executed abroad, attested at an Indian consulate or apostilled, and adjudicated in Telangana lets a trusted person register for you. Many NRI investors here are looking for a long-horizon position in the airport and Future City corridor.
The surrounding acreage and farm plots, however, are agricultural land: NRIs and OCIs cannot buy them or receive them as gifts, and can only inherit them. Apartments, villas on converted land and approved residential plots are permitted. On a later sale, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024, and a lower-deduction certificate may reduce the withholding. Please take advice from a chartered accountant. Our NRI property buying guide covers the full process.
How NRR Estates helps Tukkuguda buyers

- Assess the developer's capacity to finish through a slow sales period, using RERA history and completed work.
- Run a rental and resale reality check on the specific project, based on nearby completions.
- Negotiate price and payment terms, and steer you away from unregistered pre-launch schemes.
- Coordinate loans, TDS and registration, with remote support for NRI buyers.
Tell us how you plan to use the flat and how long you can hold it, and we will tell you plainly whether Tukkuguda fits.
Tukkuguda apartments: common questions
What is the price of apartments in Tukkuguda?
As of October 2026, new gated high-rises within about 3 km of the ORR Tukkuguda exit are typically priced at ₹5,400 to ₹6,800 per sq ft, which puts a 2 BHK at roughly ₹60 lakh to ₹88 lakh and a 3 BHK at ₹80 lakh to ₹1.25 crore. Mid-rise gated projects on the Raviryal road or the town edge usually run ₹4,600 to ₹5,700 per sq ft, and standalone buildings lower. Because the market is young, these indicative ranges are wider than in established areas.
How far is Tukkuguda from Hyderabad airport?
Rajiv Gandhi International Airport is typically 12 to 16 km from Tukkuguda, which usually means 15 to 25 minutes by car via the ORR or local roads. That proximity is the main reason airport, cargo, hospitality and logistics staff look at flats here. Fab City and Raviryal are about 10 to 15 minutes away and the Adibatla SEZ 15 to 25 minutes. Gachibowli and the Financial District are roughly 40 to 60 minutes via the ORR on a weekday.
Is Tukkuguda a good long-term investment for a flat?
It can be for patient buyers. Demand comes from the airport, Fab City, the Adibatla SEZ and industrial parks, and the announced Future City and Raviryal radial road could add more over time. But the apartment market is young: resale volumes are thin, several projects may complete together, and social infrastructure is still developing. We suggest pricing the flat on today's airport and industrial demand, choosing a credible developer, and planning for a holding horizon of seven years or more.
Should I book a pre-launch flat in Tukkuguda?
We generally advise against it. Pre-launch offers are made before a project is registered with TS RERA, so your money is not protected by RERA's rules on escrow, timelines and disclosure, and the approved plan may change. Discounts can look attractive, but they often come with long or uncertain delivery timelines. Wait until the project has RERA registration, check its approved plan and land documents, and then compare its price with registered projects nearby before paying any booking amount.
Does aircraft noise affect flats in Tukkuguda?
It depends on the exact location, the runway in use and the flight paths, so some parts of the area hear aircraft regularly while others are barely affected. Visit at different times, including early morning and late evening, and ask residents of nearby completed buildings. Separately, every high-rise near the airport needs a height no-objection certificate from the Airports Authority of India. Confirm that the approved height covers every floor being sold, especially if you are buying on the upper floors.
What legal checks are specific to Tukkuguda?
Beyond the standard checks of title, a 30-year encumbrance certificate, TS RERA registration, building permission and occupancy certificate, Tukkuguda needs three extra ones. First, confirm the land was converted for non-agricultural use and is zoned residential in the HMDA master plan. Second, check that no part of the project is affected by an announced road, highway widening or corridor alignment or acquisition notification. Third, verify the airport height clearance. Section 22-A and assigned-land checks apply as everywhere.
What rent can a Tukkuguda flat earn?
As of October 2026, a 2 BHK in a standalone building usually rents for ₹9,000 to ₹14,000 a month, a 2 BHK in a gated community for ₹12,000 to ₹18,000, and a 3 BHK in a gated high-rise for ₹16,000 to ₹26,000. Gross yields typically fall between 3% and 4%. Tenants are mainly airport, industrial and IT staff who prefer gated projects. Expect longer vacancies when several projects hand over in the same period, and budget for that in your plans.
Where is a Tukkuguda flat registered and what will it cost?
Tukkuguda is in Maheshwaram mandal of Rangareddy district. Flats are registered at the jurisdictional sub-registrar office, which we confirm from the survey number. Stamp duty is approximately 5.5%, transfer duty about 1.5% and the registration fee about 0.5%, roughly 7.5% of the higher of market value and agreed price; verify at the SRO. On an ₹80 lakh flat that is about ₹6 lakh, plus 5% GST if under construction, with 1% TDS deducted from the price.
