AS Rao Nagar takes its name from Dr A. S. Rao, the founding head of the Electronics Corporation of India, and the suburb still carries the stamp of the engineers and scientists who settled around the ECIL campus from the 1970s onward. Today it is one of north-east Hyderabad's most self-sufficient neighbourhoods: Kamala Nagar's market streets, a dense cluster of schools and coaching centres, hospitals within a short drive and a direct bus corridor to Secunderabad. For anyone looking at apartments in AS Rao Nagar, the market is mature and mid-segment. Most flats are 2 and 3 BHK homes in standalone buildings or mid-sized gated societies, many of them ten to twenty-five years old, with new construction arriving as older houses are redeveloped and as projects rise toward Kushaiguda and Kapra. This guide sets out the pockets, indicative prices and rents as of October 2026, how to buy a resale flat in a mature building without inheriting its problems, and the paperwork for a purchase in Medchal-Malkajgiri district, Telangana.

We advise buyers across the ECIL and Kapra belt every month. AS Rao Nagar is often where they end up because it balances price, convenience and schooling better than the quieter colonies on one side or the busier junctions on the other.

Why families keep choosing apartments in AS Rao Nagar

AS Rao Nagar is not a launchpad for new towers; it is a place people move to for the long term. The reasons come up in almost every conversation we have with buyers here.

  • Everything within two kilometres. Groceries, pharmacies, banks, clinics, schools, tuition centres, restaurants and the Kamala Nagar shopping streets are all walkable or a short auto ride from most flats.
  • School density. Few parts of the east have as many schools in such a small area, from branches of large chains such as Sri Chaitanya to long-established local institutions and central government schools for eligible families.
  • Price below the western suburbs. A resale 3 BHK in a decent gated society here costs roughly what a 2 BHK costs in Kukatpally, and a fraction of Kondapur.
  • Stable employment base. ECIL, the Nuclear Fuel Complex, the Cherlapally industrial area, research and PSU establishments, and the services economy that supports them give AS Rao Nagar a steady pool of owner-occupiers and tenants.
  • A known neighbourhood. Many buyers grew up in the area or have family here, and the community has the continuity that newer suburbs lack.

The weaknesses are congestion around the main circle and on the road toward ECIL X Roads, older buildings with patchy maintenance, uneven drainage in lower streets, and a long commute to the IT corridor. None of these is unusual for a mature Hyderabad suburb, but each affects which building you should buy.

Reading the map: AS Rao Nagar's sub-localities

The circle and Kamala Nagar

The commercial heart of the suburb is the stretch around AS Rao Nagar circle and Kamala Nagar. Apartment buildings here are mostly standalone blocks of four to five floors, some with shops at ground level, built from the 1990s onward. Convenience is unbeatable and rental demand is strong, but traffic, noise and parking pressure are constant. Flats on inner lanes a few hundred metres back from the main road are often the sweet spot: walkable to everything, without the honking at the window.

Kushaiguda and the Cherlapally side

East and south-east of the circle, toward Kushaiguda and the Cherlapally industrial area, land parcels are larger and newer mid-sized gated projects have appeared, typically two to five blocks of stilt plus five to eight floors with a small clubhouse. Prices per square foot are a little lower than at the circle and units are newer. The caution here is the industrial neighbourhood: check what operates on adjoining plots, and visit at different times of day to judge truck traffic and any odour or noise. The improved access to the Cherlapally railway terminal has made this side more attractive since 2025.

Kapra and the Radhika road side

Toward Kapra, the suburb blends into the former Kapra municipality area, now within the GHMC Kapra circle. Streets are a mix of independent houses, older apartment blocks and recent redevelopment. Kapra lake lies to the north-west, and lower streets on that side need the usual water-body and drainage checks. This pocket often offers good value in resale gated societies built in the 2000s.

The Sainikpuri edge

West and north-west, AS Rao Nagar runs into Sainikpuri. Streets get wider and quieter, plots larger, and prices higher. Buildings on this edge often market themselves as Sainikpuri, and some genuinely are. For the quieter colony's market, see our guide to apartments in Sainikpuri.

Formats you will find

  • Standalone 2 and 3 BHK blocks of 950 to 1,550 sq ft, the backbone of the market, both new and resale.
  • Mid-sized gated societies of two to six blocks, mostly from the 2000s and 2010s, with 1,100 to 1,750 sq ft flats.
  • New gated projects toward Kushaiguda and Kapra with 2 and 3 BHK flats of 1,150 to 1,800 sq ft and modest amenities.
  • Redevelopment buildings replacing old houses on 250 to 500 square yard plots, often with larger 3 BHK flats.

Flat prices in AS Rao Nagar: per sq ft bands and budgets

These are indicative ranges from recent transactions and advisor observation in AS Rao Nagar, Kamala Nagar, Kushaiguda and the Kapra side, as of October 2026. Individual flats can sit outside them depending on floor, facing, age, maintenance and parking.

SegmentIndicative price per sq ft (saleable)Typical ticket size
New redevelopment building, inner lanes near the circle₹6,200 – ₹7,8002 BHK ₹65 L – ₹88 L; 3 BHK ₹90 L – ₹1.25 Cr
New gated mid-rise, Kushaiguda and Kapra side₹5,700 – ₹7,1002 BHK ₹62 L – ₹84 L; 3 BHK ₹85 L – ₹1.2 Cr
Resale gated society, 5–15 years old₹4,700 – ₹6,1002 BHK ₹50 L – ₹70 L; 3 BHK ₹68 L – ₹98 L
Resale standalone block, 15–25 years old₹3,900 – ₹5,1002 BHK ₹38 L – ₹55 L; 3 BHK ₹52 L – ₹72 L
Older flats, 25+ years, no lift₹3,300 – ₹4,2002 BHK ₹30 L – ₹42 L
Rental configurationIndicative monthly rent
2 BHK, older standalone block₹12,000 – ₹16,000
2 BHK, gated society₹15,000 – ₹22,000
3 BHK, newer gated or redevelopment building₹21,000 – ₹30,000

AS Rao Nagar's prices sit between the Sainikpuri core above and ECIL's newer towers toward Nagaram and Dammaiguda below. The spread between a 20-year-old flat and a new one is wide, which is why the resale question deserves its own section.

Buying a resale flat in a mature building without inheriting its problems

More than half the apartment transactions we see in AS Rao Nagar are resales, many in buildings that are fifteen years old or more. A well-chosen older flat can be excellent value: larger carpet area, established neighbours, no construction risk and a price well below new stock. A badly chosen one can cost lakhs in repairs. These are the checks we make before recommending one.

  • Structure and seepage. Look for cracks at beam and column junctions, damp patches on ceilings below bathrooms and terraces, exposed reinforcement in the parking level and rusted staircase railings. Seepage is the most common problem in buildings of this age, and terrace waterproofing is often the first big bill.
  • Lift and generator. Ask when the lift was last overhauled, who holds the annual maintenance contract, and whether the generator covers lifts and common lighting only or flats as well. Older lifts in standalone blocks are often due for replacement, which the association will charge to owners.
  • Water. Most of the suburb has piped municipal supply on a schedule, supplemented by borewells. Ask how many hours a day the overhead tank is full in May, and whether the association bought tankers last summer.
  • Association health. A registered association with audited accounts, a corpus and a maintenance record is worth paying a premium for. A building where four owners run everything informally, with no corpus, is a risk.
  • Deviations and regularisation. Many older buildings have additional floors, enclosed balconies or penthouses not in the original sanction. Some were regularised under the state's building regularisation scheme; some were not. An unregularised extra floor can complicate loans and resale.
  • Parking. In older standalone blocks, parking is often informal and first-come. Ask for the allotted slot in writing, and check whether two-wheeler and car parking is actually sufficient for the number of flats.
  • Redevelopment possibility. In buildings over 25 years old on decent plots, owners sometimes discuss redevelopment with a builder. That can be an opportunity or a source of delay. Ask the association whether any such discussion is under way.

Schools, coaching centres and hospitals around AS Rao Nagar

Schooling is the single strongest reason families settle here. Within a few kilometres of the circle there are CBSE, ICSE and state-board schools of every size and fee level, and AS Rao Nagar is also one of the east's main coaching hubs for engineering and medical entrance preparation. Parents of teenagers value the ability to walk or cycle to coaching after school rather than spending an hour in traffic. Junior colleges cluster on the main roads, and degree colleges are within reach in Sainikpuri, Moula Ali and Secunderabad.

On healthcare, the suburb and ECIL X Roads have several multi-speciality hospitals, nursing homes, diagnostic labs and specialist clinics. Larger tertiary hospitals are in Secunderabad, Habsiguda and the city centre, typically 30 to 50 minutes away. Families with elderly parents often choose AS Rao Nagar precisely because routine care, pharmacies and diagnostics are close by.

For leisure, the suburb is more about markets and restaurants than malls. Kapra lake offers walking space, and the larger shopping centres of Malkajgiri, Secunderabad and Uppal are a drive away.

Commuting from AS Rao Nagar

  • Buses to Secunderabad and the city: AS Rao Nagar and ECIL X Roads are major city bus nodes with frequent services to Secunderabad, Koti and Afzalgunj. The bus corridor to Secunderabad is one of the suburb's genuine strengths.
  • By road to Secunderabad: via Moula Ali and Tarnaka or via Neredmet and Malkajgiri, typically 30 to 45 minutes at peak.
  • To Uppal and Pocharam: south via Nacharam and the Uppal road, typically 25 to 40 minutes to Uppal and 40 to 55 minutes to the Pocharam IT cluster.
  • To HITEC City: typically 70 to 100 minutes by road at peak, or a drive to Tarnaka for the Blue Line followed by a long metro ride.
  • Rail: the Cherlapally railway terminal, opened in 2025, is a short drive east and now handles many long-distance trains that once started from Secunderabad. Moula Ali station is also nearby.
  • To the airport and ORR: via the Keesara side or via Uppal and the Ghatkesar interchange, typically 60 to 85 minutes to the airport.

There is no metro station in AS Rao Nagar as of October 2026. Extensions into north-east Hyderabad have been discussed over the years, but we would not pay a premium for any flat on that basis until a line is sanctioned and funded.

Choosing the right street, not just the right building

In a suburb this dense, the street matters almost as much as the flat. We walk every shortlisted building's approach at three times: the school run between 7.30 and 9 in the morning, mid-afternoon, and around 7 in the evening when the markets peak. Lanes that feed directly onto the main road toward ECIL X Roads can be blocked for twenty minutes at a time during the school run. Streets one turn further in are often calm. Check whether the approach road is wide enough for a car to pass a parked vehicle, whether water collects at the lane's lowest point after rain, and whether a wedding hall, school gate or wholesale shop on the same street will bring crowds or trucks. A building with marginally smaller flats on a quiet, well-drained inner lane usually rents faster and resells better than a larger flat facing the main road. Buyers who skip this exercise are the ones who call us a year later asking how to sell.

Approvals and paperwork for an AS Rao Nagar flat

Whether you buy new or resale, these documents decide whether the purchase is sound.

  1. TS RERA registration for new projects above 500 sq m of land or more than eight units. Verify the number, promoter, approved floors and unit count, and completion date on rera.telangana.gov.in. Redevelopment buildings with eight or fewer flats on a small plot may legitimately fall outside RERA, so you rely more heavily on the builder's track record and your own document check.
  2. GHMC building permission matching the building as built: floors, setbacks, number of flats and parking.
  3. Occupancy certificate for new and recent buildings. For older buildings constructed before OCs were consistently issued, we look at the sanction, completion records, property tax history and any regularisation order.
  4. Title chain covering at least 30 years, including the land's origin, which in parts of this belt traces back to ECIL-era allotments, housing societies or private agricultural holdings later converted.
  5. Encumbrance certificate from the jurisdictional SRO for 30 years, and confirmation that no loan is outstanding against the flat or the land.
  6. UDS and parking stated in the sale deed, and the parking slot allotted in writing.
  7. Property tax and utility dues cleared up to date, with the receipts.
  8. Lake and nala checks on the Kapra side, and the Section 22-A prohibited list for all properties.

Budgeting an AS Rao Nagar purchase: a worked example

Consider a resale 2 BHK of 1,200 sq ft in a ten-year-old gated society at ₹5,500 per sq ft, as of October 2026. These figures are approximate.

Cost headApproximate amountNotes
Agreed price₹66 LIncluding allotted car parking
Stamp duty, transfer duty, registration feeAbout ₹4.95 LAbout 7.5% of the higher of market value and price
TDS at 1%₹66,000Deducted from the payment to a resident seller and deposited by the buyer
Association transfer charges and corpus share₹20,000 – ₹75,000Varies by society bylaws
Legal verification and loan processing₹25,000 – ₹60,000Depends on lender and scope
Repairs or refresh before moving in₹1.5 L – ₹5 LPainting, fittings, waterproofing where needed

Stamp duty, transfer duty and registration fee in urban Telangana are approximately 5.5%, 1.5% and 0.5%, together about 7.5%; we verify current rates and the property's market value at the SRO before you sign, and official guidance is on registration.telangana.gov.in. There is no GST on a ready resale flat. A new under-construction flat attracts 5% GST on the price, excluding land value, which is already reflected in the rate.

On loans, most major banks and housing finance companies lend readily on AS Rao Nagar resale flats with an OC and a clean title chain. Older buildings without an OC, or with unregularised floors, may get lower loan-to-value or be declined, which is why we check that before you make an offer.

Rental demand and the price outlook

AS Rao Nagar's rental market is steady and local. Tenants are ECIL, NFC and PSU employees, staff of the Cherlapally industrial area, teachers, doctors, and families renting close to schools and coaching. Gross yields on gated 2 BHK resale flats typically run around 3.3% to 4%, a little higher on older stock bought cheaply. Vacancies are short for reasonably priced, well-maintained flats with parking.

Prices have risen steadily rather than sharply over the past decade. Upside over the next five to eight years depends on better east-side connectivity, including fuller use of the Cherlapally terminal, any firm metro decision for the north-east, and continued redevelopment of older buildings. Risks include congestion, ageing stock in buildings that do not invest in maintenance, and competition from newer towers further north toward Nagaram and Dammaiguda. We see AS Rao Nagar as a sound end-user market with moderate, reliable appreciation rather than a speculative one.

NRIs buying in AS Rao Nagar

Many NRI buyers in AS Rao Nagar are buying for parents who already live in the area, or for their own eventual return to a neighbourhood they know. A flat close to schools, hospitals and markets suits that purpose well.

  • NRIs and OCIs can buy residential flats here without RBI permission, with payments routed through banking channels from abroad or through NRE, NRO or FCNR accounts.
  • Agricultural land, plantations and farmhouses are off-limits to NRIs except by inheritance, but that does not affect apartments.
  • NRI home loans are available from most Indian banks for approved projects and for resale flats with clean documents; our NRI home loan guide explains eligibility and documentation.
  • A specific power of attorney, attested at an Indian mission or apostilled and adjudicated in Telangana, allows a family member to sign and register.
  • On a future sale, the buyer must deduct TDS under Section 195 at capital-gains rates plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024. A lower-deduction certificate can reduce the withholding. Please consult a chartered accountant on your own situation.

AS Rao Nagar or one of its neighbours?

  • Sainikpuri is quieter, greener and more expensive, with low-rise buildings on large plots.
  • ECIL, to the east and north, has the widest choice of new towers at lower prices toward Nagaram and Dammaiguda, with more traffic. Our guide to apartments in ECIL compares the pockets, and independent houses and villas in ECIL cover the house market.
  • Nacharam and Habsiguda, to the south, sit closer to Tarnaka and the Blue Line at higher prices in Habsiguda and lower in Nacharam. See apartments in Nacharam and apartments in Habsiguda.

Is AS Rao Nagar right for you?

A good fit if: you want a mature, convenient neighbourhood with strong schooling; you work in Secunderabad, the ECIL and Cherlapally belt or the east; you are comfortable buying resale and checking it properly; or you want a home for parents close to hospitals and markets.

Probably not if: you commute daily to the western IT corridor; you want a large gated township with extensive amenities; you dislike busy roads; or you are looking for a short-term speculative gain.

AS Rao Nagar apartment FAQs

What is the price of a 2 BHK flat in AS Rao Nagar?

As of October 2026, a new 2 BHK in a redevelopment building near AS Rao Nagar circle typically costs ₹65 lakh to ₹88 lakh, and in a new gated project toward Kushaiguda or Kapra ₹62 lakh to ₹84 lakh. Resale 2 BHK flats in gated societies five to fifteen years old usually trade between ₹50 lakh and ₹70 lakh, and in older standalone blocks ₹38 lakh to ₹55 lakh. These are indicative ranges from recent transactions and advisor observation. Add about 7.5% for stamp duty and registration, and GST on under-construction flats.

Is a resale flat in AS Rao Nagar a good idea?

Often, yes, provided you check it properly. Resale dominates the AS Rao Nagar market, and a well-maintained flat in a ten to fifteen year old gated society can offer more carpet area at a much lower price than new stock. The checks that matter are structure and seepage, lift and generator condition, summer water supply, the association's accounts and corpus, unregularised extra floors, and written parking allotment. An occupancy certificate or regularisation order also makes bank finance and future resale easier. We walk buyers through each of these before an offer.

Which schools and hospitals are near AS Rao Nagar?

AS Rao Nagar has one of the densest school clusters in east Hyderabad, with CBSE, ICSE and state-board schools at many fee levels, branches of large school chains, central government schools for eligible families, and a strong coaching ecosystem for entrance exams. Multi-speciality hospitals, nursing homes and diagnostic labs are spread across the suburb and around ECIL X Roads, with larger tertiary hospitals in Secunderabad and Habsiguda typically 30 to 50 minutes away. Families with elderly parents value having routine care close by.

How is the commute from AS Rao Nagar to Secunderabad and HITEC City?

Secunderabad is typically 30 to 45 minutes at peak by road via Moula Ali and Tarnaka or via Neredmet and Malkajgiri, and frequent city buses run from AS Rao Nagar and ECIL X Roads. HITEC City is a long journey, typically 70 to 100 minutes by road at peak, or a drive to Tarnaka followed by a Blue Line metro ride. There is no metro station in AS Rao Nagar as of October 2026, so the suburb suits people working in Secunderabad, the east or the ECIL belt better than western IT commuters.

What rental yield can I expect from an AS Rao Nagar flat?

As of October 2026, a 2 BHK in an older standalone block typically rents for ₹12,000 to ₹16,000 a month, a 2 BHK in a gated society for ₹15,000 to ₹22,000, and a newer 3 BHK for ₹21,000 to ₹30,000. Gross yields on gated 2 BHK resale flats usually run around 3.3% to 4%, a little higher on older flats bought cheaply. Tenants include ECIL, NFC and PSU employees, Cherlapally industrial staff, teachers, doctors and families renting near schools and coaching centres.

Do small redevelopment buildings in AS Rao Nagar need RERA registration?

TS RERA registration is mandatory for projects on more than 500 square metres of land or with more than eight units. Many redevelopment buildings on single house plots in AS Rao Nagar exceed eight flats and must register, but some smaller ones legitimately fall outside the threshold. Where a project is not registered, check why: confirm the land area and unit count from the GHMC sanction. Without RERA, you rely more heavily on the builder's record, the sanction, the occupancy certificate and a careful agreement, so a full document check matters even more.

Where are AS Rao Nagar flats registered and what does it cost?

AS Rao Nagar is in Medchal-Malkajgiri district and the GHMC Kapra circle. The sale deed is registered at the jurisdictional sub-registrar office for the property's survey number, which we confirm for each purchase. Stamp duty is approximately 5.5%, transfer duty about 1.5% and the registration fee about 0.5%, together around 7.5% of the higher of market value and the agreed price. A buyer paying more than ₹50 lakh to a resident seller deducts 1% TDS. We verify current rates at the SRO before signing.

Can NRIs buy a flat in AS Rao Nagar for their parents?

Yes. NRIs and OCIs can buy residential flats in AS Rao Nagar without RBI approval, paying through banking channels from abroad or from NRE, NRO or FCNR accounts. Many NRI buyers here purchase a flat for parents who already live nearby. The property can be registered in the NRI's name, or jointly, and a specific power of attorney allows a family member to complete registration locally. NRI home loans are available for approved projects and clean resale flats. For tax on rent or a future sale, consult a chartered accountant.
