Agriculture & Farm Land in Tukkuguda, Rangareddy
Acreage at the ORR's Tukkuguda exit on the Srisailam highway, between the airport and the Future City. Most land here is priced on expected change, so planning and acquisition checks matter as much as title.

- 2–3 km from the ORR Tukkuguda / Raviryal interchange; about 15 km from the airport
- Agricultural land registers at the Maheshwaram Tahsildar office; converted land at the jurisdictional SRO
- About 60% of farms on borewells (300–700 ft); bores near layouts weaken in summer
- Red sandy loam; vegetables, flowers, maize and mango, guava, sapota orchards
- Typical parcels 1–5 acres near the junction, up to 10 acres in interior villages
| What | Indicative range | Note |
|---|---|---|
| Srisailam highway frontage near the ORR | ₹8 Cr – ₹15 Cr per acre | indicative, Oct 2026 |
| Within 3 km of the ORR exit and Raviryal road | ₹4 Cr – ₹8 Cr per acre | indicative, Oct 2026 |
| Near the announced radial corridor, outside alignment | ₹3 Cr – ₹7 Cr per acre | indicative, Oct 2026 |
| Interior villages towards Mankhal and Maheshwaram | ₹2 Cr – ₹4 Cr per acre | indicative, Oct 2026 |
| Farm plots in gated farm ventures | ₹10 L – ₹20 L per gunta | indicative, Oct 2026 |
Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
Tukkuguda sits where the Srisailam highway crosses the Outer Ring Road, about 15 km east of the airport, in Maheshwaram mandal of Rangareddy district. Ten years ago it was a farming village with a highway junction. Today it is a municipality surrounded by HMDA villa-plot ventures, with the Fab City and Wonderla at Raviryal next door and the state's Future City planned to the south. Anyone searching for agriculture land in Tukkuguda should start with an uncomfortable truth: very little of the agricultural land here is priced as farmland. Most of it is priced as a bet on what the government, the planners and the next road will do. This guide explains that bet, the Pharma City and Future City history behind it, the Raviryal road corridor, how to read acquisition and land-pooling notifications, indicative per-acre prices as of October 2026, and how registration works at the Maheshwaram Tahsildar office.
We are not against speculation land. Many clients buy it deliberately and do well. We are against buying it while believing it is something else.
What you are really buying when you buy farm land in Tukkuguda
A simple test helps. Ask what the parcel would be worth if nothing new were ever built around it: no Future City, no new radial road, no further layouts. That number, based on its farming value and its existing access, is the land's floor. Everything above the floor is a premium for expected change.
In remote districts the premium may be 10 or 20 percent. Around Tukkuguda, for parcels close to the ORR or the highway, the premium is often the majority of the price. A field that might justify ₹50 lakh to ₹1 crore an acre on agricultural value alone can be offered at several crore. That is not necessarily wrong, because the city really is growing this way. But it means three things for a buyer.
- Your return depends on decisions you do not control, including road alignments, zoning, acquisition and the pace of government investment.
- Your holding period matters more than your entry price. Speculation land rewards patience and punishes buyers who need to sell in a slow year.
- Due diligence must include planning, not just title. A perfect title on land that sits under a proposed road is still a problem.
If you want land that is genuinely farmed and priced closer to its farming value, Tukkuguda is probably the wrong address; the interior of Kandukur and the outer villages of Maheshwaram are better places to look. If you want a planned, well-researched position in the airport–Future City corridor, read on.
From Pharma City to Future City: the history that sets the price
The story of land values south of Tukkuguda begins with Hyderabad Pharma City. Announced in the middle of the last decade, it was planned as a very large integrated pharmaceutical manufacturing cluster on land in the Kandukur, Kadthal and Yacharam mandals, roughly 20 to 30 km south-east of Tukkuguda. The state acquired thousands of acres for it, including patta land and assigned land, and the acquisition generated years of farmer protests, objections and court cases over compensation and process.
Pharma City as originally conceived did not proceed. After the change of government in late 2023, the state recast the plan: instead of a single pharma cluster, the acquired land and the wider region would form a planned "Future City", with zones for education, health, AI and data, sports, manufacturing and housing, and pharma industries spread across smaller clusters elsewhere. A dedicated development authority for the Future City area was set up, covering dozens of villages across several mandals south of the ORR.
For Tukkuguda, the consequences have been dramatic. It became the gateway village between the airport and the Future City, and every announcement about new roads, institutions or investment summits has pushed asking prices higher. Our guide to Future City and Pharma City land covers the wider region in more detail.
What the history teaches
Two lessons stand out. First, large state land projects in Telangana can change shape completely within a few years, and land priced on one version of the plan can be left stranded by the next. Second, land that was acquired, or was under acquisition, can remain entangled in litigation for a long time. Buyers in the corridor must know which category a parcel falls into.
There is a third, quieter lesson. Every major announcement in this corridor has been followed by a wave of new "farm ventures" and agents quoting the announcement as if it were a finished road. The buyers who did best over the last decade were rarely the ones who bought the day after a headline. They were the ones who bought clean, accessible land in the years when nobody was talking about the area, and who held through the noise. Timing an announcement is hard; owning a defensible parcel is not.
Location and access: ORR exit, Srisailam highway and Raviryal
Tukkuguda's location is its main asset. Approximate distances:
- ORR Tukkuguda / Raviryal interchange: about 2 to 3 km from Tukkuguda junction.
- Rajiv Gandhi International Airport: around 15 km via the ORR.
- Gachibowli and the Financial District: about 38 to 42 km via the ORR, typically 40 to 55 minutes outside peak hours.
- LB Nagar and the south-eastern suburbs: about 25 km.
- Maheshwaram town: roughly 8 to 10 km south.
- Kandukur and the start of the Future City belt: about 15 km further down the Srisailam highway.
The Srisailam highway (NH 765) carries Tukkuguda's traffic south towards Kandukur, Kalwakurthy and Srisailam. It has been widened near the city end, and the junction itself is now a busy commercial strip.
The Raviryal road and the new radial corridor
Raviryal, just east of Tukkuguda beside the ORR, is home to the Fab City electronics park, the hardware park belt and the Wonderla amusement park. The roads linking Raviryal, Tukkuguda, Mankhal and the Adibatla side have become one of the most watched corridors in the south. The state has announced a wide greenfield radial road from the ORR near Raviryal towards the Future City, with land acquisition notices issued in villages along its proposed alignment, and has discussed a metro link from the airport towards the Future City.
For a farm buyer, the radial road is a double-edged sword. Land beside a finished, wide road will be far more valuable. Land under the alignment will be acquired, at compensation that may or may not match market expectations. Land a few hundred metres away may end up with improved access, or behind a service road with no direct entry. We insist on overlaying any parcel near the corridor on the latest published alignment and the acquisition schedule before discussing price.
Acquisition notifications and land pooling: questions to ask
Around Tukkuguda, a survey number can be affected by several processes at once: acquisition for roads and public projects, land pooling for planned development, industrial allotment and zoning by the Future City authority or HMDA. Ask these questions about every parcel.
- Is the survey number named in any preliminary notification under the land acquisition law for roads, utilities or institutions? If yes, stop.
- Is the village inside the Future City authority's area, and what zone does the draft or final plan give it?
- Has any land pooling scheme been announced for the area, and on what terms? Pooling typically returns a share of developed land to owners; the terms matter enormously.
- Is the parcel part of land already acquired for Pharma City or another project, or close to its boundary where disputes are common?
- Does the Bhu Bharati record carry any acquisition, prohibited or dispute flag?
- Are there pending court cases involving the survey number, the village's acquisition or the seller?
These checks take time and some local legwork. They are also the single biggest determinant of whether a Tukkuguda land purchase works out.
The airport next door: height limits, noise and what you can build
Tukkuguda's closeness to Rajiv Gandhi International Airport is a selling point in every brochure, but it also brings rules that farm buyers rarely ask about. Land around an airport is subject to height restrictions that protect approach and departure paths, and any building above a threshold needs a no-objection certificate from the aviation authorities, based on the site's coordinates and elevation. For a single-storey farmhouse this is rarely a barrier. For anyone hoping to convert acreage into apartments, a hotel or a tall warehouse, it can cap what the land is worth.
Aircraft noise is the second consideration. Some villages in the wider Shamshabad–Tukkuguda belt sit under or near flight paths, and the noise is noticeable at certain hours. It matters little for an orchard and a great deal for a weekend home. Visit at different times of day before you commit.
The third is security and fencing rules near aviation and defence-sensitive installations, which can affect certain parcels. None of this makes Tukkuguda a bad place to own land. It simply means the "what can I build here later" question needs a fuller answer than zoning alone. Buyers who want a ready-built home near the airport, rather than raw land, may find villas in Shamshabad a more direct route.
Soil, water and what still grows around Tukkuguda
The landscape is gently rolling red-soil country with granite outcrops. Soils are red sandy loams on the slopes, gravelly on ridges and heavier in the low ground below village tanks.
By our observation, about 60 percent of farms rely on borewells, around 20 percent are rain-fed, roughly 15 percent use open wells and a small share draws on tanks or streams. Bore depths of 300 to 700 feet are common. The spread of gated layouts and villa projects has increased groundwater drawal, and bores close to the junction can weaken in summer.
Farming continues where owners are waiting rather than selling. Vegetables and flowers for the city's markets, maize and fodder on the uplands, and small paddy patches in tank-fed low land are typical. Orchards are mostly mango, with guava, sapota and custard apple. Many parcels near the junction are fenced and fallow, which tells you how the market sees them.
Indicative prices for agriculture land in Tukkuguda
The ranges below reflect recent transactions and advisor observation as of October 2026. They are indicative only, and individual parcels vary widely with frontage, access, zoning, alignment proximity and title quality.
| Location and parcel | Indicative range | How to read it |
|---|---|---|
| Srisailam highway frontage near the ORR | ₹8 Cr – ₹15 Cr per acre | Commercial pricing; frontage depth and service-road access decide |
| Within 3 km of the ORR exit and the Raviryal road, BT access | ₹4 Cr – ₹8 Cr per acre | Pre-layout land; HMDA zone is critical |
| Near the announced radial corridor, outside the alignment | ₹3 Cr – ₹7 Cr per acre | Wide range; depends on final access and acquisition boundaries |
| Interior villages towards Mankhal and Maheshwaram | ₹2 Cr – ₹4 Cr per acre | Still mostly speculative, with some farm use |
| Farm plots in gated farm ventures | ₹10 L – ₹20 L per gunta | Often disguised residential plots; verify titles and approvals |
Compare these numbers with the floor test above. Even the interior band is several times what farming income alone could justify. That is the speculation premium, and it is why the planning checks matter as much as the title checks.
Three scenarios for a Tukkuguda land bank
Because so much of the price is a premium for expected change, it helps to think in scenarios rather than a single forecast. These are illustrations, not predictions.
| Scenario | What happens | Effect on farm land near Tukkuguda |
|---|---|---|
| Steady build-out | Radial road completed, Future City institutions open in phases, airport corridor keeps growing | Well-located, well-zoned land appreciates over 7 to 10 years; liquidity improves |
| Slow progress | Roads and institutions take much longer; announcements outpace construction | Prices plateau for years; holders with debt or short horizons are forced to sell at a discount |
| Plan changes | Alignments shift, zones are redrawn or priorities move elsewhere | Parcels priced on the old plan lose value; some gain access unexpectedly |
A sensible buyer chooses a parcel that is acceptable in all three: clean title, reasonable access today, a zone that permits eventual development and a price that does not depend on one specific announcement.
Parcel types you will be offered around Tukkuguda
Patta acreage
Plain agricultural land with a passbook, typically 1 to 5 acres near the junction and up to 10 acres in interior villages. Co-ownership is common, and every co-owner must sign.
Highway and corridor frontage
Narrow, deep parcels with highway or main-road frontage. Valued on commercial potential; check road widening proposals and service-road plans, which can take the frontage strip.
Farm plots and "villa-plot" farm ventures
Gunta-sized plots marketed with fencing, plantation and sometimes a clubhouse. Around Tukkuguda, many of these are residential plots in all but name, sold on agricultural land without conversion or layout approval. Buyers may end up with an undivided share and no independent passbook. If you want a plot to build on, choose an approved layout instead; see our guide to open plots in Tukkuguda.
Land inside or beside acquired blocks
Occasionally offered at tempting prices. Treat with extreme caution: boundaries of acquired blocks are frequently disputed, and access may depend on roads that are not yet built.
Before you pay a token advance: a 30-day plan
Sellers around Tukkuguda often push for a quick token advance, citing other interested buyers. A short, disciplined plan protects you without losing a good parcel.
- Days 1–3: desk checks. Pull the Bhu Bharati record, passbook copy and survey details. Check the Section 22-A list and any obvious acquisition or Future City references for the village.
- Days 4–10: planning overlay. Overlay the parcel on the HMDA master plan, the latest published radial road alignment and any Future City zoning. Confirm approach road ownership and width.
- Days 8–15: site and survey. Walk the boundary with a licensed surveyor, test the bore, check the approach in the rain if possible and speak to neighbouring owners.
- Days 10–20: title opinion. An independent advocate reviews the 30-year EC, link documents, succession papers, assignment history and court searches.
- Days 18–25: negotiation and agreement. Price based on registered comparables; an agreement of sale that makes the advance refundable if title or planning checks fail.
- Days 25–30: slot booking and registration at the Maheshwaram Tahsildar office, with funds ready and every co-owner present.
If a seller will not allow even this much time, or refuses a refundable-advance clause, treat that as information about the parcel.

Registration at the Maheshwaram Tahsildar office
Tukkuguda is in Maheshwaram mandal. Unconverted agricultural land registers at the Maheshwaram Tahsildar office, where the Tahsildar acts as joint sub-registrar. After an online slot booking, buyer, seller and witnesses attend; registration and mutation happen together, and the passbook moves into the buyer's name.
NALA-converted land, plots and villas register at the sub-registrar office with jurisdiction over Maheshwaram, which we confirm from the survey number before booking.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | About 5.5% | On the higher of consideration and government market value |
| Transfer duty | About 1.5% | Collected with stamp duty |
| Registration fee | About 0.5% | Plus mutation and passbook charges |
| TDS under Section 194-IA | Not applicable to rural agricultural land | Applies to urban or converted property above ₹50 lakh |
That is roughly 7.5 per cent of market value in total. Rates and market values change, so verify on registration.telangana.gov.in or on the day. Tukkuguda is a municipality, and land within certain distances of municipal limits may not be treated as rural agricultural land for income tax purposes. A CA should confirm whether TDS and capital gains rules apply before you fix payments.
Who should buy around Tukkuguda, and who should not
Suitable for:
- Land bankers with a horizon of 7 to 12 years, no borrowing against the land and the patience to ride out slow years.
- Buyers who want a position in the airport–Future City corridor and will pay for thorough planning and acquisition research.
- Families with existing holdings who want to consolidate with clean adjoining parcels.
Not suitable for:
- Buyers who want to farm seriously at farm prices; look further south in Kandukur or the outer villages of Maheshwaram.
- Anyone financing the purchase with short-term borrowing or who may need the money within three years.
- Buyers who would rather not deal with planning documents, notifications and the possibility of acquisition.
For a comparison with the industrial side of the same corridor, see farm land in Adibatla, where the employment base is established but acquisition risk takes a different form.
NRI note: Tukkuguda farm land is inherit-only for NRIs
NRIs and OCIs cannot purchase agricultural land, plantations or farmhouses in India under FEMA rules, and cannot receive such land as a gift. They can only inherit it, and can later sell inherited farmland only to a resident Indian. Many NRI families own ancestral land in Maheshwaram mandal that has become valuable; we help verify records, check notifications and plan leases or sales. For new investment, approved plots, villas and apartments are permitted. See our NRI agricultural land rules guide and take CA advice on tax and repatriation.

Tukkuguda farm land: your questions answered
What is the price of agriculture land in Tukkuguda per acre?
As of October 2026, indicative ranges run from about ₹2 crore to ₹4 crore per acre in interior villages towards Mankhal and Maheshwaram, ₹3 crore to ₹7 crore near the announced radial corridor but outside its alignment, and ₹4 crore to ₹8 crore within 3 km of the ORR exit and the Raviryal road. Srisailam highway frontage near the ORR trades at ₹8 crore to ₹15 crore. Gated farm plots sell at about ₹10 lakh to ₹20 lakh per gunta. These figures reflect recent transactions and advisor observation.
Is farm land in Tukkuguda really farm land or speculation land?
Mostly speculation land, honestly described. Ask what a parcel would be worth if nothing new were built around it; that farming-and-access value is its floor. Near the ORR and the highway, the premium above that floor is often most of the price, reflecting expectations about the Future City, new roads and layouts. That can be a sound investment for a patient buyer, but returns depend on government decisions you do not control, so planning checks matter as much as title checks.
What happened to Pharma City, and why does it matter here?
Hyderabad Pharma City was planned as a very large pharmaceutical cluster on land acquired in the Kandukur, Kadthal and Yacharam mandals, and the acquisition led to years of protests and litigation. After the change of government in late 2023, the plan was recast as a broader Future City with a dedicated development authority. Tukkuguda became the gateway between the airport and that belt, so announcements drive local prices. The history shows that state plans can change shape, leaving land priced on an old version exposed.
How do I check whether land near the Raviryal road is under acquisition?
Overlay the survey number on the latest published alignment of the greenfield radial road from the ORR near Raviryal towards the Future City, and search for preliminary notifications under the land acquisition law naming the village and survey number. Check the Bhu Bharati record for flags, confirm the Future City authority zone and any land pooling terms, and ask the Maheshwaram Tahsildar office. If a preliminary notification covers the parcel, do not buy it, whatever the discount.
Where is agricultural land in Tukkuguda registered?
Tukkuguda is in Maheshwaram mandal, so unconverted agricultural land registers at the Maheshwaram Tahsildar office, where the Tahsildar acts as joint sub-registrar. After an online slot booking, buyer, seller and witnesses attend with identity documents, and registration and mutation are completed together. NALA-converted land, plots and villas register at the sub-registrar office with jurisdiction over Maheshwaram, which we confirm from the survey number before booking.
Are farm plots in Tukkuguda ventures safe to buy?
Many are not what they appear. Around Tukkuguda, a number of gated farm ventures sell gunta-sized plots on unconverted agricultural land that function as residential plots without NALA conversion or layout approval. Buyers can end up with an undivided share and no independent passbook, and building a house may not be permitted. Check whether each plot gets its own registered title and passbook, whether any approval exists and whether the mother parcel's title is clean. For a buildable plot, choose an approved layout.
Can NRIs buy agricultural land in Tukkuguda?
No. Under FEMA rules, NRIs and OCIs cannot purchase agricultural land, plantation property or farmhouses in India, and cannot receive such land as a gift. They can inherit it from a relative and may later sell inherited farmland only to a resident Indian. NRIs who want exposure to the airport and Future City corridor typically buy approved open plots, villas or apartments, which are permitted. Take CA advice on capital gains tax and repatriation.
How long should I plan to hold land near Tukkuguda?
Plan for 7 to 12 years and assume you will not need the money in between. Much of the price reflects expected roads, institutions and zoning, and those can move faster or much slower than announcements suggest. In a slow-progress scenario prices can plateau for years, and owners who borrowed or need liquidity end up selling at a discount. Choose a parcel with clean title, usable access today and a zone that permits eventual development, so it holds value even if plans change.
