Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.

Agriculture land in Kandukur has gone from being a quiet, cheap red-soil belt on the Srisailam highway to one of the most debated land markets in Rangareddy district. The reason is simple: the land once earmarked for the Hyderabad Pharma City around Mucherla and neighbouring villages is now at the heart of the state's Future City plan, and the Young India Skills University has come up at Meerkhanpet. Kandukur sits about 15 km south of the Tukkuguda ORR interchange and roughly 25 km from the airport, close enough for weekend farms and long-term land banking, and close enough to the Future City area for prices to swing with every announcement. This guide separates what is happening on the ground from what is being sold, gives indicative per-acre prices as of October 2026, explains how to check for acquisition and zoning risk, and walks through registration at the Kandukur Tahsildar office.

All prices on this page are indicative ranges based on recent transactions and advisor observation. Kandukur is a speculative market. We say so to every client, and we would rather lose a deal than sell a parcel whose price only makes sense on the most optimistic assumptions.

Why Kandukur is on every land banker's list

Kandukur's appeal rests on three things that are each partly real and partly promised.

  • Location: the Srisailam highway runs straight through the mandal, linking it to the ORR at Tukkuguda in about 20 minutes and to the airport in roughly 30. That is genuinely good access for a farm belt.
  • Future City: the state has designated a large area around Mucherla and adjoining villages for planned development, with a dedicated development authority, education and skills institutions, and proposals for new road links. Some of this is visible; much of it is still on paper.
  • Entry price: outside the hot zones, interior farm land in Kandukur still costs less than comparable land closer to Shamshabad, Adibatla or Maheshwaram.

The danger is that the second point inflates the third. When a broker tells you land "will double when Future City starts", ask which survey numbers, which approved plan and which timeline. Usually there is no answer. Buy Kandukur farm land for its location, water and title today. Treat the Future City as upside you have not paid for.

What is already on the ground

It helps to separate the visible from the promised. Visible today: the Srisailam highway and its traffic, the ORR interchange at Tukkuguda, Fab City and the Hardware Park allotments to the north in Maheshwaram mandal, the Young India Skills University campus at Meerkhanpet, and steady layout activity along the highway. Promised or in progress: the wider Future City master plan, new institutional campuses, greenfield road links and the Regional Ring Road to the south. Land within easy reach of the visible anchors has the more defensible price. Land whose value depends entirely on the promised items deserves a lower price and a longer holding plan.

We also watch who is buying. When local farmers and nearby residents are buying land in a village, prices tend to be grounded in use. When almost all buyers are outside investors buying through brokers, prices are usually running ahead of fundamentals.

Pharma City to Future City: what changed and why it matters

For several years, villages in Kandukur, Yacharam and Kadthal mandals were associated with the proposed Hyderabad Pharma City, and the state acquired substantial land for it. In 2024 the plan was reworked into a broader Future City concept, with a mix of education, IT, health, residential and greener industrial uses in place of a single large pharma cluster.

For a land buyer, three consequences follow.

  1. Some land is already government land. Parcels acquired for Pharma City are no longer private and cannot be sold. Sellers occasionally offer "compensated" land or land under dispute. Avoid both.
  2. Some villages have a new planning authority. Land use and approvals in the notified Future City area are governed by the new development authority and its plans, while other villages remain under HMDA. The rules you buy under depend on which side of that line the survey number falls.
  3. Prices became sentiment-driven. Transactions in villages near Mucherla moved sharply on announcements. That is good for early holders but makes fresh entry risky, because the next announcement can move prices either way.

Location, roads and distances from Kandukur

Kandukur X Roads lies on NH 765, the Hyderabad–Srisailam highway. Heading north, the highway reaches the ORR at Tukkuguda, where you can loop west to the airport and the IT corridor or east toward LB Nagar and the Vijayawada highway. Heading south, it continues to Kadthal, Amangal and Kalwakurthy.

Rajiv Gandhi International AirportAbout 25 km
LB NagarAbout 35 km
Gachibowli / Hitech CityAbout 45–50 km via ORR

Proposals for a wide greenfield road from the ORR toward the Future City and on to the Regional Ring Road have been discussed publicly. If built, they would change the value map of the mandal, raising land near the corridor and potentially leading to acquisition of land on the alignment itself. Until an alignment is notified and acquisition is underway, treat these as possibilities.

Soil, water and crops in Kandukur mandal

Soil

Kandukur's soil is predominantly red: sandy to gravelly red loam over granite, with pockets of deeper red soil in valleys and near tanks. It is well suited to vegetables, maize, flowers and dryland orchards, and it holds firm in the monsoon, which keeps approach roads usable. Rocky outcrops are common on higher ground.

Water

Borewells serve around three in five farms. Typical bore depths range from roughly 300 to 600 feet, with weaker summer yields on ridges and better yields near tanks and in low-lying fields. Open wells still function in some low areas, around a fifth of land is rainfed, and a small share draws on streams. The area is in a relatively low-rainfall part of Rangareddy, so the water you buy matters as much as the soil.

Many of the mandal's villages have small tanks. Their full tank level and buffer zones restrict construction and sometimes farming close to the water, and encroachment on tank beds is an old problem in this belt. Never buy land whose boundary seems to run into a tank.

What grows here

  • Vegetables and flowers for city markets, given the highway access.
  • Maize, paddy and fodder on irrigated and low-lying land.
  • Orchards: mango, guava, sapota and custard apple, often on drip, and increasingly planted by city owners holding land for the long term.

Kandukur agriculture land prices: indicative bands

These ranges reflect recent transactions and advisor observation as of October 2026. In Kandukur more than anywhere, the spread within each band is wide, driven by distance from the highway, proximity to the Future City area, water and title.

Parcel typeIndicative rangeComment
Srisailam highway frontage₹3 Cr – ₹6 Cr per acrePriced for commercial and layout use
Villages in or near the notified Future City area₹1.2 Cr – ₹3 Cr per acreVolatile; check acquisition and zoning first
Interior villages, 3–8 km off the highway₹70 L – ₹1.6 Cr per acreBest value for farming and orchards
Outer villages toward the Kadthal and Yacharam fringe₹50 L – ₹1 Cr per acreLonger drive; larger blocks available
Farm plots in gated farm ventures₹5 L – ₹10 L per guntaIncludes fencing, plantation and subdivision premium

At ₹7 lakh per gunta, a farm plot works out to about ₹2.8 crore per acre, often double the raw land nearby. Some buyers are happy to pay that for a small, managed holding. Others would do better buying one acre of whole land a few kilometres farther from the highway. Do the arithmetic before you visit the sales office.

Parcels on offer around Kandukur

Patta agricultural land

Plain farm land on pattadar passbooks, usually between one and ten acres. Holdings are commonly family-owned and jointly held, and sellers in this mandal often have relatives in Hyderabad or abroad whose signatures are needed. Sales slow down when one co-owner wants to wait for the Future City.

Farm ventures

Gated farm ventures have multiplied along the highway and the Maheshwaram road. Some register plots as agricultural land; others convert under NALA and sell as plots. Check the parent title, conversion and approval status, whether individual plots can be mutated, and whether the venture lies within the notified Future City area, where land-use rules may differ from the developer's assumptions.

Orchards and productive farms

Mature mango and guava orchards with good bores are scarce but available. They suit buyers who want income alongside appreciation. Confirm the agricultural power connection, tree age and variety, and the bore's summer yield.

Land for a future farmhouse or layout

Many buyers in Kandukur intend to build later or to sell to a developer. Both depend on conversion and planning permission, which depend on the zone and the authority. Land in a conservation or agricultural zone may not be convertible at all in the near term, regardless of what neighbours have done.

Checking acquisition and zoning risk before you pay

In most farm belts, the legal checklist is about title. In Kandukur it is also about the government's plans for the land. These are the extra checks we run here.

  • Acquired land: confirm the survey number was not acquired for Pharma City or any other project. Look for acquisition notifications and award records, and check the land status on the record of rights.
  • Notified area: establish whether the village falls within the Future City development authority's jurisdiction or HMDA, and what land use the applicable plan shows. Use the HMDA website and the new authority's published plans as they become available.
  • Proposed road alignments: check for notified alignments of radial roads, highway widening and the Regional Ring Road. Land on an alignment may be acquired at notified compensation.
  • Tank buffers: check full tank level and buffer for nearby tanks, which are widespread in the mandal.
  • Disputed parcels: ask locally and check court records for land under acquisition disputes, which sometimes changes hands at a discount for good reason.

Telangana legal checklist for agriculture land in Kandukur

Telangana's record of rights now runs on the Bhu Bharati system under the Bhu Bharati (Record of Rights in Land) Act, 2025, which replaced Dharani. Older entries may still be visible at dharani.telangana.gov.in. Alongside the acquisition checks above, we complete the following.

  1. Pattadar passbook-cum-title deed for every seller, matching survey numbers and extents.
  2. Current Bhu Bharati record, checked at the time of the advance and again on registration day.
  3. 1B, pahani and adangal history, watching for sudden changes in the owner or cultivator columns.
  4. Encumbrance certificate for 30 years, plus a bank no-dues letter for any crop loan.
  5. Link documents from the earliest deed, including family partitions and succession papers.
  6. Survey number and FMB sketch matched to a licensed surveyor's measurement.
  7. NALA status of the parcel and of any converted part.
  8. Section 22-A prohibited list, which covers government, endowment, wakf and other prohibited land.
  9. Assigned land: land assigned to landless families is non-transferable. In speculative belts like this one, such land is sometimes offered through agreements or GPAs. It cannot be safely bought.
  10. 58/59 regularisation history in the title chain, and what exactly was regularised.
  11. Ceiling, ULC and tenancy checks, including protected tenant claims under the old tenancy law.
  12. Court cases on the survey number, including acquisition and compensation disputes.
In a market driven by announcements, the cleanest protection is boring paperwork. A clear title on land you would be happy to farm is worth more than a cheap parcel with a story.

Registration in Kandukur: process and approximate costs

Agricultural land in Kandukur mandal is registered through Telangana's integrated land records system, with the Kandukur Tahsildar acting as joint sub-registrar. You book a slot online; buyer, seller and witnesses attend with identity documents; and registration and mutation are completed together so the passbook can be issued in the buyer's name. NALA-converted plots and other non-agricultural property are registered at the sub-registrar office with jurisdiction over the village, which we confirm before booking. Market values and non-agricultural registration information are available on registration.telangana.gov.in.

Ten questions to ask a Kandukur seller on the first visit

A first site visit is the cheapest moment to discover a problem. These are the questions we ask on every Kandukur parcel, and the answers tell us whether the deal is worth taking further.

  1. Who are all the owners on the record, and are they all willing and available to sign?
  2. When was the land last sold or partitioned, and can we see that deed?
  3. Has any part of this survey number, or the adjoining ones, been acquired or notified for a project?
  4. Which planning authority covers this village today, and has anyone checked the land-use zone?
  5. Is there any crop loan or other loan on the passbook?
  6. Who is cultivating the land now, and is there any written or oral lease?
  7. When was the bore drilled, how deep is it, and how much water does it give in May?
  8. Is the electricity connection an agricultural service in the owner's name?
  9. Does the approach road belong to the panchayat, or does it cross someone else's field?
  10. Has any neighbour ever disputed the boundary, and has the land been surveyed recently?

Hesitation on questions one, three or nine is usually enough for us to pause the conversation. Those are the issues that stop registrations, lead to acquisition losses or leave a buyer with land they cannot reach.

Holding land through a slow market

Speculative belts move in bursts. Prices rise quickly on announcements and then go quiet for years while projects take shape. Buyers who do well in Kandukur plan for the quiet years as carefully as for the burst.

Keep the land productive

Land that is farmed or planted is easier to protect, easier to value and easier to sell than bare land. Even if you are holding for appreciation, lease the land to a local farmer for vegetables or fodder, or plant a low-maintenance orchard of mango or guava on drip. The modest income offsets fencing and caretaker costs, and a visibly cultivated field rarely attracts encroachers.

Avoid borrowing against hope

Do not buy at the top of a band with money you will need back in three years. If Future City timelines stretch, you want to be the patient holder, not the forced seller. Keep a buffer for annual costs and make sure family members who might inherit the land understand the plan and the paperwork.

Keep the records current

After registration, check the Bhu Bharati record periodically to make sure your name, extent and survey number remain correct. Keep copies of the deed, passbook, survey sketch, EC and tax receipts in one place. When a buyer or developer comes knocking, a complete document file is what separates a quick sale at a fair price from a long negotiation at a discount.

Kandukur, Maheshwaram or Tukkuguda?

Buyers in this corridor often shortlist all three. Farm land in Tukkuguda sits right at the ORR and is priced accordingly, closer to plot land than farm land. Agricultural land in Maheshwaram, between Tukkuguda and Kandukur, benefits from Fab City and the Hardware Park and has a more established layout market. Kandukur is farther out, cheaper in its interior villages and more exposed to Future City sentiment. If you want quieter, larger blocks on the eastern side, compare with farm land in Ibrahimpatnam.

If you prefer an approved plot over farm land, our guide to open plots in Kandukur covers DTCP and HMDA layouts along the highway. For ready homes, see villas in Kandukur.

Who should buy farm land in Kandukur

Likely to do well

  • Long-term land bankers who buy clean-title interior land at a sensible price and can hold for eight to twelve years.
  • Families wanting a weekend farm within 30 minutes of the airport and 20 minutes of the ORR.
  • Orchard buyers who want mango or guava on red soil with highway access for produce.
  • Small farmers and agri-entrepreneurs supplying vegetables and flowers to the city.

Likely to be disappointed

  • Buyers expecting a quick flip on Future City news.
  • Anyone tempted by cheap land with acquisition, assignment or dispute issues.
  • Buyers who stretch their budget to the top of the band on borrowed money and cannot wait out a slow period.
  • Buyers wanting a guaranteed farmhouse permission in an area whose zoning is still being defined.

A note for NRIs

NRIs and OCIs cannot purchase agricultural land, plantation property or farmhouses in India under FEMA rules, and that applies to every agricultural parcel and agricultural farm plot in Kandukur. NRIs may inherit agricultural land from a resident and can hold, lease and, within the rules, sell it. Gifting agricultural land to an NRI is generally not permitted without specific approval, so take professional advice before considering that route.

NRIs who want exposure to the airport and Future City corridor typically buy approved open plots, villas or apartments, all of which are permitted. Our guide to NRI agriculture land rules in Telangana covers the details. For tax on inherited land and repatriation of sale proceeds, consult a chartered accountant.

Kandukur farm land FAQs

What is the price of agriculture land in Kandukur per acre?

As of October 2026, indicative ranges run from about ₹50 lakh to ₹1 crore per acre in outer villages toward Kadthal and Yacharam, ₹70 lakh to ₹1.6 crore in interior villages 3 to 8 km off the highway, and ₹1.2 crore to ₹3 crore in or near the notified Future City area, where prices are volatile. Srisailam highway frontage trades around ₹3 crore to ₹6 crore per acre. These figures come from recent transactions and advisor observation, not quotations.

How does the Future City affect farm land in Kandukur?

The state reworked the earlier Pharma City plan into a broader Future City concept centred on Mucherla and adjoining villages, with a dedicated development authority. This has raised interest and prices, especially near the notified area. It also means some land is already acquired government land, some villages now fall under a different planning authority, and prices move on announcements. Buy for location, water and clean title today, and treat Future City as upside rather than the reason to pay a premium.

How do I check whether land in Kandukur was acquired for Pharma City?

Start with the record of rights on the Bhu Bharati portal and the land's status there, then look for acquisition notifications and award records for the village and survey number. Ask the Tahsildar office and check for court cases involving acquisition or compensation. Land that was acquired and compensated is government land and cannot be sold, whatever a seller claims. Parcels under acquisition dispute are sometimes offered at a discount, and they are best avoided.

How far is Kandukur from the airport and the ORR?

Kandukur X Roads is on the Hyderabad–Srisailam highway, about 15 km south of the Tukkuguda ORR interchange. Rajiv Gandhi International Airport is roughly 25 km away, typically a 30-minute drive. Gachibowli and Hitech City are about 45 to 50 km via the ORR, and LB Nagar about 35 km. Maheshwaram town is around 10 km to the west, and the Future City area around Mucherla is roughly 10 to 15 km to the south-east.

Where is agricultural land in Kandukur registered?

Agricultural land in Kandukur mandal is registered through Telangana's integrated land records system, with the Kandukur Tahsildar acting as joint sub-registrar. After an online slot booking, buyer, seller and witnesses attend with identity documents, and registration and mutation are completed together so the passbook can be issued in the buyer's name. NALA-converted plots and other non-agricultural property go to the sub-registrar office with jurisdiction over the village, which we confirm before booking.

Are gated farm plots near Kandukur worth buying?

They can suit buyers who want a small, managed holding, but check them carefully. At ₹5 lakh to ₹10 lakh per gunta, a plot costs ₹2 crore to ₹4 crore per acre, often double the raw land nearby. Verify the parent title, whether plots are agricultural or NALA-converted, whether each plot can be mutated in your name, who maintains fencing and roads, and whether the venture falls within the Future City area, where land-use rules may differ from the developer's plans.

Can NRIs buy farm land in Kandukur?

No. FEMA rules do not allow NRIs or OCIs to purchase agricultural land, plantation property or farmhouses in India, and that includes agricultural farm plots in Kandukur. NRIs can inherit agricultural land from a resident and hold, lease or, within the rules, sell it. Gifting agricultural land to an NRI is generally not permitted without specific approval. NRIs wanting exposure to this corridor usually buy approved open plots, villas or apartments. Consult a CA on tax and repatriation.

Is Kandukur a good place for long-term land banking?

It can be, if you buy clean-title land at a sensible price and can hold for eight to twelve years. The highway, ORR and airport access are real strengths, and the Future City could add value over time. The risks are equally real: announcement-driven prices, acquisition on future alignments and evolving zoning. Keep the land productive through a lease or orchard, avoid borrowing heavily, keep records current, and do not pay a price that only works on the most optimistic timeline.
