Cross the Outer Ring Road at the Shamirpet interchange on the Rajiv Rahadari and the view changes in a few hundred metres: a wide lake fringed by granite boulders, the low research blocks of Genome Valley off to the right, the gates of BITS Pilani's Hyderabad campus and NALSAR University of Law, and then open country rolling north toward Siddipet. Apartments in Shamirpet are a newer phenomenon than its villas and resorts. Over the last few years, mid-segment towers and gated communities have started to appear along the highway and around the ORR exit, aimed mainly at people who work in Genome Valley and families from Alwal, Kompally and Secunderabad who want more space and greenery for the money. This guide explains where those projects sit, what they cost as of October 2026, how the commute really works, and the specific lake, airfield and zoning checks that matter in this corner of Medchal-Malkajgiri district, Hyderabad.

What draws apartment buyers to Shamirpet

Shamirpet has always sold a setting more than a commute. The lake, the deer park beside it, the rocky landscape and the lower density give it a calmer feel than the NH-44 corridor a few kilometres west. For decades that setting was enjoyed through weekend homes, farmhouses and resorts. What has changed is the arrival of a real daily-employment base and better roads.

  • Genome Valley has grown into one of India's largest life-sciences clusters, with vaccine makers, contract research firms, biotech incubators and pharma R&D labs spread across Turkapally, Lalgadi Malakpet and the surrounding villages.
  • Education anchors such as BITS Pilani Hyderabad, NALSAR and several engineering and management colleges bring faculty, staff and students who rent nearby.
  • The ORR interchange gives direct access to Gachibowli, the airport and the eastern suburbs without crossing the city.
  • An elevated corridor on the Rajiv Rahadari from the Paradise junction toward the ORR, under construction as of October 2026, promises to cut the slowest part of the drive into Secunderabad.

Put together, Shamirpet now has a reason for people to live there on weekdays, and that is what supports flats rather than just weekend villas.

Genome Valley: the employer behind the demand

It is worth understanding the tenant and buyer pool, because it is different from the IT-led suburbs. Genome Valley's workforce includes scientists, quality-control and production staff, regulatory and clinical-research teams, plant engineers and support staff. Many work in shifts. Many are mid-career professionals from other states who prefer to rent for a few years before buying. Salaries span a wider range than in a typical IT park, which is why demand here is strongest for compact 2 BHK flats and practical 3 BHK units rather than luxury layouts.

The cluster has expanded in phases, and several large companies have added manufacturing and research capacity in recent years. That steady, non-IT employment is Shamirpet's best defence against the hiring cycles that occasionally hit the western corridor. The flip side is that the cluster is spread out: a flat close to Turkapally is not necessarily close to a lab near Lalgadi Malakpet, and a 15-minute drive inside the valley is normal.

Shamirpet's apartment pockets, from Thumkunta to Turkapally

"Shamirpet" in a brochure can describe several distinct places. Here is how we break them down.

Thumkunta and the stretch inside the ORR

South of the interchange, between Hakimpet and the ORR, the highway passes Thumkunta and its surroundings. This is the closest pocket to Alwal and Secunderabad and has seen several gated mid-rise and some taller projects. Proximity to the Hakimpet Air Force Station means height restrictions and defence clearances can apply, so the number of floors is a question to ask, not assume.

The ORR exit and Rajiv Rahadari frontage

Around the interchange and just north of it, projects sell on easy ring-road access and visibility from the highway. Expect gated communities of three to eight blocks with clubhouses, and some newer towers of 12 floors and above. Highway noise and the service-road arrangement are the trade-offs.

Around the lake

The streets around Shamirpet lake carry the premium. Lake views, the deer park and the resort atmosphere attract buyers who are paying as much for lifestyle as for location. This is also where full tank level and buffer checks matter most, because the attractive plots are the ones closest to the water.

The Genome Valley villages

Toward Turkapally, Lalgadi Malakpet and the inner roads of the life-sciences cluster, projects are newer and more modest, typically mid-rise gated communities built for the workforce. Prices are lower, and the walk-to-work or short-drive pitch is real for the right employer. Approach roads can be narrow and some stretches pass industrial units, so a site visit at shift-change time is worthwhile.

Common project formats

  • Mid-segment gated communities, stilt plus five to stilt plus ten floors, with 2 BHK units of about 1,100 to 1,350 sq ft and 3 BHK units of about 1,450 to 1,900 sq ft.
  • Newer high-rise towers near the ORR, fewer in number, with larger 3 BHK layouts and fuller amenities.
  • Smaller standalone buildings in older village centres, cheaper but with weaker resale.

Apartments in Shamirpet: indicative prices and rents, October 2026

The ranges below reflect recent transactions and advisor observation. Individual flats can sit outside them because of builder reputation, floor, view, carpet efficiency and the approach road.

3 BHK, gated community₹18,000 – ₹26,000
3 BHK, lake-view or high-rise₹24,000 – ₹34,000

To put these in context, new mid-rise flats in Kompally typically sit at ₹5,300 to ₹6,600 per sq ft, so the bulk of Shamirpet's supply is a little cheaper, while lake-view projects can match or exceed Kompally. Land for plots near the ORR exit trades at roughly ₹20,000 to ₹35,000 per sq yd, as our page on open plots in Shamirpet explains.

Rajiv Rahadari, the ORR and the elevated corridor

Shamirpet's connectivity is built on one highway and one ring road, and the quality of your daily drive depends on which direction you travel.

Into Secunderabad on the Rajiv Rahadari

The highway (the Hyderabad–Karimnagar road) runs south from Shamirpet through Thumkunta, Hakimpet and Bolarum toward Tirumalagiri and the Paradise junction. The stretch through the cantonment has long been the bottleneck. The elevated corridor being built from Paradise toward the ORR should change that once it opens; we suggest buyers value it on completion rather than on announced timelines.

The ORR in both directions

Clockwise, the ring road takes you past the Medchal and Dundigal exits toward Patancheru and the Gachibowli end. Anticlockwise, it reaches Keesara and the Ghatkesar interchange on the Warangal highway within 20 minutes, and continues toward the airport. For anyone working on the western IT corridor, the ORR is the only sensible route.

Rail and buses

There is no metro nearby. The closest suburban rail access is toward Bolarum and Alwal, and city buses run along the highway. In practice, residents rely on cars, two-wheelers and company transport, which many Genome Valley employers provide.

Living near the lake: schools, hospitals and everyday life

Shamirpet's appeal is lifestyle, but day-to-day convenience is still catching up with the city.

  • Schools: a few CBSE and international-curriculum schools operate along the highway and toward Shamirpet, and more established schools sit in Alwal, Bolarum, Kompally and Secunderabad. Families should map the actual bus pickup time rather than the distance.
  • Healthcare: clinics and small hospitals cover routine care locally. For multispecialty care, residents usually go to hospitals in Alwal, Kompally, Secunderabad or Suchitra, 25 to 50 minutes away.
  • Shopping and leisure: daily needs are met locally, and the lake, deer park, resorts and cycling routes are part of weekend life. Malls and multiplexes mean a drive to Kompally or the city.
  • Water: parts of Shamirpet have municipal or mission-scheme supply on main roads, while many gated projects still lean on borewells and tankers. The granite terrain makes borewell yields uneven; ask for summer data from existing residents.
  • Air quality and odour: projects on the south-eastern side should check their distance from the Jawahar Nagar municipal waste site, and those near the industrial parts of Genome Valley should check prevailing winds. A visit on a still evening tells you more than a brochure.

Lake, airfield and zoning checks unique to Shamirpet

Every Hyderabad apartment needs title and RERA checks. Shamirpet adds four location-specific questions.

  1. Lake full tank level and buffer. Shamirpet lake and several smaller village tanks have notified boundaries and buffers. Construction inside them is prohibited, and enforcement has been much stricter since 2024. Ask for the FTL demarcation and overlay it on the project boundary. Our guide to lake FTL and buffer zones explains how.
  2. Height near Hakimpet. Projects in the Thumkunta and Hakimpet stretch can fall within height-restricted zones around the Air Force station. Confirm the defence or aviation height clearance and compare the permitted height with the floors being sold.
  3. Master plan land use. Parts of Genome Valley and its surroundings are zoned for industrial, institutional or conservation uses. A residential tower must sit on land zoned residential in the current HMDA master plan, with any change-of-land-use order on record.
  4. Industrial buffers and the deer park. Check whether any pollution-control buffer from nearby industrial units, or any eco-sensitive restriction around the protected areas, affects the site.

TS RERA, title and building approvals

Beyond the location-specific questions, the standard checklist applies with full force.

  • TS RERA: projects above 500 sq m or eight units must be registered. Verify the registration number, completion date, phase details and quarterly updates on rera.telangana.gov.in.
  • Approving authority: most projects here are HMDA-approved, but local-body boundaries in this part of Medchal-Malkajgiri have changed in recent years, with some villages moving into municipalities and the state restructuring urban bodies around the ORR. Confirm which body issued the building permission and which will issue the occupancy certificate.
  • Title: study the parent deeds, any joint development agreement, NALA conversion orders and a 30-year encumbrance certificate. Check survey numbers against the Section 22-A prohibited list and for assigned land.
  • Occupancy certificate: for a ready flat, the OC is non-negotiable. It underpins permanent utility connections, bank finance and future resale.
  • UDS, parking and corpus: the agreement must record your undivided share of land, an allotted car park and the corpus and maintenance terms.

Registration costs, GST and loans

Flats in Shamirpet register at the sub-registrar office with jurisdiction over the revenue village, which we confirm from the survey number before booking a slot, since SRO and mandal boundaries do not always match. Approximate government charges as of October 2026 are below; we verify current rates on the day.

ItemApproximate figure
Stamp dutyAbout 5.5% of the higher of market value and consideration
Transfer dutyAbout 1.5% in municipal areas
Registration feeAbout 0.5% (about 2% in gram panchayat areas, where there is no transfer duty)
TotalAbout 7.5%
GST, under-construction flatsUsually 5%; none on completed flats with OC
TDS by buyer1% if consideration exceeds ₹50 lakh and the seller is resident
Society corpus, club and advance maintenanceProject-specific, often ₹2.5 L – ₹6 L in total

Banks and housing finance companies lend readily on approved Shamirpet projects, usually 75% to 90% of the property value depending on the loan size, and salaried borrowers typically see rates in the mid-7% to 9% range. A project that major lenders have not approved deserves questions. For under-construction flats, insist on a construction-linked plan, avoid paying more than 10% before the registered agreement for sale, and read any subvention or tripartite agreement carefully.

A worked example: a 2 BHK near Genome Valley

Numbers make the decision clearer. Take an under-construction 2 BHK of 1,250 sq ft in a gated project near the ORR exit, priced at ₹5,600 per sq ft. The figures below are illustrative, based on October 2026 ranges, and every project's cost sheet differs.

ItemIllustrative amount
Base price (1,250 sq ft × ₹5,600)₹70 L
Stamp duty, transfer duty and registration fee at about 7.5%About ₹5.25 L
GST at 5% on an under-construction flatAbout ₹3.5 L
Corpus, clubhouse and advance maintenanceAbout ₹3 L
All-in cost before interiorsAbout ₹81.75 L
Home loan at 80% of value, 20 years, about 8.25%EMI roughly ₹47,000 – ₹48,000 a month
Expected rent once complete₹16,000 – ₹19,000 a month

The buyer also deducts 1% TDS from the price paid to a resident seller, since the consideration crosses ₹50 lakh; that is not an extra cost but must be deposited on time. Two things stand out. First, rent covers well under half of the EMI, so this is a purchase you must be able to carry from salary. Second, the government charges and GST together add more than ₹8.5 lakh, which is why buying a ready flat with an OC, where GST does not apply, can be worth a slightly higher per sq ft price. Interiors, a modular kitchen and wardrobes typically add another ₹4 lakh to ₹8 lakh.

Questions worth asking any Shamirpet developer

  • Which survey numbers does the project cover, and can we see the FTL demarcation for the nearest tank?
  • What is the permitted building height, and which authority issued the height clearance?
  • Which banks have approved the project, and on what date?
  • How many borewells serve the community, what is the summer yield, and when is a municipal connection expected?
  • Which flats belong to the landowner's share under the development agreement?

Rental demand and the five-to-ten-year outlook

Gross yields on gated flats near Genome Valley and the ORR exit typically run between 2.8% and 3.6%. Occupancy is best for 2 BHK units within a 15-minute drive of the major research campuses, and for furnished flats that suit transferred professionals. Lake-view flats rent at a premium but take longer to let.

Factors that could support values over the next five to ten years:

  • Continued expansion of Genome Valley, including new manufacturing and research phases.
  • Completion of the Rajiv Rahadari elevated corridor, which would bring Secunderabad meaningfully closer.
  • Better schools and a multispecialty hospital closer to the ORR exit.
  • Northward growth along the Karimnagar highway toward Siddipet district.

Risks include a cluster of mid-segment launches arriving at the same time, slower-than-expected corridor works, and the fact that Shamirpet's lifestyle buyers are discretionary and pull back first in a downturn. A well-chosen flat close to Genome Valley, bought for a seven-year hold, is the most defensible position. If you want a land-led exposure instead, compare villas in Shamirpet and the plotted market.

Shamirpet compared with Kompally, Alwal and Medchal

Shamirpet buyers almost always shortlist one or two of its northern neighbours.

  • Kompally on NH-44 has deeper social infrastructure, more schools and malls, and a more liquid resale market, at a somewhat higher price. Our page on apartments in Kompally covers it.
  • Alwal is closer to Secunderabad with MMTS access and established markets, but older, denser stock and cantonment-related title questions. See apartments in Alwal.
  • Medchal is cheaper again, with a town of its own and an industrial employment base, but less of the landscape and lifestyle that Shamirpet offers. Our guide to apartments in Medchal sets out that market.

Shamirpet's advantage is the combination of a large non-IT employer, the lake setting and the ORR exit. If you work in Genome Valley or value open space over city convenience, it usually beats its neighbours. If you need schools and hospitals within ten minutes, Kompally or Alwal may serve your family better.

NRIs buying apartments in Shamirpet

NRIs and OCIs can buy flats in Shamirpet without RBI permission, and the lake setting appeals to overseas families looking for a retirement or holiday base near Secunderabad.

  • Funds: through inward remittance or NRE, NRO or FCNR accounts; no cash or third-party payments.
  • Home loans: available from Indian lenders for approved projects, repaid from NRE or NRO accounts.
  • Power of attorney: a specific POA, attested at an Indian mission or apostilled abroad and adjudicated in Telangana within the prescribed time, lets a relative sign and register.
  • Agricultural land and farmhouses: Shamirpet still has farmland and farmhouse properties. NRIs and OCIs cannot buy or receive as a gift agricultural land, plantations or farmhouses; they can only inherit. Flats and approved non-agricultural plots are permitted.
  • On resale: the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024. A lower-deduction certificate is possible. Consult a CA on tax and repatriation.

Is a Shamirpet flat right for you?

It fits Genome Valley employees, faculty and staff at the nearby campuses, north Hyderabad families who want greenery and a newer building for their budget, retirees who value calm over convenience, and investors who want steady non-IT tenant demand. It fits less well if you commute daily to Gachibowli at peak hours, need top-tier schools and hospitals close by, or want quick resale liquidity.

Shamirpet apartments: frequently asked questions

What do apartments in Shamirpet cost?

As of October 2026, new gated projects around the ORR exit and Rajiv Rahadari frontage typically sell for ₹5,200 to ₹6,500 per sq ft. Lake-view and high-rise projects command ₹6,000 to ₹7,500, while mid-rise communities in the Genome Valley villages usually sit at ₹4,600 to ₹5,700. Resale gated flats commonly trade between ₹4,000 and ₹5,200 per sq ft. A new 2 BHK generally costs ₹52 lakh to ₹82 lakh. These are indicative ranges based on recent transactions and advisor observation.

Is Shamirpet good for buying a flat if I work in Genome Valley?

Usually, yes. A flat near the ORR exit or in the Genome Valley villages can put you 10 to 20 minutes from most research and manufacturing campuses, compared with an hour or more from the western suburbs. The cluster is spread out, so choose a pocket close to your actual employer. Schools and multispecialty hospitals are still thinner than in Kompally or Alwal, so families should check those routes before deciding.

How long is the commute from Shamirpet to Secunderabad and Gachibowli?

From the Shamirpet ORR exit, Secunderabad's Paradise junction is about 22 to 26 km, typically 45 to 70 minutes because the cantonment stretch of the Rajiv Rahadari is slow. An elevated corridor under construction should shorten this once open. Gachibowli and HITEC City are roughly 45 to 50 km by the ORR, usually 45 to 65 minutes off-peak. The airport is around 60 to 80 minutes. There is no metro nearby.

What legal checks are specific to Shamirpet apartments?

Beyond TS RERA registration, title, a 30-year encumbrance certificate and the occupancy certificate, Shamirpet buyers should check four local issues. Confirm the project is outside the full tank level and buffer of Shamirpet lake and nearby tanks. Check height clearances near the Hakimpet Air Force Station. Verify residential land use in the current HMDA master plan, since parts of Genome Valley are zoned industrial or institutional. And check any industrial or eco-sensitive buffers near the site.

What rental income can a Shamirpet flat generate?

A 2 BHK in a gated community near the ORR exit or Genome Valley typically rents for ₹13,000 to ₹19,000 a month, and a 3 BHK for ₹18,000 to ₹26,000. Lake-view or high-rise 3 BHK flats can fetch ₹24,000 to ₹34,000 but take longer to let. Gross rental yields commonly fall between 2.8% and 3.6%. Demand is strongest from life-sciences professionals and campus faculty, and furnished flats suit transferred employees.

How does Shamirpet compare with Kompally for apartments?

Kompally on NH-44 has more schools, hospitals, malls and a more liquid resale market, with new mid-rise flats typically around ₹5,300 to ₹6,600 per sq ft. Most Shamirpet supply is slightly cheaper, though lake-view projects can match or exceed Kompally. Shamirpet offers lower density, the lake setting and proximity to Genome Valley. If your family needs daily conveniences close by, Kompally often fits better. If you work in Genome Valley or value open space, Shamirpet usually wins.

What will I pay at registration for a Shamirpet flat?

Government charges in Telangana total about 7.5% of the higher of market value and consideration: roughly 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee in municipal areas, or 5.5% stamp duty and about 2% registration fee in gram panchayat areas. Under-construction flats also attract GST, usually 5%. The buyer deducts 1% TDS above ₹50 lakh from a resident seller. Registration is at the SRO with jurisdiction over the village, and we verify current rates on the day.

Can NRIs buy a flat in Shamirpet?

Yes. NRIs and OCIs can buy residential flats in Shamirpet without RBI approval, paying through inward remittance or NRE, NRO or FCNR accounts, and Indian lenders offer NRI home loans for approved projects. A properly attested and adjudicated power of attorney lets a relative complete registration. NRIs and OCIs cannot buy or receive as a gift agricultural land, plantations or farmhouses, which exist around Shamirpet; they may only inherit them. On resale, Section 195 TDS applies at capital-gains rates, so consult a CA.
