Dundigal is best known for the Air Force Academy, where the Indian Air Force trains its officer cadets, and for the Gandimaisamma temple at the busy crossroads on the Narsapur road. For homebuyers, it has become something else: the next stop north for people priced out of Bachupally. Over the last few years, affordable new towers and gated communities have spread from the Bowrampet and Mallampet side into the Gandimaisamma core and up to the Outer Ring Road's Dundigal exit. Apartments in Dundigal typically cost noticeably less than in Bachupally, and the ORR lets residents bypass the Miyapur traffic entirely. But this is also one of the few Hyderabad suburbs where building height is constrained by a working military airfield, which changes how projects are designed and how buyers should check them. This guide covers the pockets, indicative prices as of October 2026, the height question, approvals in Dundigal municipality, and how a flat here compares with its neighbours in Medchal-Malkajgiri district, Hyderabad.
Why apartments in Dundigal are drawing Bachupally's overflow
Bachupally became one of west Hyderabad's most popular family suburbs on the back of its schools, township-scale projects and relatively moderate prices. As those prices rose, buyers began looking a few kilometres further out. Dundigal benefits from that spillover in several ways.
- Lower entry prices. A new 2 BHK in a gated Dundigal project typically costs ₹50 lakh to ₹70 lakh, against ₹60 lakh to ₹85 lakh for a comparable unit in Bachupally.
- The ORR exit. The Dundigal interchange puts the Gachibowli and Financial District end of the ring road roughly 25 to 40 minutes away outside peak hours, a route that avoids the Miyapur and Kukatpally congestion.
- Shared social infrastructure. Bachupally's large schools and hospitals are 15 to 25 minutes away, so Dundigal residents use them without paying Bachupally prices.
- Colleges and universities. Several engineering colleges in Dundigal itself and Mahindra University at Bahadurpally support a rental market of faculty, staff and students.
- Greenery and lower density. The Air Force Academy's large campus and the height limits around it keep much of the area low-rise and open.
The Air Force Academy and the height question
This is the factor that most distinguishes Dundigal from every other affordable suburb in north-west Hyderabad, and it deserves a careful explanation.
Why height is restricted
The Air Force Academy operates an active training airfield. Around any airfield, the airspace used by aircraft taking off, landing and circling must be kept clear of obstacles. In practice, that means the permissible height of buildings depends on how far they are from the runway and whether they sit under the approach and take-off paths. Close to the airfield, only low buildings are allowed; further away, the limit rises.
What it means for apartment projects
- Projects close to the Academy are mostly low-rise. Expect stilt plus four or five floors, sometimes less, rather than towers.
- Taller projects cluster further away. High-rise and township-scale towers tend to sit on the Bowrampet and Bachupally side, at a greater distance from the airfield.
- A height clearance is part of the approval file. For buildings near a defence airfield, a no-objection certificate on height is typically required from the defence authorities, in addition to the normal building permission. The sanctioned plan and the height NOC should agree on the number of floors and the top elevation.
How buyers should check it
- Ask the developer for the height clearance document and the permitted top elevation.
- Compare that figure with the number of floors in the brochure and the sanctioned building plan.
- Be wary of any project that is "applying" for additional floors after launch; if permission is refused, the flats you booked on those floors may never be built.
- Check whether the project boundary adjoins defence land, and whether any defence NOC beyond height applies.
The upside of these limits is lasting openness: Dundigal is unlikely to become a wall of 30-storey towers, which preserves light, air and lower density for residents.
Dundigal's apartment pockets
The Bowrampet and Bachupally edge
The southern side of the mandal, toward Bowrampet and Bachupally, has the largest and tallest projects, including township-scale launches with several towers, clubhouses and internal retail. It is the most expensive part of Dundigal and the closest to Bachupally's schools. The Bowrampet lake and other tanks in this belt make FTL checks important. For the plotted market here, see our page on open plots in Bowrampet.
Mallampet
Between Bachupally and Dundigal, Mallampet has mid-rise gated communities and some taller blocks, with prices just below the Bowrampet edge. Internal roads vary in width, so the last kilometre deserves inspection.
The Gandimaisamma core and Narsapur road
Around the Gandimaisamma crossroads and along the Narsapur road, older independent houses, shops and colleges mix with new gated mid-rise projects. This is Dundigal's commercial heart and the most convenient for daily needs, though the main road is busy and narrow in places.
Bahadurpally
To the east, toward Bahadurpally and Mahindra University, a few gated projects target university staff and families who want a quieter setting with reasonable access to Kompally and the ORR.
Near the Academy and north of the ORR
Closer to the Air Force Academy and beyond the ORR, projects are low-rise and fewer. Prices are lower, the setting is open, and the drive to the city is longer. This belt suits buyers who value space and calm over amenities.
Typical units
- 2 BHK flats of about 1,050 to 1,300 sq ft, the most common size.
- 3 BHK flats of about 1,400 to 1,800 sq ft, mostly in gated and township projects.
- Larger 3 BHK and some 4 BHK layouts in high-rise towers on the Bowrampet side.
Apartments in Dundigal: price bands and rents as of October 2026
The ranges below reflect recent transactions and advisor observation. They indicate where most deals land; a specific flat can fall outside the band because of builder record, floor, facing, carpet efficiency and distance from the ORR.
| Segment | Indicative price per sq ft | Typical ticket size |
|---|---|---|
| Gated high-rise and township projects, Bowrampet–Bachupally edge | ₹5,300 – ₹6,600 | 2 BHK ₹60 L – ₹82 L; 3 BHK ₹80 L – ₹1.15 Cr |
| Gated mid-rise, Mallampet and Bahadurpally | ₹4,800 – ₹6,000 | 2 BHK ₹54 L – ₹74 L |
| Gated mid-rise, Gandimaisamma core and Narsapur road | ₹4,600 – ₹5,700 | 2 BHK ₹50 L – ₹70 L |
| Low-rise projects near the Academy and north of the ORR | ₹4,200 – ₹5,200 | 2 BHK ₹45 L – ₹62 L |
| Resale gated flats, 4–12 years old | ₹4,000 – ₹5,000 | 2 BHK ₹44 L – ₹60 L |
| Rental unit | Indicative monthly rent |
|---|---|
| 2 BHK, gated community | ₹13,000 – ₹18,000 |
| 3 BHK, gated community or township | ₹17,000 – ₹25,000 |
| 2 BHK, near colleges in the Gandimaisamma core | ₹11,000 – ₹15,000 |
For comparison, newer launches in Bachupally's Mallampet and Bowrampet fringe are typically quoted at ₹5,200 to ₹6,500 per sq ft, so the Bowrampet edge of Dundigal overlaps with Bachupally's cheapest stock, while the Gandimaisamma core and the low-rise belt offer a genuine discount. Our page on apartments in Bachupally sets out that market.
Commuting from Dundigal
The ORR Dundigal exit
The interchange is Dundigal's main asset. Clockwise, the ring road reaches Patancheru and then the Gachibowli and Financial District end; anticlockwise, it runs past Medchal and Shamirpet toward the eastern suburbs and the airport.
Into the city by road
The Bachupally road leads south to Miyapur, Nizampet and Kukatpally, and on to the JNTU and HITEC City areas. It is congested at peak hours, especially around Bachupally and Miyapur. The Narsapur road connects north to Narsapur and Medak district.
Metro and buses
The nearest metro is the Red Line terminus at Miyapur, roughly 10 to 14 km away depending on your pocket. City buses serve the Gandimaisamma crossroads, and college buses run along the main roads.
| From Gandimaisamma crossroads to | Approximate distance | Usual drive time |
|---|---|---|
| Bachupally | 6 – 8 km | 15 – 25 minutes |
| Miyapur metro | 10 – 14 km | 25 – 45 minutes |
| Gachibowli and Financial District (via ORR) | 25 – 35 km | 30 – 45 minutes off-peak |
| HITEC City via Miyapur | 20 – 25 km | 45 – 75 minutes at peak |
| Kompally | 12 – 16 km | 25 – 40 minutes |
| RGIA, Shamshabad (via ORR) | 55 – 65 km | 55 – 75 minutes |
The gap between the off-peak and peak figures is the most important number in this table. Families who send children to Bachupally schools and commute to HITEC City via Miyapur can easily spend two to three hours a day in traffic, while those who drive the ORR to the Financial District often spend less than an hour. Before you shortlist, decide which route your household will use five days a week, and test it at 8.30 am and 6.30 pm. College opening and closing hours also clog the Gandimaisamma crossroads and the Narsapur road for short, sharp spells, so a project with a back-road route to the ORR exit is worth a small premium. Two-wheeler commuters should note that heavy vehicles use the Narsapur road at night.
Schools, colleges, hospitals and water
- Schools: several CBSE and state-board schools operate around Gandimaisamma, Dundigal and Bowrampet, and the larger CBSE and international schools of Bachupally and Nizampet are 15 to 30 minutes away. Check bus routes and pickup times before committing.
- Colleges: a cluster of engineering and management colleges in Dundigal, plus Mahindra University at Bahadurpally, make the area a higher-education hub.
- Hospitals: clinics and mid-sized hospitals around Gandimaisamma and Bachupally cover routine needs. For complex care, residents go to Miyapur, Kukatpally or Kompally.
- Shopping: daily needs are met locally; malls and multiplexes are in Miyapur, Kukatpally and Kompally.
- Water: some projects are connected to municipal lines, while many still depend on borewells with tanker support in summer. Ask about borewell count and summer yields, sump capacity and the timeline for a municipal connection.
Dundigal municipality, HMDA and the approval trail
Dundigal grew from a cluster of gram panchayats into a municipality in 2018, which brought municipal building permissions and property tax into the picture. Since then, the state has moved to restructure peripheral urban bodies around the ORR, so the authority responsible for permissions, property tax and civic services can depend on when the project was approved and which body governs the survey number today.
For buyers, this produces a predictable set of questions.
- Which authority issued the building permission: HMDA, Dundigal municipality, an earlier gram panchayat, or a successor urban body?
- Does the sanctioned plan match the floors being built, and does it match the height NOC?
- Which authority will issue the occupancy certificate, and has the developer applied?
- For layouts originally approved by gram panchayats, was the layout regularised under LRS, and are the records in order?
The Dundigal paperwork checklist
- TS RERA: projects above 500 sq m or eight units must be registered. Check the registration, completion date and quarterly progress on rera.telangana.gov.in. Large townships often register phases separately; make sure your tower's phase is covered.
- Height NOC and building permission: as above, the two must agree.
- Defence land boundaries: for projects near the Academy, confirm the boundary does not overlap defence land and that any required defence clearances are in place.
- Title and conversion: parent deeds, development agreement, NALA conversion or approved layout status, and a 30-year encumbrance certificate. Cross-check land history on Dharani or its successor Bhu Bharati.
- Section 22-A and assigned land: rule out both survey number by survey number.
- Lakes: Bowrampet, Mallampet and several other tanks have notified FTL boundaries and buffers, and enforcement has tightened markedly since 2024.
- OC, UDS and parking: insist on the occupancy certificate for ready flats, and record your undivided share and parking slot in the agreement.
Registration and money matters
Dundigal flats register at the sub-registrar office with jurisdiction over the revenue village. For this belt that has typically been the Quthbullapur or Medchal office, but we confirm the jurisdictional SRO from the survey number before booking a slot. As of October 2026, government charges are approximately as follows; we verify current rates on the day.
| Item | Approximate rate |
|---|---|
| Stamp duty | About 5.5% |
| Transfer duty | About 1.5% in municipal areas |
| Registration fee | About 0.5% (about 2% where gram panchayat rules apply, with no transfer duty) |
| Total, on the higher of market value and price | About 7.5% |
| GST on under-construction flats | Usually 5%; none on ready flats with OC |
| TDS by buyer | 1% above ₹50 lakh from a resident seller |
Most new Dundigal 2 BHKs cross the ₹50 lakh mark, so plan for TDS. Lenders typically fund 75% to 90% depending on loan size, at rates in the mid-7% to 9% range for salaried borrowers. With large township launches in the area, compare builder payment plans carefully: construction-linked plans protect you better than heavy upfront schemes, and you should not pay more than 10% before a registered agreement for sale.
Township or mid-rise? Choosing a project format in Dundigal
Dundigal buyers often end up choosing between a large township on the Bowrampet side and a smaller gated mid-rise in Mallampet or the Gandimaisamma core. Neither is automatically better.
| Consideration | Township-scale project | Smaller gated mid-rise |
|---|---|---|
| Amenities | Large clubhouse, pools, sports courts, internal retail, sometimes a school | Compact clubhouse, gym, play area |
| Maintenance | Higher per sq ft, but spread over many owners | Lower, but a few defaulters hurt the budget more |
| Delivery risk | Long phased timelines; later phases can slip | Shorter build; depends heavily on one small developer |
| Height | Usually further from the airfield, so taller towers | Often low-rise, especially near the Academy |
| Resale | Recognisable names help, but many identical units compete | Fewer competing units, smaller buyer pool |
| Community | Larger and more anonymous | Smaller, owners know each other |
Our rule of thumb: buy a township if amenities and a ready-made community matter most and you can wait for the full project to finish; buy a smaller mid-rise if you want a lower maintenance bill, a shorter wait and a quieter building, and have verified the developer's delivered work. In either case, the flat's position within the project, away from the main road, the STP and the generator yard, matters as much as the project itself.
Five questions to put to any Dundigal developer
- What is the permitted top elevation under the height NOC, and how does it compare with the floors you are selling?
- Which phase is my tower in, and is that phase separately registered under TS RERA?
- Which banks have approved this phase, and on what date?
- How is water supplied today, and what is the plan for a municipal connection?
- Which units fall in the landowner's share, and who signs my sale deed?
Investment view: rent, resale and the township wave
Gross rental yields on gated flats in Dundigal typically run between 3% and 3.7%. Demand comes from IT professionals who use the ORR, faculty and staff at the colleges and Mahindra University, and families moving out from Bachupally and Nizampet.
Appreciation has been supported by Bachupally's rise and the ORR. Things to watch:
- Supply. Several large township projects have launched on the Bowrampet side. If many complete at once, resale and rents may soften for a few years.
- Roads. Widening of the Bachupally road and improvements at the Gandimaisamma crossroads would ease the area's main bottleneck.
- Metro. Any firm extension of the Red Line north of Miyapur would be significant; until it is sanctioned and under construction, treat it as speculation.
- Height limits. These cap density, which protects quality of life but also limits the land value developers can extract near the Academy.
A five-to-seven-year hold on a well-built flat in a good pocket is reasonable. If you prefer an independent home, our page on villas in Dundigal covers row villas and gated duplexes, and open plots in Dundigal covers building your own.
Dundigal against Bachupally, Nizampet and Kompally
- Bachupally has the schools, hospitals and township brands, at a higher price and with heavier traffic.
- Nizampet is closer to the city and the metro, but denser and older in places; see apartments in Nizampet.
- Kompally, to the east on NH-44, has deep social infrastructure and a different commute pattern oriented toward Secunderabad; see apartments in Kompally.
- Dundigal offers the lowest prices of the group, the ORR exit and lower density, in exchange for longer drives to large hospitals and malls and the airfield height constraints.
NRI buyers in Dundigal
NRIs and OCIs can buy flats in Dundigal without RBI permission. The area is popular with west-Hyderabad families abroad who want a rentable flat near Bachupally at a lower price.
- Pay through inward remittance or NRE, NRO or FCNR accounts.
- NRI home loans are available from Indian lenders for approved projects.
- A specific power of attorney, attested or apostilled abroad and adjudicated in Telangana in time, lets a relative sign and register. Our guide to NRI power of attorney for property registration explains the steps.
- NRIs and OCIs cannot buy agricultural land, plantations or farmhouses, nor receive them as gifts; they can only inherit them. Remaining farmland on Dundigal's northern edges is therefore off-limits as a purchase.
- On a later sale, the buyer deducts TDS under Section 195 at capital-gains rates plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024. Consult a CA.
Is a Dundigal flat right for you?
It suits families priced out of Bachupally who still want its schools within reach, ORR commuters to the Financial District, college and university staff, and investors seeking moderate yields in a growing pocket. It suits less well people who travel daily into central Hyderabad, who need a metro on the doorstep, who want a high-floor city view, or who may need to sell quickly while large township supply is still being absorbed.

Frequently asked questions on Dundigal apartments
What is the price of apartments in Dundigal?
As of October 2026, gated high-rise and township projects on the Bowrampet–Bachupally edge typically sell for ₹5,300 to ₹6,600 per sq ft. Mid-rise communities in Mallampet and Bahadurpally usually cost ₹4,800 to ₹6,000, those in the Gandimaisamma core ₹4,600 to ₹5,700, and low-rise projects near the Air Force Academy or north of the ORR ₹4,200 to ₹5,200. Resale gated flats trade around ₹4,000 to ₹5,000. These are indicative ranges from recent transactions and advisor observation.
How does the Air Force Academy affect apartments in Dundigal?
The Academy runs an active training airfield, so building heights around it are restricted according to distance from the runway and the flight paths. Projects close to the airfield are mostly low-rise, while taller towers sit further away on the Bowrampet side. Buildings near a defence airfield typically need a height no-objection certificate from the defence authorities. Always compare the permitted top elevation in that certificate with the sanctioned plan and the floors being marketed.
Is Dundigal a good alternative to Bachupally?
For many families, yes. Dundigal's prices are generally lower, especially in the Gandimaisamma core and low-rise belt, while Bachupally's schools and hospitals remain 15 to 25 minutes away. The ORR exit offers a faster route to the Financial District than the Miyapur road. The trade-offs are thinner local amenities, longer drives to large hospitals and malls, and airfield height limits. Projects on the Bowrampet edge overlap with Bachupally's cheapest stock in price.
How long is the commute from Dundigal to HITEC City and Gachibowli?
Via the ORR Dundigal exit, the Gachibowli and Financial District end of the ring road is about 25 to 35 km, typically 30 to 45 minutes outside peak hours. Going to HITEC City through Bachupally and Miyapur is shorter in distance, about 20 to 25 km, but can take 45 to 75 minutes at peak. The Miyapur metro terminus is roughly 10 to 14 km away. Test your actual route at rush hour before buying.
What legal checks are specific to Dundigal apartments?
Beyond TS RERA registration, title, NALA conversion, a 30-year encumbrance certificate and the occupancy certificate, Dundigal buyers should verify the defence height NOC and make sure it matches the sanctioned plan. Confirm the project does not overlap defence land, check FTL buffers around Bowrampet, Mallampet and other tanks, and identify which authority issued the building permission, since Dundigal became a municipality in 2018 and urban bodies have since been restructured.
What rent can I expect from a flat in Dundigal?
A 2 BHK in a gated community typically rents for ₹13,000 to ₹18,000 a month, and a 3 BHK in a gated or township project for ₹17,000 to ₹25,000. Flats near the colleges in the Gandimaisamma core usually rent for ₹11,000 to ₹15,000 for a 2 BHK. Gross yields commonly run between 3% and 3.7%. Tenants include ORR-commuting IT staff, college faculty and families moving out from Bachupally and Nizampet.
What are the registration charges for a flat in Dundigal?
Telangana's charges total about 7.5% of the higher of market value and consideration: roughly 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee in municipal areas, or 5.5% stamp duty and about 2% registration fee where gram panchayat rules apply. Under-construction flats attract GST, usually 5%. The buyer deducts 1% TDS above ₹50 lakh. Registration is at the jurisdictional SRO, which we confirm from the survey number, and we verify current rates on the day.
Can NRIs buy apartments in Dundigal?
Yes. NRIs and OCIs can buy flats in Dundigal without RBI approval, paying through inward remittance or NRE, NRO or FCNR accounts, and can take NRI home loans for approved projects. A properly attested and adjudicated power of attorney lets a relative complete registration. NRIs and OCIs cannot buy or receive as a gift agricultural land, plantations or farmhouses, which still exist on Dundigal's northern edges; they may only inherit them. On resale, Section 195 TDS applies, so consult a CA.
