Fifteen years ago Boduppal was a village off the Warangal highway where Uppal's families went to buy cheap plots. Today it is one of east Hyderabad's busiest residential growth zones, a municipal corporation in its own right, with gated villa communities, new apartment towers and independent houses filling the land between Uppal, Chengicherla, Peerzadiguda and Narapally. The market for villas in Boduppal is younger than anywhere closer to the city: most gated communities were built in the last ten to twelve years, and duplex villas on 150–240 sq yd with a clubhouse and security are the core product. Alongside them sit independent houses in HMDA and regularised layouts, and row villas that give buyers an entry point to a gated address. This guide explains, as of October 2026, what Boduppal villas cost, how the pockets differ, why lake buffers matter more here than in older suburbs, how the ORR at Ghatkesar and the Uppal metro fit into daily life, and what NRIs need to know.
NRR Estates advises buyers across Hyderabad and Telangana. We visit every project with you, check approvals before negotiation and disclose our fee in writing before you commit.
Why buyers choose villas in Boduppal
Boduppal sits in a useful position: just far enough out for land to be affordable, close enough in for the city to stay within reach. Buyers tell us they come for five things.
- A gated villa under ₹2.5 crore: duplex villas in established gated communities are indicatively ₹1.25 crore to ₹2.4 crore, a price band that buys only a flat in much of west Hyderabad. Our guide to villas under ₹2 crore in Hyderabad shows how Boduppal compares with other budget villa belts.
- The eastern job cluster: the Infosys and Raheja campuses at Pocharam, the Uppal offices and the Nacharam and Mallapur industrial estates are typically 15–30 minutes away.
- Metro within a short drive: Uppal station on the Blue Line is 15–25 minutes by road, giving a train route to Ameerpet and HITEC City.
- The ORR at Ghatkesar: reached along the highway via Narapally, it opens fast routes to the airport, Genome Valley and the western IT corridor outside peak hours.
- Newer construction: most homes are less than fifteen years old, with modern layouts, covered parking and gated security.
The trade-offs are real too. The elevated corridor works on the highway have slowed traffic for years, civic infrastructure lags construction in some pockets, several tanks and low-lying areas need careful checks, and summer water supply can depend on tankers. Buyers who want an independent house closer to the metro should compare villas in Uppal.
Boduppal's pockets and gated communities
We describe pockets and community types rather than naming private projects. Boduppal's character changes noticeably within a few kilometres.
Boduppal X Roads and the main road
Around the X Roads and along the main road linking Uppal to the interior, Boduppal is busy and commercial, with shops, schools, hospitals and banks. Independent houses here sit on 120–200 sq yd, many built in the 2000s and 2010s, some rebuilt with rental floors. Houses on the main road carry commercial value; those a few streets back are quieter family homes.
The interior gated belt
Behind the main road, toward the tanks and the open land that remained until recently, most of Boduppal's gated villa communities stand. Typical projects have 40 to 250 duplex villas on 150–240 sq yd with built-up areas of 2,200 to 3,500 sq ft, 30–40 ft internal roads, a clubhouse and round-the-clock security. Smaller rows of 10 to 30 villas without a clubhouse are common too. This is the segment most buyers come to Boduppal for.
Chengicherla to the north
North of Boduppal, toward Chengicherla and the forest block that has been developed as an urban park, the market is newer and land a little cheaper. Gated rows and larger communities have come up here, with a greener feel and easier access toward Cherlapally. Roads are still being upgraded in places.
Peerzadiguda and the highway side
South-east, Peerzadiguda is a separate municipal corporation along the Warangal highway, with a similar mix of gated villas, independent houses and apartment towers. Houses close to the highway feel the elevated corridor works most. For apartments in the same belt, see apartments in Boduppal.
Medipally and Narapally toward the ORR
Further east along the highway, Medipally and Narapally lead toward the ORR interchange at Ghatkesar. Newer gated villa projects and HMDA plot layouts here trade at a discount to central Boduppal, with the benefit of quicker ORR access. Beyond the ORR, the market becomes plot-driven; buyers thinking long term sometimes look at open plots in Ghatkesar instead.
Boduppal villa prices: indicative ranges, October 2026
These ranges are indicative, based on recent transactions and advisor observation as of October 2026. They are not quotes. Community size and amenities, plot size and facing, the developer's track record, approval status and distance from the main road move individual villas outside them.
| Villa or house type | Plot and built-up | Indicative ticket |
|---|---|---|
| Independent house, HMDA or regularised colony | 120–200 sq yd; G+1 or G+2 | ₹70 L – ₹1.6 Cr |
| Row villa in a gated project | 120–150 sq yd; 1,600–2,200 sq ft | ₹85 L – ₹1.35 Cr |
| Duplex villa, established gated community | 150–240 sq yd; 2,200–3,200 sq ft | ₹1.25 Cr – ₹2.4 Cr |
| Larger villa on a premium plot | 267–350 sq yd; 3,200–4,200 sq ft | ₹2.2 Cr – ₹3.2 Cr |
| Built-up rate across gated villas | — | ₹5,500 – ₹8,000 per sq ft |
| Residential land, HMDA or regularised plots | — | ₹40,000 – ₹75,000 per sq yd |
| Monthly rent, 3–4BHK gated villa | — | ₹22,000 – ₹45,000 |
Chengicherla, Medipally and Narapally projects tend to sit toward the lower end of each band, and well-run communities near the main Boduppal road toward the upper end. Resale villas in communities that are five to ten years old often offer better value per square foot than new launches, provided the association is functioning and the building has been maintained.
How Boduppal compares with its neighbours
For a gated duplex villa on 150–240 sq yd, Boduppal and Peerzadiguda sit in a similar band. Pocharam, closer to the IT campuses but further from the city, typically runs ₹1.15 crore to ₹2.1 crore for comparable villas; our page on villas in Pocharam covers that market. Beyond the ORR, villas in Ghatkesar trade lower again, with longer commutes; see villas in Ghatkesar.
Which civic body governs your villa
This question matters more in Boduppal than in the older suburbs, because the answer affects building permissions, property tax and how disputes are resolved.
- Boduppal Municipal Corporation: Boduppal was upgraded from a municipality to a municipal corporation, and has handled building permissions and property tax for its area. Peerzadiguda has its own corporation.
- The GHMC expansion: the state government has moved to bring Boduppal, Peerzadiguda and other urban bodies inside the ORR into an expanded Greater Hyderabad. How and when that changes the authority for a particular property, and whether earlier permissions carry over unchanged, should be verified for each purchase.
- HMDA: layout approvals and larger building permissions in the area have typically come from HMDA, which also sets the master plan land use.
- Revenue: Boduppal falls in Medipally mandal of Medchal-Malkajgiri district, carved out of the older Ghatkesar and Uppal mandals; revenue records and the jurisdictional SRO follow the survey number.
In practice, we confirm which body issued the building permission, which body collects property tax today, and that the permission covers what was actually built. Where the permission was issued under TG-bPASS, we also verify the self-certification against the plot and the built structure.
Lake buffers and low-lying pockets
Boduppal grew quickly over land that included several tanks, their feeder channels and low-lying fields. As construction spread, some of that land was built on, and the boundaries between private plots and water bodies became contested in places. With HYDRAA and the irrigation department now enforcing lake boundaries actively across Hyderabad, this is the most important location check for any Boduppal villa.
What we check
- Survey number against the water body: mapped against the notified full tank level and the buffer zone of the nearest tank, and against nala alignments.
- Notices and lists: whether the plot, the layout or the community appears in any notice issued by enforcement, irrigation or municipal authorities.
- Levels and flood history: plinth height, road levels, storm-water drains, and what happened in the heavy rains of recent years. Neighbours are often the best source.
- Layout approval conditions: some approvals carry conditions about buffers and open spaces; check that the developer complied.
Most Boduppal communities are entirely safe, but a villa that is cheap because it sits in a low-lying pocket close to a tank is rarely a bargain. Our guide to lake FTL and buffer zones in Hyderabad explains how the lines are drawn and enforced.
Getting around: ORR via Narapally, the elevated corridor and the metro
| From Boduppal to | Typical time | Route |
|---|---|---|
| Uppal metro station | 15–25 min | Boduppal main road |
| Pocharam SEZ and Infosys | 15–25 min | Warangal highway eastward |
| ORR Ghatkesar interchange | 15–25 min | Highway via Medipally and Narapally |
| Cherlapally railway terminal | 15–25 min | Via Chengicherla |
| Secunderabad station | 35–55 min | Road via Uppal and Habsiguda |
| HITEC City | 60–90 min | Road and Blue Line metro, or ORR off-peak |
| Rajiv Gandhi International Airport | 50–75 min | ORR |
The elevated corridor
The elevated corridor on the Warangal highway between Uppal and Narapally has been under construction for years, narrowing the road below and causing daily congestion for anyone driving along the highway. Boduppal's interior is largely unaffected, but trips to Pocharam, the ORR and back toward Uppal suffer. When it is complete, through traffic should move overhead and the highway below should improve. We treat completion timelines as indicative and do not price future benefits into today's offers.
Living with the ORR
The ORR at Ghatkesar turns Boduppal into a practical base for households where one partner works in the east and another at Genome Valley, the airport side or, off-peak, the western IT corridor. The toll and the drive to the interchange are part of the daily cost.
Lifestyle and infrastructure in Boduppal
Schools: a large number of CBSE, ICSE and state-board schools operate in Boduppal, Uppal and Peerzadiguda, and engineering colleges line the highway toward Ghatkesar. Many gated communities are within a short school-bus ride of several options.
Hospitals: neighbourhood and multi-speciality hospitals operate in Boduppal and Uppal, with larger tertiary hospitals in Habsiguda, LB Nagar and Secunderabad typically 25–45 minutes away.
Shopping and daily needs: the Boduppal main road and Uppal handle most shopping, with supermarkets spread across the area and malls along the Uppal metro corridor.
Water and power: municipal water supply has expanded but remains uneven; many communities combine municipal supply, borewells and tankers in summer. Ask each community for its water source and its summer history before you buy.
Green space: the urban forest park toward Chengicherla and the tank bunds offer walking space, and most gated communities have landscaped areas and play zones.
Buying a resale villa in a ten-year-old Boduppal community
Because Boduppal's gated communities are mostly between five and twelve years old, a growing share of transactions are resales rather than new launches. A resale villa can be good value, but age shows up in specific places. When we inspect one with a client, we spend as much time on the community as on the villa itself.
The villa
- Terrace and waterproofing: flat roofs on duplex villas are the first thing to fail; look for patch repairs, dampness on the top-floor ceiling and blocked rainwater outlets.
- External walls: hairline cracks are normal; diagonal cracks near windows and doors, or cracks that run through the slab, need an engineer's view.
- Plumbing and sumps: ask when the internal plumbing was last serviced, check water pressure on the top floor, and look at the condition of the sump and overhead tank.
- Modifications: extra rooms on the terrace or enclosed setbacks may breach the approval and the community's rules; they can also complicate a bank loan.
The community
- Association status: whether the developer has formally handed over common areas to a registered residents' association, and whether the association holds the relevant documents.
- Accounts and sinking fund: current maintenance charges, arrears, and whether a reserve exists for major repairs to roads, pumps, the clubhouse and the compound wall.
- Common infrastructure: the sewage treatment plant, borewells, internal roads, street lighting and security systems, and when each was last overhauled.
- Disputes: any litigation between the association and the developer, or among residents, over incomplete amenities or shared costs.
Pricing a resale villa
A sensible approach is to compare the asking price with recent registered sales in the same community, then adjust for plot size, facing, the villa's condition and the cost of any repairs you will need. As an illustration, a 2,600 sq ft duplex on 180 sq yd in a well-run eight-year-old community might be offered at ₹1.75 crore, while a comparable new villa nearby launches at ₹1.95 crore plus GST. If the resale villa needs ₹6 lakh to ₹10 lakh of waterproofing and repainting, it can still be the better buy, with no GST, no construction risk and a community you can see working. Not every resale is a bargain, but in Boduppal it is often the more predictable route.
Approvals and legal checks for Boduppal villas
- TS RERA: any project above 500 sq m or more than eight units must be registered; check the number and validity on the TS RERA portal, along with quarterly updates for under-construction projects.
- Layout and building permission: the HMDA layout approval or LP number, and the building permission from the competent body, matched against what was built.
- Occupancy certificate: for completed villas, the OC confirms the building matches the approval; banks and future buyers will ask for it.
- Land title and the development agreement: the landowner's 30-year chain, the agreement between landowner and developer, and proof that the villa you buy falls in the developer's share.
- Undivided share and plot demarcation: in gated villa projects, confirm that your sale deed conveys a defined plot with boundaries, not only a built-up area.
- Section 22-A and assigned land: every survey number checked against the prohibited list.
- Builder due diligence: past projects delivered, structural design, association handover and pending litigation.
Buying steps and charges in Boduppal
For a ready villa, the steps are token, approvals and title review, agreement of sale, loan sanction, registration and mutation. For an under-construction villa, you sign a RERA-compliant agreement for sale, pay against construction milestones, and register the sale deed on completion or as agreed.
| Charge | Approximate rate | Applies to |
|---|---|---|
| Stamp duty | ~5.5% | All sale deeds |
| Transfer duty | ~1.5% | Municipal corporation areas |
| Registration fee | ~0.5% | At the jurisdictional SRO |
| GST | Typically 5% | Under-construction villas, without input tax credit |
| TDS | 1% above ₹50 lakh | Deducted by the buyer; Section 195 if the seller is an NRI |
Registration costs come to roughly 7.5% of the higher of price and market value; on a ₹1.7 crore villa, about ₹12.75 lakh. Verify current rates and market values on the Telangana registration portal. Boduppal properties are commonly registered at the Uppal or Ghatkesar SRO depending on the revenue village; we confirm the office from the survey number.
Rental yield and resale outlook for Boduppal villas
Gated villas in Boduppal typically yield around 2.4% to 3.2% gross, with rents of ₹22,000 to ₹45,000 a month for 3–4BHK villas. Tenants include professionals at Pocharam and Uppal, families relocating from other cities and households waiting for their own villa to be completed. Independent houses with rental floors can yield more, with more management.
Resale demand comes from families upgrading from flats in Uppal and Boduppal, and from buyers priced out of Sainikpuri, Tarnaka and Habsiguda. What we watch:
- Elevated corridor completion: the single biggest swing factor for sentiment along the highway.
- Eastern job growth: expansion at Pocharam and the industrial clusters supports demand.
- Civic body transition: clarity on the expanded GHMC and services in the former corporations.
- Lake enforcement: communities with clean water-body checks will separate from those without.
- New supply: launches toward Medipally and Narapally can cap price growth for older communities.
A holding period of seven years or more suits Boduppal villas.
Who Boduppal suits
Families who want a gated villa within reach of the eastern IT campuses and the Uppal metro, upgraders from flats who want a duplex with a garden, and buyers who value newer construction over an established neighbourhood. It suits less well those who need a daily commute to the Financial District, buyers who want walkable streets and old-neighbourhood character, or anyone unwilling to do lake-boundary checks.
NRI guide to buying a villa in Boduppal
- Eligibility: NRIs and OCIs can buy villas, independent houses and flats in Boduppal without RBI approval. They cannot buy or receive by gift agricultural land, plantations or farmhouses, including farm plots beyond the ORR toward Ghatkesar; such land can only be inherited.
- Payment: NRE, NRO or FCNR accounts or inward remittance through banking channels. NRI home loans are available from Indian lenders.
- Power of attorney: if you cannot fly in, sign a POA specific to the villa abroad, have it attested or apostilled, and get it adjudicated in Telangana within the deadline. Under-construction purchases often need a POA that covers both the agreement for sale and the final sale deed.
- Buying from an NRI seller: deduct TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess, not 1%, with a TAN.
- When you sell: long-term gains have been taxed at 12.5% without indexation since 2024; your buyer deducts TDS, and a lower-deduction certificate is possible if your liability is lower.
- Repatriation: generally possible for up to two residential properties bought with foreign exchange, and from NRO accounts within USD 1 million a year after tax. Consult a CA.

Questions buyers ask about villas in Boduppal
What does a villa in Boduppal cost in October 2026?
Indicatively, row villas in gated projects on 120–150 sq yd range from about ₹85 lakh to ₹1.35 crore, and duplex villas in established gated communities on 150–240 sq yd from about ₹1.25 crore to ₹2.4 crore. Larger villas on premium plots of 267–350 sq yd sit between ₹2.2 crore and ₹3.2 crore, and independent houses in colonies from about ₹70 lakh to ₹1.6 crore. These ranges reflect recent transactions and advisor observation, not quotes.
Which parts of Boduppal have gated villa communities?
Most gated communities stand in the interior belt behind the Boduppal main road, toward the tanks and land that stayed open until about a decade ago. Newer communities and gated rows have come up toward Chengicherla in the north, and along the highway at Medipally and Narapally toward the ORR, usually at lower prices. Peerzadiguda, a separate corporation to the south-east, has a similar mix. Community size ranges from rows of 10 to projects of 250 villas.
Why are lake buffer checks so important in Boduppal?
Boduppal grew quickly over land that included several tanks, feeder channels and low-lying fields, and boundaries between private plots and water bodies became contested in places. With HYDRAA and the irrigation department enforcing lake boundaries across Hyderabad, every villa's survey number should be mapped against the notified full tank level, buffer zone and nala alignments, and checked for notices. Also look at plinth height, drainage and flood history in recent heavy rains.
Is Boduppal under GHMC or the Boduppal Municipal Corporation?
Boduppal has had its own municipal corporation, which handled building permissions and property tax, while HMDA typically approved layouts and set master plan land use. The state government has moved to bring Boduppal, Peerzadiguda and other urban bodies inside the ORR into an expanded Greater Hyderabad. For any purchase, confirm which body issued the building permission, which collects property tax today, and that the permission covers what was built.
How long is the commute from Boduppal to HITEC City and the ORR?
The ORR Ghatkesar interchange, reached along the highway via Medipally and Narapally, is typically 15 to 25 minutes away. HITEC City usually takes 60 to 90 minutes, either by road to Uppal and the Blue Line metro or via the ORR outside peak hours. The Pocharam IT campuses and Uppal metro station are each typically 15 to 25 minutes away. The Uppal–Narapally elevated corridor works slow highway traffic until they are completed.
Is a resale villa in Boduppal better value than a new launch?
Often, but not always. A resale villa in a well-run five-to-ten-year-old community avoids GST and construction risk, and you can see how the association, water supply and maintenance actually work. Against that, check terrace waterproofing, cracks, plumbing, unapproved modifications, association handover, the sinking fund and any disputes with the developer. Compare the asking price with recent registered sales in the same community and adjust for repair costs.
Can NRIs buy a villa in Boduppal?
Yes. NRIs and OCI cardholders can buy villas and independent houses in Boduppal without RBI approval, paying from NRE, NRO or FCNR accounts or by inward remittance, and registering through an adjudicated power of attorney. They cannot buy or receive by gift agricultural land, plantations or farmhouses, including farm plots beyond the ORR. For under-construction villas, the POA should cover both the agreement for sale and the sale deed. Consult a CA on tax.
What are the registration charges for a Boduppal villa?
Approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, about 7.5% of the higher of price and market value, so roughly ₹12.75 lakh on a ₹1.7 crore villa. Under-construction villas typically attract 5% GST, and buyers deduct 1% TDS above ₹50 lakh from resident sellers. Boduppal properties are commonly registered at the Uppal or Ghatkesar SRO depending on the revenue village; we confirm the office and current rates.
