Boduppal is where east Hyderabad's budget buyers find a new gated flat. It lies just past Uppal on the Warangal highway, with Peerzadiguda alongside, the Infosys and SEZ cluster at Pocharam a short drive further east, and the Outer Ring Road's Ghatkesar interchange beyond that. A decade ago it was a scatter of independent houses and gram panchayat layouts between tanks and fields. Today it is one of the most active mid-segment apartment markets on the east side, with new towers going up on former agricultural parcels and rents among the lowest in the city. For anyone considering apartments in Boduppal, the opportunity is real: a new 2 BHK in a gated project here often costs what an older standalone flat costs in Uppal. So is the homework, because Boduppal's growth has been fast and its lakes, layouts and civic boundaries need checking flat by flat. This guide covers the pockets, indicative per square foot bands and rents as of October 2026, the lake-buffer and civic checks, and the cost of buying in Medchal-Malkajgiri district, Telangana.

We work this corridor from Uppal X Roads to Ghatkesar every week. What follows is the briefing we give first-time buyers before they start visiting sample flats.

Why Boduppal works for east-side commuters and first-time buyers

Boduppal's buyers are mostly young families buying their first home, couples working in the eastern IT and services cluster, and investors chasing yield. They come for four reasons.

  • Entry price. New gated 2 BHK flats in Boduppal regularly sit in the ₹50 lakh to ₹70 lakh band, a range that has largely disappeared from the western suburbs and is shrinking in Uppal.
  • Proximity to eastern jobs. The Infosys campus and SEZ cluster at Pocharam are typically 15 to 25 minutes away, and Genpact and the Uppal employment belt closer still.
  • Metro within reach. Uppal and Nagole Blue Line stations are a short drive or auto ride from most of Boduppal, giving a metro option for trips into the city.
  • New stock. Most apartment supply is less than ten years old, with lifts, covered parking, power backup and often a clubhouse.

The flip side: civic infrastructure has lagged behind construction in places, the highway is congested where the long-delayed elevated corridor is still being built, several tanks and their channels thread through the area, and some projects stand on land whose layout history needs careful reading. None of this rules Boduppal out. It does mean the building you choose matters more than the address.

Mapping Boduppal: highway frontage, interior colonies and Peerzadiguda

Boduppal X Roads and the highway frontage

The stretch around Boduppal X Roads and along the Warangal highway is the commercial spine, with shops, banks, hospitals and older mixed-use buildings. Apartment projects close to the highway are convenient for buses and the drive to Uppal, but noisy, and many are affected by the dust and diversions of the elevated corridor works. A building one or two lanes back usually offers the same convenience with a calmer home.

Interior Boduppal

North of the highway, interior Boduppal is a patchwork of older colonies of independent houses, standalone apartment blocks and newer mid-sized gated projects on former agricultural parcels. This is where much of the new supply has appeared: three to eight blocks, stilt plus five to twelve floors, 2 and 3 BHK flats. Road widths vary sharply from one colony to the next, and so does drainage.

Peerzadiguda

South of the highway and a little east, Peerzadiguda has developed in parallel, with its own cluster of gated towers and colonies, and is often marketed together with Boduppal. Prices are similar or slightly lower, and parts of it sit closer to tanks and low ground, which makes buffer checks particularly important. Many projects advertised as "Uppal" or "Boduppal" are in fact in Peerzadiguda; that is not a problem in itself, but compare like with like.

The Chengicherla side

North of interior Boduppal, toward Chengicherla, development thins out into newer layouts, open land and the approach to the Cherlapally railway terminal. Prices are lower, projects newer, and services sparser. This side benefits most from the terminal's opening in 2025.

The Medipally and Narapally edge

Further east along the highway toward Medipally and Narapally, Boduppal blends into the corridor leading to Pocharam and Ghatkesar. New gated projects here are aimed squarely at eastern IT commuters. For the market beyond, see our guide to apartments in Pocharam.

Formats on sale

  • New gated mid-segment towers: 2 and 3 BHK flats of 1,050 to 1,700 sq ft, with clubhouse, gym and children's play area.
  • Mid-sized gated projects of two to four blocks: 2 BHK flats of 950 to 1,250 sq ft and compact 3 BHK flats.
  • Standalone apartment blocks in colonies: 2 BHK flats of 850 to 1,150 sq ft.
  • Resale flats, mostly less than fifteen years old.

Apartment prices in Boduppal: per sq ft bands, budgets and rents

These indicative ranges reflect recent transactions and advisor observation across Boduppal and Peerzadiguda, as of October 2026. Builder reputation, floor, facing, distance from the highway and construction stage all move the final number.

Boduppal sits a clear step below Uppal's equivalent segments and roughly level with or slightly below Pocharam's campus-belt projects. Our page on apartments in Uppal shows the comparison from the other side of the junction.

Lakes, tanks and low ground: Boduppal's buffer homework

If there is one check we never skip in Boduppal and Peerzadiguda, it is water. The area was once a landscape of tanks fed by channels and nalas, and many of those water bodies survive, some in good shape and some shrunk by encroachment. Since 2024, HYDRAA, the agency set up to protect lakes and government land within the ORR, has acted against structures found inside lake boundaries, and lenders have become more careful as a result.

  1. Full tank level and buffer. Every notified lake has an FTL boundary and a buffer zone where construction is restricted, typically 30 metres for larger lakes and 9 metres for smaller ones. A project must be outside both. Lake boundaries are published through HMDA's lake records; see the HMDA website and our guide to lake FTL and buffer zones in Hyderabad.
  2. Nala buffers. Storm-water channels between tanks carry their own buffers. Ask the builder for the irrigation department or municipal clearance where the site is near a channel.
  3. Flood history. Parts of east Hyderabad flooded badly in October 2020. Ask residents of neighbouring buildings, look for water marks in stilt parking, and visit after heavy rain if possible.
  4. Stilt level and drainage. Check whether the stilt floor sits above the road and whether the project's storm-water drains connect to a working municipal drain rather than an open plot.
  5. Section 22-A and government land. Confirm the survey numbers are not on the prohibited properties list and that no part of the site is recorded as tank bed or government land.

A project that clears these checks is a sound buy. A project that cannot show its lake clearance is not, however attractive the price.

The civic picture: Boduppal Municipal Corporation, Peerzadiguda and who sanctions what

Boduppal's civic history explains much of its patchiness. Until the late 2010s, much of the area was governed by gram panchayats. Boduppal and Peerzadiguda were then constituted as separate municipal corporations, and more recently the state has moved to bring peripheral municipalities within the ORR into an expanded GHMC framework. Revenue records for most of Boduppal now sit with Medipally mandal, carved out in the 2019 reorganisation, but we confirm the mandal and the jurisdictional SRO from the survey number for every property.

For a buyer, three questions matter:

  • Who sanctioned the building? Depending on when it was approved, the building permission may have come from a gram panchayat, HMDA or the municipal corporation. Approvals from the gram panchayat era deserve extra scrutiny, because some multi-storey buildings were approved without HMDA technical sanction they should have had.
  • Who issues the occupancy certificate now? The OC must come from the body with jurisdiction today. A ready project without an OC is a red flag.
  • Was the underlying layout approved? Many apartment buildings stand on plots in older layouts. If the layout itself was unapproved, check whether it was regularised under LRS, and whether the building permission addressed this.

The highway, the elevated corridor and your commute

  • To Uppal and the Blue Line: typically 10 to 25 minutes to Uppal or Nagole station, depending on the junction.
  • To Pocharam and the Infosys campus: east along the highway, typically 15 to 25 minutes.
  • To the ORR: via the Ghatkesar interchange, typically 20 to 30 minutes, opening the airport and the ring.
  • To Secunderabad: via Uppal and Tarnaka, typically 40 to 60 minutes at peak.
  • To HITEC City: typically 70 to 100 minutes by road at peak, or a drive to Uppal followed by a long metro ride.
  • Rail: the Cherlapally terminal is a short drive north via Chengicherla.

The Uppal to Narapally elevated corridor on the Warangal highway has been under construction for years. When completed, it should ease through-traffic, but we would not pay extra for any flat on the assumption of a particular completion date.

Schools, hospitals and what is still missing

Boduppal has a growing number of private schools of various boards, and families can also use the established schools of Uppal, Habsiguda and Ramanthapur. Clinics, nursing homes and diagnostic centres are spread along the highway, with multi-speciality hospitals in Uppal and larger tertiary hospitals in Habsiguda, Secunderabad and LB Nagar.

What Boduppal still lacks in places is the finished civic layer: wide internal roads, complete underground drainage, consistent piped water and parks. Many gated projects provide their own amenities to compensate, and maintenance charges reflect that, typically ₹2.5 to ₹4 per square foot a month. Ask whether a project has a municipal water connection or depends on tankers, and budget accordingly.

Checking a new mid-segment tower in Boduppal

Boduppal's market is full of small and mid-sized builders, some excellent and some stretched. Before booking, we work through:

  • TS RERA registration for projects above 500 sq m or more than eight units, with the number, promoter, approved plan and completion date verified on rera.telangana.gov.in, plus the quarterly progress updates.
  • Builder delivery history: visit an earlier project, ask its residents about delays, quality and handover, and check for complaints.
  • Land title and conversion: a 30-year title chain, NALA conversion or approved layout, EC from the jurisdictional SRO, and the development agreement if it is a joint development.
  • Specification and carpet area: confirm the RERA carpet area and the loading, as well as brand and grade of fittings, in writing.
  • Undivided share and parking: UDS in the sale deed and the covered parking slot allotted in writing.
  • Bank approvals: which lenders have approved the project. A project no major bank will fund is telling you something.

Payment plans and home loans for first-time buyers

Because so many Boduppal buyers are buying their first home, payment structure matters as much as price. Most new projects here use construction-linked plans: a booking amount of ₹1 lakh to ₹3 lakh, 10 to 20 percent on signing the agreement for sale, and the balance released in stages as slabs, brickwork, plastering and finishing are completed. Some builders offer flexi plans with a larger share due at possession, and a few offer subvention schemes in which the builder pays the pre-EMI interest for a period.

Three practical points. First, the agreement for sale should follow the TS RERA format, and the builder cannot take more than 10 percent of the price before a registered agreement. Second, read subvention terms closely: if the builder stops paying the interest, the bank will look to you. Third, check your eligibility early. With a combined household income in the ₹80,000 to ₹1.2 lakh a month range typical of first-time buyers here, banks will often sanction ₹40 lakh to ₹65 lakh depending on age, existing loans and credit history, which usually covers a 2 BHK after a 15 to 20 percent down payment. Remember that registration charges, GST, parking and the maintenance deposit must come from your own funds, not the loan.

A first-time buyer's walkthrough: sample flat to keys

For buyers who have never done this before, the sequence we follow in Boduppal looks like this:

  1. Budget and loan pre-check so that you look only at flats you can actually close.
  2. Shortlist of three to five projects in the right pocket, with RERA numbers checked before any visit.
  3. Visits to sample flats and to the actual site, plus one earlier project by the same builder.
  4. Document review covering title, layout, approvals, lake clearance and the draft agreement for sale.
  5. Negotiation and booking, with the agreed price, parking, inclusions and payment schedule written down.
  6. Agreement for sale registration and loan disbursement against construction stages.
  7. Snagging inspection before possession, with defects listed in writing and fixed before handover.
  8. Sale deed registration at the jurisdictional SRO, followed by property tax and utility transfers.

Done this way, the process usually takes three to six weeks to booking for an under-construction flat, and a few weeks for a ready one.

What it really costs to buy in Boduppal

Two approximate examples as of October 2026 show how thresholds affect the total.

Cost headNew 2 BHK, 1,150 sq ft at ₹5,800Resale 2 BHK, agreed ₹46 L
PriceAbout ₹66.7 L₹46 L
Parking, clubhouse, connections₹2.5 L – ₹5 LUsually included
GST5% if under constructionNil
Stamp duty, transfer duty, registration feeAbout 7.5%About 7.5%
TDS under Section 194-IA1%, as consideration exceeds ₹50 lakhNot applicable below ₹50 lakh
Maintenance advance and corpus₹75,000 – ₹2 LAssociation transfer charges

Stamp duty is approximately 5.5%, transfer duty about 1.5% and the registration fee about 0.5% in urban areas, together about 7.5% of the higher of market value and consideration. Note the "higher of" rule: if the government market value for a resale flat exceeds the agreed price, duty is computed on the market value. We verify current rates and values at the SRO before signing; official guidance is on registration.telangana.gov.in.

Is Boduppal a good investment?

On yield, Boduppal compares well. Because purchase prices are low, gross rental yields on gated flats typically run around 3.5% to 4.4%, among the higher figures in Hyderabad. Tenants are eastern IT and services staff, Genpact and Uppal employees, and families who cannot afford Uppal rents.

On appreciation, the outlook is moderate with clear conditions. Completion of the elevated corridor, continued growth of the Pocharam IT cluster, use of the Cherlapally terminal and civic investment following the reorganisation of local bodies could all lift values. The main risks are oversupply, since many projects are launching on similar land at similar prices, uneven builder quality, and lake-related enforcement against non-compliant projects. A well-documented flat from a reliable builder is a reasonable long-term hold; a cheap flat with doubtful approvals is not an investment at any price.

NRI buyers and Boduppal

NRIs and OCIs can buy residential flats in Boduppal without RBI approval, paying through banking channels from abroad or from NRE, NRO or FCNR accounts. Most Indian banks extend NRI home loans for projects they have approved. A specific power of attorney, attested at an Indian mission or apostilled and adjudicated in Telangana, lets a relative complete registration. NRIs cannot buy or receive by gift agricultural land, plantations or farmhouses, which matters if a seller offers farm land toward Ghatkesar, but not for a flat.

For NRIs, Boduppal works best as a yield-oriented holding or a first home for family members. Because remote buyers cannot easily check lakes and approvals themselves, insist on the clearance documents before booking. When you eventually sell, your buyer must withhold TDS under Section 195 at capital-gains rates plus surcharge and cess; long-term gains have been taxed at 12.5% without indexation since 2024. Read our NRI guide to buying villas and apartments in Hyderabad and the NRI investment guide for Telangana, and consult a chartered accountant.

Boduppal versus Uppal, Pocharam and Ghatkesar

  • Uppal: metro on the doorstep, more mature services and higher prices.
  • Pocharam: closer to the IT campuses, similar prices, fewer established services.
  • Ghatkesar: at the ORR interchange, lower prices still and a more spread-out market; see apartments in Ghatkesar, and open plots in Ghatkesar if you prefer land.

For independent houses and gated villas in the same area, our guide to villas in Boduppal covers the house market.

Is Boduppal right for you?

Boduppal is a good fit if:

  • You want a new gated flat with lifts, parking and a clubhouse on a first-home budget.
  • You or your partner work in Uppal, Pocharam or the eastern IT and services cluster.
  • You are happy to drive or take an auto to Uppal or Nagole for metro trips into the city.
  • You are an investor focused on rental yield rather than rapid price growth.
  • You are willing to verify lake clearances and approvals properly before paying an advance.

Look elsewhere if:

  • Your daily office is in HITEC City, Gachibowli or the Financial District, a long haul from the east.
  • You need a fully finished neighbourhood, with wide roads, parks and piped water everywhere, from day one.
  • You are drawn mainly by the lowest headline price and are tempted to skip document checks.

Boduppal apartment FAQs

What is the price of a 2 BHK flat in Boduppal?

As of October 2026, a new 2 BHK in a larger gated high-rise in Boduppal typically costs ₹58 lakh to ₹78 lakh, and in a mid-sized gated project ₹48 lakh to ₹68 lakh. New standalone blocks in interior colonies usually offer 2 BHK flats from ₹38 lakh to ₹55 lakh. Resale gated 2 BHK flats three to twelve years old often trade between ₹40 lakh and ₹58 lakh. These are indicative ranges from recent transactions and advisor observation. Add about 7.5% for registration charges, and GST on under-construction flats.

How far is Boduppal from Infosys Pocharam and the metro?

The Infosys campus and SEZ cluster at Pocharam are typically 15 to 25 minutes east of Boduppal along the Warangal highway, depending on traffic. Uppal and Nagole stations on the Blue Line are usually 10 to 25 minutes away by road, so many residents drive or take an auto to the metro for trips into the city. HITEC City is a long journey, typically 70 to 100 minutes by road at peak. The ORR Ghatkesar interchange is roughly 20 to 30 minutes east.

Are Boduppal apartments affected by lakes?

Some are, which is why we check every property. Boduppal and Peerzadiguda contain several tanks and connecting channels, each with a notified full tank level and a buffer zone where construction is restricted. Since 2024, HYDRAA has acted against structures inside lake boundaries within the ORR, and lenders have become more cautious. Before booking, confirm the project sits outside any FTL and buffer, see the relevant clearance, check the nala buffer, ask neighbours about past flooding and look for water marks in stilt parking.

Who approves buildings in Boduppal?

It depends on when the building was approved. Much of Boduppal was governed by gram panchayats until the late 2010s, after which Boduppal and Peerzadiguda were constituted as municipal corporations, and the state has since moved to bring peripheral municipalities into an expanded GHMC framework. Building permissions may therefore have come from a gram panchayat, HMDA or the municipal corporation. Confirm that the sanctioning body had jurisdiction at the time, that the underlying layout was approved or regularised, and that the occupancy certificate comes from the body with jurisdiction today.

What rental yield does a Boduppal flat give?

As of October 2026, a 2 BHK in a standalone block in Boduppal typically rents for ₹10,000 to ₹14,000 a month, a 2 BHK in a gated project for ₹13,000 to ₹19,000, and a 3 BHK in a new gated high-rise for ₹18,000 to ₹25,000. Because purchase prices are low, gross yields on gated flats usually run around 3.5% to 4.4%, among the higher figures in Hyderabad. Tenants include eastern IT and services staff, Uppal employees and families priced out of Uppal rents.

Is Boduppal a good place for first-time buyers?

For many east-side first-time buyers it is one of the most practical options. New gated 2 BHK flats with lifts, parking and a clubhouse still sit in the ₹50 lakh to ₹70 lakh band, close to the Pocharam and Uppal job clusters. The conditions are careful verification of lake clearances, approvals and layout status, a reliable builder with a delivery record, and acceptance that civic infrastructure is still catching up in parts. Check loan eligibility early and keep own funds ready for registration, GST and deposits.

Where are Boduppal flats registered and what are the charges?

Boduppal is in Medchal-Malkajgiri district, with revenue records for most of it under Medipally mandal; we confirm the mandal and jurisdictional sub-registrar office from the survey number for every property. Stamp duty is approximately 5.5%, transfer duty about 1.5% and the registration fee about 0.5%, together roughly 7.5% of the higher of market value and the agreed price. Under-construction flats add 5% GST. TDS of 1% applies only where the consideration exceeds ₹50 lakh. We verify current rates at the SRO before signing.

Can NRIs buy apartments in Boduppal?

Yes. NRIs and OCIs can buy residential flats in Boduppal without RBI approval, paying through banking channels from abroad or from NRE, NRO or FCNR accounts, and NRI home loans are available on approved projects. A specific power of attorney lets a relative complete registration. NRIs cannot buy or receive by gift agricultural land, plantations or farmhouses, but a flat is unaffected. Remote buyers should see lake clearances and approvals before booking. On a future sale the buyer deducts TDS at capital-gains rates, so consult a chartered accountant.
