For years, east Hyderabad had one obvious answer for IT professionals who wanted a villa rather than a flat: there wasn't one. That changed when the Infosys campus at Pocharam and the Raheja IT park beside it brought tens of thousands of jobs to the Warangal highway, and developers followed with gated villa townships on the open land between Narapally, Annojiguda, Korremula and Ghatkesar. Today, villas in Pocharam are the east's closest equivalent to the western corridor's gated communities, at roughly half the ticket. This guide explains where the villa supply sits, what it costs as of October 2026, how the commute works with the ORR, NH-163 and the Uppal metro, the RERA and HMDA checks that matter for new townships, and how the Ghatkesar spill-over is shaping the next round of launches.
NRR Estates is a Hyderabad advisory, not a listing site. This is the briefing we give clients considering a gated villa on Hyderabad's eastern edge.
Why villas in Pocharam are on so many shortlists
Pocharam is a municipality in the Ghatkesar mandal of Medchal-Malkajgiri district, on the eastern edge of Hyderabad. Its rise as a villa market rests on four foundations.
- Walk-to-work IT employment. The Infosys campus and the Raheja IT SEZ make Pocharam one of very few places in Hyderabad where a gated villa can be 5–15 minutes from a large IT employer. For a family where one partner works there, that changes daily life completely.
- Land for townships. Unlike the dense eastern suburbs of Uppal and Boduppal, the Pocharam–Ghatkesar belt still had parcels of 10–50 acres, allowing developers to build gated villa communities with clubhouses, parks and internal roads.
- Connectivity in every direction. NH-163 (the Warangal highway) runs west to Uppal and the city and east to Bhongir and Warangal. The ORR's Ghatkesar interchange is a few kilometres east, giving fast access to the airport and the western corridor. The Uppal and Nagole metro stations are within a short drive.
- Value. A gated villa here costs a fraction of a comparable villa in Gachibowli, Kokapet or Tellapur, and noticeably less than Kompally.
The counterweight: Pocharam's social infrastructure is still catching up with its housing. Premium retail and tertiary hospitals are mainly in Uppal, Habsiguda and Secunderabad, and the eastern stretch of NH-163 has heavy freight traffic. Buyers should weigh those realities alongside the brochure.
Pocharam villa micro-markets and community types
We do not name private projects, but the market divides into clear pockets.
Inner Pocharam: around the IT campuses
Within roughly 2 km of the Infosys and Raheja campuses, land is expensive and largely taken by plotted colonies, independent houses, apartments and a few compact gated villa enclaves. Villas here sell at the top of the local range because of the walk-to-work advantage. Supply is limited and turns over mainly through resale.
Narapally, Annojiguda and Chowdariguda
West and south of the campuses, along and behind NH-163, these villages host a mix of HMDA colonies with independent duplexes and mid-sized gated villa communities. They balance proximity to Uppal and the metro with access to the IT parks, and they are where many families start their search.
Korremula, Venkatapur and the Ghatkesar side
East and north toward Ghatkesar and the ORR interchange, larger gated villa townships of 100–400 units have come up on bigger parcels, with clubhouses, pools, landscaped parks and 30–40 ft internal roads. This is the core of new villa supply in the east. For context on how land in this belt is priced, see our guides to open plots in Ghatkesar and open plots in Pocharam.
Pratapsingaram and the outer highway corridor
Further east along NH-163 and on interior roads beyond the ORR, newer and cheaper villa and row-villa projects are being marketed. Tickets are lower and plots larger, but roads, water and retail are thinner, and resale depth is limited. Projects here need careful checking of approvals and builder track record. The farm belt beyond is covered in our guide to agriculture land in Ghatkesar.
The kinds of villas on offer
- Gated villa townships: 3BHK and 4BHK duplexes or triplexes on 150–300 sq yd, with clubhouse, pool, gym, children's play areas and an STP.
- Row villas: on 120–160 sq yd, sharing side walls, sold as an entry-level gated product.
- Premium villas: a smaller segment of larger villas on 267–400 sq yd with bigger gardens and better specifications.
- Independent duplexes in HMDA colonies, built by local builders or owners, without a society or amenities.
Pocharam villa prices as of October 2026
These ranges are indicative, based on recent transactions and advisor observation as of October 2026. They are not quotes. Distance to the IT campuses and NH-163, plot size, facing, park or corner position, specification and builder reputation move individual villas outside the bands.
| Villa type in Pocharam belt | Typical plot / built-up | Indicative ticket |
|---|---|---|
| Row villa, new gated township | 120–160 sq yd; 1,700–2,300 sq ft | ₹85 L – ₹1.35 Cr |
| Gated villa, mid-sized township (Narapally / Korremula side) | 150–240 sq yd; 2,200–3,200 sq ft | ₹1.15 Cr – ₹2.1 Cr |
| Premium gated villa | 267–400 sq yd; 3,500–4,800 sq ft | ₹2.0 Cr – ₹3.4 Cr |
| Independent duplex, HMDA colony near the campuses | 150–200 sq yd; 2,000–2,800 sq ft | ₹1.0 Cr – ₹1.8 Cr |
| Villa or row villa, outer corridor beyond the ORR | 150–200 sq yd | ₹80 L – ₹1.3 Cr |
| Built-up rate, gated villas (land share included) | — | ₹5,500 – ₹8,500 per sq ft |
| Monthly rent, 3–4BHK gated villa | — | ₹25,000 – ₹55,000 |
For reference, HMDA plot land in the belt trades roughly from ₹15,000 per sq yd in outer ventures to ₹45,000 per sq yd close to the campuses. A villa price that implies a land value far above the local plot rate should be justified by construction quality, amenities or location within the community.
What moves a Pocharam villa within the band
- Drive time to the campus gate: buyers working at the IT parks pay for every minute saved, especially if they plan to cycle or walk.
- Side of the highway: communities reached without crossing or using congested stretches of NH-163 are easier to live in.
- Phase and position: early phases close to the clubhouse are often better located; later phases at the back of a township may face open land that will be developed.
- Builder track record: developers who have delivered previous communities on time in east Hyderabad carry a premium for good reason.
- Specification and plot-to-built ratio: as everywhere, more land per square foot of house holds value better.
Connectivity: NH-163, the ORR, metro and rail
Pocharam's location gives it more options than most eastern suburbs. Typical drive times at normal office hours are below; peak traffic on the Uppal stretch of NH-163 can add 15–30 minutes.
| From Pocharam to | Typical drive | Usual route |
|---|---|---|
| Infosys / Raheja IT park | 5–15 min | Local roads |
| Uppal / Nagole metro | 20–35 min | NH-163 west |
| Secunderabad | 40–60 min | Via Uppal and Tarnaka, or Cherlapally and ECIL |
| HITEC City / Gachibowli | 50–75 min | ORR via the Ghatkesar interchange, or metro from Uppal |
| Rajiv Gandhi International Airport | 45–65 min | ORR south from Ghatkesar |
The Uppal–Narapally elevated corridor
The elevated corridor on NH-163 from Uppal toward Narapally has been under construction for an extended period and has been one of the main sources of traffic pain for Pocharam residents. When it is fully open, it should ease the most congested stretch between Pocharam and the city. We advise valuing a villa on today's commute and treating the corridor's completion as upside.
Rail: Cherlapally and Ghatkesar
The Cherlapally railway terminal, north of Pocharam, now handles many long-distance trains and is a short drive away. Ghatkesar station has MMTS and suburban connectivity. For families with frequent intercity travel, this is a genuine convenience compared with crossing the city to Secunderabad.
Living in Pocharam and working in the west
A common household pattern here is one partner at the Pocharam IT parks and the other in HITEC City or Gachibowli. That can work, but only with a plan. The ORR from the Ghatkesar interchange is the most predictable road route, typically 50–75 minutes door to door; the alternative is a drive to Uppal and the metro across the city, which is slower but lets you work or rest on the way. Hybrid schedules make the arrangement far more comfortable. We test both routes at peak hours from your shortlisted community before you commit, because a difference of ten minutes to the ORR entry matters twice a day.
The Regional Ring Road and Warangal corridor
The planned Regional Ring Road's alignment east of the city and the growth of the Hyderabad–Warangal industrial corridor are frequently cited in Pocharam marketing. Both may support long-term demand, but neither should be the reason you pay a premium today.
Schools, healthcare and day-to-day life
Schools
A number of CBSE, ICSE and international-curriculum schools now operate in the Pocharam–Ghatkesar–Uppal belt, many with bus routes into the gated townships. Engineering and professional colleges cluster around Ghatkesar and Yamnampet. Before shortlisting, we map the real bus route and pickup time from your preferred community to your preferred school.
Healthcare
Clinics, diagnostic centres and smaller hospitals serve Pocharam and Ghatkesar. For multi-speciality and tertiary care, residents typically go to hospitals in Uppal, Habsiguda, LB Nagar or Secunderabad, 25–50 minutes away depending on traffic. Families with elderly parents should factor this in.
Shopping and leisure
Supermarkets, restaurants and daily needs are available locally and growing with every new township. Malls, multiplexes and larger retail are in Uppal and further west. Township clubhouses carry much of the social life, which is one reason amenity quality matters more here than in established city localities.
Water, power and sewerage
Water is the most important variable between communities. Some townships have municipal or Mission Bhagiratha supply plus borewells; others depend heavily on borewells and tankers in summer. Ask for the community's water source, storage capacity, summer tanker spend and STP status, and speak to residents rather than relying on the sales team.
RERA, HMDA approvals and builder due diligence
Most villa supply in Pocharam is new or recent, so new-project checks dominate.
For under-construction and recently completed townships
- TS RERA registration: required for projects on more than 500 sq m or with more than eight units. Check the registration number, approved plan, number of units, completion date and quarterly progress on the Telangana RERA portal. If the project has phases, confirm your phase is separately registered.
- HMDA layout and building permission: confirm your plot number and villa design are covered. Verify the permission on HMDA's website or through your lawyer.
- Title and land conversion: the developer's title chain, NALA conversion of formerly agricultural land, and the absence of survey numbers from the Section 22-A prohibited list and assigned-land records.
- Development agreements: if the builder is developing a landowner's land, confirm whether your villa is in the builder's or the landowner's share and that the seller has authority to sell it.
- Occupancy certificate: for completed villas, confirm the OC has been issued for your unit before taking possession or registering as complete.
- Common amenities and handover: check what the builder has committed to deliver, the timeline for handover to the association, and the corpus fund arrangement.
For resale villas and independent houses
- Registered sale deed and link documents for at least 30 years; encumbrance certificate for the same period.
- LP number or LRS proceedings, building permission and OC.
- Property tax and utilities in the seller's name; association no-dues certificate in gated communities.
- Clearance from village tank FTL and buffers, nala buffers and NH-163 widening lines.
Builder due diligence
Pocharam's rapid growth has attracted both established developers and first-time builders. We check delivered projects, visit them, speak to residents about quality and handover, review RERA complaints and court cases where available, and look for signs of financial stress such as stalled phases. A slightly higher price from a builder with a clean record is usually money well spent.
Inspecting a Pocharam township before you book
Sample villas are designed to impress. The things that decide whether you will be happy in a township five years from now are usually outside the sample villa, so we walk every shortlisted community with a fixed list.
- The approach road at 9 am. Several townships share a single access road off NH-163 or a village road. Count the turns, the potholes and the trucks.
- Completed phases first. If earlier phases are occupied, knock on doors. Residents will tell you about seepage, water, power cuts and how the builder handled snags.
- Clubhouse reality. Is it built, partly built or a render? Who will run it, and what will the monthly maintenance be once the builder hands over?
- Boundary and surroundings. Open land next to the compound wall may become another township, a warehouse or a road. Ask what the master plan shows for neighbouring survey numbers.
- Storm water. Low-lying parts of the belt near village tanks can flood in heavy rain. Look at drain sizes and ask residents about the last monsoon.
- Construction quality on site. Visible honeycombing in concrete, uneven plaster and hurried waterproofing in villas under construction tell you more than the brochure.
Villa or apartment in Pocharam?
Many of our Pocharam clients start out undecided between a 3BHK apartment near the campuses and a gated villa a few kilometres further out. An apartment usually wins on price per square foot, walkability to the IT parks, lower maintenance and easier letting. A villa wins on space, privacy, land ownership and long-term value retention, and it suits families with children, parents living with them or a home office. If your budget sits close to the entry price of row villas, compare the total cost of ownership including maintenance, commute and the likely resale market for each before deciding. We are happy to lay the two side by side on actual options.
Buying process, charges and taxes
- Shortlist and site visits including a peak-hour drive to your workplace.
- Document review by an advisor and an independent lawyer before any booking amount.
- Agreement of sale with stage-linked payments, possession date, specifications and delay penalties.
- Home loan where applicable; check which banks have approved the project.
- Registration at the jurisdictional SRO; for the Pocharam belt this is typically the Ghatkesar or Uppal SRO depending on the revenue village, and we confirm it from the survey number.
- Handover and mutation: snag inspection, association membership, property tax and utility transfers.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | About 4% | On the higher of agreement value and government market value |
| Transfer duty | About 1.5% | Collected with stamp duty |
| Registration fee | About 0.5% | Total roughly 6%; verify current rates at the SRO |
| GST, under-construction villas | Typically 5% without input credit | On the construction portion; not on completed villas with OC |
| TDS under Section 194-IA | 1% | On purchases above ₹50 lakh from a resident seller or builder |
| Maintenance corpus and advance maintenance | Varies by township | Ask for the exact figure before booking |
Many under-construction villas in Hyderabad are registered as a sale of the plot or undivided share plus a construction agreement. Ask your lawyer to explain how stamp duty and GST apply to each document in your deal.
The Ghatkesar spill-over: where the next launches are going
As land near the IT campuses has filled, villa launches have moved steadily east and north toward Ghatkesar, the ORR interchange and beyond. This has three effects buyers should understand. First, choice has widened, and buyers can now pick between established inner communities and newer outer townships. Second, competition among builders has kept new-launch pricing in check in the outer belt. Third, the outer projects carry more delivery and infrastructure risk, and resale there will depend on how quickly the surrounding area fills in. If you are buying in the outer belt, be prepared to hold for longer and choose your builder carefully.
Who should buy a villa in Pocharam, and who should not
Good fit
- Families where one or both partners work at the Pocharam IT parks or in east Hyderabad.
- Buyers who want a modern gated villa with amenities at a price well below the western corridor.
- Families anchored in Uppal, Habsiguda, Tarnaka, ECIL or Sainikpuri who want to upgrade without moving across the city.
- Frequent travellers who value quick ORR access to the airport and the Cherlapally rail terminal.
Weaker fit
- Households commuting daily by road to HITEC City or the Financial District, unless the ORR timing works for them.
- Buyers who need tertiary hospitals and premium retail close by.
- Short-term investors expecting quick gains from outer-belt launches.
Families who prefer an established, low-rise neighbourhood over a new township often compare with villas in Sainikpuri, about 35–50 minutes north-west, and those who want lake surroundings in the north look at villas in Shamirpet.
Rental yield and resale outlook
Gross rental yields on Pocharam villas typically run around 2.5–3.5%. Tenants are mainly IT professionals from the nearby campuses and families relocating from other cities, so rental demand tracks hiring at the parks. Well-located villas in established communities let quickly; units in half-built outer townships can take longer.
Our outlook as of October 2026:
- Supportive: large IT employers on the doorstep, the ORR, the Uppal metro, the Cherlapally terminal, the elevated corridor when complete, and price levels well below the western corridor.
- Cautionary: dependence on a few large employers, heavy new supply in the outer belt, social infrastructure still catching up, and NH-163 congestion.
No appreciation is guaranteed. Buy a Pocharam villa because it suits your work and family for the next decade.
Buying a Pocharam villa as an NRI
NRIs and OCI cardholders can buy residential villas freely without RBI approval; they cannot buy agricultural land, plantations or farmhouses, so ensure the villa is on converted, approved land. Our NRI guide to buying villas and apartments in Hyderabad explains the full process. In short:
- Funds through NRE, NRO or FCNR accounts or inward remittance only.
- Power of attorney executed abroad, attested or apostilled as applicable, and adjudicated in Telangana, lets a relative sign and register for you.
- Construction monitoring is essential for under-construction townships; arrange local oversight and regular photo or video updates.
- Repatriation of sale proceeds is generally possible within limits and subject to tax compliance; confirm with your bank.
- On resale, your buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess (LTCG 12.5% without indexation since 2024). A lower-deduction certificate is possible. Consult a CA.
How NRR Estates helps villa buyers in east Hyderabad

- Negotiation: using comparable resales and launch pricing across the belt.
- Registration, handover and snagging: SRO coordination, charges verification and a detailed snag list at possession.
Our fee is disclosed in writing before you commit. If a township or builder raises concerns we cannot resolve, we will say so and recommend alternatives.
Pocharam villa FAQs
What does a villa in Pocharam cost in October 2026?
Indicatively, row villas in new gated townships on 120–160 sq yd range from about ₹85 lakh to ₹1.35 crore, mid-sized gated villas on 150–240 sq yd from about ₹1.15 crore to ₹2.1 crore, and premium villas on 267–400 sq yd from about ₹2.0 crore to ₹3.4 crore. Built-up rates typically fall between ₹5,500 and ₹8,500 per sq ft including land. These are ranges from recent transactions and advisor observation, not quotes.
How close are Pocharam villas to the Infosys and Raheja IT parks?
Communities in inner Pocharam are typically 5 to 15 minutes from the campus gates, and many townships toward Narapally, Annojiguda and Korremula are within 10 to 20 minutes. Outer projects beyond the ORR can be 25 minutes or more away. If you work at the parks, drive time to the gate is one of the biggest value drivers, so we test it at peak hours for every shortlisted community.
Is Pocharam a good place for villas if I work in HITEC City?
It can work, but it is a long daily drive. From Pocharam, HITEC City and Gachibowli are typically 50 to 75 minutes via the ORR from the Ghatkesar interchange, or longer via Uppal and the metro across the city. Pocharam suits households where at least one partner works in east Hyderabad or at the local IT parks, or where hybrid schedules reduce the number of trips west.
What approvals should a Pocharam villa township have?
A township on more than 500 sq m or with more than eight units must hold a valid TS RERA registration, with each phase registered where applicable. It should also have HMDA layout and building permission covering your plot, NALA conversion for formerly agricultural land, a clean title chain, and no survey numbers on the Section 22-A list or assigned-land records. For completed villas, confirm the occupancy certificate before possession.
Are outer townships near Ghatkesar riskier than inner Pocharam?
Generally, yes. Outer townships offer lower prices and larger plots, but they carry more delivery risk, thinner roads, water and retail, and a shallower resale market that depends on how fast the surrounding area fills in. Inner Pocharam and Narapally-side communities are more established but cost more. If you buy in the outer belt, choose a builder with a delivered track record and plan to hold for longer.
Will the Uppal–Narapally elevated corridor raise villa prices?
When fully open, the elevated corridor on NH-163 should ease the most congested stretch between Pocharam and Uppal, which improves daily life for residents and may support demand. But the project has run long, and infrastructure timelines in Hyderabad often slip. We advise valuing a villa on today's commute and treating the corridor, the Regional Ring Road and the Warangal industrial corridor as potential upside, not as a certainty.
Can NRIs buy villas in Pocharam?
Yes. NRIs and OCI cardholders can buy residential villas in Pocharam without RBI approval, paying through NRE, NRO or FCNR accounts or by inward remittance. They cannot buy agricultural land or farmhouses, so confirm the villa sits on converted, approved land. A power of attorney adjudicated in Telangana lets a relative register for you, and local construction monitoring is essential for under-construction townships. Consult a CA on resale tax.
What are the registration charges for a Pocharam villa?
Approximately 4% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 6% in total, on the higher of the agreement value and the government market value. Under-construction villas typically attract 5% GST on the construction portion, and buyers deduct 1% TDS on purchases above ₹50 lakh from resident sellers. Registration is usually at the Ghatkesar or Uppal SRO depending on the revenue village; we confirm and verify rates beforehand.
