Habsiguda is the residential heart of east Hyderabad's research belt. Between the green compounds of CCMB, IICT and NGRI on the Uppal road and the older colonies around Street No. 8, it holds a grid of independent houses on 150–300 sq yd plots that scientists, government officers and business families built from the 1970s onward. That stock is what the market for villas in Habsiguda really means: original G+1 houses, modern rebuilds with an owner's duplex and rental units below, and a small number of newer duplexes on plots freed up by family partitions. There is no room here for large gated villa projects. What Habsiguda offers instead is a metro station within walking distance, a calm grid of residential streets, a 15–20 minute drive to the Uppal IT and BPO cluster, and land rates that, while not cheap, sit a step below Tarnaka next door. This guide sets out indicative prices as of October 2026, how the pockets differ, the decision every owner of an old house here eventually faces, the legal checks, and how NRIs can buy.

Why buyers choose villas in Habsiguda and its independent houses
The case for Habsiguda is less about any single landmark and more about balance. In our conversations with buyers, five points come up again and again.
- A walkable metro: Habsiguda and NGRI stations on the Blue Line, with Tarnaka one stop west, put Ameerpet and HITEC City on a single train ride.
- The eastern job cluster next door: the Genpact campus and offices in Uppal, IDA Nacharam and IDA Mallapur, and further east the Pocharam SEZ with Infosys, are short drives rather than cross-city commutes.
- Proper residential plots: 150–300 sq yd is the norm, large enough for a family house with parking, or for a rebuild with rental floors.
- A quiet grid: the interior streets are largely free of through traffic, and the research campuses on the main road act as a green buffer.
- Value against Tarnaka and Secunderabad: land is indicatively ₹90,000 to ₹1.5 lakh per sq yd, below Tarnaka and well below central Secunderabad, while the metro keeps the city within reach.
The drawbacks: the Uppal road is congested at peak hours, much of the housing is 25–45 years old, and the north-eastern edge toward Nacharam still has active industrial units that some buyers will not want next door. Families who want a gated community should look at the newer projects in villas in Boduppal and beyond, where land is cheaper but the commute is longer.
Habsiguda's housing pockets
We describe house types and pockets, not private developments. In Habsiguda, five pockets account for nearly every sale we see.
Street No. 8 and the central colonies
The colonies on either side of Street No. 8 are the classic Habsiguda address: G+1 and G+2 houses from the 1980s and 1990s, 30–40 ft roads in the better-planned blocks, neighbourhood temples, a busy market street and a strong sense of community. Prices here sit in the middle of the Habsiguda range, and houses on wide, quiet roads close to the metro move fastest.
The research-campus edge along the Uppal road
The streets immediately behind the CCMB, IICT and NGRI compounds are greener and quieter than the rest of Habsiguda, and many original owners were scientists or campus staff. Houses here sell at a premium for their calm and their walking distance to two metro stations. Properties directly on the Uppal road are a different product: increasingly mixed-use, priced on frontage, and noisy.
The Tarnaka side
West of the metro toward Lalapet and Tarnaka, plots are slightly smaller and land rates rise as you move closer to Secunderabad. Buyers who like this pocket usually compare it directly with villas in Tarnaka, where the university edge commands a higher price.
The Nacharam and Mallapur edge
North-east of Habsiguda, the residential grid meets the industrial estates of Nacharam and Mallapur. Some industrial land has been redeveloped for housing and some units still operate. Houses here are cheaper, but the surroundings matter more than the house itself: visit at night and on a weekday, and check the land use of every neighbouring plot. Buyers open to a flat in this pocket should read our page on apartments in Nacharam.
The Ramanthapur side and low-lying streets
South of Habsiguda toward Ramanthapur, colonies are older and denser and some lie close to tanks and low-lying ground. Prices are moderate, and the drainage and lake-boundary checks described below are non-negotiable.
Habsiguda house and villa prices: indicative ranges, October 2026
These ranges reflect recent transactions and advisor observation as of October 2026. They are indicative, not quotes. Road width, distance to the metro, plot regularity, structural condition and title status move any particular house outside them.
| Property in Habsiguda | Plot and build | Indicative price |
|---|---|---|
| Small older house, dense interior lane | 100–150 sq yd; G+1 | ₹1.0 Cr – ₹1.9 Cr |
| Original independent house, central colonies | 150–300 sq yd; G+1 or G+2 | ₹1.4 Cr – ₹3.8 Cr |
| Rebuilt G+2/G+3 with owner's floor and rental units | 150–250 sq yd | ₹2.2 Cr – ₹4.5 Cr |
| Newer duplex, wide road, campus edge or central | 200–300 sq yd; 3,000–4,500 sq ft | ₹2.6 Cr – ₹4.8 Cr |
| Residential land value, clear title | — | ₹90,000 – ₹1.5 L per sq yd |
| Monthly rent, full 3–4BHK house | — | ₹30,000 – ₹75,000 |
As a rough guide, the Nacharam edge and the low-lying Ramanthapur side trade toward the lower end of each band, the campus edge and wide central roads toward the upper end. A house priced well below its pocket almost always has a reason, most often a title gap, an unapproved floor or an awkward neighbour.
The Uppal IT corridor link: what it means for Habsiguda houses
Habsiguda's value has always rested on being near Secunderabad. Over the last decade a second support has grown: the eastern employment corridor that starts at Uppal and runs along the Warangal highway to Pocharam and Ghatkesar.
Who commutes east
Staff at the Uppal offices, the Nacharam and Mallapur industrial estates, and the Infosys and Raheja campuses at Pocharam increasingly choose Habsiguda because it gives them a short drive to work while keeping schools, hospitals and Secunderabad close. Many are mid-career professionals who rent first and buy later, which supports both the rental and the resale market for family houses.
The elevated corridor factor
The elevated corridor on the Warangal highway between Uppal and Narapally has been under construction for years and has made the eastward drive slow. Habsiguda sits just west of the works, so its own streets are not directly disrupted, but commute times to Pocharam are longer than they should be. When the corridor is finished, we expect the eastern commute to improve noticeably. We treat completion dates as indicative and never ask clients to pay today for an infrastructure benefit that is still years away.
Habsiguda versus living closer to the jobs
A buyer working at Pocharam has a real choice: a house in Habsiguda with a 30–45 minute commute and an established neighbourhood, or a gated villa in Boduppal, Peerzadiguda or Pocharam itself with a short commute and a newer but less settled environment. Our page on villas in Uppal covers the stop in between. We usually suggest that families with school-age children or elderly parents weigh Habsiguda's established services more heavily than a few minutes of commute.
Daily life in Habsiguda: schools, hospitals and travel times
| Destination | Typical time from Habsiguda | How |
|---|---|---|
| Secunderabad station | 15–25 min | Road, or metro to Secunderabad East |
| Uppal X Roads and the Uppal offices | 10–20 min | Uppal road |
| Pocharam SEZ and Infosys | 30–45 min | Warangal highway |
| HITEC City | 45–55 min | Blue Line metro |
| Cherlapally railway terminal | 20–30 min | Road via Nacharam or Mallapur |
| Rajiv Gandhi International Airport | 50–75 min | Road via LB Nagar or the ORR |
Schools: Habsiguda, Tarnaka, Uppal and Ramanthapur together offer a wide range of state-board, CBSE and ICSE schools, and Osmania University and its colleges are close by. School runs are short, which is one of the reasons families rarely leave.
Hospitals: neighbourhood clinics and multi-speciality hospitals operate in Habsiguda, Tarnaka and Uppal, and the large tertiary hospitals of Secunderabad are typically within 20–30 minutes.
Shopping and leisure: Street No. 8 handles daily needs, larger supermarkets and malls sit along the metro corridor at Uppal and toward Secunderabad, and the campus roads make for pleasant morning walks.
Keep, rebuild or joint development: the 200 sq yd question
Almost every original house in Habsiguda now faces the same question, and buyers should think about it before they buy, not after. A typical example: a 1988 G+1 house on 200 sq yd, structurally sound but tired, on a 30 ft road ten minutes' walk from the metro.
Option one: renovate and live in it
New kitchens, bathrooms, wiring, plumbing, flooring and waterproofing typically cost a fraction of a rebuild and take three to six months. The house keeps its garden and its character. This works best when the structure is sound and the family needs one large home rather than income.
Option two: rebuild as a G+2 or G+3
Demolishing and rebuilding with an owner's duplex on top and two or three rental units below can transform both value and cash flow. Construction typically costs ₹2,200 to ₹3,300 per sq ft of built area as of October 2026, and permission plus construction usually takes 12 to 18 months. What you can build depends on the plot size, road width and setbacks under the Telangana building rules applied by GHMC; our guide to building permission under TG-bPASS, GHMC and HMDA explains the approval route.
Option three: joint development with a builder
On plots of 300 sq yd or more, or where two neighbours combine, small builders offer joint development: the owner contributes the land and receives a share of the flats in a new G+4 or G+5 building. Many standalone apartment buildings in Habsiguda's interior were created this way. The deal can work well, but the agreement must be precise about the share, specifications, timelines, penalties and who pays which taxes. Our joint development agreement guide for Telangana landowners covers the clauses to insist on.
When we evaluate a Habsiguda house for a client, we price all three options. The best house to buy is often the one whose plot shape and road width keep every option open.
Approvals and legal checks for Habsiguda houses
- Title: registered deeds for at least 30 years with link documents, plus an EC searched by property and by each owner's name across the period.
- Layout status: whether the colony was an approved layout from the start or regularised later, with LRS proceedings for the specific plot where relevant.
- Building permission: GHMC sanction matched against the floors actually built; added floors and any building regularisation application disclosed and priced in.
- Land use: on the Nacharam and Mallapur edge, confirmation of residential use in the master plan and of the neighbouring plots' use.
- Lakes and drainage: on the Ramanthapur side and other low-lying streets, the survey number mapped against tank full tank level and buffer boundaries, and flood history checked.
- Government and institutional land: the Section 22-A prohibited list, and boundaries along research-campus compounds.
- Road widening: master plan lines on the Uppal road and other arterial streets.
- New projects: any villa or building project over 500 sq m or more than eight units must be registered with TS RERA; check the number on the TS RERA portal and ask for the approved plan, the landowner agreement and the occupancy certificate on completion.
Builder due diligence matters even for small rebuilds sold as new duplexes: ask for the structural engineer's design, the building permission, and proof that the landowner has been paid or has signed the development agreement.
Buying steps and charges in Habsiguda
Our standard sequence for a resale house: agree price in principle, pay a small token, commission the title report, sign a detailed agreement of sale once the report clears, arrange the loan if needed, register with the balance payment, then transfer property tax, water and electricity. For a newly built duplex sold before completion, payments follow the construction schedule in the agreement and GST applies.
| Cost item | Approximate rate | When it applies |
|---|---|---|
| Stamp duty | ~5.5% | Every sale deed, on the higher of price and market value |
| Transfer duty | ~1.5% | GHMC areas |
| Registration fee | ~0.5% | At the jurisdictional SRO |
| GST | Typically 5% | Under-construction homes only |
| TDS deducted by the buyer | 1% above ₹50 lakh | Resident seller; Section 195 for an NRI seller |
That adds up to roughly 7.5% in registration costs; verify current rates at the SRO and on the Telangana registration portal before the day. Many Habsiguda properties fall under the Uppal SRO, but some pockets toward Tarnaka belong to a different revenue mandal, so we confirm the office from each property's documents.
A worked example: the full cost of a Habsiguda house
Numbers make the decision clearer. Take an illustrative purchase, not a quote: a 1990s G+1 house on 200 sq yd in the central colonies, on a 30 ft road, agreed at ₹2.6 crore, with the government market value below the agreed price.
| Item | Illustrative amount | Comment |
|---|---|---|
| Agreed price | ₹2.60 Cr | Land at about ₹1.15 L per sq yd plus a modest value for the structure |
| Stamp duty, transfer duty and registration fee (~7.5%) | about ₹19.5 L | On the agreed price, since it exceeds market value |
| TDS deducted and deposited (1%) | ₹2.6 L | Part of the price, paid to the government on the seller's behalf |
| Legal review, EC, documentation | ₹50,000 – ₹1.5 L | Depends on how complicated the chain is |
| Renovation of a tired G+1 | ₹20 L – ₹45 L | Kitchens, baths, wiring, plumbing, waterproofing, flooring |
| Total outlay before moving in | roughly ₹3.0 Cr – ₹3.26 Cr | Excluding loan processing and advisory fees |
Three lessons follow. First, registration costs alone are close to ₹20 lakh on a house of this size, so budget them from day one rather than discovering them at the SRO. Second, a renovation budget is not optional on most original houses; a house that looks cheap against its neighbours may simply need more work. Third, if the same family instead rebuilt as a G+2 with two rental units, construction of roughly 4,000–4,500 sq ft would typically add ₹90 lakh to ₹1.5 crore, but the rental units could bring in ₹35,000 to ₹50,000 a month combined. We model both paths, with loan costs and vacancy, before a client signs an agreement of sale.
One practical point specific to Habsiguda: if the house is on the Nacharam edge or near a tank on the Ramanthapur side, add time to the purchase for land-use and lake-boundary checks. They rarely change the outcome, but when they do, it is far better to know before the advance than after.
Rental yield and resale outlook for Habsiguda
Rental demand is broad: research scholars and visiting scientists, Osmania faculty, employees heading to Uppal and Pocharam, and families who want a house near the metro. A whole house let to a single family typically yields around 2.4% to 3.2% gross. A rebuilt G+2 or G+3 with three or four rental units can reach roughly 3.6% to 4.8% gross, with more management and maintenance.
On resale, Habsiguda benefits from the same structural shortage as Tarnaka, with the added pull of the eastern job market. What we watch:
- Elevated corridor completion: a faster eastward commute would widen the buyer pool.
- Industrial relocation: each closure or relocation in Nacharam and Mallapur gradually improves the north-eastern edge.
- Redevelopment pace: steady joint-development activity supports land values for larger plots.
- Ageing stock: houses that are neither renovated nor rebuilt will keep trading at land value.
A holding period of seven to ten years suits Habsiguda, especially for buyers who plan to rebuild during that time.
Who should buy, and who should not
Habsiguda fits families who want an independent house with metro access and short school runs, professionals working in Uppal or Pocharam who value an established neighbourhood, and investors comfortable managing floor-wise lets. It is a poor fit for daily commuters to the Financial District, for buyers who want a gated villa with a clubhouse, and for anyone unwilling to inspect older structures carefully. Buyers who prefer a modern flat in the same streets should read our guide to apartments in Habsiguda.
Buying a Habsiguda house as an NRI
A good share of Habsiguda buyers are NRIs whose families have lived here for a generation, and a good share of sellers are NRI heirs. The key rules:
- What you can buy: NRIs and OCIs can buy residential and commercial property without RBI approval. Agricultural land, plantations and farmhouses are off-limits for purchase or gift; they can only be inherited.
- How to pay: through NRE, NRO or FCNR accounts or inward remittance via banking channels. Home loans from Indian banks are available to NRIs subject to income documentation.
- Registering from abroad: a property-specific power of attorney, executed abroad, attested or apostilled as required, and adjudicated in Telangana within the prescribed period.
- When the seller is an NRI: the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess, not 1%, and must obtain a TAN.
- When you sell: long-term gains have been taxed at 12.5% without indexation since 2024, and your buyer deducts TDS accordingly; a lower-deduction certificate is possible where your actual liability is lower.
- Repatriation: generally permitted for up to two residential properties bought with foreign exchange, and from NRO accounts within the USD 1 million annual limit, after tax compliance. Speak to a CA for your situation.

Frequently asked questions: villas and houses in Habsiguda
What is the price of an independent house in Habsiguda in October 2026?
Indicatively, small older houses of 100–150 sq yd range from about ₹1.0 crore to ₹1.9 crore, and original houses of 150–300 sq yd in the central colonies from about ₹1.4 crore to ₹3.8 crore. Rebuilt G+2 or G+3 houses with rental units sit between ₹2.2 crore and ₹4.5 crore, and newer duplexes on wide roads between ₹2.6 crore and ₹4.8 crore. These ranges reflect recent transactions and advisor observation, not quotes.
Which part of Habsiguda is best for a family house?
It depends on priorities rather than a single best pocket. The streets behind the research campuses on the Uppal road are the greenest and quietest and sit close to two metro stations. The central colonies around Street No. 8 offer a lively, established neighbourhood with good shops. The Tarnaka side is closer to Secunderabad. The Nacharam edge and the low-lying Ramanthapur side are cheaper but need extra checks on land use, neighbouring activity and drainage.
How does the Uppal IT corridor affect Habsiguda?
It has added a second source of demand. Staff at the Uppal offices, the Nacharam and Mallapur industrial estates and the Pocharam IT campuses increasingly rent and buy in Habsiguda for its short eastward drive and established services. The elevated corridor between Uppal and Narapally has slowed that commute for years; when it is complete, the eastern drive should improve. We treat completion dates as indicative and do not price future infrastructure into today's offers.
Should I renovate, rebuild or do a joint development on an old Habsiguda house?
Renovation suits a sound structure where the family wants one large home. Rebuilding as a G+2 or G+3 with rental units suits regular plots of 150 sq yd or more on 30 ft or wider roads, typically at ₹2,200 to ₹3,300 per sq ft of construction. Joint development with a builder suits plots of 300 sq yd or more, but the agreement must fix the owner's share, specifications, timelines and penalties. We cost all three before you buy.
What legal checks are specific to Habsiguda?
Beyond the standard 30-year title chain and EC, three local checks matter. On the Nacharam and Mallapur edge, confirm residential land use in the master plan and the use of neighbouring plots. On the Ramanthapur side and other low-lying streets, map the survey number against tank full tank level and buffer boundaries and check flood history. Along the Uppal road, check road-widening lines. Also match GHMC building permission against the floors actually built.
What rental yield does a Habsiguda house give?
A whole house let to one family typically yields around 2.4% to 3.2% gross, with rents of roughly ₹30,000 to ₹75,000 a month. A rebuilt G+2 or G+3 with three or four rental units can reach roughly 3.6% to 4.8% gross. Tenants include research scholars, Osmania faculty, employees of the Uppal and Pocharam offices and families who want metro access. Net returns are lower after property tax, maintenance and vacancy.
Can NRIs buy a house in Habsiguda?
Yes. NRIs and OCI cardholders can buy independent houses and villas in Habsiguda without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance, and can register through an adjudicated power of attorney. They cannot buy or receive by gift agricultural land, plantations or farmhouses. If the seller is an NRI, the buyer deducts TDS under Section 195 at the capital-gains rate plus surcharge and cess. Consult a CA on your tax position.
Where are Habsiguda properties registered and what does it cost?
Many Habsiguda properties are registered at the Uppal Sub-Registrar Office, but some pockets toward Tarnaka fall under a different revenue mandal, so we confirm the SRO from each property's documents. Charges are approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, about 7.5% of the higher of price and market value. On a ₹2.6 crore house that is about ₹19.5 lakh. Verify current rates before registration.
