Huzurabad sits almost exactly halfway along NH-563 between Karimnagar and the Warangal tri-city, about 35 km from each, in a flat band of canal country where paddy runs to the horizon and rice mills line the approach roads. It is a municipal town and revenue division headquarters in Karimnagar district, and for buyers it offers something unusual: the services of a mid-sized town, two larger cities within an hour in opposite directions, and plot prices well below either. If you are weighing open plots in Huzurabad, this guide sets out who approves layouts here (the Satavahana Urban Development Authority, whose area now reaches Huzurabad, alongside older DTCP layouts and municipal sub-divisions), indicative per square yard bands as of October 2026, the site risks specific to canal country, and how registration works at the Huzurabad sub-registrar office.

All figures are indicative ranges from recent transactions and advisor observation in October 2026. Plot-level prices vary with facing, road width, elevation and how far the layout has been developed.

What makes Huzurabad a plot market worth studying

Huzurabad does not have a single dominant growth story. It has several modest ones that reinforce each other.

Two cities, one town. Karimnagar to the north-west and Hanamkonda, Warangal and Kazipet to the south-east are each roughly 35 to 40 km away. People who work in either city but cannot afford, or do not want, city prices can live in Huzurabad and commute. Others keep jobs in Huzurabad and drive to the cities for hospitals, colleges and shopping. Both patterns create demand for house plots.

Canal-country farm incomes. Much of the Huzurabad division lies in the command of the Kakatiya canal of the Sriram Sagar Project, below the Lower Manair Dam near Karimnagar. Two paddy crops a year are common rather than exceptional. When the canal delivers and procurement goes smoothly, farming families have cash, and a share of it becomes town plots.

Rice mills and trade. The town's rice mills, market yard and procurement centres, together with the cotton trade at nearby Jammikunta, provide jobs and business income that do not depend on a single employer.

Families abroad. Many Huzurabad families have children in the US, the UK or the Gulf. Their remittances, and their parents' wish to build a comfortable house in town, add a steady layer of demand.

Location and connectivity: living between Karimnagar and Warangal

NH-563

The national highway linking the Warangal tri-city with Karimnagar runs through Huzurabad and is the town's spine. Most commercial activity, and the most expensive frontage, sits along it. The highway also shapes residential growth: newer layouts tend to face it or sit on link roads within a kilometre or two.

To the cities

  • Karimnagar: about 35 km north-west on NH-563, under an hour. Our guide to open plots in Karimnagar covers the city's SUDA layouts.
  • Hanamkonda and Warangal: about 35 to 40 km south-east. Compare open plots in Warangal for KUDA ventures in the tri-city.
  • Kazipet Junction: under an hour away, one of the main rail junctions on the Delhi–Chennai trunk route. Buyers who want to be near it can read our guide to open plots in Kazipet.
  • Jammikunta: about 15 km east, with a station on the Kazipet–Balharshah section and a large cotton market.

From Hyderabad

Hyderabad is roughly 165 to 180 km away, either via the Rajiv Rahadari through Siddipet and Karimnagar or via NH-163 to the tri-city and then NH-563. That puts Huzurabad beyond a comfortable weekend drive for most city buyers. Its market is regional, not metropolitan.

Where the plots are: Huzurabad road by road

The town has grown out from its old centre and market along a handful of roads, and each behaves differently.

NH-563 towards Karimnagar

The north-western stretch of the highway draws buyers who commute to Karimnagar or have family there. Layouts close to town have filled in steadily, with independent houses, a few small apartment blocks and shops along the service road. Further out, ventures are more open and prices ease.

NH-563 towards Hanamkonda

The south-eastern stretch serves people who work in the tri-city or use Kazipet Junction. Demand here is similar in character to the Karimnagar side, though it tends to attract more buyers connected to Warangal's colleges and hospitals.

The Jammikunta road

The road east to Jammikunta passes through some of the area's busiest paddy country and links Huzurabad with the cotton town's market and railway station. Layouts here appeal to traders and families with ties on that side, and plots are generally cheaper than on the highway.

Interior roads and the old town

Inside the town, vacant plots are scarce and usually come from family partitions or old houses sold for land value. They carry the highest prices per square yard and the best liquidity, and they need the most careful title work.

Village roads

On the roads into surrounding villages, you will find a mix of small approved ventures and gram panchayat "layouts". This is where low-lying former paddy plots and unclear approvals most often appear, so inspect these with particular care.

The rice-mill town: what drives local demand

Spend a morning in Huzurabad during procurement season and the economy explains itself. Tractors and lorries queue at the mills, the market yard is busy, and the town's shops, workshops and transport businesses are working flat out. That activity has three effects on the plot market.

  • Seasonal cash. Plot enquiries rise after harvest payments arrive and fall during lean months. Buyers with patience can negotiate in the off-season.
  • Business owners as buyers. Mill owners, traders and transporters buy frontage plots for godowns, showrooms and offices, which supports highway prices.
  • Labour and staff housing. Mill workers, accountants, drivers and service staff need rental housing, which gives small landlords an incentive to build on plots near the highway and the market.

The dependence on canal water cuts both ways. In a year when storage at the Lower Manair and Sriram Sagar reservoirs is low, tail-end farmers can lose the rabi crop, and the town feels it. Support from the Kaleshwaram project has been uncertain since the 2023 damage at the Medigadda barrage, so we price Huzurabad on SRSP and Manair water rather than on Kaleshwaram promises.

Approvals in Huzurabad: SUDA, DTCP, the municipality and LRS

This is where Huzurabad has changed most in recent years. The Satavahana Urban Development Authority (SUDA), based in Karimnagar, was formed in 2017 for the city and surrounding villages. A later state order expanded its limits substantially, bringing in Huzurabad, Jammikunta and Choppadandi municipalities along with a large number of villages. As we understand it, fresh layouts in Huzurabad's notified area are now processed by SUDA. Our guide on how to check a layout approval and LP number walks through verification.

SUDA layouts

A SUDA layout permission certifies land use against the applicable plan, road widths, open space and plot sizes, and requires a portion of plots to be mortgaged until the developer completes roads and drains. Ask for the LP number, the approved drawing and the release order for your plot.

Older DTCP layouts

Layouts approved by the Directorate of Town and Country Planning before SUDA's expansion remain valid approvals. Many of the ventures you will see around Huzurabad were sanctioned this way. The same checks apply, and we confirm which authority issued the LP on every file, because brochures sometimes describe a DTCP layout as SUDA-approved or the other way round.

Municipal sub-divisions

Inside the old town, plots often come from family holdings divided over the years. Approved sub-divisions with clean title and property tax records are fine. Informal divisions will need regularisation before a building permission is issued.

Gram panchayat ventures and LRS

Ventures on village roads advertised as "GP approved" are unapproved sub-divisions; gram panchayats cannot sanction layouts. Building and lending depend on the Layout Regularisation Scheme, which excludes government, assigned, ceiling-surplus and tank full tank level land. In canal country, that last exclusion bites more often than buyers expect.

RERA

New layouts above 500 sq m or with more than eight plots must be registered with Telangana RERA. Check the registration on the TS RERA portal before paying any booking amount.

Set against its neighbours, Huzurabad's fringe band sits a little below the outer corridors of Karimnagar and well below the tri-city's KUDA ventures. That gap is the town's main attraction for commuters.

Three buyer scenarios in Huzurabad

Because the town serves different kinds of buyers, it helps to see how the choice changes with purpose.

A Karimnagar or Warangal employee building a family home

Budget around ₹15 lakh to ₹25 lakh for a 200 sq yd plot. The right choice is usually an approved layout on the town fringe near NH-563, on the side of town facing the city you commute to, with houses already built and a working drainage line. Paying a little more for a settled colony saves years of living next to empty plots.

A family abroad buying for parents

Parents usually want to be close to the town centre, hospitals and relatives. A resale plot in an established colony, or a plot in a mature fringe layout within a short auto ride of the market, makes more sense than a cheaper plot in a new venture. Title work matters more here, because older colonies carry more informal family divisions.

A local trader looking for frontage

NH-563 frontage near town is the obvious target, priced for commercial use. The critical checks are highway widening and service-road notifications, the access permission for an entrance, and setbacks that may reduce usable area. A frontage plot that loses ten feet to widening is a very different purchase.

Plot sizes and layout features

  • 150 to 167 sq yd: entry plots for compact houses.
  • 200 sq yd: the standard family size.
  • 240 to 300 sq yd: for larger houses, rental floors or joint families.
  • Highway commercial plots in larger ventures.

In canal country, the details that matter most are elevation and drainage. Look at where the layout's storm water goes. Internal roads should be at least 30 ft and built on a proper base, with side drains that actually connect to an outfall. Plots should sit level with or above the road, not below it.

Site risks specific to canal country

Huzurabad's flat, irrigated landscape is pleasant to look at and demanding to build in.

  • Low-lying plots: former paddy fields converted to layouts can sit lower than surrounding roads and fields. They may flood in a heavy monsoon and need filling, which adds cost.
  • Canal and distributary land: the Kakatiya canal system and its distributaries are government land. Confirm that no part of the layout encroaches on a canal, a field channel or its banks.
  • Tank full tank level and buffers: village tanks fed by the canals carry FTL and buffer restrictions. Plots inside them cannot be regularised.
  • Soil: darker canal soils hold water and can be expansive; chalka uplands are firmer. A soil test guides the foundation design.
  • Groundwater: usually better than in dry towns, thanks to canal recharge, but quality varies. Test the water from the layout bore.

Legal checklist for a Huzurabad plot

  1. LP number, issuing authority (SUDA or DTCP) and approved drawing, with plot number, size and facing matched on the ground.
  2. Release order for your plot.
  3. NALA order showing the parent land was converted from agricultural use before plotting.
  4. A 30-year encumbrance certificate, pulled from the Telangana registration portal and read for mortgages and repeat sales.
  5. The full title chain: every deed from the first pattadar down to whoever is selling to you.
  6. Bhu Bharati history and pahanis confirming private patta land, not government, assigned or inam land.
  7. Section 22-A prohibited properties check.
  8. Canal, tank and FTL boundaries as described above.
  9. Master plan zoning under the applicable plan, including any road widening.
  10. Seller identity and POA validity, particularly where the owner lives abroad.

Registration and charges

Converted land and layout plots register at the jurisdictional Sub-Registrar Office. Huzurabad town has a sub-registrar office, and we confirm jurisdiction from the survey number before booking a slot.

On a ₹20 lakh plot, duty and fees come to roughly ₹1.5 lakh, plus document-writing and incidental costs.

Building on a Huzurabad plot

Most Huzurabad buyers build, so it pays to think about the house at the plot stage.

  • Building permission: inside municipal limits, applications run through TG-bPASS, with quick routes for smaller residential plots on approved land. An approved plot with a release order moves smoothly; an unregularised one stalls.
  • Foundations: on darker canal soils, engineers may specify deeper footings or a sand cushion; on chalka uplands, standard footings usually suffice. Base the design on a soil test.
  • Plinth height: on flat, low-lying ground, raise the plinth enough to stay above monsoon water levels on the road. It is far cheaper to do this at the start than to fix it later.
  • Water: canal recharge usually keeps borewells productive, but test water quality before relying on it for drinking; Mission Bhagiratha supply, where connected, is the better source.
  • Rental use: houses near the highway, the market and the mills rent readily to staff and small businesses.

Huzurabad compared with Jammikunta and the cities

Buyers in this part of Karimnagar district often shortlist more than one town. Jammikunta, 15 km east, has a stronger cotton-trade identity and a railway station, with plot prices broadly comparable to Huzurabad's. Karimnagar offers deeper services, SUDA layouts with more resale activity and higher prices for an equivalent location; our Karimnagar real estate guide covers the wider district. The Warangal tri-city is larger still, with higher prices and a more developed apartment and villa market. Huzurabad's case rests on being the affordable middle point between the two cities, with enough local economy to stand on its own.

Investment outlook

Supports: a position between two growing cities; canal-backed farm incomes; a busy rice-mill and trading economy; remittances from families abroad; and the planning framework that SUDA's expansion brings.

Risks: dependence on SRSP and Manair storage; flood and drainage issues on low-lying layouts; supply of village ventures; and limited resale liquidity compared with Karimnagar or the tri-city.

Holding period: seven years or more for investment, preferring approved layouts on the town fringe near NH-563. For families building soon, choose maturity over price.

Mistakes we see Huzurabad buyers make

  • Buying in the dry season without asking about the monsoon. A plot that looks perfect in April can be under water in August. Ask neighbours, look for water marks on compound walls, and visit after rain if you can.
  • Trusting the word "SUDA" on a hoarding. Verify the LP number and the issuing authority yourself; some ventures borrow the name without the approval.
  • Ignoring the field channel at the back. A narrow irrigation channel along a plot boundary is government land, and building over it causes problems at permission and resale.
  • Paying a large advance before seeing the EC. Double sales and undisclosed mortgages show up in a 30-year encumbrance certificate. Get it first.
  • Choosing price over maturity. A slightly cheaper plot in an empty venture often costs more in years of waiting, security worries and weak resale.

Who should buy in Huzurabad

Good fit:

  • Employees and professionals working in Karimnagar, the tri-city or Huzurabad itself.
  • Families abroad buying a plot to build a house for parents.
  • Traders and mill owners seeking highway frontage.

Poor fit:

  • Hyderabad buyers expecting metro-style appreciation.
  • Anyone tempted by a cheap low-lying GP plot without drainage and FTL checks.
  • Buyers who want canal farmland — see our page on agriculture land in Huzurabad.

NRI buyers

NRIs and OCIs can buy residential and commercial plots, so a NALA-converted plot in a SUDA or DTCP layout in Huzurabad is a lawful purchase. They cannot buy agricultural land, plantation property or farmhouses, nor receive them as a gift. They can inherit such land, and inherited farmland may be sold only to a resident Indian. Around Huzurabad, where wet paddy land surrounds the town, this boundary matters: a "plot" that is still agricultural in Bhu Bharati is not an NRI purchase.

  • Pay from an NRE, NRO or FCNR account or by inward remittance; keep a PAN and the full banking trail.
  • Use a power of attorney executed at an Indian consulate, then adjudicated and registered in Telangana, if you cannot attend registration.
  • On a later sale, the buyer deducts TDS under Section 195. Speak to a chartered accountant about tax and repatriation.

Open plots in Huzurabad: frequently asked questions

What do open plots in Huzurabad cost per square yard?

As of October 2026, approved SUDA or DTCP layouts on the Huzurabad town fringe typically sell for ₹7,000 to ₹13,000 per sq yd. Layouts further out on the Karimnagar, Jammikunta and Parkal-side roads sit around ₹5,500 to ₹10,000, and approved ventures in outer villages about ₹4,000 to ₹8,000. NH-563 frontage runs ₹13,000 to ₹25,000, and resale plots in established colonies ₹15,000 to ₹28,000. These are indicative ranges from recent transactions and advisor observation.

Is Huzurabad under SUDA or DTCP?

Both, depending on when a layout was approved. The Satavahana Urban Development Authority, set up in 2017 for Karimnagar, had its limits expanded by a later state order to include Huzurabad, Jammikunta and Choppadandi municipalities and many villages, so fresh layouts in the notified area go through SUDA. Layouts sanctioned earlier by DTCP remain valid. We confirm the issuing authority on every file from the LP number and approved drawing, because brochures sometimes get this wrong.

Is Huzurabad a good place to live if I work in Karimnagar or Warangal?

For many people, yes. Huzurabad is about 35 km from Karimnagar and 35 to 40 km from Hanamkonda on NH-563, so either city is under an hour away, and plot prices are well below both. The town has schools, a government hospital, private clinics, banks and markets. Choose an approved layout on the side of town facing the city you commute to, close to the highway, with houses already built.

What site risks should I check for a plot in Huzurabad?

Canal country brings particular risks. Former paddy fields converted to layouts can sit below road level and flood in heavy rain, so check elevation and where storm water drains. Make sure no part of the layout encroaches on Kakatiya canal distributaries or field channels, which are government land, and that plots are outside village tank FTL and buffer zones, which cannot be regularised. Get a soil test, because darker canal soils can be expansive.

Does canal water availability affect Huzurabad plot prices?

Indirectly. The town's economy depends on paddy grown in the Kakatiya canal command below the Lower Manair Dam. When SRSP and Manair storage is good, harvests and procurement payments are strong and plot demand rises. In low-storage years, tail-end farmers can lose the rabi crop and the market slows. Support from Kaleshwaram has been uncertain since the 2023 Medigadda barrage damage, so we price Huzurabad plots on SRSP and Manair water alone.

Should I buy a highway frontage plot on NH-563 in Huzurabad?

Only after specific checks. NH-563 frontage near town carries commercial value from traders, mill owners and showrooms, and is priced accordingly. Before buying, check for any widening or service-road notification that could take part of the plot, confirm what access permission is needed for an entrance, and work out the usable area after setbacks. A frontage plot that loses depth to widening is a very different investment from the one on the brochure.

What are the registration charges for a Huzurabad plot?

Plan for about 7.5 per cent of the higher of the sale price or government market value: roughly 5.5 per cent stamp duty, 1.5 per cent transfer duty and 0.5 per cent registration fee. Plots register at the jurisdictional sub-registrar office; Huzurabad town has one, and we confirm jurisdiction from the survey number. The 1 per cent TDS applies only above ₹50 lakh with a resident seller. Verify current rates at the SRO before payment.

Can an NRI buy a plot in Huzurabad for their parents?

Yes. An NRI or OCI can buy a residential plot on NALA-converted land in an approved SUDA or DTCP layout, in their own name or jointly with a resident parent. They cannot buy agricultural land, plantation property or farmhouses, or receive them as a gift, though inheritance is allowed. Funds must come from an NRE, NRO or FCNR account or inward remittance, and a registered power of attorney lets a relative sign. Take a chartered accountant's advice on tax.
