Bachupally is what happens when Hyderabad's western IT corridor runs out of affordable land and families keep moving north-west in search of space. A decade ago the Bachupally–Miyapur road was lined with fields and a handful of colleges. Today it is one of the city's busiest family suburbs, with gated communities, township projects, a remarkable concentration of schools and, in the gaps between them, plotted layouts running out toward Mallampet, Bowrampet and Dundigal. For buyers looking at open plots in Bachupally, the question is no longer whether the area will develop. It already has. The real question is which pocket still offers fair value, and which plots carry the paperwork to match.
This guide is built from the conversations we have with families relocating from Kukatpally, Miyapur and Hitech City, and with NRIs buying near relatives in north-west Hyderabad. It covers commute and connectivity, approvals, indicative per square yard prices as of October 2026, plot sizes, a legal checklist tuned to this belt, registration in Medchal-Malkajgiri district, the investment outlook and an honest view of who should buy here.
Why families shortlist Bachupally for a plot
Bachupally's rise has been driven by families, not speculators, and that shapes everything about the plot market here. The reasons buyers give us are remarkably consistent:
- Schools. The Bachupally–Nizampet–Pragathi Nagar belt has one of the densest clusters of CBSE, ICSE, IB and Cambridge schools in Hyderabad. Many parents choose the school first and the home second.
- A reachable commute to the IT corridor. Hitech City, Kondapur and Gachibowli are typically 25–45 minutes away depending on route and traffic, closer than most other suburbs at this price level.
- Metro within reach. Miyapur, the terminus of the Red Line, is about 5–7 km away, giving a car-free option into Kukatpally, Ameerpet and beyond.
- ORR access to the north. The ORR interchange near Mallampet and Dundigal puts the rest of the ring road, and through it the airport and the Financial District, within an expressway drive.
- Space at a lower price than the west. A plot that would be out of reach in Kondapur or Nallagandla is still possible here for many salaried households.
The trade-off is that Bachupally has become crowded in its core. The main road is congested at school hours, and fresh plots inside the established area are scarce. Value has moved outward, and so must the plot buyer.

Connectivity and growth drivers in north-west Hyderabad
Bachupally–Miyapur road and the Nizampet link
The Bachupally–Miyapur road is the area's spine, connecting to Miyapur, the Mumbai highway (NH-65) and the metro. A second route runs through Nizampet and Pragathi Nagar to JNTU and Kukatpally. Both carry heavy traffic at peak times, and road widening and junction improvements along these routes have been ongoing. When we take clients to see plots, we drive both routes so they can judge the commute for themselves.
Commute to the IT corridor
From central Bachupally, Hitech City is roughly 12–15 km by road. Outside peak hours that is about 25–30 minutes; at peak, plan for 40–60 minutes. The Financial District is typically reached via the ORR, entering at the Mallampet–Dundigal side and exiting at Gachibowli, in about 35–50 minutes. These are the numbers that decide most Bachupally purchases.
Metro and suburban rail
Miyapur metro station is the practical anchor for rail commuters, with feeder autos and cabs from Bachupally. Proposals to extend the metro further toward Patancheru and the north-west have been discussed, but nothing that would reach Bachupally is sanctioned for construction as of October 2026, so we do not price it in.
Education and institutions as growth drivers
Beyond schools, the area hosts higher-education institutions such as VNR Vignana Jyothi Institute of Engineering and Technology at Bachupally and Mahindra University's campus at Bahadurpally, along with several other engineering and management colleges toward Dundigal. These create year-round demand for housing from faculty, staff and students.
Industrial and aerospace belt to the north
Dundigal and Gandimaisamma border industrial areas and defence establishments, and the Medchal–Jeedimetla industrial belt is not far away. This mixed employment base supports demand at the outer edge of Bachupally, where IT commuters are fewer but industrial and institutional staff are many.
Approvals for Bachupally plots: reading HMDA, GP, LRS and RERA correctly
HMDA layouts
Bachupally falls under HMDA. New layouts here should carry HMDA final layout approval with a layout permit number, the required open space and roads, and the standard arrangement of plots mortgaged to HMDA until development is certified. Layout approvals and master-plan land use can be cross-checked on the HMDA website.
Older gram panchayat colonies and LRS
Much of today's Bachupally core was originally laid out as gram panchayat colonies when the area was still rural. Many were later regularised under LRS. A plot with a final LRS order is buildable and bankable; a plot with only an LRS application receipt is not. Because Bachupally colonies filled up quickly, buyers sometimes assume a plot surrounded by houses must be fine. That assumption causes most of the problems we are called in to fix.
DTCP
DTCP approvals apply outside HMDA jurisdiction and should not normally appear on a Bachupally plot. If one does, check the village and the authority carefully.
TS RERA
Any new plotted venture above 500 sq m or eight plots must register with TS RERA. Check the registration on rera.telangana.gov.in and compare the promised roads, drains, water and power with what is actually on site.
Bachupally plot prices: indicative bands per sq yd
The bands below come from recent transactions and advisor observation as of October 2026. Distance from the main road, road width, facing, and how built-up the colony is account for most of the spread.
| Pocket and plot type | Indicative range (per sq yd) | Notes |
|---|---|---|
| Resale plot in an established colony near the Nizampet–Pragathi Nagar side | ₹65,000 – ₹95,000 | Close to schools and the city; very limited supply |
| Resale plot off the Bachupally–Miyapur road, HMDA or LRS-regularised, 30–40 ft road | ₹55,000 – ₹85,000 | The heart of the market; check LRS order on older colonies |
| HMDA venture toward Mallampet or Bowrampet | ₹30,000 – ₹50,000 | Newer layouts; infrastructure maturing |
| HMDA venture toward Gandimaisamma or Dundigal | ₹18,000 – ₹30,000 | Value end; longer hold |
| Main-road commercial frontage plot | ₹1.2 L – ₹2 L | Zoning, frontage and set-backs decide value |
In practice, a 200 sq yd resale plot in a good Bachupally colony typically costs ₹1.1–1.7 crore, while the same size in a Bowrampet-side venture might be ₹60 lakh to ₹1 crore, and in a Dundigal-side venture ₹36–60 lakh. Always compare the all-in per square yard figure after corner, facing, development and amenity charges.
Plot sizes and layout features in the Bachupally belt
Because buyers here intend to build family homes, most layouts offer 150–267 sq yd plots on 30 ft and 40 ft roads, with 60 ft main roads in the larger ventures. A few older colonies have 300 sq yd plots on corners, and some gated villa-plot ventures offer larger sizes with clubhouses.
A well-developed layout should have:
- Black-top or CC roads physically laid to approved widths
- Underground drainage or properly lined storm-water drains with a working outfall
- Energised power lines and street lights
- A water source: municipal connection where available, or a common borewell and sump
- Parks and open spaces intact as per the approved plan
- In gated ventures, compound walls and security, which are welcome but do not replace approvals
Facing premiums apply here as elsewhere: east and north-facing plots typically add 5–10 percent, and corner plots another 5–10 percent. Plots opposite parks are popular with families and sell faster on resale.
The schooling belt: why it matters to plot value
In most of Hyderabad, schools follow housing. In Bachupally, housing has followed schools. The concentration of established schools along the Bachupally road, Nizampet and Pragathi Nagar means that families relocating for admissions create a steady stream of demand that does not depend on any one employer. For plot owners, this has two effects.
First, it supports resale. A plot within a short drive of a well-regarded school is easy to sell to the next family, even in a slow market. Second, it supports rentals. Families often rent for a year or two near their chosen school before buying, so a house built on a well-located plot can find tenants quickly. When we evaluate a Bachupally plot, the distance and route to the main school cluster sits alongside the commute as a core factor.
The flip side is school-hour traffic. Plots on roads that serve as school routes can be noisy and congested twice a day. A plot one or two streets back from the main school roads often offers the best balance.
Bachupally's micro-markets compared
Nizampet and Pragathi Nagar edge
The southern edge, merging into Nizampet and Pragathi Nagar, is the most established and expensive part of the belt. Plots are rare resales. Buyers here pay for proximity to Kukatpally, JNTU and the schools. For a closer look at the neighbouring market, see our guide to open plots in Nizampet.
Bachupally core
Colonies on either side of the Bachupally–Miyapur road form the core. This is where most families want to be, and where most of the older LRS colonies sit. Paperwork quality varies widely, so verification is critical.
Resale plots in the core tend to come from two kinds of sellers: original owners who bought in the early GP or LRS era and never built, and families who bought in the last decade and have since changed plans. The first group often holds older, patchier documents; the second usually has cleaner HMDA-era files but expects a stronger price. Knowing which kind of seller you are dealing with shapes both the negotiation and the depth of legal work required before an advance.
Mallampet and Bowrampet
North of the core, Mallampet and Bowrampet are where the newer HMDA ventures are. Infrastructure is good and improving, prices are well below the core, and the ORR interchange is close. This is our most common recommendation for buyers who want to build within three to five years. Our page on open plots in Bowrampet goes deeper.
Gandimaisamma and Dundigal
Further north, Gandimaisamma and Dundigal offer the lowest prices in the belt. Layouts are newer and sparser, and the buyer mix includes industrial and institutional staff. This is a longer hold, covered in our guide to open plots in Dundigal.
Bachupally plot due diligence: the checklist we use
- Approval and LP number. Confirm HMDA layout approval, or the final LRS order for older colonies, and match the plot with the sanctioned plan.
- Release letter. For plots that were in HMDA's mortgaged share, the release letter must be obtained before payment.
- Encumbrance certificate. We pull a 30-year EC from the registration department and reconcile every transaction with the link documents.
- Link documents back to agricultural title. Many Bachupally colonies were converted from farmland within the last twenty to thirty years. We trace the chain to the original pattadar and the conversion records.
- Lakes and tanks. The Bachupally–Nizampet–Pragathi Nagar area has several tanks, and enforcement against construction in lake FTL and buffer zones has been strict in recent years. We check FTL maps and nala alignments against the survey number.
- Master plan zoning. Some pockets near the main roads and the industrial edge are zoned commercial or industrial. Confirm residential use if you plan a home.
- Section 22-A and assigned land. We check the prohibited list and the history of the survey number for assigned or government land.
- Civic body and property tax. Urban local body boundaries in this belt have been reorganised more than once. We confirm which body issues building permission and that property tax is assessed and current.
- Physical verification. We measure the plot, confirm boundary stones and road width, and check that no one else is in possession.
Registration and charges for Bachupally plots
Bachupally sits on the western edge of Medchal-Malkajgiri district. Plots are registered at the sub-registrar office with jurisdiction over the revenue village, which varies across Bachupally, Mallampet, Bowrampet and Dundigal. We confirm the correct SRO for the survey number before booking a slot.
| Charge | Approximate rate | Comment |
|---|---|---|
| Stamp duty | ~4% | On the higher of consideration or government market value |
| Transfer duty | ~1.5% | Collected with stamp duty |
| Registration fee | ~0.5% | Paid at the SRO |
| Total | ~6% | Verify current rates at the SRO on the day |
| TDS | 1% above ₹50 lakh | Higher rate if the seller is an NRI |
Most Bachupally core plots cross the ₹50 lakh threshold, so TDS deduction and filing should be part of your payment plan.
Building on your Bachupally plot: permissions, water and practical costs
Most buyers in this belt intend to build, so it pays to think about construction before you buy. The land is generally firm red and mixed soil with some rock in elevated pockets toward Bowrampet and Dundigal, which keeps foundations predictable on most plots. Low-lying plots near tanks need a raised plinth and careful drainage design.
Building permission is issued by the civic body with jurisdiction under HMDA building rules. For a plot in an approved layout with a release letter, or a colony plot with a final LRS order, permission for a G+2 or G+3 family home is usually routine. Check setbacks, permitted floors and parking norms against your plot size before you finalise a design; on a 150 sq yd plot, setbacks noticeably reduce the buildable footprint.
Water supply in the core is a mix of municipal connections and borewells. Groundwater availability varies between pockets, and many households keep a borewell and sump even where municipal water exists. In newer ventures, confirm whether the layout's common water system is operational and who maintains it. Rainwater harvesting pits are increasingly expected in building plans and help recharge borewells over time.
Worked example: what a 200 sq yd Bowrampet-side plot really costs
To show how costs stack up, take a 200 sq yd plot in an HMDA venture on the Bowrampet side at an indicative ₹40,000 per sq yd.
| Component | Illustrative amount |
|---|---|
| Base plot price (200 × ₹40,000) | ₹80 lakh |
| East-facing or corner premium, if applicable (5–10%) | ₹4 – ₹8 lakh |
| Development, amenity or club charges in a gated venture | ₹1.5 – ₹4 lakh |
| Government charges (~6% of assessed market value) | About ₹4.8 lakh, depending on assessed value |
| TDS at 1% (deducted from the payment to the seller, not an extra cost) | ₹80,000 to be deposited with the tax department |
| Legal verification and advisory fee | As disclosed and agreed in writing |
The realistic outlay is usually 8–15 percent above the headline figure once premiums and duties are included. That is why we negotiate on the all-in number and insist sellers confirm every add-on in writing before the agreement of sale.
Plot or apartment in Bachupally? A quick comparison
Many families who come to us for a plot are also weighing a flat in one of Bachupally's gated communities. The choice depends on budget, timeline and how much hands-on work you want.
| Factor | Plot plus self-build | Apartment in a gated community |
|---|---|---|
| Upfront cost | Plot cost now, construction cost later | Single purchase, often with a home loan |
| Time to move in | Typically 12–24 months after purchase | Immediate for ready flats |
| Control | Full control over design and floors | Fixed layout and shared amenities |
| Long-term appreciation | Land value tends to appreciate steadily | Building depreciates; land share is small |
| Effort | Permissions, contractor management | Minimal |

Investment outlook for Bachupally plots
Bachupally's long-term case rests on demand that already exists: families anchored by schools, IT workers priced out of the west, and a steady flow of institutional and industrial staff to the north. The core is effectively built out, which supports values there, and the newer ventures toward Mallampet and Bowrampet benefit as the core's buyers spill outward.
Risks to keep in view:
- Congestion. Traffic on the main roads at school and office hours is a real cost of living here.
- Title quality in older colonies. Incomplete LRS and missing link documents are more common than buyers expect.
- Lake enforcement. Plots in or near buffers face demolition risk regardless of how long houses have stood.
- Outer-venture supply. Dundigal-side ventures may take years to fill.
For the core and the Mallampet–Bowrampet belt, a three-to-five year horizon is reasonable. For the Dundigal side, plan for five to eight years.
Is a Bachupally plot right for you?
Bachupally suits you if you:
- Work in Hitech City, Kondapur, Kukatpally or along the north-west ORR
- Are choosing your home around a school in the Bachupally–Nizampet belt
- Want to build an independent house within a few years
- Prefer a family-led market with steady resale demand
Look elsewhere if you:
- Work on the east or north side of the city, where plots in Kompally or further east may suit you better
- Need a large plot at a low price; the core is expensive and outer ventures need patience
- Dislike traffic; peak-hour congestion here is part of daily life
NRI note for Bachupally plot buyers
NRIs and OCIs can buy residential and commercial plots in Bachupally under FEMA, with payment through NRE or NRO accounts or inward remittance. They cannot buy agricultural land, plantation property or farmhouses. A registered power of attorney lets a trusted relative complete registration in India. Many of our NRI clients buy here because parents or siblings already live nearby, and they plan to build a family home over time.
When an NRI sells, the buyer deducts TDS at the higher applicable rate, and repatriation follows RBI rules. Consult a chartered accountant on tax. Our guide to NRI investment in Telangana sets out the process in detail.

Bachupally open plots: frequently asked questions
What is the current price of open plots in Bachupally?
As of October 2026, resale plots in colonies off the Bachupally–Miyapur road typically trade between ₹55,000 and ₹85,000 per sq yd, and plots near the Nizampet–Pragathi Nagar edge around ₹65,000 to ₹95,000. Newer HMDA ventures toward Mallampet and Bowrampet are around ₹30,000 to ₹50,000, and those toward Gandimaisamma and Dundigal around ₹18,000 to ₹30,000. These indicative ranges come from recent transactions and advisor observation; compare all-in prices including premiums and charges.
How far is Bachupally from Hitech City?
Central Bachupally is roughly 12 to 15 km from Hitech City by road. Outside peak hours the drive takes about 25 to 30 minutes; at peak, plan for 40 to 60 minutes via Miyapur or Nizampet and Kukatpally. The Financial District is often quicker via the ORR, entering near Mallampet or Dundigal, at around 35 to 50 minutes. Miyapur metro, about 5 to 7 km away, offers a car-free option into Kukatpally, Ameerpet and the city.
Why are Bachupally plots popular with families?
The Bachupally, Nizampet and Pragathi Nagar belt has one of Hyderabad's densest clusters of CBSE, ICSE, IB and Cambridge schools, and many families choose the school first and the home second. Combined with a manageable commute to the IT corridor, metro access at Miyapur and lower prices than Kondapur or Nallagandla, that makes Bachupally a natural choice for families who want to build an independent house. School-led demand also supports resale and rentals.
Are older colony plots in Bachupally safe to buy?
Many are, but they need careful checks. Much of the Bachupally core began as gram panchayat colonies later regularised under LRS. A plot with a final LRS order and a complete chain of link documents is buildable and bankable. A plot with only an LRS application receipt, or a gap in its title chain, is a problem even if houses surround it. We verify the LRS order, a 30-year encumbrance certificate, link documents back to the original agricultural title, and lake buffers.
Which part of Bachupally offers the best value for plots?
For most buyers who want to build within three to five years, the newer HMDA ventures toward Mallampet and Bowrampet offer the best balance of price, infrastructure and ORR access. The core and the Nizampet edge are more established but expensive, with limited supply. The Gandimaisamma and Dundigal side is the cheapest but needs a five to eight year hold. The right choice depends on your school, commute and timeline.
Do lake buffers affect plots in Bachupally?
They can. The Bachupally, Nizampet and Pragathi Nagar area has several tanks, and enforcement against construction inside lake full tank level and buffer zones has been strict in recent years. Approvals and registered deeds do not protect structures inside these zones. We check FTL maps and nala alignments against the survey number before recommending any plot near a water body, and walk the boundary on site.
What are registration charges for a Bachupally plot?
Government charges are approximately 4 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, about 6 percent of the higher of the sale consideration or government market value. Registration happens at the sub-registrar office with jurisdiction over the revenue village in Medchal-Malkajgiri district, which differs across Bachupally, Mallampet, Bowrampet and Dundigal. Most core plots exceed ₹50 lakh, so the buyer deducts 1 percent TDS. Verify rates at the SRO on the day.
Can NRIs buy plots in Bachupally?
Yes. NRIs and OCIs can buy residential and commercial plots in Bachupally under FEMA, paying through NRE or NRO accounts or inward remittance. They cannot buy agricultural land, plantation property or farmhouses. A registered power of attorney allows a trusted relative to complete registration in India. Many NRI buyers choose Bachupally because family already lives nearby. On resale, the buyer deducts TDS at the higher NRI rate, so plan tax with a chartered accountant.
