Nagole is where the Blue Line begins. From the Nagole terminus, trains run without a change through Uppal, Tarnaka, Secunderabad and Ameerpet all the way to HITEC City and Raidurg, and that single line has quietly turned a once-peripheral neighbourhood on the south bank of the Musi into one of east Hyderabad's busiest apartment markets. Around Nagole X Roads and along the roads toward Bandlaguda and Mansoorabad, new gated towers now stand beside older colonies and open parcels. For buyers looking at apartments in Nagole, the attraction is value: metro access from the first station, LB Nagar's hospitals and markets next door, and prices that are among the most accessible for a gated flat anywhere on the metro network. The complication is water. Nagole sits between the Musi and a chain of lakes, and the buffers, flood history and drainage of each site deserve as much attention as the floor plan. This guide covers the pockets, the indicative per square foot bands and ticket sizes as of October 2026, the river and lake checks, RERA and occupancy rules, and how registration works for a flat in Nagole, Hyderabad, Telangana.

We spend a lot of time on the east bank of the city, from the metro terminus and Nagole X Roads to the newer projects off the Bandlaguda road and the lanes leading down to the river. This is the honest picture we give clients before any site visit.

Why buyers are looking at apartments in Nagole

Nagole's case rests on three practical advantages and one big caveat.

  • First station on the Blue Line: the Nagole terminus usually gives you a seat toward the city and a direct ride to Secunderabad, Begumpet, Ameerpet and HITEC City.
  • LB Nagar next door: the Red Line terminus, Kamineni Hospital, the Vijayawada highway and the dense markets of LB Nagar and Dilsukhnagar are a short drive south-west across the Inner Ring Road.
  • East-side employment: Uppal, Genpact and the Pocharam IT and SEZ cluster to the north-east are reachable across the Musi via Uppal.
  • Price: gated new flats here typically sit at the lower end of what any metro-connected Hyderabad neighbourhood offers.

The caveat is geography. Nagole lies on low ground between the Musi river to the north and a series of tanks and connecting channels to the south and east. Most residential pockets are fine, but a meaningful minority of sites sit close to buffers or in drainage paths. In Nagole, the location check comes before the price negotiation, every time.

Nagole's micro-markets and what gets built in each

Nagole X Roads and the metro terminus

The area around the metro station and Nagole X Roads is the commercial and transport core, with shops, banks, clinics and older standalone apartment buildings. A few mid-sized gated projects sit on the main roads. Flats within walking distance of the terminus rent quickly to Blue Line commuters. Traffic and noise are moderate by east Hyderabad standards, improved by the flyover works at the junction, but service roads still fill up at peak hours.

The Bandlaguda road and southern colonies

South of the junction toward Bandlaguda, a large share of Nagole's newer apartment stock has come up: mid-sized and larger gated projects with clubhouses and amenities, plus standalone buildings on smaller plots. These neighbourhoods are quieter than the junction and appeal to families. Several tanks lie in this belt, so buffer checks are especially important here.

The Musi edge

North of the junction, the land falls toward the Musi river and the Nagole bridge that crosses to the Uppal side. Some apartment projects and older colonies sit within a short distance of the river. These sites usually offer the lowest prices in Nagole. They also carry the highest scrutiny: the Musi has a wide statutory buffer, the river bed and buffer have been under fresh survey as part of the state's rejuvenation plans, and odour and mosquitoes near the water are real quality-of-life factors in some seasons. Our page on apartments in Uppal covers the north bank of this stretch.

Toward Mansoorabad, Hayathnagar and the Inner Ring Road

South-west toward Mansoorabad and the Inner Ring Road, Nagole merges with the LB Nagar market, and east toward Hayathnagar the density drops and land parcels get larger. A handful of high-rise gated projects have appeared on these larger parcels. Buyers who also want quick access to the Vijayawada highway often prefer this side. The adjoining market is covered in our guide to apartments in LB Nagar.

Configurations on offer

  • Gated high-rises on larger parcels: 2 and 3 BHK flats of about 1,100 to 1,800 sq ft, with clubhouse and podium amenities.
  • Mid-sized gated projects of two to four blocks, stilt plus 5 to 10 floors, aimed squarely at first-time buyers.
  • Standalone buildings on 250 to 500 sq yd plots, mostly 2 BHK flats of 850 to 1,250 sq ft.
  • Resale flats from the 2005–2018 period, often near the junction and in the southern colonies.

Nagole apartment prices per sq ft and ticket sizes, October 2026

The bands below are drawn from recent transactions and advisor observation in Nagole and its immediate surroundings. They are indicative. Within any band, the flat's distance from the metro, its floor and facing, the builder, the construction stage and, in Nagole especially, the site's drainage and buffer position all move the number.

SegmentIndicative price per sq ft (saleable)Typical ticket size
New gated high-rise, larger parcels near the metro or IRR₹6,000 – ₹7,5002 BHK ₹66 L – ₹88 L; 3 BHK ₹88 L – ₹1.3 Cr
New mid-sized gated project, Bandlaguda side₹5,100 – ₹6,2002 BHK ₹54 L – ₹72 L; 3 BHK ₹72 L – ₹98 L
New standalone building₹4,400 – ₹5,4002 BHK ₹40 L – ₹62 L
Resale gated flat, 5–15 years₹4,200 – ₹5,7002 BHK ₹45 L – ₹66 L; 3 BHK ₹62 L – ₹88 L
Resale standalone flat, 15+ years₹3,600 – ₹4,6002 BHK ₹33 L – ₹50 L
Rental configurationIndicative monthly rent
2 BHK, standalone building₹12,000 – ₹17,000
2 BHK, gated community₹16,000 – ₹22,000
3 BHK, new gated high-rise₹21,000 – ₹30,000

Expect a visible discount, often 10% to 20%, on otherwise comparable flats that sit close to the river or a lake edge, or in lanes that waterlogged in recent monsoons. That discount is not automatically a bargain. Sometimes it fairly prices a manageable risk; sometimes it under-prices a serious one. Our job is to tell you which.

Getting around from the Blue Line terminus

Metro

The Blue Line from Nagole runs west through Uppal, Habsiguda and Tarnaka, then Secunderabad, Paradise and Begumpet, interchanges with the Red Line at Ameerpet, and continues through Jubilee Hills, Madhapur and HITEC City to Raidurg. It is a long ride to the IT corridor, often around an hour end to end, but it is a single seat with no interchange. For Secunderabad, Begumpet and Ameerpet, it is about as good as public transport gets in Hyderabad. Metro proposals for later phases have included links from the Nagole and LB Nagar side toward the airport; treat these as possibilities rather than reasons to pay more today.

Road

  • To LB Nagar and the Red Line: a short drive across the Inner Ring Road, typically 10 to 20 minutes.
  • To Uppal, Genpact and the Warangal highway: across the Musi via the Nagole bridge, typically 10 to 20 minutes.
  • To Pocharam and the Infosys campus: via Uppal and the Warangal highway, typically 30 to 45 minutes.
  • To the ORR: via the Vijayawada highway to the Pedda Amberpet interchange, typically 20 to 30 minutes.
  • To the airport: typically 45 to 65 minutes via LB Nagar and the Inner Ring Road, or via the ORR.

Daily life in Nagole: schools, hospitals and markets

Nagole benefits from sitting between two established hubs. Schools of several boards are spread across Nagole, Bandlaguda, LB Nagar and Uppal, and the coaching and junior-college cluster of Dilsukhnagar and LB Nagar is close by, which suits families with teenage children. For healthcare, residents use local clinics and mid-sized hospitals, with Kamineni Hospital and other larger hospitals in LB Nagar typically 10 to 20 minutes away.

Day-to-day shopping happens at Nagole X Roads, supermarkets on the main roads and the larger markets of LB Nagar and Dilsukhnagar. Nagole is not a lifestyle destination, and it does not pretend to be. What it offers is everyday convenience at a moderate price, with the metro as the link to everything else.

Civic infrastructure varies by pocket. Main roads have improved substantially in recent years, but some interior lanes remain narrow, and older drainage struggles in heavy rain. Water supply in established colonies is municipal, supplemented by borewells and tankers in dry months. Newer gated projects typically combine municipal supply, borewells and storage. Ask for recent water and tanker bills in any resale building, and for new projects ask how many borewells have been drilled and what the municipal connection status is.

Musi river and lake buffers: the Nagole due-diligence file

This is the most important section for any Nagole buyer. The Musi runs along Nagole's northern edge, and a chain of tanks and their connecting channels lies across the Bandlaguda, Nagole and LB Nagar belt. During the extreme rainfall of October 2020, several low-lying colonies in the wider south-east, including areas around LB Nagar, Saroornagar and Hayathnagar, flooded, in some cases for days. Many of those colonies had been built decades ago on or close to lake beds and drainage paths.

What the rules say

  • Lake FTL and buffer: construction within a lake's notified full tank level is prohibited, and a buffer zone beyond it is restricted, typically 30 metres for larger lakes and 9 metres for smaller ones.
  • River buffer: the Musi carries a wider buffer than ordinary lakes. The state's Musi rejuvenation plans have involved fresh surveys of the river bed and buffer, and structures found within them have faced action. For any project near the river, the boundary documentation must be precise.
  • Nalas: storm-water channels carry their own buffers depending on width. A site that backs onto a nala should show clear setbacks on the sanctioned plan.

What we actually check

  • The developer's lake, river and nala clearances, and the HMDA lake records on the HMDA website.
  • The site's elevation relative to the approach road, and the level of the stilt or basement.
  • Silt or water marks on compound walls, and the condition of the storm-water drain outside the gate.
  • Conversations with long-time residents and shopkeepers about 2020 and subsequent monsoons.
  • For basements, whether pumps and sumps are sized for a cloudburst, not an ordinary rain.

Plenty of Nagole sites pass these checks cleanly, especially on higher ground near the metro and the Inner Ring Road. When a site does not, we say so plainly, even if it means losing a sale.

Five questions to put to any Nagole developer before booking

Sales teams in the east are usually well rehearsed on amenities and payment plans. These questions shift the conversation to the things that decide whether a Nagole flat holds its value.

  1. Where exactly is the nearest lake, nala or river edge, and what is the measured distance from our boundary? Ask to see it marked on the sanctioned layout, not a marketing map.
  2. What is the finished ground level of the site relative to the road, and how was it decided? A developer who raised the site deliberately will be able to explain why.
  3. How is storm water handled inside the campus, and where does it discharge? Look for rainwater harvesting pits, recharge wells and a drain that connects to a functioning public outlet.
  4. Is the municipal water connection sanctioned, applied for or merely planned? The answer affects running costs for years.
  5. Which banks have approved the project, and has any lender declined it? Lenders do their own technical and legal checks, and a refusal tells you something.

Clear, documented answers to all five are a good sign. Vague answers, or a promise to share documents only after booking, are a reason to pause.

RERA, OC and title checks for Nagole apartments

New and under-construction projects

  • TS RERA registration is mandatory for projects on more than 500 sq m of land or with more than eight units. Check the number, promoter, sanctioned floors and units, completion date and quarterly updates on rera.telangana.gov.in. Small standalone projects below the threshold give you less protection.
  • Building permission from GHMC for most of Nagole, or HMDA and the relevant municipality toward Hayathnagar. Match your tower and floor to the sanctioned plan.
  • Title: a 30-year encumbrance certificate, link documents, the development agreement, and confirmation the land is not on the Section 22-A prohibited list, not government or assigned land, and outside river, lake and nala buffers.
  • Mortgage release, UDS and parking: written into the agreement, with a numbered covered slot. Open parking should generally remain a common area.

Resale

  • Occupancy certificate: confirm it exists. Some older standalone buildings in Nagole were occupied without one.
  • Deviations: extra floors or enclosed balconies beyond the sanctioned plan.
  • Chain of title back to the builder's first sale and the original land documents.
  • Society health: no-dues letter, sinking fund, lift and pump condition, property tax receipts.

Charges, payment plans and loans for a Nagole flat

Cost itemApproximate amount (we verify on the day)
Stamp dutyAbout 4% of market value or agreed value, whichever is higher
Transfer dutyAbout 1.5%
Registration feeAbout 0.5%
GST, under-construction flats5% on construction value; nil on ready flats with OC
Parking, clubhouse, legal and documentationTypically ₹1.5 L – ₹4.5 L, project-specific
Corpus and advance maintenance12–24 months of maintenance plus a corpus in gated projects
TDS by buyer1% where price exceeds ₹50 L (resident seller)

Stamp duty, transfer duty and registration fee together come to roughly 6% in urban Telangana, and market values and rates are revised from time to time, so we verify current figures before signing; see registration.telangana.gov.in for official guidance. Nagole sits close to revenue boundaries between Medchal-Malkajgiri and Rangareddy districts, so the mandal, district and jurisdictional SRO depend on the exact survey number. We confirm all three for every property before you pay an advance.

Many Nagole flats fall close to the ₹50 lakh TDS threshold; if your price exceeds it, you deduct and deposit 1% TDS. Construction-linked plans are standard in new projects, typically 10% to 20% at booking and agreement. Under RBI norms banks lend 90% of value for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above, so Nagole's ticket sizes often keep first-time buyers in the higher LTV slabs. As of October 2026, salaried borrowers with good credit typically see rates in roughly the mid-7% to 9% band.

New project or resale: the Nagole decision

  • Resale works for buyers who want to be close to the metro terminus, need to move quickly and are comfortable checking OC, deviations and flood history. A good resale flat can offer more space for the money than a new launch.
  • New construction works for buyers who want gated amenities, plan to hold for a decade, or are buying from abroad and value RERA timelines and modern drainage design.
  • Avoid any flat, new or old, where the river, lake or nala boundary cannot be clearly reconciled with the documents, regardless of price.

Rental yield and appreciation outlook in Nagole

Nagole's moderate prices support solid yields. Gross rental yields on gated flats typically fall around 3.4% to 4.3% a year as of October 2026, among the higher figures on the metro network. Tenants include Blue Line commuters to Secunderabad and Ameerpet, students and staff of the LB Nagar and Dilsukhnagar education hub, and east-side IT and services employees.

Appreciation has been steady, driven by the metro, the maturing of LB Nagar and Uppal, and the gradual eastward spread of employment. Potential catalysts include a sanctioned airport metro link from the Nagole and LB Nagar side, completion of road works around the Inner Ring Road and the Uppal corridor, and successful Musi rejuvenation, which could turn the river edge from a liability into an amenity over the long term. Risks include flood-affected pockets that carry a lasting price penalty, new supply competing for the same first-time buyers, and uncertainty for projects close to the river while surveys continue. A holding period of seven to ten years is sensible.

NRI buying guide for Nagole flats

NRIs and OCIs can buy residential apartments in Nagole without RBI approval and with no limit on the number of properties; FEMA restricts only agricultural land, plantations and farmhouses.

  • Pay through banking channels only: inward remittance or NRE, NRO or FCNR accounts.
  • NRI home loans are available for approved projects, with EMIs from NRE or NRO accounts.
  • For remote registration, execute a specific POA abroad, have it attested at the Indian consulate or apostilled where applicable, and adjudicated in Telangana within the prescribed period.
  • Keep PAN, passport and overseas address proof ready.
  • On a future sale, the buyer deducts TDS at the applicable capital-gains rate plus surcharge and cess. Plan your tax position with a chartered accountant.

For NRIs, the flood checks matter doubly, because you will not be there in the monsoon to see the site yourself. We provide video walkthroughs in season and document the drainage picture for you. Our NRI guide to buying villas and apartments in Hyderabad covers the full process, and the NRI investment guide for Telangana explains how a metro-side flat fits a wider plan.

Who Nagole is right for

  • First-time buyers who want a gated flat on the metro at one of the lowest entry prices in the city.
  • Commuters to Secunderabad, Begumpet and Ameerpet who value a seat from the first station.
  • Families who want LB Nagar's hospitals and schools nearby without LB Nagar's density.
  • Investors targeting above-average yields from a broad tenant base.

Nagole is a weaker fit for buyers who need a short daily drive to the Financial District, who want a green, low-density setting, or who are tempted by a cheap river-edge flat without wanting to look closely at the buffer documents.

Frequently asked questions: Nagole apartments

What does a 2 BHK flat cost in Nagole?

As of October 2026, a new 2 BHK in a gated high-rise near the Nagole metro or the Inner Ring Road typically costs ₹66 lakh to ₹88 lakh. In mid-sized gated projects on the Bandlaguda side, expect roughly ₹54 lakh to ₹72 lakh, and new standalone buildings usually offer 2 BHK flats at ₹40 lakh to ₹62 lakh. Resale gated 2 BHK flats five to fifteen years old often trade between ₹45 lakh and ₹66 lakh. These are indicative; add about 6% for registration and GST if under construction.

Is Nagole the last stop on the Blue Line?

Yes. Nagole is the eastern terminus of the Blue Line, which runs through Uppal, Tarnaka, Secunderabad, Begumpet and Ameerpet to Madhapur, HITEC City and Raidurg. Boarding at the first station usually means a seat during the morning peak, and there is no interchange needed to reach HITEC City. The ride to the IT corridor is long, often around an hour end to end, but it is predictable. For commuters to Secunderabad, Begumpet or Ameerpet, Nagole is one of the most convenient bases in the east.

Are Nagole apartments safe from flooding?

Many are, but Nagole needs more careful checking than most areas. It lies between the Musi river and a chain of lakes and channels, and during the extreme rainfall of October 2020 several low-lying colonies in the wider south-east flooded. We check river, lake and nala buffers against the developer's clearances and HMDA records, compare building levels with the road, look for silt marks and talk to long-time residents. Sites on higher ground near the metro and Inner Ring Road usually pass cleanly; some river-edge sites do not.

How does the Musi rejuvenation affect flats near the river in Nagole?

The state's Musi rejuvenation plans have involved fresh surveys of the river bed and its buffer, and structures found within them have faced action. For apartments close to the river, this means the boundary documentation must be precise and reconcile cleanly with the buffer. In the long term, a successful rejuvenation could turn the river edge into an amenity and lift values. In the short term, uncertainty can weigh on prices and resale for projects very close to the water, so we approach those sites cautiously.

What rental yield can a Nagole flat earn?

Gross rental yields on gated flats in Nagole typically fall around 3.4% to 4.3% a year as of October 2026, helped by moderate purchase prices. A 2 BHK in a gated community usually rents for ₹16,000 to ₹22,000 a month, a standalone 2 BHK for ₹12,000 to ₹17,000, and a new 3 BHK high-rise flat for ₹21,000 to ₹30,000. Tenants include Blue Line commuters, students and staff of the LB Nagar education hub, and east-side IT employees. Net yields are lower after maintenance and vacancy.

Should I choose Nagole or Uppal for a flat?

Both sit on the Blue Line and are priced similarly. Uppal, on the north bank of the Musi, is closer to Genpact and the Pocharam IT cluster and has a longer-established residential base, but Uppal X Roads is congested. Nagole, on the south bank, is the first station on the line, is next door to LB Nagar's hospitals and markets, and has more new gated stock, but needs more careful flood and buffer checks. Your workplace and your tolerance for due diligence usually decide it.

Which SRO registers Nagole flats?

Nagole sits close to revenue boundaries between Medchal-Malkajgiri and Rangareddy districts, so the mandal, district and jurisdictional sub-registrar office depend on the exact survey number. We confirm all three for every property before you pay an advance. Stamp duty is approximately 4%, transfer duty about 1.5% and the registration fee about 0.5%, roughly 6% of market or agreed value, whichever is higher. Rates are revised from time to time, so we verify them at the SRO before signing. Under-construction flats also carry 5% GST.

Can NRIs buy apartments in Nagole?

Yes. NRIs and OCIs can buy residential apartments in Nagole without RBI approval and without a limit on the number of properties. Payment must come through banking channels, from abroad or via NRE, NRO or FCNR accounts, and NRI home loans are available for approved projects. A specific power of attorney attested at an Indian consulate or apostilled, then adjudicated in Telangana, allows remote registration. Because flood checks matter here, we provide monsoon-season video walkthroughs. Consult a chartered accountant on tax.
