Agriculture & Farm Land in Kompally, Hyderabad
Little true farm land remains inside Kompally, but a 5–25 km ring along NH-44, towards Dundigal and Shamirpet, offers real choice. Indicative per-acre ranges, water and title checks, and a costed two-acre farm budget.
- Kompally sits about 6 km south of the ORR Medchal exit on NH-44; most farm land lies 5–25 km out
- Agricultural land registers at the mandal Tahsildar office (Dundigal-Gandimaisamma, Quthbullapur, Medchal or Shamirpet); converted land at the Quthbullapur or Medchal SRO
- Borewells of 500–1,000 ft are common; test groundwater quality given the area's industrial history
- Red sandy and gravelly soils over granite suit mango, guava, custard apple, nurseries and fodder
- Typical parcels: 2–5 acre patta farms and 10–20 gunta plots in gated farm ventures
| What | Indicative range | Note |
|---|---|---|
| Agricultural parcels within ~5 km of Kompally | ₹6 Cr – ₹12 Cr per acre | indicative, Oct 2026; priced as development land |
| Interior farm land 5–12 km out, village BT road | ₹2.5 Cr – ₹5 Cr per acre | indicative, Oct 2026 |
| Main road frontage, 5–12 km out | ₹5 Cr – ₹10 Cr per acre | indicative, Oct 2026; zoning-dependent |
| Farm land 12–25 km out (north of Medchal, interior Shamirpet) | ₹1.2 Cr – ₹2.8 Cr per acre | indicative, Oct 2026 |
| Farm plots in gated farm ventures within 25 km | ₹10 L – ₹20 L per gunta | indicative, Oct 2026 |
Ranges reflect recent transactions and advisor observation as of 2026-10. Always verify against the sub-registrar market value and the specific parcel.
Kompally is a villa-and-apartment suburb on NH-44, roughly 6 km south of the Outer Ring Road's Medchal exit and a short run up the highway from Suchitra Circle. So why does anyone search for agriculture land in Kompally? Because thousands of families who already live in Kompally, Alwal, Bowenpally and Secunderabad want a farm they can reach in 20–40 minutes, and the land that answers that need lies just beyond Kompally's built-up edge: the red uplands towards Dundigal and Gowdavalli, the villages along the highway past Medchal, and the greener stretch towards Shamirpet. This guide is honest about how little true farm land remains inside Kompally itself, maps the realistic catchment by distance, gives indicative per-acre ranges as of October 2026, and walks through the checks that matter in a belt shaped by industry, defence land and fast urbanisation.
Why Kompally families look for agriculture land nearby
Kompally grew on the back of HMDA-approved layouts, gated villa communities and mid-rise apartments. Its residents tend to be business owners from Secunderabad, professionals working in the north and north-west of the city, and second-generation families who moved out of the old city cantonment areas. Many of them have roots in farming districts, and a common brief we hear is simple: "We want two or three acres with a borewell, some mango trees and a small shed, close enough that we can go on a Sunday morning and be back for lunch."
There is also a practical reason this demand concentrates in the north. Families in Kompally already know the highway, the dhabas, the mechanics and the market towns along it. Buying farm land on familiar roads, where a relative or trusted driver can check on the property midweek, removes much of the anxiety that comes with owning land in a distant district. Proximity is not only about weekend convenience; it is the cheapest form of security for an agricultural asset, because land that is visited often is land that is rarely encroached.
That brief is achievable from Kompally, but not in Kompally. The suburb's own land has largely been converted, plotted and built. What Kompally offers is a launch point: NH-44 north, the ORR in both directions, and link roads west to Dundigal and east to Shamirpet. Within a 25 km radius you have more choice of farm land than almost anywhere else on the city's edge, and you can pick the trade-off between distance and price that suits you.
The honest picture: how much farm land is left in Kompally itself
Very little. The villages that made up the old Kompally area, together with Pet Basheerabad, Dulapally and Gundlapochampally nearby, are now urban. Where you still see a field or a mango grove between gated communities, it is usually one of three things:
- Development land held by a family or builder that is still technically agricultural in the revenue record but is priced on its residential potential, often at figures that make no sense for farming.
- Land with a title or zoning problem: a lake buffer, a government claim, a family dispute or a forest boundary that has kept it from being developed.
- Institutional or defence-adjacent land with restrictions that make private purchase complex.
If someone offers you "agriculture land in Kompally" at a farm-land price, slow down. It is either outside Kompally in practice, or there is a reason it has not been built on. Our job is to tell you which.
Location and connectivity: reaching your farm from Kompally
Kompally's position on NH-44 is its great advantage. From Suchitra Circle the highway runs north through Kompally, past the ORR interchange and on to Medchal town, then towards Toopran and the Medak district. The distances that matter for a farm buyer:
- ORR Medchal exit: about 6 km from Kompally. From here the ring road connects to Gachibowli and Hitech City in roughly 30–40 minutes outside peak hours, which is why west-side IT families sometimes consider this belt too.
- Medchal town: about 14 km north on NH-44.
- Dundigal and Gowdavalli side: 8–15 km west and north-west by link roads, past the Air Force Academy area.
- Shamirpet: about 15–20 km north-east by the ORR or local roads, near the Rajiv Rahadari towards Karimnagar.
- Secunderabad: 15–18 km south; traffic at Suchitra, Bowenpally and the cantonment is the real constraint. An elevated corridor on NH-44 out of Secunderabad has been sanctioned; if and when it is completed, Kompally's southern commute should improve, but we would not price that into farm land today.
The Regional Ring Road's proposed northern arc runs through the Toopran–Gajwel belt, roughly 30–40 km north of Kompally. It is far enough away that it should not be the reason you buy a weekend farm in the Kompally catchment.
Distance rings: where the farm land actually is
We find it more useful to think about the Kompally catchment in rings rather than village names, because price, character and paperwork change with distance.
Ring 1: within about 5 km of Kompally
Almost all urban or about to be. Any agricultural parcel here is effectively development land. Buy only if you understand you are buying a development play, and be prepared for HMDA zoning, NALA, layout approval and possibly a joint development negotiation down the line.
Ring 2: about 5–12 km out
The sweet spot for most Kompally weekend-farm buyers. This takes in parts of Bahadurpally's interior, Gagillapur, the Dundigal and Gowdavalli side and the villages just north of the ORR on the highway. Holdings are smaller and more fragmented, borewells are deep, and you will see a mix of orchards, nurseries, farmhouses and small industrial sheds. Our separate guides to agriculture land in Dundigal and farm land in Bowrampet cover the western side of this ring in detail.
Ring 3: about 12–25 km out
This is where genuine farming resumes: the villages north of Medchal town along NH-44, and the interior of the Shamirpet mandal. Holdings of 3–10 acres are easier to find, prices step down meaningfully, and the countryside feels like countryside. See our guides to farm land in Medchal and agriculture land in Shamirpet.
Soil, water and what grows within reach of Kompally
The north of Hyderabad sits on the Deccan granite. Soils are mostly red sandy loam and gravelly red soil on the uplands, with heavier dark soils in the low ground near village tanks. Rock outcrops and sheet rock appear on many hillocks, which is why you will find quarries in parts of the belt and why some fields that look flat have shallow topsoil over rock.
Groundwater depth
Borewells are the main source. Depths of 500 ft to 1,000 ft are common in Ring 2, slightly shallower in parts of Ring 3 near restored tanks. Yields are unpredictable from one field to the next, so we always ask for a working demonstration in the dry months and, where the land has no borewell, recommend a geophysical survey before you commit to a price that assumes water.
Groundwater quality: a Kompally-specific check
North Hyderabad has a long industrial history. Industrial estates such as Jeedimetla, and the Bollaram and Gaddapotharam belts further west, have historically been associated with groundwater and lake contamination concerns. Not every field nearby is affected, and many are perfectly fine, but if you plan to grow food, keep animals or drink the water, get a laboratory test for heavy metals, total dissolved solids and chemical indicators before purchase. It costs little and answers a question most buyers never think to ask.
What grows
Mango, guava, custard apple, sapota, coconut and lemon on the orchard side; vegetables, fodder grass and maize in the fields. Several plant nurseries and flower growers operate in Ring 2 because of the proximity to city buyers. Paddy is limited to land near tanks.
Indicative price bands for farm land around Kompally
These ranges are based on recent transactions and advisor observation as of October 2026. They are not quotes. Approach road, frontage, water, shape, zoning and title quality can move any single parcel well outside a band.
| Location and parcel type | Indicative range | Notes |
|---|---|---|
| Ring 1: agricultural parcels within about 5 km of Kompally | ₹6 Cr – ₹12 Cr per acre | Priced as development land, not farm land |
| Ring 2: interior farm land, 5–12 km, village BT road | ₹2.5 Cr – ₹5 Cr per acre | Fragmented holdings, deep borewells |
| Ring 2: main road frontage | ₹5 Cr – ₹10 Cr per acre | Zoning decides the upper end |
| Ring 3: farm land 12–25 km out (north of Medchal, interior Shamirpet) | ₹1.2 Cr – ₹2.8 Cr per acre | Larger holdings, more genuine farming |
| Farm plots in gated farm ventures within 25 km | ₹10 L – ₹20 L per gunta | Typical plot 10–20 guntas; check title structure |
For context, Kompally's HMDA-approved residential plots trade at around ₹14,000–₹25,000 per sq yd. An acre is 4,840 sq yd, so you can see why any land with conversion potential near Kompally is priced closer to plot values than farm values. If you are actually looking for a residential plot, our page on open plots in Kompally is the better starting point.
Budgeting a two-acre weekend farm from Kompally
Price per acre is only the first line of the budget. Here is how a typical Kompally family's two-acre Ring 2 or Ring 3 farm adds up once you include the costs that brokers rarely mention. Every figure is an indicative range as of October 2026 and depends heavily on the specific parcel.
| Budget line | Indicative range | Comment |
|---|---|---|
| Land, 2 acres (Ring 3 interior) | ₹2.4 Cr – ₹5.6 Cr | Ring 2 would roughly double the lower end |
| Stamp duty, transfer duty and registration | About 6% of market value | Verify on the day; may be higher for some categories |
| Legal due diligence and survey | ₹50,000 – ₹1.5 L | Independent advocate plus licensed surveyor |
| Boundary fencing (chain-link or stone posts with barbed wire) | ₹4 L – ₹10 L | Depends on perimeter and specification |
| New borewell with pump, if needed | ₹2 L – ₹5 L | Deeper bores and failed attempts push this up |
| Drip irrigation and saplings for an orchard | ₹2 L – ₹4 L | Government horticulture subsidies may apply to farmers |
| Simple farm shed or caretaker room | ₹6 L – ₹15 L | Subject to zoning and local body permission |
| Caretaker and upkeep | ₹15,000 – ₹30,000 per month | A resident caretaker is the best anti-encroachment measure |
Two lessons come out of this table. First, the "extras" for a usable weekend farm can add 10–20% to the land cost in Ring 3, which is why a slightly cheaper parcel that already has a fence, a working borewell and a power connection can be the better buy. Second, the running costs are real. A farm that nobody visits for six months tends to lose saplings, collect dumped debris and invite boundary creep from neighbours. If your family cannot commit to regular visits, budget for a good caretaker from the first month, not after something goes wrong.
We prepare this kind of costed budget for every shortlisted parcel, so that you compare total cost of ownership rather than headline price per acre. It also helps settle the common debate in Kompally families between a gated farm venture, where many of these costs are bundled into the per-gunta price, and an independent patta parcel, where you control the spending but also carry the effort.
Types of parcels a Kompally buyer will be offered
Patta farm land in Ring 2 or Ring 3
Our default recommendation. A clear patta in one or two survey numbers, a passbook, a clean record of rights and a 30-year encumbrance trail. Two to five acres is the most common brief. In Ring 2 you may need to assemble two adjoining survey numbers from different owners to reach that size, which doubles the title work but can produce a better-shaped parcel with stronger road frontage.
Gated farm ventures
Very common in this catchment because the target customer, a Kompally or Secunderabad family, wants convenience. Expect boundary fencing, internal roads, saplings, a caretaker and sometimes a clubhouse. The questions to ask: is your extent separately surveyed and recorded in your name, or are you buying an undivided share; who owns the internal roads and common areas; and what does the maintenance agreement actually oblige the developer to do.
Orchards with farmhouse structures
Older weekend farms built in the 1990s and 2000s come up for resale. They often have a structure that was built without any permission. That does not make the land unsaleable, but it is a factor in price and future risk.
Nursery and horticulture plots
Smaller parcels with shade-net structures or nursery beds, useful if you want an income-generating use from day one.
"Farm land" that is really development land
In Ring 1, and increasingly in parts of Ring 2, sellers price on residential potential. If you are paying for that potential, make sure the HMDA zoning supports it.
Legal checklist for agriculture land in the Kompally catchment
The full Telangana checklist applies. The Kompally catchment adds a few items because of its industrial, defence and urban history.
- Pattadar passbook and record of rights: the seller's name, survey number and extent must match on the passbook and on Bhu Bharati, the successor to Dharani. Historical records were visible on dharani.telangana.gov.in; we verify on the current live record.
- Pahani and 1B history: read at least the last 15–20 years for changes in cultivator or classification.
- 30-year encumbrance certificate: land near Kompally has often been mortgaged to fund development or business needs.
- Complete link documents: sale, partition, gift and succession records back to the original pattadar.
- Survey and FMB / tippan: a licensed surveyor checks the boundary against the village map. Urbanising villages are full of informal boundary shifts.
- NALA status: confirm the land is still agricultural (if buying as farm land) or properly converted (if the seller says it is).
- Section 22-A prohibited list: government, endowment, wakf and assigned lands cannot be registered.
- Assigned land: land assigned to landless families cannot be sold. It is surprisingly common in the fringe villages.
- GO 58/59 regularised land: plots on government land regularised in the urban fringe are conditional non-agricultural titles, not farm land.
- ULC and ceiling legacy: some land in north Hyderabad was subject to urban land ceiling proceedings in the past. Check whether any surplus declaration affects the survey number.
- Forest boundaries: notified forest blocks exist in parts of north Hyderabad, including around the Dulapally side. A survey against the forest boundary is essential for land on the edges.
- Defence land and airfield restrictions: the Air Force Academy at Dundigal and other defence establishments in the north have boundaries and, near airfields, height and construction restrictions. Check before you plan a farmhouse.
- Lake FTL and buffer: many cheruvus and kuntas in the area have been encroached. Never buy inside a full tank level.
- HMDA master plan land use: this determines what you can build and whether conversion is realistic. We check it on HMDA records for every parcel.
- Court cases and heirs: confirm there are no pending suits and that every legal heir is a party to the sale.
Registration and charges for farm land near Kompally
Where you register depends on the mandal and the classification of the land. Agricultural land in Telangana is registered at the Tahsildar office of the mandal where the survey number sits, with the Tahsildar acting as joint sub-registrar and mutation processed in the same system. Parcels in the Kompally catchment typically fall under the Dundigal-Gandimaisamma, Quthbullapur, Medchal or Shamirpet mandals, so the Tahsildar office varies with the village. Non-agricultural property, including converted land and approved plots, is registered at the jurisdictional sub-registrar office, usually Quthbullapur or Medchal for this belt. We confirm the jurisdiction and the current Bhu Bharati procedure before booking a slot.
| Item | Approximate figure | What to know |
|---|---|---|
| Stamp duty | ~4% | On the higher of sale price and government market value |
| Transfer duty | ~1.5% | Paid with stamp duty |
| Registration fee | ~0.5% | Composite charges can be higher for some categories |
| Mutation | Nominal | Linked to the registration workflow for agricultural land |
| Due diligence costs | Varies | Advocate, surveyor, water test |
The roughly 6% total is a planning number; we verify current rates on the day of registration at the Tahsildar office or SRO. Details of official charges are published at registration.telangana.gov.in. Land this close to municipal limits may not count as rural agricultural land for income tax, which affects TDS and future capital gains; consult a chartered accountant.
Who should buy farm land from a Kompally base, and who should not
Strong fit
- Kompally, Alwal and Secunderabad families wanting a Sunday farm: Ring 2 and Ring 3 deliver a 20–45 minute drive.
- Retired professionals planning a farm-and-garden life: close to hospitals in Kompally and Secunderabad, far enough for open space.
- Hobby horticulturists and nursery operators: the city market is right there.
- Long-horizon land holders: willing to hold for a decade, pay for clean title and good approach, and accept slow years.
Weak fit
- Buyers who want a large, contiguous, cheap holding. Go to Siddipet, Medak or Nalgonda districts instead.
- Anyone who wants "farm land in Kompally" at a farm price inside Ring 1. It rarely exists cleanly.
- Investors expecting a guaranteed doubling. Nothing in land is guaranteed.
- Buyers who will not test water quality in an area with an industrial past.
NRI note for agriculture land near Kompally
NRIs and OCIs cannot buy agricultural land, plantation property or a farmhouse in India under FEMA. They can inherit it from a resident and hold it. A gift of agricultural land to an NRI is generally not permitted without specific approval, so avoid any arrangement presented as a workaround. Many NRI families with roots in Kompally choose an approved villa or plot instead: look at villas in Kompally or approved plots, and read our guide to NRI agriculture land rules in Telangana. A resident family member can buy farm land in their own name with their own funds; do not route NRI money into it. For tax, speak to a CA experienced with NRIs.
How NRR Estates helps Kompally buyers
We are advisors, and our fee is fixed in writing before you commit. For Kompally buyers, our process is designed around limited weekend time:
- Ring-based shortlist: we agree a drive-time limit with you first, then shortlist parcels within it.
- Batched site visits: three or four parcels in one morning, with the approach road, borewell, neighbours and tank proximity checked on the spot.
- Title, zoning and restriction checks: record of rights, pahanis, 30-year EC, link documents, 22-A, assigned land, forest, defence and HMDA land use, reviewed by an independent advocate.
- Survey and water testing: a licensed surveyor for boundaries and a laboratory test for water quality.
- Negotiation and paperwork: price based on documented facts, then slot booking, registration and mutation until your passbook is updated.
We will also tell you plainly when a parcel near Kompally is development land dressed up as farm land.
Frequently asked questions about agriculture land in Kompally
Is there any agriculture land left in Kompally itself?
Very little. Kompally and its neighbouring villages have largely been converted into HMDA layouts, gated villa communities and apartments. Fields that remain between developments are usually held for development and priced on residential potential, or they carry a title or zoning problem such as a lake buffer, a government claim or a forest boundary. Realistic farm land for Kompally residents starts roughly 5 km out, towards Dundigal, Gowdavalli and the villages beyond the ORR, and becomes genuinely agricultural about 12–25 km away near Medchal and Shamirpet.
What does farm land near Kompally cost per acre?
Based on recent transactions and advisor observation as of October 2026, interior farm land 5–12 km from Kompally typically trades at ₹2.5–5 crore per acre, with main road frontage at ₹5–10 crore. Further out, 12–25 km away in the villages north of Medchal and interior Shamirpet, ranges fall to about ₹1.2–2.8 crore per acre. Agricultural parcels within 5 km of Kompally are priced as development land at ₹6–12 crore. These are indicative ranges; approach, water, zoning and title change the figure for any parcel.
Which office registers agricultural land near Kompally?
Agricultural land in Telangana is registered at the Tahsildar office of the mandal where the survey number lies, with the Tahsildar acting as joint sub-registrar and mutation handled in the same workflow. Around Kompally that can be the Dundigal-Gandimaisamma, Quthbullapur, Medchal or Shamirpet mandal office, depending on the village. Converted land and approved plots go to the jurisdictional sub-registrar office, usually Quthbullapur or Medchal. We confirm jurisdiction and the current Bhu Bharati procedure before booking your registration slot.
Why should I test groundwater quality near Kompally?
North Hyderabad has a long industrial history, with estates such as Jeedimetla and the Bollaram belt further west historically linked to groundwater and lake contamination concerns. Many fields in the catchment are perfectly fine, but if you plan to grow vegetables, keep cattle or use the water at a farmhouse, a laboratory test for heavy metals, dissolved solids and chemical indicators is a small cost against a large risk. We recommend it as standard for parcels within the industrial influence zone before any price is finalised.
Are there defence or forest restrictions near Kompally farm land?
Possibly, depending on the parcel. The Air Force Academy at Dundigal and other defence establishments in north Hyderabad have boundaries and, near airfields, restrictions on building heights and construction. Notified forest blocks also exist in parts of the area, including around the Dulapally side. A licensed surveyor should check the parcel against forest and defence boundaries, and we review applicable restrictions before you plan any farmhouse or structure. Land touching these boundaries often looks cheap for exactly this reason.
Is a gated farm venture better than buying patta land near Kompally?
It depends on how much effort you want to put in. Farm ventures bundle fencing, internal roads, saplings and a caretaker into the per-gunta price, which suits busy families. Independent patta land gives you stronger, simpler title and usually a lower total cost, but you manage the borewell, fencing and upkeep yourself. The key risk with ventures is title structure: check whether your extent is separately recorded in your name or is an undivided share, and who owns the common areas and roads.
Can NRIs buy agriculture land near Kompally?
No. Under FEMA, NRIs and OCIs cannot purchase agricultural land, plantation property or a farmhouse in India. They can inherit agricultural land from a resident and hold it. A gift of agricultural land to an NRI is generally not permitted without specific approval, so avoid any arrangement offered as a workaround. A resident family member can buy in their own name with their own funds. NRIs who want property in the Kompally area usually choose approved villas or residential plots, and should take advice from a CA on taxation.
How far is farm land near Kompally from Gachibowli?
Using the ORR, the Medchal exit is about 6 km from Kompally and roughly 30–40 minutes from Gachibowli and Hitech City outside peak hours. Farm land in the 5–12 km ring around Kompally is therefore about 45–60 minutes from the western IT corridor, and parcels north of Medchal or in interior Shamirpet are typically 60–75 minutes away. For west-side families, it is worth comparing this belt with the western farm corridors, but for anyone living in north Hyderabad or Secunderabad, the Kompally catchment is considerably closer.
