Villas in Kandukur are still a small, early market, and anyone selling them as a finished suburb is ahead of the facts. Kandukur is a Rangareddy district mandal centred on Kandukur X Roads, about 12 km south of the ORR's Tukkuguda exit on the Srisailam highway (NH-765), and it sits at the heart of the region the state now calls Future City, on land that was earlier earmarked for Hyderabad Pharma City. What you can buy here today is mostly villa plots in approved ventures, a handful of early gated villa projects near the highway, and independent houses around the X Roads. What you are really buying, in every case, is a stake in whether roads, institutions and jobs arrive on the timeline the announcements suggest. This guide explains the formats, indicative prices as of October 2026, the approval picture under the new development authority, and how to think clearly about infrastructure-dependence risk before you commit.
We are not trying to talk anyone out of Kandukur. Some of our most patient clients have bought here with clear eyes. But the right villa purchase in Kandukur looks very different from the right purchase in Tukkuguda or Adibatla, and the difference is worth understanding before the first site visit.
Why buyers look at villas in Kandukur
The first reason is price. Approved land near Kandukur X Roads typically costs a fraction of comparable land at Tukkuguda, a 20-minute drive north. That gap lets buyers consider much larger villa plots, often 400–1,000 sq yd, at the cost of a standard plot closer to the ORR. For families who want a spacious home with a garden on approved residential land, that is a real attraction.
The second reason is the Future City plan. The state has publicly committed to a new planned region south of the ORR, with a skills university, technology and data-centre zones, health and sports facilities, residential townships and green zones. The Young India Skills University campus at Meerkhanpet, within Kandukur mandal, has come up and functions in phases, which makes it the most tangible anchor so far. A dedicated development authority has been constituted to plan the region, and a proposed wide greenfield road from the ORR near Raviryal is meant to become its spine.
The third reason is the highway. The Srisailam highway already gives Kandukur a direct, mostly uncongested run north to the ORR, the airport and south Hyderabad. That road exists today, and it is the one piece of infrastructure we price in fully.

What is actually for sale: Kandukur's villa formats and pockets
Around Kandukur X Roads and the highway
The most liquid pocket. Independent houses built by local owners and small builders, a few gated villa projects in their first phases, and approved ventures within about 2 km of the X Roads or the highway. Daily services, buses and the mandal offices are close. If you want to live in Kandukur rather than hold land here, this is where to start.
Villages near announced Future City sites
Ventures in and around villages that feature in Future City announcements, such as the Meerkhanpet side, are marketed heavily on proximity to planned institutions. Some have good internal roads; many are still gravel. Prices here reflect expectation more than present use, and the zoning and acquisition checks are most important.
Interior villages 4–8 km off the highway
Larger, cheaper villa plots in newer ventures, typically reached by narrower roads. These are land-bank purchases dressed as villa plots. They can make sense for a buyer with a long horizon, but very few people will build and live here in the next few years.
The Yacharam and Kadthal fringe
Further east and south, towards the Nagarjuna Sagar highway side and Kadthal, land is mostly agricultural. Villa products here are rare, and many "villa" offers turn out to be farm plots in managed ventures. Read our guide on what to check in managed farmland schemes if you are being offered one.
Formats you will be offered
- Villa plot in an approved venture: 300–1,000 sq yd, to build on yourself, sometimes with an optional construction package from the developer.
- Early gated villa: 167–267 sq yd, 2,000–3,000 sq ft, in projects whose first phase is under construction or recently delivered.
- Independent house near the X Roads: 150–200 sq yd, owner- or small-builder-built.
- Farm plot or "farm villa" on agricultural land: not a residential villa at all; see the NRI and legal notes below.
Indicative villa and villa-plot prices in Kandukur
These bands reflect recent transactions and advisor observation as of October 2026. They are indicative ranges, and in a speculative market they can move quickly in either direction with each announcement. Distance from the highway, approach road, approval status and developer delivery record matter more than the brochure.
| Product and pocket | Typical size | Indicative price range |
|---|---|---|
| Independent house near Kandukur X Roads | 150–200 sq yd, 1,500–2,200 sq ft | ₹60 lakh – ₹1.0 crore |
| Early gated villa, near the highway | 167–267 sq yd, 2,000–3,000 sq ft | ₹85 lakh – ₹1.6 crore |
| Large villa plot plus new construction (all-in) | 400–1,000 sq yd plot, 2,800–4,000 sq ft home | ₹1.1 crore – ₹2.6 crore |
| Approved villa plot within about 2 km of the X Roads or highway | — | ₹18,000 – ₹32,000 per sq yd |
| Approved villa plot 4–8 km off the highway | — | ₹10,000 – ₹18,000 per sq yd |
| Built-up rate, gated villas | — | ₹4,200 – ₹6,500 per sq ft |
Notice how much of a Kandukur villa's value is construction rather than land. On a 200 sq yd plot at ₹22,000 per sq yd, the land is about ₹44 lakh; a 2,400 sq ft home built to a good specification adds more than that again. That is unusual for a "Future City" purchase and worth remembering: the part of your money that depends on the region's growth is the land, while the building depreciates like any structure. Price the two separately.
Infrastructure dependence: the risk you are actually buying
Every villa market depends on infrastructure to some degree. Kandukur depends on it more than any other villa market we advise on around Hyderabad, because most of the reasons to live here in ten years do not yet exist. We list the dependencies for clients explicitly.
| Dependency | Status as of October 2026 | How we treat it |
|---|---|---|
| Srisailam highway (NH-765) | Built and in use; improvements ongoing | Fully priced in |
| Skills university at Meerkhanpet | Campus functioning in phases | Real anchor; modest premium for nearby villages |
| Future City development authority | Constituted with notified jurisdiction | Determines approvals and zoning; check each survey number |
| Greenfield radial road from the ORR | Announced; acquisition and works at different stages along its length | Frontage on a built road is valuable; frontage on a drawn line is a bet |
| Metro towards Future City | Proposed; approvals and funding pending | No premium for at least a decade |
| Piped water, sewerage, hospitals, schools at scale | Limited today; planned with the region | Assume you will rely on borewells and drive for services |
The practical question we ask every client is simple: would you still be happy with this villa if the greenfield road and the new city took ten years longer than announced? If the answer is yes, because the home works for you on today's highway and today's services, buy with confidence. If the answer is no, you are buying a headline. Our Future City and Pharma City land guide tracks what has and has not progressed.
Three ways the next decade could go
- Announcements arrive roughly on time: the greenfield road opens, more institutions follow the skills university, and villa plots near the X Roads and the new corridor re-rate well. Early buyers do well.
- Slow and partial delivery: the road opens in stages over many years and institutions arrive gradually. Prices drift up with the wider city but trail Tukkuguda and Maheshwaram. Buyers who bought for use are fine; buyers who overpaid on headlines wait.
- Major plans change shape: as happened when Pharma City was reworked, components are relocated or rescoped. Villages that relied on a specific announced project stall; those on the highway hold up best.
We do not pretend to know which will happen. We do advise structuring a Kandukur purchase so that the second scenario is acceptable to you.
Villa plot and build, or an early gated villa?
Because villa plots dominate supply, most Kandukur buyers face this choice.
Buying a plot and building gives you a large plot, full design control and a home built to your specification. It also puts the contractor, cost and supervision risk on you, and you may be among the first houses in a quiet venture for several years. It suits families who will actually live here, who can visit the site weekly, and who value space over a ready community.
Buying an early gated villa means a compound wall, security and neighbours sooner, and a developer who handles construction. It also means delivery risk, 5% GST on under-construction units, and dependence on a developer who may be relatively new. Check the project on the TS RERA portal, compare promised and actual progress, and visit the developer's earlier work.
A worked build budget
Take a 500 sq yd approved villa plot about 2 km from the X Roads at ₹20,000 per sq yd, or about ₹1 crore of land. Government charges at roughly 7.5% add about ₹7.5 lakh. A 3,000 sq ft villa built to a good mid-range specification at ₹2,500–₹3,200 per sq ft adds ₹75 lakh to ₹96 lakh. Architecture, structural design, building permission, a borewell, compound wall, landscaping and independent supervision typically add another ₹8–15 lakh. The all-in figure therefore lands around ₹1.9 crore to ₹2.2 crore, and construction usually takes 14–20 months after permission. These are indicative figures as of October 2026. The point of the exercise is that roughly half of the money goes into a building whose value tracks construction costs, not Future City headlines.
Holding the plot without building is a land investment, not a villa purchase. If that is your plan, compare carefully with open plots in Kandukur, where the price bands and approval checks are covered in depth, and keep the plot fenced, mutated and inspected.
FCDA, HMDA, DTCP and GP: who approves a villa in Kandukur
The approval picture in Kandukur changed when the Future City development authority was constituted. Villages inside its notified area are planned and regulated by that authority; neighbouring villages remain with HMDA or DTCP. During the transition, files, layout numbers and master plans can be split across bodies.
- Authority and date: confirm which body approved the layout and that it had jurisdiction over that village on that date. A gram panchayat layout in a notified planning area is not a substitute for proper approval.
- Layout permit and release: check the layout permit number, the approved plan and the release of mortgaged plots. HMDA approvals can be cross-checked on the HMDA website; for the Future City authority, we verify with its office.
- Zoning: a new authority means a new master plan. Confirm the latest notified land use, and whether any part of the plot is reserved for roads, utilities or institutions.
- Acquisition: confirm the survey number is not part of land acquired or notified for the original pharma project, Future City institutions or road corridors. Acquired land is government land; anyone selling it to you is mistaken or misleading you.
- GP layouts and LRS: Kandukur has a large stock of gram panchayat layouts from the Pharma City wave. LRS can regularise an eligible plot, but it does not create the roads, open spaces or amenities a layout lacks.
- Building permission, RERA and OC: sanctioned plans for any villa, TS RERA registration for gated projects above 500 sq m or eight units, and an occupancy certificate before final payment.
- Title: 30-year EC, link documents, NALA conversion, Section 22-A list and assigned-land status, which is common across the former pharma footprint.
Daily life and commute from Kandukur
Kandukur X Roads has shops, banks, clinics, government offices and schools serving the surrounding villages, and TGSRTC buses run along the highway. For hospitals with specialist care, larger schools and shopping, residents drive to Tukkuguda, Shamshabad, Balapur or LB Nagar. Water comes mainly from borewells, so ask about yields and summer supply at every venture. Mobile coverage is generally adequate near the highway and patchier in interior villages.
The character of the place is still rural. Evenings are quiet, the nearest multiplex is a drive away, and neighbours in a new venture may be few for several years. Some buyers love exactly that; others find it isolating once the novelty fades. Spend a weekday evening and a Sunday in the area before deciding which group you belong to.
| From Kandukur X Roads to | Off-peak (indicative) |
|---|---|
| ORR Tukkuguda exit | 15–20 min |
| Rajiv Gandhi International Airport | 25–30 min |
| Maheshwaram town | 15–20 min |
| Gachibowli / Financial District via ORR | About 60 min |
| Chandrayangutta / south Hyderabad via Pahadi Shareef | 45–60 min |
Buying process and registration charges
Converted plots and villas in Kandukur mandal register at the sub-registrar office with jurisdiction over the village, which we confirm from the survey number on the registration department portal before booking a slot. Unconverted agricultural land registers at the Kandukur Tahsildar office, a reminder that farm plots are a different product altogether.
| Charge | Approximate rate | Notes |
|---|---|---|
| Stamp duty | ~5.5% | On the higher of consideration and government value |
| Transfer duty | ~1.5% in municipal areas | In gram panchayat villages, common here, no transfer duty but registration fee about 2% |
| Registration fee | ~0.5% | Total around 7.5% either way |
| GST, under-construction villa | 5% without input credit | 1% for qualifying affordable homes; not on completed villas with OC or on plots |
| TDS (Section 194-IA) | 1% | Above ₹50 lakh from a resident seller; does not apply to rural agricultural land |
Rates and government values change, so we verify current figures at the SRO on the day of registration.
Rental yield and resale outlook
Rental demand in Kandukur is thin today. Houses near the X Roads let mainly to local professionals, teachers and staff of nearby institutions for roughly ₹12,000–₹22,000 a month, and the few completed gated villas for ₹18,000–₹30,000. Gross yields of around 1.5–2.5% are typical, and vacancy can be long. Do not buy here for rent.
Resale depends almost entirely on the region's progress. Villas and plots near the highway and the X Roads with clean approvals have the widest buyer pool; interior ventures have the narrowest, and you will compete with developers' unsold stock. Plan for a hold of at least seven to ten years, and only commit money you will not need before then.
Who should consider a Kandukur villa, and who should not
Kandukur suits families who want a large home on approved land and are happy to drive for specialist services; staff of the skills university and future institutions; and patient buyers with a decade-long view who can afford to leave the money untouched. It does not suit buyers who need rental income, who may have to sell within a few years, who want a fully serviced gated community today, or who would be under financial strain if the greenfield road were delayed. If you recognise yourself in the second list, a completed villa closer to the ORR is the safer choice.
NRI guide to buying a villa in Kandukur
NRIs and OCI cardholders can buy residential villas and approved residential plots in Kandukur without RBI permission. They cannot purchase agricultural land, plantations or farmhouses, and cannot receive them as a gift; they may only inherit them. In Kandukur, where farm plots and "farm villas" are marketed side by side with residential ventures, this is critical: confirm the land is NALA-converted and part of an approved residential layout. Our NRI agriculture land rules for Telangana explain the restriction, and our NRI villa and apartment guide covers the buying process.
- Fund plot, construction and charges only through NRE, NRO or FCNR accounts or inward remittance, and keep every bank record.
- Use a property-specific power of attorney, attested or apostilled abroad and adjudicated in Telangana, for registration and site supervision.
- For build-your-own villas, budget for an independent engineer's periodic inspections; remote construction without supervision is where NRI projects go wrong.
- Repatriating the money after a sale is generally possible up to the foreign exchange brought in, but only for two residential properties in all.
- On resale, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024, and a lower-deduction certificate is possible. Consult a chartered accountant.
How NRR Estates helps you buy a villa in Kandukur
We are advisors, not a listing portal, and our fee is disclosed in writing before any commitment. In Kandukur our main role is to map each shortlisted survey number against the facts: who governs it, what it is zoned for, whether any part is reserved or acquired, and what exists on the ground today.
- A shortlist built around your purpose: living here, building later, or long-term holding.
- Site visits covering approach roads, water, occupancy and the land around each venture.
- Verification of authority approvals, zoning, acquisition records, RERA, 22-A and assigned-land status.
- Price benchmarking against registered sales, with an honest view of how much premium the announcements justify.
- Registration, mutation and, for build-your-own buyers, introductions to architects and independent site engineers.
If a more established community suits you better, compare villas in Maheshwaram or villas in Tukkuguda, both closer to the ORR. If what appeals to you is land rather than a home, see agriculture land in Kandukur, remembering that it is for resident buyers only.
Kandukur villas and villa plots: frequently asked questions
What does a villa in Kandukur cost?
As of October 2026, independent houses near Kandukur X Roads typically cost ₹60 lakh to ₹1 crore, and early gated villas near the highway about ₹85 lakh to ₹1.6 crore. Buying a large approved villa plot and building a new home usually totals ₹1.1 crore to ₹2.6 crore, depending on plot size and specification. Approved villa plots range from roughly ₹10,000 to ₹32,000 per sq yd by distance from the highway. These are indicative ranges from recent transactions and advisor observation.
Is Kandukur a good place to buy a villa because of Future City?
Future City could transform Kandukur, but most of what would make it a mature villa location, including the greenfield road, further institutions, metro and large-scale civic services, is not yet built. The Srisailam highway and the skills university at Meerkhanpet are the tangible anchors today. Kandukur suits buyers who want a large home on approved land and can hold for seven to ten years. It does not suit those who need rental income or a quick resale.
Should I buy a villa plot or an early gated villa in Kandukur?
A villa plot gives you more land and full design control, but you carry construction and supervision risk and may be among the first homes in a quiet venture. An early gated villa brings a compound wall, security and neighbours sooner, but adds delivery risk and 5% GST on under-construction units. Either way, verify the approving authority, zoning and RERA status. If you only plan to hold land without building, treat it as a plot investment and compare accordingly.
Who approves villa layouts in Kandukur now?
Villages inside the notified area of the Future City development authority are planned and regulated by that authority, while neighbouring villages remain with HMDA or DTCP. During the transition, files and master plans can be split across bodies. Confirm which authority approved the layout, that it had jurisdiction on that date, and that the latest land use allows residential building. A gram panchayat layout in a notified planning area is not a substitute for proper approval.
How do I check that a Kandukur villa plot is not on acquired land?
Check the survey number against the Section 22-A prohibited properties list, the Dharani or Bhu Bharati record and mandal-level acquisition records, and ask the Tahsildar's office about any preliminary notifications for the original pharma project, Future City institutions or road corridors. Land the state has acquired is government land, whatever paperwork a seller shows. We also overlay announced road alignments on the survey map, because a plot on an alignment can lose part or all of its extent.
Can I rent out a villa in Kandukur?
Rental demand is thin today. Houses near the X Roads typically let to local professionals, teachers and institutional staff for about ₹12,000 to ₹22,000 a month, and the few completed gated villas for ₹18,000 to ₹30,000. Gross yields of roughly 1.5 to 2.5% are typical, and vacancies can be long. Demand may grow as Future City institutions open, but we advise clients not to buy in Kandukur for rental income.
Can NRIs buy villas or villa plots in Kandukur?
NRIs and OCI cardholders can buy residential villas and approved residential plots in Kandukur, paying through NRE, NRO or FCNR accounts or inward remittance. Under FEMA they cannot purchase agricultural land, plantations or farmhouses, or receive them as a gift; they may only inherit them. Because farm plots and so-called farm villas are sold alongside residential ventures here, confirm NALA conversion and an approved residential layout before booking. Consult a chartered accountant on tax when you eventually sell.
What are the registration charges for a Kandukur villa?
Converted plots and villas register at the sub-registrar office with jurisdiction over the village, which we confirm from the survey number; agricultural land registers at the Kandukur Tahsildar office. Charges total about 7.5% of the higher of price and market value: roughly 5.5% stamp duty plus 1.5% transfer duty and 0.5% registration fee in municipal areas, or a 2% registration fee without transfer duty in gram panchayat villages. Add 1% TDS above ₹50 lakh for converted property. We verify rates on the day.
