Nagole is where the Blue Line of the Hyderabad Metro begins, on the south bank of the Musi, and for house buyers that single fact has rewritten the map of east Hyderabad. Anyone searching for villas in Nagole is usually looking at one of four things: an older independent house in a settled colony near Nagole X Roads, a rebuilt G+2 with rental floors within a short walk of the station, a new independent duplex on a 150–200 sq yd plot in the Bandlaguda or Mansoorabad lanes, or one of the small gated villa communities that have come up on the larger parcels toward Kuntloor. This guide sets out, as of October 2026, how each of these segments is priced, what the river and lake buffers mean for a house here, the approval questions that come with older plotted colonies, the commute and daily-life picture, and how NRIs can buy or sell a Nagole home.
NRR Estates is a Hyderabad advisory rather than a listing portal. We walk the colony, read the documents and tell you what we would do with our own money, and our fee is disclosed in writing before you commit.
Why villas in Nagole make sense for east-side families
Nagole was, until the metro opened in 2017, a quiet in-between neighbourhood: too far east to be LB Nagar, too far south to be Uppal, and mostly known for the bridge across the Musi. The terminus changed its position. A family living in a Nagole independent house can now board a train at the first station, take a seat, and reach Tarnaka, Secunderabad, Begumpet, Ameerpet and the HITEC City stretch without a single change. Very few independent-house markets in Hyderabad can offer that.
- A guaranteed seat at the terminus: the Blue Line runs from Nagole through Uppal and Secunderabad to Raidurg. Starting at the first station matters on a line that fills up by Uppal during peak hours.
- Inner Ring Road access: the IRR links Nagole south to LB Nagar and the Vijayawada highway, and north across the river to Uppal and the Warangal highway.
- Independent-house prices still within reach: land here is well below the western corridor, and an independent house on its own plot remains a realistic goal for salaried families.
- LB Nagar next door: Kamineni Hospital, the Red Line terminus, wholesale and retail markets and the coaching belt are typically 10–20 minutes away.
- Room to grow outward: the Bandlaguda and Kuntloor side still has larger parcels, which is where most of the new gated villa supply is appearing.
The trade-offs are just as specific. Nagole is low-lying ground between the Musi and a string of tanks, so drainage and buffer position decide a house's value as much as its finish. Interior roads in older colonies are narrow. And large gated villa communities with clubhouses are rare inside Nagole proper; most buyers who want that product end up further east.
Nagole's housing pockets and the gated villa question
We describe belts and product types rather than naming private projects. Nagole's independent-house market falls into four broad pockets, each with its own logic.
Nagole X Roads and the metro core
Around the junction and the station, plots are smaller, often 100–167 sq yd, and many original houses have been rebuilt as G+2 or G+3 buildings with an owner's floor and rental units, sometimes with shops on the ground floor facing the main road. This is a landlord's market. Buyers here pay for walking distance to the train, and the land under the house is usually worth more than the structure.
Bandlaguda and the colonies toward Kuntloor
East of the junction, along the road that runs past Bandlaguda toward Kuntloor, the colonies were laid out later and on larger plots. This is the busiest area for builder-built independent duplexes, usually G+1 with a terrace room on a 150–200 sq yd plot, and it is where the handful of small gated villa communities near Nagole sit. Note that this Bandlaguda, beside Nagole, is a different place from Bandlaguda Jagir on the Gandipet side of the city; documents and brochures sometimes blur the two.
Mansoorabad, Fathullaguda and the lake-side lanes
South and south-east toward Mansoorabad, the ground is threaded with tanks and channels that once fed the Musi. Plotted colonies here range from well-drained, orderly streets to low-lying lanes that took water in heavy rain. Price spreads within a single colony can be wide, and the best-value houses are often one road away from the worst-drained ones.
The riverward stretch
North of the junction the land falls toward the river and the Nagole bridge. Houses here have the shortest drive to Uppal and the Warangal highway, but they also sit closest to the river's statutory buffer and to the Musi riverfront programme, which we discuss below.
Gated villas: what exists and where
Inside Nagole proper, gated villa projects tend to be compact, often fewer than fifty homes on a parcel of a few acres, with a gate, a small park and perhaps a modest clubhouse rather than a full township. Larger gated villa communities are found beyond, along the Kuntloor road toward Hayathnagar and the Pedda Amberpet ORR exit, and across the river toward Peerzadiguda and Boduppal. If an amenity-rich community is the priority, it is worth comparing with villas in Hayathnagar and villas in Boduppal before settling on Nagole.
Indicative villa and house prices in Nagole, October 2026
The ranges below come from recent transactions and advisor observation as of October 2026. They are indicative, not quotes. Road width, approval status, drainage, plot shape and the age of the structure move individual properties outside these bands.
| Property type | Typical size | Indicative ticket |
|---|---|---|
| Older independent house, settled colony | 150–250 sq yd; G+1 | ₹1.0 Cr – ₹2.2 Cr |
| Rebuilt G+2/G+3 with rental floors, within about 1 km of the metro | 120–200 sq yd | ₹1.6 Cr – ₹3.0 Cr |
| New independent duplex, Bandlaguda / Mansoorabad side | 150–200 sq yd; 2,000–2,800 sq ft | ₹1.2 Cr – ₹2.2 Cr |
| Villa in a compact gated community, Nagole–Kuntloor road | 167–267 sq yd; 2,400–3,400 sq ft | ₹1.5 Cr – ₹2.6 Cr (about ₹6,500 – ₹8,500 per sq ft built-up) |
| Plot value, colonies within about 1 km of the metro | — | ₹85,000 – ₹1.3 L per sq yd |
| Plot value, LRS-regularised colonies, Bandlaguda / Mansoorabad | — | ₹55,000 – ₹85,000 per sq yd |
| Monthly rent, full 3–4 BHK independent house or villa | — | ₹25,000 – ₹48,000 |
Two patterns are worth knowing. First, for older houses near the metro the price is essentially land value plus a small amount for a structure that will probably be rebuilt, so compare per sq yd, not per sq ft. Second, houses in low-lying lanes or with unresolved layout regularisation trade at a visible discount, sometimes 15–25% below a comparable house on higher ground with clean papers, and banks are more cautious about lending on them.
What a budget buys in Nagole
- Around ₹1.2–1.5 crore: an older G+1 on 150–180 sq yd in an established interior colony, or a new duplex on 150 sq yd in the outer Bandlaguda lanes.
- Around ₹1.8–2.2 crore: a new duplex on 200 sq yd on a 30 ft road, or a villa in a compact gated community.
- Above ₹2.4 crore: a rebuilt rental building close to the station, or a larger gated villa with a corner or park-facing plot.
The Musi, the tanks and the buffer check
No Nagole buying decision should be made without a water-body check. The neighbourhood lies between the Musi to the north and a chain of tanks and feeder channels to the south and east. In the heavy rains of October 2020, several colonies in this part of the city were waterlogged, and buyers have priced elevation and drainage carefully ever since.
Two developments have raised the stakes further. HYDRAA, the Hyderabad disaster-response and asset-protection agency, has enforced lake full tank level (FTL) and buffer boundaries actively since 2024, and the state's Musi rejuvenation and riverfront programme has involved surveys of structures in the river bed and its buffer. Where a house sits relative to those lines can affect whether it can be rebuilt, mortgaged or sold.
Our water-body routine for a Nagole house
- Plot the survey number against official FTL and buffer maps for the nearest tanks and against the river buffer.
- Trace the nearest nala and confirm the house is not built over or beside a natural drain that has been narrowed.
- Compare the plinth level with the road and with neighbouring plots; a house a metre below the road is a warning sign.
- Look for flood marks on compound walls and ask two or three neighbours how the lane fared in 2020 and in the last monsoon.
- Check whether any notice has been served on the colony under the river or lake programmes.
Our guide to lake FTL and buffer zones in Hyderabad explains why a building permission alone does not protect a structure that falls inside a protected boundary.
Builder duplexes and compact gated villas: reading the product
Most new villa-type supply in Nagole is not a large RERA township. It is one of two products, and each needs a different set of checks.
The builder duplex on an individual plot
A small builder buys a few adjoining plots in a colony, often under a development agreement with the landowners, and builds a G+1 duplex on each, sold with its own sale deed. You own a defined plot outright, there is no large maintenance bill, and you can inspect the finished house before you pay. The risks lie in the details: whether each house has its own building permission and matches it, whether the landowner has joined or authorised the sale, whether the foundation and waterproofing are sound, and whether the drainage and water connections exist or are just promised.
The compact gated villa community
Where a developer builds a gated community on a single parcel, with common roads, a compound wall and shared amenities, it will usually exceed the TS RERA threshold of 500 sq m or eight units and must be registered. Check the registration number, its validity and the quarterly updates on the TS RERA portal. Ask for the HMDA or GHMC layout and building approvals, the occupancy certificate for completed villas, the plot or undivided-share arrangement in the sale deed, and the association's maintenance terms.
A note on per sq ft quotes
Gated villas around Nagole are often quoted per sq ft of built-up area, while independent houses trade on land. A 3,000 sq ft villa on 200 sq yd at ₹7,500 per sq ft and a duplex of 2,600 sq ft on the same plot size can carry a similar ticket for very different reasons. We break every quote into land, construction and amenity components so you can compare like with like.
Plotted colonies, LRS and the paperwork of an older house
Much of Nagole was divided decades ago, under gram panchayat and later municipal administration, before the area became part of GHMC. Some colonies were laid out with formal approvals; many began as subdivisions of agricultural land that were later regularised, or are still awaiting regularisation under the Layout Regularisation Scheme. Processing of LRS 2020 applications resumed in 2025, and plenty of Nagole owners applied.
For a buyer, the layout status decides whether you can get a building permission for a rebuild, whether a bank will lend, and how quickly you can resell. Before we discuss price on any older Nagole house we confirm:
- The layout's status for the specific plot: approved, regularised under LRS, or pending.
- How the land was first converted from agricultural to residential use, and how the first plot sale was documented.
- That the plot's dimensions and position match the layout plan, and that roads shown on paper exist on the ground.
- A 30-year title chain with link documents and an encumbrance certificate searched by property and by owners' names.
- That the survey number does not appear on the Section 22-A prohibited list and is not government or assigned land.
- The building permission and the extent of any deviation, including floors added later.
Daily life, schools and commute times from Nagole
| From Nagole to | Typical time | Mode |
|---|---|---|
| Uppal and Habsiguda | 5–15 min | Blue Line metro |
| Secunderabad / Parade Ground | 20–30 min | Blue Line metro |
| Ameerpet | 30–40 min | Blue Line metro |
| HITEC City | 45–60 min | Blue Line metro, no change |
| LB Nagar junction | 10–20 min | Inner Ring Road |
| Rajiv Gandhi International Airport | 40–60 min | Via LB Nagar and the airport road, or the ORR at Pedda Amberpet |
Schools: Nagole and the LB Nagar–Uppal belt have a large number of CBSE and state-board schools within a short drive, plus the junior colleges and coaching institutes of Dilsukhnagar and LB Nagar. Families wanting a specific international curriculum usually commute further, so check bus routes before you commit.
Healthcare: Kamineni Hospital at LB Nagar and several multi-specialty hospitals in LB Nagar and Uppal are the main references, with clinics and diagnostic centres around Nagole X Roads.
Shopping and leisure: markets around the junction, supermarket chains along the IRR, the malls and cinemas of LB Nagar and Dilsukhnagar, and the river and lake fronts for walks where they have been cleaned up. Weekend traffic at the junction and on the bridge is the main irritation.
Legal and approval checklist for a Nagole villa
- Title: registered chain for 30 years or more, link documents and EC.
- Layout: approval or LRS order for the plot, not just for the colony.
- Building permission: from GHMC (or the earlier sanctioning body for older houses), plus deviations and any regularisation applied for.
- Occupancy certificate: for gated villas and newer buildings where an OC is required; banks and future buyers increasingly ask for it.
- RERA: registration for gated projects above the threshold, and a check on whether a cluster of builder duplexes is really a single scheme that should have registered.
- Water bodies: FTL, lake buffer, nala and Musi buffer position.
- Road widening: master plan road lines on the IRR, the Bandlaguda road and arterial roads, which can take a strip off a front setback.
- Builder due diligence: development agreement, landowner consent, track record on previous projects and how complaints were handled.
Buying process and charges in Nagole
The sequence is the same as anywhere in GHMC: shortlist, verify, agree terms in writing, pay a token only after our document review, sign an agreement of sale, arrange finance, and register at the jurisdictional Sub-Registrar Office. Nagole's district and SRO depend on the survey number and village, and the boundary between offices in this belt is not intuitive, so we confirm the SRO from the link documents rather than the postal address.
| Item | Approximate rate | Notes |
|---|---|---|
| Stamp duty | ~5.5% | On the higher of consideration and government market value |
| Transfer duty | ~1.5% | Applies in municipal areas such as GHMC |
| Registration fee | ~0.5% | Paid at the SRO; total roughly 7.5% |
| GST, under-construction villa | Typically 5% | Not payable on a completed house with OC or a resale |
| TDS deducted by buyer | 1% above ₹50 lakh | Section 194-IA for resident sellers; Section 195 if the seller is an NRI |
These rates are approximate as of October 2026. We verify current rates and the market value for the specific property on the Telangana registration portal before you book a slot. After registration, we follow through on mutation of property tax, electricity and water connections into your name.
Rental yield and resale outlook
The metro terminus gives Nagole a rental base that most independent-house markets lack. A full house let to one family typically yields around 2.6%–3.5% gross. A rebuilt G+2 or G+3 near the station, let floor by floor to metro commuters, students and young families, can reach roughly 4%–5% gross, with more tenant turnover and upkeep. Compact gated villas let to single families tend to sit at the lower end, closer to 2.5%–3%.
On resale, the factors that move value are easy to name:
- Distance to the station: walkable houses resell fastest.
- Elevation and drainage: houses that stayed dry in 2020 carry a durable premium.
- Clean layout papers: regularised or approved plots sell to bank-financed buyers; pending ones wait for cash buyers at a discount.
- Musi programme outcomes: a cleaner, landscaped riverfront would help homes near it; boundary decisions could constrain others. Treat both as uncertain until they are finalised on the ground.
- Metro phase two: proposals have included links from the LB Nagar–Nagole side toward the airport. Do not pay a premium for them until construction starts.
Our view is that a well-located, well-documented Nagole house is a sound seven-to-ten-year hold for an end-user, with rental income from the upper floors softening the wait.
Who should buy a villa in Nagole, and who should look elsewhere
A good fit: families whose work is along the Blue Line, from Uppal and Tarnaka to Secunderabad and Begumpet; HITEC City commuters who will take a long but seated metro ride in exchange for an independent house; landlords who want a rental building near a terminus; buyers with family roots in the south-east who want LB Nagar's facilities without its junction.
Better elsewhere: buyers who want a large gated township with sports facilities, who will do better further east or on the ORR; anyone unwilling to spend time on drainage and layout due diligence; and commuters to the Financial District, for whom the western suburbs make more sense.

NRI guide to buying a villa in Nagole
Many Nagole and LB Nagar families have children working in the US, UK, Gulf and Australia, and NRIs are active as both buyers and sellers here. NRIs and OCI cardholders may buy residential property, including independent houses and villas, without RBI approval. They cannot buy agricultural land, plantations or farmhouses. Our guide for NRIs buying villas and apartments in Hyderabad goes deeper; the essentials are:
- Funds: pay from NRE, NRO or FCNR accounts or through inward remittance via normal banking channels; cash is not an option.
- Power of attorney: a property-specific POA executed abroad, notarised and attested or apostilled as applicable, then adjudicated in Telangana within the prescribed time.
- Home loans: Indian banks lend to NRIs on approved properties; layout and OC status will be scrutinised more closely than for resident borrowers.
- Selling later: when an NRI sells, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess, not 1%. Long-term gains have been taxed at 12.5% without indexation since 2024. A lower-deduction certificate from the tax department is possible if actual liability is lower.
- Repatriation: sale proceeds can generally be repatriated within applicable limits once taxes are settled.
Tax treatment depends on your residency and holding period, so take advice from a chartered accountant before you buy or sell.

Questions buyers ask about villas in Nagole
What does a villa or independent house in Nagole cost in October 2026?
Indicatively, older independent houses on 150–250 sq yd in settled colonies range from about ₹1.0 crore to ₹2.2 crore, and rebuilt G+2 or G+3 houses with rental floors near the metro from about ₹1.6 crore to ₹3.0 crore. New duplexes on the Bandlaguda and Mansoorabad side typically cost ₹1.2 crore to ₹2.2 crore, and villas in compact gated communities toward Kuntloor about ₹1.5 crore to ₹2.6 crore. These are ranges from recent transactions and advisor observation, not quotes for any particular house.
Are there gated villa communities in Nagole itself?
A few, but they are mostly compact: often under fifty homes on a few acres, with a gate, internal roads, a park and sometimes a small clubhouse. Most new supply inside Nagole is builder-built duplexes on individual plots. Larger gated villa communities with fuller amenities sit further out, along the Kuntloor road toward Hayathnagar and the Pedda Amberpet ORR exit, or across the river toward Peerzadiguda and Boduppal. We compare both so you can decide whether the metro or the amenities matter more.
How serious is flood and buffer risk for houses in Nagole?
It is the single most important check here. Nagole sits on low ground between the Musi and a chain of tanks and feeder channels, and parts of this belt were waterlogged in October 2020. HYDRAA has enforced lake FTL and buffer boundaries since 2024, and the Musi riverfront programme has involved surveys of structures near the river. We map the survey number against FTL, buffer and river lines, check plinth levels and nalas, and speak to neighbours before you pay any advance.
Is the Bandlaguda near Nagole the same as Bandlaguda Jagir?
No. The Bandlaguda beside Nagole, on the road toward Kuntloor in east Hyderabad, is a different place from Bandlaguda Jagir near Kismatpur and Gandipet in the west. The names are similar enough that brochures, online listings and even some documents blur them. Always check the village and survey number on the link documents and the encumbrance certificate, because the village decides the SRO, the market value used for stamp duty and the local planning rules that apply to the plot.
Should I buy an older Nagole house to live in or to rebuild?
It depends on the structure, the plot and the road. A sound G+1 on a 30 ft road can often be renovated in a few months and lived in comfortably. On a regular 167–200 sq yd plot near the metro, many owners demolish and build a G+2 or G+3 with an owner's floor and rental units, which typically takes 12–18 months. Before agreeing a price we get an architect to confirm the permissible floors and setbacks and an engineer to assess whether the existing structure is worth keeping.
What rental yield can I expect from a house in Nagole?
A full independent house let to one family typically yields around 2.6% to 3.5% gross. A rebuilt house near the metro let floor by floor to commuters, students and young families can reach roughly 4% to 5% gross, though with more tenant turnover and maintenance. Compact gated villas let to a single family usually sit nearer 2.5% to 3%. Deduct property tax, repairs, vacancy and any association charges to estimate a realistic net return.
Can NRIs buy a villa in Nagole?
Yes. NRIs and OCI cardholders can buy independent houses and villas in Nagole without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance. They can register through a property-specific power of attorney adjudicated in Telangana. They cannot buy agricultural land, plantations or farmhouses. When an NRI later sells, the buyer deducts TDS under Section 195 on the capital gain rather than 1%; long-term gains are taxed at 12.5% without indexation since 2024. Consult a CA on your own position.
What are the registration charges for a house in Nagole?
Approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 7.5% in total, calculated on the higher of the agreed price and the government market value. Under-construction villas typically attract 5% GST, which does not apply to completed houses with an OC or to resales. Buyers deduct 1% TDS on purchases above ₹50 lakh from resident sellers. The jurisdictional SRO depends on the survey number, so we confirm it and verify current rates before booking a slot.
