Drive south from Shamshabad on NH-44 and, roughly 20 km past the airport turn-off, you reach the Kothur toll plaza. Around it, on both sides of the Bengaluru highway, the land has been changing fast: warehouses and industrial units on one stretch, HMDA plotted ventures on the next, and in between a growing number of affordable gated villa projects aimed at people who work at the airport, in the logistics parks or in the Kothur and Nandigama industrial belt. Villas in Kothur are, in effect, the airport corridor's budget option. A family that cannot stretch to a gated villa in Shamshabad or Tukkuguda can often find a larger plot and a newer house here for considerably less, at the cost of a longer drive into the city and a neighbourhood that is still filling in. This guide explains where the villa supply sits, what it costs as of October 2026, how Kothur compares with Shadnagar further south, which industrial-zone and approval checks matter in this part of Rangareddy district, and how a purchase is completed.
NRR Estates is a Hyderabad and Telangana property advisory, not a listing portal. This is the briefing we give clients who are weighing a villa on the southern NH-44 corridor.
Why Kothur is now on the villa map
Kothur is a mandal in Rangareddy district (it was part of Mahbubnagar district before the 2016 reorganisation), straddling NH-44 between Shamshabad and Shadnagar. For years it was known mainly for its toll plaza and its factories. Four changes have turned it into a residential market.
- Airport-linked employment. Rajiv Gandhi International Airport, the cargo terminals, the airport's business and logistics zones and the airlines' operations together employ a very large workforce, much of it on shifts. Many of these employees want an independent home within 30 to 40 minutes of the airport at a price Shamshabad no longer offers.
- The industrial and logistics belt. Pharma, food processing, consumer goods and engineering units in Kothur and neighbouring Nandigama, and a growing cluster of warehouses along NH-44, bring managers, engineers and supervisors who prefer to live close to work.
- Institutions on the Nandigama side. The Symbiosis campus and the Kanha Shanti Vanam meditation campus at Chegur draw staff, visitors and a stream of second-home buyers to the villages west of the highway.
- Price. Approved plot land in Kothur trades at roughly half the rate of the better Shamshabad pockets, which lets developers sell gated villas on 150 to 240 sq yd at tickets that start below ₹1 crore.
The trade-offs are clear. Kothur is a long way from the western IT corridor. Social infrastructure, especially schools and hospitals, is thinner than in Shamshabad. Heavy truck traffic on NH-44 and the service roads is constant. And industrial land use sits close to some residential ventures. A villa here makes most sense for buyers whose working life runs along the airport and NH-44 corridor.
Kothur's villa pockets
We describe pockets and product types rather than naming private projects. The highway divides the market, and distance from it shapes price, noise and convenience.
The NH-44 belt around the toll plaza
Within about 2 km of the highway, on both the east and west sides, HMDA ventures and compact gated villa projects sit alongside warehouses, petrol bunks, eateries and industrial units. This is where the most visible villa launches are, with row villas and duplexes on 120 to 200 sq yd, compound walls and modest amenities. Highway access is excellent; noise, dust and truck movements are the price you pay. Villas in the inner rows of a project, away from the service road, usually make the better homes.
Penjerla, Inmulnarva and Thimmapur: the inland HMDA belt
Two to six kilometres in from the highway, around villages such as Penjerla, Inmulnarva and Thimmapur, larger HMDA plotted layouts have come up with 30 to 40 ft internal roads. Owner-built duplexes and small builder villa clusters are slowly filling them. Prices are lower than on the highway and the setting quieter, but occupancy in many layouts is still low and daily needs mean a drive. Our guide to open plots in Kothur breaks down land prices across these villages.
Nandigama and Chegur: the second-home side
West of the highway toward Nandigama and Chegur, plots are larger and the market leans toward second homes, retirement houses and villas on 300 to 500 sq yd, often bought by people attracted by the meditation campus and the greener surroundings. This is also where some of the larger villa-plot communities are being marketed. It is a slower, lifestyle-led market, with longer resale times than the highway belt.
Kothur town and the village cores
The town and the older village settlements hold independent houses on gram panchayat or regularised records, mostly owned by local families. Buyers from outside rarely purchase here, and title and regularisation need careful checking when they do.
Toward the Shadnagar border
South of the toll plaza, the market merges with Shadnagar's northern fringe, where DTCP and early-stage layouts are more common and prices drop further. The same caution applies here as to any early-stage belt: check approvals, water and builder history carefully.
What is on offer
- Row villas on 120 to 160 sq yd in compact gated clusters, the most common entry-level product.
- Gated duplex villas on 150 to 240 sq yd, 3BHK and 4BHK, with a small clubhouse or park.
- Owner-built independent duplexes in inland HMDA layouts.
- Larger villas and second homes on 300 to 500 sq yd on the Nandigama and Chegur side.
Villas in Kothur: prices as of October 2026
These bands are indicative, based on recent transactions and advisor observation as of October 2026. They are not quotes. Distance from NH-44, plot size and facing, layout approval and occupancy, construction specification and the builder's delivery history all move individual villas outside the ranges.
| Villa type, Kothur belt | Typical plot / built-up | Indicative ticket |
|---|---|---|
| Row villa, gated cluster near NH-44 | 120–160 sq yd; 1,500–2,100 sq ft | ₹70 L – ₹1.05 Cr |
| Gated duplex villa, highway or inland project | 150–240 sq yd; 2,000–2,900 sq ft | ₹90 L – ₹1.6 Cr |
| Independent duplex, inland HMDA layout (Penjerla / Inmulnarva / Thimmapur) | 150–200 sq yd; 1,800–2,500 sq ft | ₹70 L – ₹1.1 Cr |
| Larger villa or second home, Nandigama / Chegur side | 300–500 sq yd; 2,800–4,000 sq ft | ₹1.5 Cr – ₹2.6 Cr |
| Built-up rate, gated villas (land share included) | — | ₹4,300 – ₹6,500 per sq ft |
| Monthly rent, 3BHK villa | — | ₹14,000 – ₹30,000 |
For context, HMDA ventures within about 2 km of NH-44 trade indicatively between ₹15,000 and ₹28,000 per sq yd, inland HMDA ventures between ₹11,000 and ₹20,000, and the Nandigama and Chegur side between ₹12,000 and ₹22,000. A 167 sq yd row villa at ₹90 lakh therefore implies roughly ₹25 lakh to ₹40 lakh of land and the rest in construction and amenities. We use that split to judge whether a builder's price is reasonable for the specification.
How Kothur compares on price with its neighbours
Gated villas in Kothur typically cost 25 to 40 percent less than comparable homes in Shamshabad, where tickets run indicatively from about ₹95 lakh to ₹3.8 crore. The gap reflects distance from the airport and the ORR, thinner schools and hospitals, and a smaller resale market. Compared with Shadnagar, Kothur villas usually sit at a similar level or slightly higher, because Kothur is closer to the airport while Shadnagar offers a more complete town. Our guide to villas in Shamshabad covers the premium end of the corridor.
The airport factor: who actually buys in Kothur
Airport proximity is Kothur's main selling point, so it is worth being precise about it. From the toll plaza, the airport terminal is typically 30 to 40 minutes by car, depending on traffic at the Shamshabad junctions. That is close enough for shift workers to drive in at odd hours, and many buyers here are airline crew and ground staff, cargo and logistics employees, hospitality staff from the airport's hotels, and professionals working in the airport's business zone.
Shift work shapes what these buyers want. Quiet bedrooms away from the highway, secure parking, reliable power backup and gated security that does not depend on neighbours being home all matter more than clubhouse features. When we shortlist for airport employees, we test the drive to the terminal at the hours they actually travel, often late at night or early in the morning, when NH-44 is fast but poorly lit stretches and truck traffic need care.
We also caution buyers against assuming that airport expansion automatically lifts prices this far south. Expansion of terminal capacity and the airport's commercial zones supports demand along the whole corridor, but the strongest effect is closest to the airport. Kothur benefits, but at one remove.
Kothur or Shadnagar: a side-by-side view
Many buyers on the southern corridor end up choosing between Kothur and Shadnagar, about 15 km apart on NH-44. Each has a different character.
| Factor | Kothur | Shadnagar |
|---|---|---|
| Distance to the airport | Typically 30–40 min | Typically 40–55 min |
| Town services | Limited; many needs met in Shamshabad | Fuller town with markets, hospitals, schools and a railway station |
| Typical villa product | Gated row villas and duplexes near the highway | More independent houses, plus gated villas on the town fringe |
| Approvals | Mix of HMDA and DTCP near the HMDA edge | Both HMDA and DTCP; confirm the authority and date |
| Growth drivers | Airport, logistics and Kothur–Nandigama industry | Town economy, industry and the planned southern RRR |
| Best suited to | Airport and corridor employees wanting a newer gated home | Families who want a self-contained town and lower plot prices |
Neither is better in the abstract. A family that works at the airport and values a short commute tends to favour Kothur. A family that wants schools, hospitals and shops within the town tends to favour Shadnagar. See our guides to villas in Shadnagar and open plots in Shadnagar for the southern half of the comparison.
Living next to an industrial belt: what we check
Kothur's industry is a source of jobs and of risk. Before recommending any villa, we look at the surroundings with a few questions in mind.
- Zoning. We check the land use shown in the applicable master plan for the layout and its neighbours. A residential venture next to land zoned for industry or warehousing can find a factory or a truck yard built across the road.
- The neighbours. Which units are within a kilometre or two, what they produce, and whether there are complaints about odour, effluent or noise. Prevailing winds matter.
- Truck routes. Approach roads shared with warehouse traffic are noisy, dusty and dangerous for children. We prefer layouts whose access does not run through industrial lanes.
- Groundwater. Borewells in the belt are often deep, typically several hundred feet, and quality varies. We ask for a recent lab report and for the layout's drinking-water arrangement in writing.
- Highway setbacks. Plots fronting NH-44 or its service roads can be affected by junction improvements and widening, so we check right-of-way lines.
Layouts set back from both the highway and the industrial clusters, on their own access roads, consistently make better long-term homes even when they cost a little more.
Commute times from Kothur
| From the Kothur toll plaza area to | Typical drive time |
|---|---|
| Rajiv Gandhi International Airport | 30–40 min |
| Shamshabad town and the ORR | 25–35 min |
| Shadnagar town | 15–25 min |
| Financial District / Gachibowli | 55–80 min via the ORR |
| Mehdipatnam and central Hyderabad | 60–90 min via the PVNR Expressway |
The southern segment of the proposed Regional Ring Road is planned to pass near Shadnagar, which may eventually improve east–west movement across the corridor. Timelines for such projects change, so we treat the RRR as potential upside, not a reason to buy. Our Regional Ring Road land guide explains what is and is not known.
Schools, hospitals and everyday life
Day-to-day life in Kothur depends partly on Shamshabad and Shadnagar. Small clinics, pharmacies and local markets serve basic needs in the town and larger villages. Shadnagar's area hospital and private nursing homes are typically 15 to 25 minutes away, and the hospitals around Shamshabad and the airport area 25 to 40 minutes. For complex care, families travel to the corporate hospitals of Gachibowli or the city.
Schooling is the decision that most often tips families toward or away from Kothur. A number of CBSE and international-curriculum schools operate along NH-44 between Shamshabad and Kothur and around Shamshabad, with school buses serving the corridor. Within Kothur itself, choices are limited. We recommend shortlisting schools first and then looking for villas within their bus routes.
Shopping means local markets and supermarkets for daily needs and Shamshabad or the city for anything larger. Power supply is generally reliable, and gated projects usually provide backup for common areas.
Approvals: the HMDA edge, DTCP, RERA and OC
Kothur sits near the edge of HMDA's jurisdiction, and approvals in the belt are mixed. Many newer ventures carry HMDA approval, while older or outlying layouts may be DTCP-approved or rest on gram panchayat records with LRS. All of these can be valid; what matters is that the approving body was competent for that village on the date of approval and that your plot is covered.
- TS RERA: projects above 500 sq m or eight units must be registered. We check the number, phase, completion date and updates on the TS RERA portal.
- Layout permit and release: the LP number, confirmation that your plot has been released from mortgage, and that roads and drains on the ground match the approved plan.
- Building permission and OC: a sanctioned plan for the villa type, and an occupancy certificate for completed villas.
- Land and title: NALA conversion, a 30-year title chain, an encumbrance certificate, and checks against the Section 22-A list and assigned-land records.
- Builder record: delivered projects you can visit, any litigation, and how water and drainage were handled after handover.
For a step-by-step version of these checks, see our guide on buying in a gated villa community in Hyderabad.
Registration and government charges
Kothur villas register at the sub-registrar office with jurisdiction over the property's revenue village. Offices in this part of Rangareddy have been reorganised over the years, so we confirm the jurisdictional SRO from the survey number before booking a slot.
| Charge | Approximate rate (verify at SRO) | Notes |
|---|---|---|
| Stamp duty | About 5.5% | On the higher of consideration and government market value |
| Transfer duty | About 1.5% | Where applicable; in gram panchayat areas transfer duty does not apply and the registration fee is higher, keeping the total similar |
| Registration fee | About 0.5% | Combined charges about 7.5% |
| GST | Typically 5% on the construction portion | Under-construction villas from a builder |
| TDS, Section 194-IA | 1% | Purchases above ₹50 lakh from a resident seller |
These are approximate October 2026 rates; we verify them on the Telangana registration portal and at the SRO on the day. For a ₹1.1 crore gated villa, expect roughly ₹8.25 lakh in combined duty and fees, with ₹1.1 lakh deducted as TDS and deposited by the buyer.
Row villa, gated duplex or owner-built house: choosing the product
Within the same ₹80 lakh to ₹1.3 crore budget, Kothur buyers usually choose between three products, and the right one depends on how the house will be used.
- A row villa in a gated cluster gives security, a maintained compound and a lower ticket, but shared walls, smaller gardens and little room to extend. It suits shift workers and small families who value a lock-and-leave home near the highway.
- A gated duplex villa on 150 to 240 sq yd adds independence, light on all sides and space for a later first-floor extension where the sanction allows. It costs more, and its value depends heavily on how well the community is run after handover, so we read the association and maintenance terms closely.
- An owner-built duplex in an inland HMDA layout often gives the most house for the money, and sometimes a rentable ground-floor portion. The trade-off is fewer neighbours in the early years, no common security and a greater need to check construction quality yourself.
Whatever the product, we ask buyers to picture the house five years out: whether the lane will be built up, whether the school bus will reach the gate, and who will buy it from them if their job moves. Those answers usually settle the choice faster than any brochure.
Rental demand and resale outlook
Tenants come mainly from the airport and its logistics zones, the industrial units of Kothur and Nandigama, and staff at the campuses on the Nandigama side. A 3BHK villa typically rents for ₹14,000 to ₹30,000 a month, a gross yield of roughly 2 to 3 percent, which reflects how far rents lag prices in a corridor still building out. Villas in occupied, well-run gated communities near the highway let fastest.
Resale is uneven. Villas in established gated projects close to NH-44 resell reasonably well to the next wave of airport and corridor employees. Homes in sparsely built inland layouts and large second homes on the Nandigama side can take much longer to sell. We advise a holding period of seven years or more and view continued airport growth, warehouse investment and the southern RRR as possible support for prices rather than certainties.
NRIs buying a villa in Kothur
NRIs and OCI cardholders can buy residential villas in Kothur without RBI approval. They cannot buy agricultural land, plantations or farmhouses, or receive them as gifts; they can only inherit such land. This matters on the Nandigama and Chegur side, where farm plots and weekend farmhouses are marketed alongside residential villas. The villa must sit on NALA-converted, approved residential land. Our NRI guide to buying villas and apartments in Hyderabad sets out the full process.
- Fund the purchase through NRE, NRO or FCNR accounts or inward remittance.
- Execute a power of attorney abroad, attested or apostilled as required and adjudicated in Telangana, so a relative can sign and register for you.
- For under-construction projects, arrange independent stage inspections before each payment.
- When you sell, proceeds from up to two homes can usually be taken back abroad once tax is paid and the bank's documentation is complete.
- On resale, the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; long-term gains are taxed at 12.5% without indexation since 2024, and a lower-deduction certificate can reduce the deduction. Consult a CA.

Kothur villa FAQs
What does a villa in Kothur cost in October 2026?
Indicatively, row villas in gated clusters near NH-44 on 120–160 sq yd range from about ₹70 lakh to ₹1.05 crore, gated duplex villas on 150–240 sq yd from about ₹90 lakh to ₹1.6 crore, and larger villas or second homes on 300–500 sq yd on the Nandigama and Chegur side from about ₹1.5 crore to ₹2.6 crore. These ranges come from recent transactions and advisor observation, not quotes, and individual villas can fall outside them.
How far is Kothur from the Hyderabad airport?
From the Kothur toll plaza area, Rajiv Gandhi International Airport is typically 30 to 40 minutes by car, depending on traffic at the Shamshabad junctions. That makes Kothur workable for airline, cargo, logistics and hospitality staff, including those on night shifts. We test the drive at the hours a buyer will actually travel, because poorly lit stretches and heavy truck traffic on NH-44 affect the experience more than the distance does.
Should I buy a villa in Kothur or Shadnagar?
It depends on what you need nearby. Kothur is typically 10 to 15 minutes closer to the airport and has more gated row villas and duplexes near the highway, but fewer town services. Shadnagar is a fuller town with markets, hospitals, schools and a railway station, more independent houses and somewhat lower plot prices, and the planned southern RRR nearby. Airport employees often prefer Kothur; families wanting a self-contained town often prefer Shadnagar.
Is Kothur cheaper than Shamshabad for villas?
Yes. Gated villas in Kothur typically cost 25 to 40 percent less than comparable homes in Shamshabad, where tickets run indicatively from about ₹95 lakh to ₹3.8 crore. The discount reflects the extra distance from the airport and the ORR, thinner schools and hospitals, and a smaller resale market. For buyers whose work is on the NH-44 corridor, that saving can buy a larger plot or a newer home.
Does the industrial belt affect villas in Kothur?
It can. Kothur and Nandigama host pharma, food processing, consumer goods and engineering units, plus warehouses along NH-44. Before recommending a villa, we check the master-plan zoning of the layout and its neighbours, which units are nearby and what they produce, whether access roads are shared with truck traffic, borewell water quality and any highway setbacks. Layouts set back from both the highway and industrial clusters usually make better long-term homes.
What approvals should a Kothur villa project have?
Kothur sits near the edge of HMDA's jurisdiction, so approvals are mixed between HMDA, DTCP and older gram panchayat layouts with LRS. Confirm the approving authority was competent for that village on the approval date, and that your plot is released from mortgage. Projects above 500 sq m or eight units need TS RERA registration. Also verify building permission, an occupancy certificate for completed villas, NALA conversion, a 30-year title chain and 22-A checks.
Can NRIs buy villas in Kothur?
Yes. NRIs and OCI cardholders can buy residential villas in Kothur without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance. They cannot buy agricultural land, plantations or farmhouses, or receive them as gifts, which matters on the Nandigama side where farm plots are marketed alongside villas. A power of attorney adjudicated in Telangana lets a relative register for you. On resale, the buyer deducts TDS under Section 195; consult a CA.
What are the registration charges for a villa in Kothur?
Approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, about 7.5% in total, on the higher of the sale price and the government market value. Under-construction villas from a builder typically attract 5% GST on the construction portion, and buyers deduct 1% TDS on purchases above ₹50 lakh from resident sellers. Because SRO jurisdictions in this part of Rangareddy have been reorganised, we confirm the office from the survey number.
