ECIL is a township that turned into a suburb. When the Electronics Corporation of India set up its campus in north-east Hyderabad in the late 1960s, followed by the Nuclear Fuel Complex nearby, thousands of engineers, technicians and their families needed homes. Colonies grew around the campus at AS Rao Nagar, Kamala Nagar, Kushaiguda and Kapra, many laid out by employees' house-building societies, and the market at ECIL X Roads became the commercial centre of a whole quadrant of the city. Today the market for villas in ECIL has two halves. The established core offers independent houses on 120–300 sq yd in colonies built by public-sector staff, with complete services and moderate prices. Beyond it, along the roads to Nagaram, Dammaiguda, Rampally and Keesara, newer gated villa communities offer duplexes on 150–240 sq yd with clubhouses and security. This guide covers both halves with indicative prices as of October 2026, the neighbours that every buyer should check, the paperwork quirks of society layouts, and the rules for NRI buyers.
NRR Estates advises property buyers across Hyderabad and Telangana. We inspect houses ourselves, review documents before negotiation and disclose our fee in writing before you commit.
Why villas in ECIL appeal to families
The ECIL belt has never been fashionable, and that is precisely its appeal for many buyers. It offers what the western suburbs priced out years ago.
- Independent houses at moderate land rates: established-colony land indicatively ₹50,000 to ₹1.0 lakh per sq yd, and much lower further out toward Nagaram.
- A settled, educated community: generations of PSU engineers, scientists, defence personnel and teachers have given the colonies a calm, orderly character.
- Complete services: ECIL X Roads has markets, banks, hospitals, cinemas and restaurants, and schools are spread through every colony.
- A gated option close by: the Nagaram, Dammaiguda and Keesara road corridor gives families a choice of modern gated villas within 15–25 minutes of the X Roads.
- Rail and road links east and north: the Cherlapally railway terminal and the ORR at Keesara are within reach, and Genome Valley at Shamirpet is a manageable drive.
The trade-offs: no metro, a long commute to the western IT corridor, congestion at ECIL X Roads, and a few neighbours, such as the Jawaharnagar landfill and the Cherlapally industrial area, that make specific streets less attractive. Buyers who prefer the planned defence colony next door should read our page on villas in Sainikpuri.
ECIL X Roads, AS Rao Nagar and Kushaiguda: the established core
We describe pockets and house types, not individual private projects. The core of the ECIL market is made up of four overlapping areas.
AS Rao Nagar and Kamala Nagar
Named after the founder of ECIL, AS Rao Nagar is the area's best-known residential address. Colonies here and in Kamala Nagar hold G+1 and G+2 houses on 150–300 sq yd, built from the 1970s to the 1990s, with 30–40 ft roads in the planned blocks. Many original owners were ECIL and NFC staff, and a large share of today's sellers are their children, some living abroad. Houses close to the main road and the X Roads are now often mixed-use. If a flat suits your budget better, our page on apartments in AS Rao Nagar covers that market.
Kushaiguda and the Kapra side
East of the X Roads, Kushaiguda and the colonies toward Kapra are denser and slightly cheaper, with plots of 100–200 sq yd and a mix of original houses and G+2 or G+3 rebuilds with rental floors. Rental demand is steady from PSU and industrial staff, and from families who work toward Cherlapally and Nacharam.
Moula Ali and the HB Colony side
South-west of the X Roads, toward Moula Ali, the Housing Board colonies and private layouts offer modest independent houses and a quieter feel. The Moula Ali hill and its dargah are local landmarks, and rail access at Moula Ali helps commuters. This pocket blends into the Neredmet and Malkajgiri belt; compare villas in Malkajgiri if you are open to moving closer to Secunderabad.
The Kapra lake and Sainikpuri fringe
North of the X Roads, the colonies near Kapra lake and on the edge of Sainikpuri are greener and calmer, with larger plots in places. Lake-side plots need the full water-body check described below.
Nagaram, Dammaiguda and the Keesara road: the gated villa belt
The roads running north-east from ECIL toward Nagaram, Dammaiguda, Rampally and Keesara are where most of the area's new villa supply has come up over the last decade. Nagaram and Dammaiguda are separate municipalities in Keesara mandal, outside the old GHMC limits, and the layouts here are typically approved by HMDA.
What the gated communities look like
Typical projects have 30 to 200 duplex or triplex villas on plots of 150–240 sq yd, with built-up areas of 2,000 to 3,500 sq ft, internal roads of 30–40 ft, a clubhouse, a children's play area and round-the-clock security. Smaller rows of 10 to 30 villas without a clubhouse are also common. Row villas on 120–150 sq yd offer an entry point for buyers who want a gated address on a tighter budget.
What to watch
- Approval chain: HMDA layout or building permission, TS RERA registration for any project over 500 sq m or more than eight units, and the occupancy certificate on completion.
- Distance and direction: projects close to the main Nagaram and Keesara roads are easier to live in than those down narrow village approaches.
- Water: many communities rely on borewells and tankers in summer; ask for the project's water source and summer history.
- The landfill question: parts of the corridor lie within a few kilometres of Jawaharnagar, discussed below; wind direction and odour matter.
- Maintenance: ask for the association's current charges, sinking fund and handover status.

Villa and house prices around ECIL: indicative ranges, October 2026
These ranges are indicative, based on recent transactions and advisor observation as of October 2026, not quotes. Pocket, road width, plot regularity, construction quality, title status and, in gated projects, the developer's track record move individual properties outside them.
| Property type | Typical plot and size | Indicative ticket |
|---|---|---|
| Compact older house, Kushaiguda / Kapra | 100–150 sq yd; G+1 | ₹70 L – ₹1.4 Cr |
| Independent house, AS Rao Nagar / Kamala Nagar / ECIL colonies | 150–250 sq yd; G+1 or G+2 | ₹1.2 Cr – ₹2.4 Cr |
| Rebuilt G+2/G+3 with rental floors | 150–220 sq yd | ₹1.5 Cr – ₹3.0 Cr |
| Row villa, gated project, Nagaram / Rampally | 120–150 sq yd; 1,600–2,200 sq ft | ₹80 L – ₹1.3 Cr |
| Gated duplex villa, Nagaram / Dammaiguda / Keesara road | 150–240 sq yd; 2,200–3,500 sq ft | ₹1.1 Cr – ₹2.3 Cr |
| Residential land, established ECIL colonies | — | ₹50,000 – ₹1.0 L per sq yd |
| Residential land, Nagaram / Dammaiguda HMDA plots | — | ₹30,000 – ₹55,000 per sq yd |
| Monthly rent, full 3BHK house or gated villa | — | ₹20,000 – ₹50,000 |
In gated projects, a built-up rate of roughly ₹5,000 to ₹7,500 per sq ft is a useful cross-check, though plot size and the share of land in the price matter more than the per-square-foot figure. Houses in the core with unresolved society or title issues trade below these ranges.
Neighbours to check: Jawaharnagar, Cherlapally and Kapra lake
A few features of the wider ECIL area can make one street much less attractive than the next. We check each of them for every shortlisted property.
The Jawaharnagar landfill
Hyderabad's main municipal landfill lies at Jawaharnagar, north-east of ECIL. Residents in parts of Jawaharnagar, Dammaiguda and nearby colonies have long complained of odour, especially in certain seasons and wind conditions, and of concerns about groundwater. Remediation and waste-to-energy measures have been announced over the years. For a buyer, the practical step is simple: visit the property in the early morning and evening across more than one day, ask residents directly, and price the distance from the landfill into your decision.
Cherlapally: industrial area and railway terminal
To the east, the Cherlapally industrial area hosts a mix of manufacturing units, and the new Cherlapally railway terminal now handles long-distance trains that once started at Secunderabad. The terminal is a genuine convenience for residents and has improved road works nearby. The industrial area, on the other hand, means truck traffic and, for houses very close to certain units, noise. We check land use around any property on the eastern side.
Kapra lake and the smaller tanks
Kapra lake is a green asset for the colonies around it, but Hyderabad's water bodies are under close enforcement scrutiny. For any plot near Kapra lake or the smaller tanks and nalas on the Nagaram side, we map the survey number against the notified full tank level and buffer, check for notices and look at flood history. Our lake FTL and buffer-zone guide explains how these lines are drawn.
Core house or gated villa: the same budget, two different lives
The question we hear most often from ECIL buyers is whether to buy an older independent house in the core or a new villa in a gated community toward Nagaram. With a budget of around ₹1.6 crore, both are possible. Here is how the two typically compare, as an illustration rather than a quote.
| Factor | Older house, AS Rao Nagar side | Gated duplex villa, Nagaram / Dammaiguda |
|---|---|---|
| Plot and build | About 170–200 sq yd; G+1 from the 1980s or 1990s | About 160–200 sq yd; new 2,400–2,800 sq ft duplex |
| What you pay for | Mostly land in an established colony | Land, new construction and shared amenities |
| Extra spend in year one | Renovation, often ₹15 L – ₹35 L | Interiors and fittings, often ₹10 L – ₹25 L |
| Monthly outgoings | Property tax and repairs | Property tax plus association maintenance |
| Daily life | Walk to shops, schools and the X Roads | Clubhouse and security; drive for most errands |
| Paperwork risk | Older chains, society allotments, added floors | Developer approvals, RERA, OC and handover |
| Future options | Rebuild as G+2 or G+3 with rental floors | Limited by community rules |
Neither is better in the abstract. Families with elderly parents and children in nearby schools often prefer the core, where everything is within a short walk and the land can be rebuilt later. Younger families who want a modern home, security and a play area for children often prefer the gated belt and accept the drive. We usually show clients one of each on the same day, because the difference is easier to feel than to describe.
Buying from the second generation: succession sales in AS Rao Nagar
A large share of houses for sale in AS Rao Nagar, Kamala Nagar and the ECIL colonies are sold by the children of the original PSU and defence owners. These sales have a recognisable pattern. Several siblings co-own the house after their parents' deaths; one or two live in Hyderabad, others in Bengaluru, the US, the UK or the Gulf. Everyone agrees to sell, but the paperwork must reflect that agreement precisely.
What we look for: a registered will with probate where required, or proof of intestate succession through legal-heir certificates; a registered partition, release or settlement deed if one heir is to sell on behalf of all; adjudicated powers of attorney for heirs abroad; and the capital-gains position of each NRI heir, because the buyer must deduct TDS under Section 195 from each NRI seller's share. Handled properly, these sales close smoothly and often at fair prices, because heirs value certainty over squeezing the last lakh. Handled carelessly, they can stall for months at the SRO.
Life around ECIL: schools, hospitals and commute times
| From ECIL X Roads to | Typical time | Route |
|---|---|---|
| Secunderabad station | 30–45 min | Road via Neredmet or Tarnaka |
| Cherlapally railway terminal | 10–20 min | Road |
| Uppal and Habsiguda metro | 25–40 min | Road via Nacharam or Moula Ali |
| Genome Valley, Shamirpet | 35–50 min | Road via the Keesara side and the ORR |
| HITEC City | 60–90 min | Road, or road plus Blue Line metro |
| Rajiv Gandhi International Airport | 60–85 min | ORR |
Schools: the ECIL area has a dense network of CBSE, ICSE and state-board schools, including schools long associated with the public-sector campuses, and junior and engineering colleges along the Keesara and Ghatkesar roads.
Hospitals: multi-speciality hospitals operate around ECIL X Roads, AS Rao Nagar and Sainikpuri, with larger tertiary hospitals in Secunderabad typically 30–45 minutes away.
Shopping and leisure: ECIL X Roads and AS Rao Nagar have supermarkets, clothing stores, restaurants and cinemas. The gated belt toward Nagaram relies on the X Roads and on neighbourhood shops along the main roads.
Who lives here: PSU and defence families, many now in their second generation; professionals working at Cherlapally, Nacharam, Uppal and Genome Valley; and retirees who value the calm.
Cooperative society layouts and other legal checks
Several colonies around ECIL began as layouts of employees' house-building cooperative societies. Members were allotted plots, often decades ago, and the paperwork does not always follow the standard sale-deed chain. This is the single most common source of delay in ECIL resale transactions we handle.
What to check in a society layout
- Society to member: a registered sale deed or conveyance from the society to the original member, not only an allotment letter or share certificate.
- Society's own title: how the society acquired the land, and whether the layout was approved or later regularised.
- Subsequent transfers: every later sale, gift or inheritance registered, with link documents.
- No-objection where required: some societies' bye-laws required a no-objection letter for transfer; check whether any such condition still applies.
Standard checks for every ECIL property
- Title and EC: 30 years of registered deeds and an EC searched by property and by names.
- Layout and LRS: approval or LRS proceedings for the specific plot.
- Building permission: GHMC for the core, or the competent authority for Nagaram and Dammaiguda, compared against what was built.
- Government and defence land: survey number checked against the Section 22-A prohibited list and, near defence or PSU compounds, for boundary claims.
- Gated projects: TS RERA registration verified on the TS RERA portal, approved plans, the development agreement with landowners, the builder's past projects and, on completion, the occupancy certificate and handover to the association.
Buying process and charges
For a resale house in the core, expect token advance, title report, agreement of sale, loan sanction, registration and mutation, typically over six to ten weeks. For an under-construction gated villa, payments follow the construction-linked schedule in the RERA-registered agreement, and the sale deed is registered on completion or on the agreed milestone.
| Item | Approximate figure | Notes |
|---|---|---|
| Stamp duty | ~5.5% | Higher of consideration and market value |
| Transfer duty | ~1.5% | Municipal and corporation areas |
| Registration fee | ~0.5% | At the SRO |
| GST | Typically 5% | Under-construction gated villas; not completed resale |
| TDS | 1% above ₹50 lakh | By the buyer; Section 195 for an NRI seller |
That is roughly 7.5% in registration costs; verify current rates at the SRO and market values on the Telangana registration portal. The ECIL core lies largely in Kapra mandal of Medchal-Malkajgiri district, while Nagaram, Dammaiguda and Rampally fall in Keesara mandal, so the jurisdictional SRO varies by village. We confirm it from each property's survey number and documents.
Rental yield and resale outlook
Rental yields around ECIL are healthy for independent houses because land is moderately priced. A whole house in the core let to a family typically yields around 2.6% to 3.4% gross, and a rebuilt G+2 or G+3 let floor-wise can reach roughly 3.8% to 5%. Gated villas toward Nagaram and Dammaiguda usually yield 2.3% to 3.0% gross, with tenants who stay longer and need less management.
On resale, the core benefits from a loyal local buyer base: children of original owners buying nearby, and PSU and defence families who know the area. The gated belt depends more on new demand from Cherlapally, Uppal, Genome Valley and the eastern IT campuses. Factors to watch:
- Cherlapally terminal and road works: continued improvement in connectivity on the east side.
- Landfill remediation: real progress at Jawaharnagar would lift sentiment in nearby colonies.
- Supply in the gated belt: new launches can cap price growth for older projects.
- Metro extension plans: extensions toward the north-east have been discussed; treat them as uncertain until approved and funded.
A holding period of seven years or more suits both halves of the market. Short-term trading rarely beats the 7.5% registration cost.
Who should buy around ECIL
Families wanting an independent house at moderate cost, PSU and defence households, professionals working on the east and north sides, and buyers who want a gated villa without paying western prices. It is a weaker fit for daily commuters to HITEC City or the Financial District. Buyers drawn to Genome Valley might also compare villas in Shamirpet, and those who prefer a flat can see apartments in ECIL.
NRI guide to buying a villa or house near ECIL
- Allowed: NRIs and OCIs can buy independent houses, gated villas and flats without RBI approval. Agricultural land, plantations and farmhouses, including farm plots beyond the ORR on the Keesara side, cannot be bought or received by gift; they can only be inherited.
- Funds: NRE, NRO or FCNR accounts or inward remittance. Home loans from Indian lenders are available with income documentation.
- Power of attorney: a property-specific POA executed abroad, attested or apostilled as applicable and adjudicated in Telangana.
- NRI seller: common in AS Rao Nagar, where many original owners' children live abroad; the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess, and needs a TAN.
- When you sell: long-term gains have been taxed at 12.5% without indexation since 2024; your buyer deducts TDS, and a lower-deduction certificate is possible.
- Repatriation: generally available for up to two residential properties bought with foreign exchange, and from NRO balances within USD 1 million a year after tax. Consult a CA for your situation.

Questions about villas and houses near ECIL
What do villas and independent houses near ECIL cost in October 2026?
Indicatively, compact older houses in Kushaiguda and Kapra on 100–150 sq yd range from about ₹70 lakh to ₹1.4 crore, and houses of 150–250 sq yd in AS Rao Nagar and Kamala Nagar from about ₹1.2 crore to ₹2.4 crore. Rebuilt G+2 or G+3 houses sit between ₹1.5 crore and ₹3.0 crore. In the gated belt, row villas start around ₹80 lakh and duplex villas reach about ₹2.3 crore. These are ranges, not quotes.
Where are the gated villa communities near ECIL?
Mostly along the roads north-east of ECIL toward Nagaram, Dammaiguda, Rampally and Keesara, where land was available over the last decade. Typical projects have 30 to 200 duplex or triplex villas on 150–240 sq yd with a clubhouse and security, alongside smaller rows of 10 to 30 villas. Nagaram and Dammaiguda are municipalities in Keesara mandal, and layouts are typically HMDA-approved. Check RERA registration, approvals and water sources for each project.
Should I worry about the Jawaharnagar landfill?
It depends on the street. Hyderabad's main municipal landfill is at Jawaharnagar, north-east of ECIL, and residents of some nearby colonies in Jawaharnagar and Dammaiguda have long complained of odour in certain seasons and wind conditions. Remediation measures have been announced over the years. Visit a shortlisted property early in the morning and in the evening on more than one day, speak to residents, and factor the distance into your price and decision.
What is special about cooperative society layouts around ECIL?
Several ECIL colonies began as plots allotted to members of employees' house-building cooperative societies, sometimes decades ago. The key is to confirm a registered sale deed or conveyance from the society to the original member, not just an allotment letter or share certificate, plus the society's own title, the layout's approval or regularisation, and every later transfer. Some bye-laws required a society no-objection letter for transfer, which should also be checked.
Is an older house in AS Rao Nagar or a gated villa in Nagaram a better buy?
Both can fit a budget of around ₹1.6 crore, but they suit different households. An older AS Rao Nagar house gives you land in an established colony, walkable shops and schools and the option to rebuild later, but usually needs renovation and careful title work. A gated Nagaram villa gives you new construction, security and amenities, with maintenance charges and a drive for most errands. We usually show clients one of each on the same day.
What rental yield can I expect near ECIL?
A whole independent house in the core let to a family typically yields around 2.6% to 3.4% gross, with rents of roughly ₹20,000 to ₹50,000 a month. A rebuilt G+2 or G+3 let floor-wise to PSU, industrial or railway staff can reach roughly 3.8% to 5% gross. Gated villas toward Nagaram and Dammaiguda usually yield 2.3% to 3.0% gross, with longer-staying tenants and less management. Net figures are lower after costs.
Can NRIs buy a villa near ECIL, and what if the sellers are NRI heirs?
Yes. NRIs and OCIs can buy independent houses and gated villas without RBI approval, paying from NRE, NRO or FCNR accounts or by inward remittance, and registering through an adjudicated power of attorney. They cannot buy farm plots or agricultural land on the Keesara side. Many AS Rao Nagar sellers are heirs living abroad; the buyer must deduct TDS under Section 195 from each NRI seller's share and obtain a TAN. Consult a CA.
What are the registration charges, and which SRO applies near ECIL?
Approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 7.5% of the higher of price and market value. Buyers also deduct 1% TDS above ₹50 lakh from resident sellers, and under-construction gated villas typically attract 5% GST. The ECIL core lies largely in Kapra mandal, while Nagaram, Dammaiguda and Rampally are in Keesara mandal, so the SRO varies; we confirm it from the survey number.
