Zaheerabad is the last Telangana town of any size on NH-65 before the highway crosses into Karnataka on its way to Pune. About 110 km west of Hyderabad by way of Patancheru, Sangareddy and Sadasivpet, it has long been a market and tractor town in Sangareddy district, and over the last decade it has become the address of one of the state's most talked-about industrial projects: the National Investment and Manufacturing Zone in the neighbouring Nyalkal and Jharasangam mandals, later picked as an industrial smart city under the national industrial corridor programme. Buyers searching for open plots in Zaheerabad are therefore a mixed crowd — local families, industrial employees, Karnataka-side buyers from Bidar and Humnabad, and Hyderabad investors betting on NIMZ. This guide separates what the industrial story actually supports from what it does not, explains the DTCP and municipal approvals that apply here, gives indicative per sq yd price bands as of October 2026, and lists the checks that matter on the border.

All prices below are indicative ranges based on recent transactions and advisor observation as of October 2026. They are a starting point for negotiation, not a valuation of any specific plot.

Why Zaheerabad is on plot buyers' radar

Three forces keep Zaheerabad in the conversation.

  • An existing industrial base. Zaheerabad is not a greenfield promise. The Mahindra tractor plant has operated here for years, alongside agro-processing units, a sugar industry fed by the surrounding cane fields, warehouses on the highway and a network of suppliers and transporters. That base already supports salaried and contract employment, rental demand and house building.
  • The NIMZ and industrial smart city plan. The NIMZ was granted final approval by the Centre in the mid-2010s across a large land parcel south-west of the town, and in 2024 the Union Cabinet named Zaheerabad among a dozen new industrial smart cities under the National Industrial Corridor Development Programme. Land acquisition, trunk infrastructure and anchor investments are the steps that turn such designations into jobs, and they take years.
  • The border and the highway. NH-65 carries heavy freight between Hyderabad and Pune, and Zaheerabad is the commercial centre for a cross-border catchment that includes Bidar district in Karnataka. Traders and families on the Karnataka side have long bought property in Zaheerabad, and they continue to.

The honest picture is a town with real, modest local demand that has been overlaid with a large industrial expectation. Plots that are sound on local demand alone are reasonable buys. Plots whose only justification is "NIMZ is coming" deserve much more scepticism.

NIMZ and the industrial smart city: separating plan from progress

Almost every Zaheerabad venture brochure leads with NIMZ. Before you let it influence your price, understand what it is and how it affects land.

What the NIMZ is

A National Investment and Manufacturing Zone is a large, planned industrial township under the national manufacturing policy, intended to host factories, logistics, housing and services in one integrated area. Zaheerabad's NIMZ covers a substantial tract of farmland across villages in the Nyalkal and Jharasangam mandals. The state industrial infrastructure corporation has been acquiring and developing land there in phases, and the 2024 industrial smart city designation is meant to bring central funding for trunk infrastructure on a first phase of the site.

How it affects your plot

  • Land inside the zone is not for you. Farmland notified for acquisition inside the NIMZ is being acquired by the state. Plots carved out of such land by private sellers carry acquisition risk and, often, no clear title. Before buying anything in a NIMZ village, we check whether the survey number has been notified.
  • Demand comes with jobs, not announcements. House-plot demand in Zaheerabad will rise in step with actual factory employment. Watch for land handed over to named investors, power and water trunk lines laid, and units under construction. Those are the signals that justify paying more.
  • The town benefits first. Even when industries arrive, managers and engineers tend to live where schools, hospitals and markets already exist. That points to Zaheerabad town and its edges rather than to a remote village next to the zone boundary.
  • Prices already include hope. Ventures marketed on NIMZ proximity have been priced on that story for several years. If the story arrives slowly, those prices may stagnate.

A reasonable way to play it

Buy a plot that makes sense today — approved, in or near town, with roads and power — and treat NIMZ as optional upside. That way a slow industrial ramp-up costs you only time, not capital.

Connectivity: NH-65, rail and the Karnataka link

NH-65 to Hyderabad

NH-65 is the spine of Zaheerabad. Eastward it runs through Sadasivpet, Sangareddy and Patancheru to the Outer Ring Road; westward it crosses into Karnataka toward Humnabad and on to Solapur and Pune. The drive to the ORR at Patancheru takes roughly an hour and a half to two hours depending on traffic. When the northern arm of the Regional Ring Road is built through the Sangareddy area, Zaheerabad's freight users will gain a faster route around Hyderabad, but the town itself sits well beyond the RRR alignment.

Rail

Zaheerabad has a station on the line between Vikarabad and Bidar. It offers connections toward Hyderabad via Vikarabad and northward into Karnataka. Rail is useful for residents and for freight-linked businesses, though for most buyers the highway remains the main link.

Bidar and the cross-border catchment

Bidar, a district headquarters in Karnataka with its own airport, air force station and educational institutions, is within an hour's drive. Families in Bidar, Humnabad, Basavakalyan and nearby Karnataka towns use Zaheerabad for trade, healthcare and family ties, and some buy plots here because Telangana prices and approvals suit them. That cross-border demand adds depth to the market.

Approvals in Zaheerabad: DTCP, municipality, and why HMDA is irrelevant here

Zaheerabad is far outside the Hyderabad Metropolitan Development Authority's area, so a layout described as HMDA approved should immediately raise questions. The authorities that matter are the Directorate of Town and Country Planning for layouts, the municipality for building permission inside town, and the state industrial corporation for land within the NIMZ.

DTCP layouts

A legitimate layout carries a DTCP layout permission with an LP number and an approved plan showing every plot, road and open space. DTCP typically requires internal roads of 30 to 40 feet, around 10 percent of land as open space, and a mortgage of roughly 15 percent of plots until the developer completes roads, drains, power and water. The release of those mortgaged plots is a separate order, and your plot must be named in it if it was mortgaged.

Municipal limits and TG-bPASS

Inside Zaheerabad municipality, building permission for individual plots is issued through TG-bPASS. A building permission sits on top of a layout approval; it does not replace it.

Panchayat layouts and LRS

Gram panchayats around Zaheerabad have historically allowed plotting without DTCP approval, and these unapproved ventures form much of the cheapest supply. LRS, reopened with a fee concession in 2025 for eligible earlier applicants, can regularise some of them, but not plots on government, assigned or acquired land, or within water-body buffers. Until a regularisation order is issued, treat such plots as unapproved.

Industrial and commercial zoning

Plots near the highway or the industrial belt may be zoned for industrial or commercial use rather than residential. Check the land-use designation before you buy for a house, and check the reverse if you are buying for a warehouse or workshop.

TS RERA

Layouts above 500 square metres or more than eight plots must be registered with Telangana RERA. Check the registration number and validity on rera.telangana.gov.in before booking.

Indicative price bands for open plots in Zaheerabad

The bands below reflect recent transactions and advisor observation as of October 2026. Approval status, road frontage and distance from town drive most of the spread.

Belt and plot typeIndicative range (per sq yd)Comment
Town core resale plots₹16,000 – ₹30,000Rare; local buyers dominate
Town-edge DTCP layouts, 30–40 ft roads₹7,000 – ₹14,000Most active segment for owner-occupiers
NH-65 frontage, commercial use₹15,000 – ₹35,000Check right-of-way, service road and zoning
Bidar road and Sadasivpet-side approved layouts₹5,000 – ₹10,000Infrastructure varies by venture
NIMZ-side villages, approved layouts₹3,000 – ₹7,000Check acquisition notifications first
Unapproved panchayat ventures₹2,000 – ₹4,000No loan or building permission without LRS

A 200 sq yd plot in a completed DTCP layout on the edge of town typically costs ₹14 lakh to ₹28 lakh before registration charges. Corner and east-facing plots carry the usual 5 to 10 percent premium. Be wary of ventures that quote a low base rate and then add development, amenity or "infrastructure" charges — compare the all-in figure.

Plot belts in and around Zaheerabad

The old town and market

The established core around the main road, the bus stand and the market is where Zaheerabad's trading families have lived for generations. It is fully built, with narrow lanes in places, and vacant plots surface only through family partitions or the sale of old houses. Prices are the highest in town and buyers are almost entirely local. For an outside buyer, a resale plot here makes sense only if you plan to build and live in it.

The town edge on both sides of NH-65

Most of Zaheerabad's organised DTCP layouts sit on the edges of town, within a few kilometres of the highway, the hospitals and the schools. Many are partly built, with families already living there, which makes them the most liquid and the easiest to finance. Within this belt, layouts on the side of the highway that does not require crossing heavy traffic to reach schools and markets tend to sell faster.

The highway strip

Frontage on NH-65 is a commercial market of its own — showrooms, dhabas, fuel stations, transport offices, warehouses and small workshops serving the freight traffic. Shallow plot depth, the highway building line and access rules shape what can be built, so a frontage plot needs a different set of checks from a house plot.

The Bidar road

The road north toward Bidar carries cross-border traffic and has a scattering of newer layouts. Karnataka-side buyers often favour this side for the shorter drive home. Infrastructure quality varies widely from venture to venture.

Toward the NIMZ villages

South-west of town, toward Nyalkal and Jharasangam, ventures market proximity to the industrial zone. This is the most speculative belt. Some layouts are approved and sound; others sit on land with uncertain acquisition status or no approval at all. Prices are lower, but so is near-term usability.

Plot sizes, soil and layout quality

Common residential plot sizes in Zaheerabad are 150, 167, 200, 240 and 267 sq yd. Some newer layouts offer 300 to 500 sq yd plots aimed at larger family houses. Commercial frontage plots on NH-65 are often irregular and shallow, and the highway building line can take a significant share of their depth.

The Zaheerabad plateau has a mix of red loam and black soils, sometimes within the same village. Black soil swells and shrinks with moisture and needs deeper or specially designed foundations; red loam is more forgiving. A soil test before construction is inexpensive insurance, and it should be part of your plot comparison.

A layout worth paying for should offer:

  • Black-top or CC roads with a proper base and side drains
  • An actual drainage outfall rather than a ditch that ends at the boundary
  • Electricity lines with an energised transformer
  • Mission Bhagiratha or municipal water, or a common borewell with storage
  • Open spaces as marked in the approved plan
  • Boundary stones matching the plan

Buying from across the border: notes for Karnataka buyers

A meaningful share of Zaheerabad buyers live in Karnataka. The process in Telangana differs from what they may know at home, and a few points are worth stating plainly.

  • Different land records. Telangana's record of rights is maintained on Dharani, now being transitioned to Bhu Bharati, rather than Karnataka's RTC system. The pahani, 1B and pattadar passbook are the Telangana equivalents to check for the parent land.
  • Different approval authority. In Telangana, layouts outside metropolitan areas are approved by DTCP. Karnataka-style conversion and layout documents are not relevant here; ask for the Telangana DTCP LP and NALA conversion order.
  • Registration in Telangana. The sale deed registers at the Telangana sub-registrar office with jurisdiction, using the state's registration portal. Stamp duty and fees follow Telangana rates, not Karnataka's.
  • Residency is not a bar. An Indian citizen resident in Karnataka can buy a residential plot in Telangana. You will need your own identity documents and PAN.
  • Language and documents. Deeds are typically in English or Telugu. If you are not comfortable with Telugu, ask for an English deed or a certified translation before signing.

Legal checklist for a Zaheerabad plot

  1. DTCP LP number and approved plan, with your plot number and dimensions confirmed.
  2. Mortgage release proceedings naming your plot, where applicable.
  3. NALA conversion for the layout's survey numbers.
  4. Thirty-year encumbrance certificate, read entry by entry.
  5. Link documents from the original pattadar to the developer and to your seller.
  6. Dharani or Bhu Bharati status of the parent survey number at dharani.telangana.gov.in, ruling out government, assigned, ceiling or endowment land.
  7. Acquisition check for any survey number in or near the NIMZ villages or other notified projects.
  8. Section 22-A prohibited-properties list.
  9. Tank FTL and buffers — typically 30 metres for larger water bodies and 9 metres for smaller ones under state rules.
  10. Highway right-of-way and building line for NH-65 frontage.
  11. Land-use zoning — residential, commercial or industrial.
  12. Taxes and dues cleared with the municipality or panchayat.

Registration and charges

Converted plots register at the jurisdictional sub-registrar office; for most Zaheerabad town layouts that is the Zaheerabad SRO, and we confirm jurisdiction for outer villages from the survey number. Slot booking and payments run through registration.telangana.gov.in.

ChargeApproximate rateNotes
Stamp duty~5.5%On the higher of agreed price or market value
Transfer duty~1.5%Paid with stamp duty
Registration fee~0.5%Roughly 7.5% in total
TDS (Section 194-IA)1%If price exceeds ₹50 lakh and seller is resident
Mutation and tax assessmentNominalMunicipality or panchayat after registration

Rates are approximate and change periodically; we verify the current figures at the SRO on registration day. Most residential plots in Zaheerabad are below the TDS threshold, but highway frontage often is not.

Worker housing and rental plots: a Zaheerabad-specific angle

Industrial towns create a particular kind of demand: small rental units for workers, supervisors and contract staff. Around Zaheerabad, some plot owners build two- or three-storey buildings with several small units and rent them out. This can produce better income than a single family house, but it comes with conditions.

  • Choose a plot in an approved layout within reasonable distance of the employment it serves.
  • Check that the permitted building height and floor area allow the number of units you plan.
  • Budget for water, drainage and parking adequate for multiple households.
  • Expect tenant turnover to follow industrial hiring cycles.

For buyers who want income rather than a home, a well-located plot near the existing industrial belt can be more productive than a cheaper plot near NIMZ that will take years to see activity.

Investment outlook for Zaheerabad plots

Supports

  • An established industrial and agro-processing base with real employment
  • NIMZ and industrial smart city designation, if executed
  • NH-65 freight economy and cross-border trade with Karnataka
  • Comparatively affordable approved plots for a highway town

Risks

  • Industrial timelines that slip, leaving speculative ventures stranded
  • Acquisition and title issues on land near the zone
  • A large stock of unapproved village plots
  • Distance from Hyderabad's job market

Holding period

Plan on seven to ten years for most purchases. Approved town-edge plots with houses already being built have historically held value best. Land bought purely on NIMZ expectation may take longer and could disappoint if industrial ramp-up is slow.

Who should buy, and who should look elsewhere

Good fit: industrial and agro-business employees; local traders and farming families; Karnataka-side families with links to the town; buyers who want a rental building near employment; patient investors who buy approved plots in town and treat NIMZ as upside.

Poor fit: buyers who need short-term gains; anyone buying a remote village plot solely because it is near NIMZ; and buyers unwilling to check acquisition status.

For farmland in the same belt, see agriculture land in Zaheerabad. Closer to Hyderabad on NH-65, compare open plots in Sangareddy and open plots in Patancheru. To the south, open plots in Vikarabad offer a district-headquarters alternative, and open plots in Tandur cover another Karnataka-border town.

NRI note for Zaheerabad plots

NRIs and OCIs can buy residential or commercial plots in approved, NALA-converted layouts. They cannot buy agricultural land, plantations or farmhouses, or receive them as gifts; they can inherit such land and sell inherited farm land only to a resident Indian. Around Zaheerabad, where cane and cotton fields surround the town, confirm conversion and approval before any payment.

  • Pay from NRE, NRO or FCNR accounts or through inward remittance.
  • Keep a PAN ready for the deed and tax records.
  • If you cannot attend, a power of attorney executed before the Indian mission (or apostilled where applicable) must be adjudicated and registered in Telangana before use.
  • On resale, the buyer deducts TDS at NRI rates; a chartered accountant should advise on capital gains and repatriation.

How NRR Estates helps on a Zaheerabad plot

We act as your advisor, and our fee is disclosed and agreed in writing before any commitment. For Zaheerabad we:

  1. Define the purpose — home, rental building, commercial frontage or long hold.
  2. Shortlist approved layouts and screen out ventures relying solely on the NIMZ story.
  3. Visit the site — soil, roads, drainage, power, water and proximity to industry or highway — with video walkthroughs for remote buyers, including those in Karnataka and abroad.
  4. Verify documents — LP, mortgage release, NALA, EC, link documents, Dharani or Bhu Bharati, acquisition status, 22-A, buffers and zoning.
  5. Negotiate on transaction evidence.
  6. Manage registration and mutation and hand over a complete file.

Zaheerabad open plots: common questions

What are open plot prices in Zaheerabad?

As of October 2026, DTCP-approved plots on the edge of town typically sell for ₹7,000 to ₹14,000 per sq yd on 30–40 ft roads. Approved layouts on the Bidar road and Sadasivpet side sit around ₹5,000 to ₹10,000, and NIMZ-side villages ₹3,000 to ₹7,000. NH-65 commercial frontage ranges from ₹15,000 to ₹35,000, and rare town-core plots ₹16,000 to ₹30,000. These are indicative ranges from recent transactions and advisor observation.

Will NIMZ increase plot prices in Zaheerabad?

It may, but gradually and unevenly. House-plot demand rises with actual factory jobs, not announcements, so watch for land handed to investors, trunk infrastructure and units under construction. Managers and engineers usually settle where schools and hospitals already exist, which favours the town over remote villages near the zone. Many ventures already price in NIMZ, so we suggest buying a plot that makes sense today and treating NIMZ as upside.

Is land near the NIMZ safe to buy?

Only after checking acquisition status. Farmland notified for the NIMZ is being acquired by the state, and private plots carved from such land carry acquisition and title risk. Before recommending any plot in Nyalkal, Jharasangam or nearby villages, we check whether the parent survey number has been notified, review Dharani or Bhu Bharati records and confirm the layout's DTCP approval and NALA conversion.

Which approval should a Zaheerabad plot have?

A DTCP layout permission with an LP number and approved plan showing your plot, plus NALA conversion and, if your plot was mortgaged, a release order naming it. HMDA does not apply this far from Hyderabad, so an HMDA claim is a red flag. Inside municipal limits, building permission goes through TG-bPASS. Panchayat resolutions are not approvals, and unapproved plots need a completed LRS order.

Can buyers from Karnataka purchase plots in Zaheerabad?

Yes. Any Indian citizen can buy a residential plot in Telangana, and many Bidar and Humnabad families do. The process follows Telangana rules: land records on Dharani or Bhu Bharati rather than Karnataka's RTC, DTCP approval rather than Karnataka conversion documents, and registration at the Telangana sub-registrar office at Telangana rates. Ask for an English deed or certified translation if you do not read Telugu.

How far is Zaheerabad from Hyderabad?

Zaheerabad is about 110 km from Hyderabad on NH-65, passing through Patancheru, Sangareddy and Sadasivpet. The drive from the ORR at Patancheru usually takes an hour and a half to two hours depending on traffic. The town also has a station on the Vikarabad–Bidar line. It is a self-contained industrial and market town rather than a Hyderabad commuter suburb. Bidar in Karnataka is within an hour.

What registration charges apply to a Zaheerabad plot?

Approximately 7.5 per cent of the higher of agreed price or government market value: about 5.5 per cent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee. The buyer deducts 1 percent TDS if the price exceeds ₹50 lakh and the seller is resident, which often applies to highway frontage. Most town layouts register at the Zaheerabad SRO; we confirm jurisdiction and verify current rates on the day.

Can an NRI buy a plot in Zaheerabad?

Yes, NRIs and OCIs can buy residential or commercial plots in approved, NALA-converted layouts. They cannot buy agricultural land, plantations or farmhouses, or receive them as gifts; they may inherit such land and sell inherited farm land only to a resident Indian. Pay from NRE, NRO or FCNR accounts or by inward remittance, hold a PAN, and use a registered power of attorney if you cannot attend registration.
