Siddipet is one of the most transformed towns in Telangana. Over roughly a decade it has gained a lakefront at Komati Cheruvu, a government medical college, an integrated collectorate, an IT tower, wide new arterial roads, a railway station with services toward Secunderabad and a ring of Kaleshwaram-fed reservoirs nearby. Those changes have brought something the town barely had before: a market for apartments in Siddipet. It is still small. Most supply is stilt plus four or five-floor blocks of a dozen to a few dozen flats, and only a handful of projects qualify as true gated communities. But demand from doctors, government officers, teachers, business families and NRIs buying for parents is real and growing. This guide explains where the flats are, what they cost per square foot as of October 2026, what rents look like, how the Siddipet Urban Development Authority, the municipality and TS RERA approvals fit together, and how to buy safely in a market where every project is built by a local firm.
Some orientation first. Siddipet town is about 100 to 105 km north-east of Hyderabad along the Rajiv Rahadari, the state highway that continues to Karimnagar. It is the headquarters of Siddipet district, which also contains Gajwel, Dubbaka, Husnabad and Cheriyal. The town's economy rests on administration, healthcare, education, trade for a heavily irrigated agricultural district and, increasingly, small services and IT-enabled employment. It is not a commuter suburb of Hyderabad; the drive is too long for daily travel. It is a district town in its own right, and should be judged on its own demand.
Why apartments in Siddipet are worth a look
Buyers who come to us for a Siddipet flat usually cite a combination of these reasons.
- A town that works. Siddipet has a reputation for civic management unusual in a town of its size: underground drainage across much of the town, regular municipal water supply under Mission Bhagiratha, clean public spaces and organised waste collection. For anyone buying a flat for parents, these basics matter more than amenities.
- The government medical college. The medical college at Ensanpally and its teaching hospital have brought specialists, residents, nursing staff and administrators to the town. They need rental housing near campus, and the more settled among them become buyers.
- District administration and schools. The integrated district offices, police headquarters, courts, banks and a growing number of good schools and colleges create a stable salaried base of tenants and first-time buyers.
- Families stepping up from independent houses. As in other district towns, many households now prefer a flat with a lift, security and backup power over an ageing G+1 house in an older colony, particularly when children have moved to Hyderabad or abroad.
- Accessible prices. A new 2 BHK typically costs ₹33 lakh to ₹50 lakh and a 3 BHK ₹45 lakh to ₹72 lakh, comfortably bank-financeable for salaried buyers.
- NRI and Gulf ties. The district has a substantial diaspora in the US and a meaningful number of families with members in the Gulf. A low-maintenance flat in the district headquarters is a natural purchase for either group.
The honest counterweight: Siddipet's apartment market is thin. There are fewer projects to choose from, fewer resale transactions to benchmark against, and fewer buyers when you want to sell. That does not make a flat here a bad purchase, but it does make the choice of building and builder critical.
What Siddipet's apartment supply actually looks like
Before discussing localities, it helps to understand the three types of apartment product you will meet in Siddipet.
Standalone redevelopment blocks
The most common product is a single building of stilt plus four or five floors on a plot of 300 to 800 sq yd, built by a local builder under a joint development agreement with the landowner. These typically hold 8 to 30 flats, have one lift, a generator and stilt parking, and no clubhouse. Quality ranges from very good to poor, and depends entirely on the builder.
Small gated projects
On larger parcels, particularly along the Rajiv Rahadari and around the expanding edges of town, a few projects have two or more blocks within a compound wall, internal driveways, a children's play area, a gym or multipurpose hall, and dedicated security. These are the closest Siddipet gets to the gated communities familiar to Hyderabad buyers, and they command a premium.
Older resale flats
Buildings from before about 2015 sit mainly in the town core. They are cheaper per square foot but vary widely in maintenance, lift condition and paperwork. Many were built before TS RERA existed, so the title and building-permission checks become even more important.
| Configuration | Typical super built-up area | Who usually buys |
|---|---|---|
| 2 BHK | 950 – 1,250 sq ft | Medical-college staff, teachers, young families, landlords |
| 3 BHK | 1,300 – 1,750 sq ft | Mainstream families, doctors, parents of NRIs |
| Large 3 BHK / 4 BHK | 1,800 – 2,400 sq ft | Business families, senior officers, NRIs |
Loading in Siddipet's mid-rise blocks is typically 18 to 25 percent. Compare flats on RERA carpet area, which builders of registered projects must disclose.
Siddipet's apartment pockets, area by area
The town core and the Komati Cheruvu side
The established colonies of the town core, around the old bus stand, the main bazaar and the roads leading to the Komati Cheruvu lakefront, carry the highest prices. Walkability to markets, schools, hospitals and the lakefront promenade make these the preferred addresses for older buyers and parents of NRIs. New supply here is almost all redevelopment of individual plots, so expect standalone blocks rather than large compounds.
The Rajiv Rahadari corridor toward Hyderabad
The Hyderabad side of the Rajiv Rahadari, toward Ponnala and Rangadhampally, is where most newer and larger projects have come up. Wider roads, bigger land parcels and quick highway access make this the main growth corridor for gated apartments. Highway frontage commands a premium; a few hundred metres inside on a 40-ft road is noticeably cheaper.
Ensanpally and the medical-college side
The area around the government medical college at Ensanpally is a rental-first market. Small blocks with 2 BHK flats let quickly to residents, faculty and hospital staff. Purchase prices are moderate, and occupancy is steady through the academic year.
The Karimnagar, Medak and Dubbaka roads
On the other radial roads out of town, apartment development is limited and early-stage, with plotted layouts still dominant. Prices are the lowest in town, but so is liquidity. Buyers here should be planning to live in the flat rather than rent or resell it soon.
Indicative apartment prices in Siddipet (October 2026)
These bands draw on recent transactions and advisor observation. Because Siddipet has relatively few transactions, individual projects can sit outside these ranges more often than in a large market. Treat them as a starting point for negotiation, not a quote.
| Pocket / segment | Indicative rate (per sq ft, super built-up) | Typical 3 BHK ticket |
|---|---|---|
| Town core and Komati Cheruvu side | ₹3,500 – ₹4,300 | ₹50 L – ₹72 L |
| Rajiv Rahadari corridor toward Hyderabad (newer gated) | ₹3,200 – ₹4,000 | ₹46 L – ₹68 L |
| Ensanpally and medical-college side | ₹2,900 – ₹3,700 | ₹42 L – ₹62 L |
| Karimnagar, Medak and Dubbaka roads | ₹2,800 – ₹3,500 | ₹40 L – ₹58 L |
| Older resale (pre-2015 standalone blocks) | ₹2,500 – ₹3,200 | ₹34 L – ₹52 L |
Indicative rents
| Configuration and location | Indicative monthly rent |
|---|---|
| 2 BHK near the medical college | ₹8,000 – ₹13,000 |
| 2 BHK, town core or Rajiv Rahadari | ₹8,500 – ₹14,000 |
| 3 BHK, newer building, core or highway corridor | ₹12,000 – ₹20,000 |
| Older standalone blocks | ₹6,500 – ₹11,000 |
Monthly maintenance usually runs ₹1.25 to ₹2.5 per sq ft, or a flat amount per unit in small buildings. In a block of 12 to 16 flats, a couple of defaulting owners can strain the association's ability to pay for lift servicing and the generator, so ask how collections actually work.
Komati Cheruvu and the lake rules every flat buyer should know
The redeveloped Komati Cheruvu, with its promenade, lighting, boating and leisure attractions, is Siddipet's signature public space, and a flat with a view of it is understandably popular. But tanks in Telangana are protected. Land within a lake's full tank level (FTL) is not buildable, and a buffer zone around the FTL carries restrictions under planning rules. The width of the buffer depends on the size of the water body and the applicable regulations.
For an apartment buyer, this means three checks. First, the building's site should be clearly outside the FTL and the buffer, as shown on irrigation and revenue records and on the master plan. Second, the building permission should reflect that position, not merely the builder's assurance. Third, natural drainage channels feeding the lake should not have been blocked or built over by the project. A flat inside a buffer may face demolition notices, loan refusals and resale problems, regardless of how attractive the view is. The same caution applies to smaller kuntas and tanks around the town's edges, which are easy to overlook.
Connectivity: highway, rail and the Regional Ring Road
- Rajiv Rahadari: Hyderabad is typically two to two and a half hours by road via Gajwel and Shamirpet, and Karimnagar a little over an hour in the other direction. Frequent state buses connect Siddipet with Hyderabad's JBS and other hubs.
- Rail: Siddipet is on the Manoharabad–Kothapalli railway line, and passenger services toward Secunderabad now run. Frequency is still limited, but the link matters for students, elderly travellers and families who dislike long drives. As the line extends to Kothapalli near Karimnagar, its usefulness will grow.
- Regional Ring Road: the northern arm of the planned Regional Ring Road passes through Siddipet district near Gajwel. If built as proposed, it will improve access to the rest of the Hyderabad region. We advise valuing a flat on today's connectivity and treating the RRR as a possible future benefit rather than paying a premium for it.
- Air: Rajiv Gandhi International Airport at Shamshabad is roughly three hours away by road.
Hospitals, schools and daily life
The government medical college hospital and the district hospital, together with a growing number of private hospitals and diagnostic centres, cover routine and many specialist needs, though complex cases still go to Hyderabad. The town has a good range of state-board and CBSE schools, junior and degree colleges. The Komati Cheruvu lakefront, parks and newer shopping and dining options make daily life comfortable. Ranganayaka Sagar and Mallanna Sagar, part of the Kaleshwaram system, have improved water security across the district.
Can a Siddipet flat work as a second home for Hyderabad families?
We are often asked this by Hyderabad families with roots in Siddipet district. The answer is: sometimes. A flat in the town core is a convenient base for visiting relatives, managing family land in the district, or spending long weekends near the lakefront. It is far easier to lock up and leave than an independent house, and a resident watchman reduces the security worry.
It works less well as an investment-only purchase. Rents are modest, the resale market is thin, and the flat will need someone to manage tenants and maintenance. If the main purpose is a weekend retreat, compare it with farm land near Gajwel or a plot in an approved layout. Our pages on farm land around Gajwel and open plots in Gajwel cover the closer-to-Hyderabad end of the district, and open plots in Siddipet cover SUDA layouts around the town.
Approvals for Siddipet apartments: SUDA, the municipality and TS RERA
Three authorities matter. The Siddipet Urban Development Authority (SUDA) prepares the master plan and approves layouts in its notified area. The Siddipet municipality, or the competent authority outside its limits, issues building permission. TS RERA registers qualifying projects. Here is the checklist we use:
- TS RERA registration: required for land over 500 square metres or more than eight units. Many standalone Siddipet blocks are close to these thresholds, so check rather than assume. Verify the number, validity and quarterly updates on the TS RERA portal.
- Land use: the site must be in a residential zone under the SUDA master plan, clear of lake FTL and buffer zones, nala buffers and road-widening lines.
- Sanctioned building plan: match floors, units, setbacks and parking with what has been built. Extra floors without sanction are a recurring risk in smaller towns.
- Title chain and EC: registered link documents going back at least 30 years and an encumbrance certificate. For joint development projects, the registered development agreement and GPA confirming your flat is in the builder's share.
- Layout approval: if the land came from a layout, it should be SUDA or DTCP approved or regularised under LRS, with NALA conversion where relevant.
- UDS: the sale deed should convey a proportionate undivided share of land.
- OC: for ready flats, insist on the occupancy certificate before final payment.
- Parking and association: numbered parking allotted in the agreement, corpus fund amount, and a clear plan for handing over to a registered association.
Payment plans, loans and charges
Siddipet builders generally offer construction-linked schedules, with about 10 percent at booking and the rest linked to slabs, brickwork, finishing and handover. Some smaller builders ask for heavier upfront payments in return for discounts; keep the pre-agreement advance within 10 percent as TS RERA requires. Public and private sector banks lend on approved projects with clear title, and many have branches in Siddipet familiar with the local builders.
| Charge | Approximate rate (verify on the day) | Notes |
|---|---|---|
| Stamp duty | ~5.5% | On the higher of agreed price and market value |
| Transfer duty | ~1.5% | Municipal areas |
| Registration fee | ~0.5% | About 7.5% in total; verify current rates at the SRO |
| GST, under-construction | 5% (1% if affordable housing) | Nil on ready flats with OC; many Siddipet flats qualify as affordable |
| TDS (Section 194-IA) | 1% at ₹50 lakh or more | Higher TDS under Section 195 for an NRI seller |
| Corpus and connections | ₹30,000 – ₹1.5 L | Varies by building; get it in writing |
The affordable-housing GST rate applies to flats with a carpet area up to 60 square metres in non-metro cities and a value up to ₹45 lakh, so a number of Siddipet 2 BHK flats qualify. Registration is at the Siddipet sub-registrar office with jurisdiction over the property, which we confirm from the door and survey number. Market values are published on the Telangana registration portal.
A worked example: the all-in cost of a Siddipet 2 BHK
Take a 1,100 sq ft 2 BHK, under construction, in a newer building on the Rajiv Rahadari corridor at an indicative ₹3,400 per sq ft as of October 2026. The base price is about ₹37.4 lakh. Add stilt parking and a modest floor rise, often ₹1 lakh to ₹2 lakh, and corpus and connection charges of around ₹75,000. If the carpet area is within 60 square metres and the value within ₹45 lakh, GST at the affordable rate of 1 percent adds under ₹40,000; otherwise 5 percent adds nearer ₹1.9 lakh. Stamp duty, transfer duty and registration at roughly 7.5 per cent add about ₹2.9 lakh. The all-in figure therefore lands around ₹42 lakh to ₹44 lakh. Because the price is below ₹50 lakh, the 1 percent TDS under Section 194-IA does not apply. Let to a medical-college resident at ₹10,000 to ₹12,000 a month, the gross yield works out to roughly 3 percent, before maintenance and property tax.
Rental yield and appreciation outlook
Gross rental yields on Siddipet flats generally range from about 3 to 4 percent as of October 2026, highest for 2 BHK flats near the medical college. Appreciation has tracked the town's civic transformation, supported by the medical college, administration, the rail link, irrigation-driven prosperity in the district and the lakefront's appeal. The limits are clear: a small buyer pool, a thin resale market, competition from plots and independent houses, and a risk of oversupply if several standalone blocks launch at once in the same pocket.
Our view: buy a Siddipet flat to live in, for parents, or for steady rent near the medical college, with a holding period of seven to ten years. Choose a building in the core or the Rajiv Rahadari corridor from a builder with a visible track record. Buyers deciding between Siddipet and a larger city an hour away often compare it with apartments in Karimnagar, which has more choice and a deeper resale market.
Mistakes to avoid in Siddipet
- Assuming a small building does not need RERA registration without checking the land area and unit count.
- Paying a premium for a lake view without confirming the site is outside the FTL and buffer.
- Pricing the flat on a future RRR or rail upgrade rather than on what exists today.
- Skipping a visit to the builder's older buildings, which is the best predictor of how yours will age.
- Registering below market value with a cash component, which complicates loans, resale and tax.
NRI guide to buying a flat in Siddipet
- Eligibility: NRIs and OCI cardholders may buy residential property without RBI approval. Agricultural land, plantations and farmhouses are not permitted, so for farm land in the district a resident relative must buy in their own name, or the NRI can only inherit.
- Funds: inward remittance or NRE, FCNR or NRO accounts; no cash. Keep remittance certificates.
- Power of attorney: attested at an Indian mission or notarised and apostilled, then adjudicated in Telangana within three months of arrival, so a relative can sign and register.
- Rent: taxable in India; the tenant must deduct TDS before paying an NRI landlord.
- Sale: the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; LTCG is 12.5 percent without indexation since July 2024. A lower-deduction certificate can reduce the deduction. Consult a CA.

- Build a brief around who will live there, the hospital, school or office they need, budget and timeline.
- Shortlist the few genuinely suitable buildings, including resale flats that never reach portals.
- Arrange site visits in person or by live video, including the builder's earlier projects and a check of lake and nala proximity.
- Verify RERA, SUDA land use, building permission, title, EC, development agreement, UDS and OC.
- Negotiate price, parking and corpus, and coordinate the loan, POA and registration.
- Inspect the flat at handover and help find tenants if required.

Frequently asked questions: apartments in Siddipet
What is the price of a flat in Siddipet?
As of October 2026, new flats in Siddipet typically cost about ₹3,500 to ₹4,300 per sq ft in the town core and on the Komati Cheruvu side, ₹3,200 to ₹4,000 on the Rajiv Rahadari corridor toward Hyderabad, and ₹2,800 to ₹3,700 near the medical college and on the other radial roads. A 2 BHK commonly costs ₹33 lakh to ₹50 lakh and a 3 BHK ₹45 lakh to ₹72 lakh. These indicative ranges come from recent transactions and advisor observation, and individual projects vary more than in larger markets.
Which part of Siddipet is best for buying an apartment?
The town core and the Komati Cheruvu side suit parents and older buyers who want to walk to markets, hospitals and the lakefront, and they resell most easily. The Rajiv Rahadari corridor has the newest and largest projects with better parking and amenities, and quick highway access to Hyderabad. The Ensanpally side near the medical college is the best rental pocket for 2 BHK flats. The Karimnagar, Medak and Dubbaka roads are cheaper but less liquid, and suit buyers who intend to live there.
Are there gated community apartments in Siddipet?
A few. Most of Siddipet's supply is standalone stilt plus four or five-floor blocks of 8 to 30 flats with a lift, generator and stilt parking but no clubhouse. A small number of projects, mainly on the Rajiv Rahadari corridor and the town's expanding edges, have multiple blocks inside a compound wall with a play area, a multipurpose hall and security. These command a premium. Whichever type you choose, the builder's track record and the approvals matter more than the amenity list in a market this size.
Can I buy a flat with a Komati Cheruvu lake view?
Yes, provided the building is clearly outside the lake's full tank level and the buffer zone around it. Land inside the FTL cannot be built on, and the buffer carries planning restrictions. Before booking, check irrigation and revenue records and the master plan, confirm that the building permission reflects the site's position, and make sure natural drainage channels feeding the lake have not been blocked. A flat inside a buffer can face notices, loan refusals and resale problems however attractive the view.
What rent can a flat in Siddipet earn?
As of October 2026, a 2 BHK near the medical college at Ensanpally typically rents for ₹8,000 to ₹13,000 a month, and in the town core or on the Rajiv Rahadari for ₹8,500 to ₹14,000. A 3 BHK in a newer building fetches roughly ₹12,000 to ₹20,000. Older standalone blocks rent for less. Gross yields generally range from 3 to 4 percent. Medical-college residents and faculty, government officers, teachers and bank staff are the most dependable tenants, and demand is steadiest near the hospital.
What are the registration and GST charges for a Siddipet flat?
Stamp duty is approximately 5.5 per cent, transfer duty about 1.5 percent and the registration fee about 0.5 percent, roughly 7.5 per cent in total on the higher of the agreed price and the government market value. Under-construction flats attract 5 percent GST, or 1 percent if the carpet area is within 60 square metres and the value within ₹45 lakh, which covers many Siddipet 2 BHKs. Ready flats with an OC carry no GST. TDS of 1 percent applies only at ₹50 lakh or more. We verify current rates at the SRO.
Is a Siddipet apartment a good investment?
It is a reasonable purchase for living in, for parents, or for steady rent near the medical college, held for seven to ten years. The town's civic quality, the medical college, district administration, rail link and irrigation-driven prosperity support demand. The limits are a small buyer pool, a thin resale market and competition from plots and independent houses. We advise against paying a premium for future projects such as the Regional Ring Road, and favour buildings in the core or on the highway corridor from builders with a visible track record.
Can NRIs buy flats in Siddipet?
Yes. NRIs and OCI cardholders can buy residential flats in Siddipet without RBI permission, paying through inward remittance or NRE, FCNR or NRO accounts. They cannot buy agricultural land in the district, though they may inherit it. A power of attorney attested abroad and adjudicated in Telangana lets a relative register on your behalf. Rent is taxable in India and tenants must deduct TDS. NRR Estates handles video site visits, document and lake-buffer checks, registration coordination and tenant placement for Siddipet flats.
