Khammam is the medical and commercial centre for a large swathe of south-eastern Telangana, and that role shows in its housing. Doctors, hospital staff, government officers, granite and rice-mill families, and the parents of a sizeable US-based diaspora have created a steady market for apartments in Khammam, concentrated on the Wyra road, around the Lakaram tank and along the bypass. Prices remain far below Hyderabad, and good flats in well-located gated blocks rarely sit empty for long. This guide covers the city's apartment belts, indicative per-square-foot prices and rents as of October 2026, the flood lesson of the Munneru that every buyer should understand, how the Stambhadri Urban Development Authority (SUDA), the Khammam Municipal Corporation and TS RERA approvals work, and the checks we carry out before a client books.
For orientation: Khammam sits about 195 to 200 km east of Hyderabad by road, roughly 120 km from Vijayawada, on the main Kazipet–Vijayawada railway line. The fort hill and the Munneru river frame the old city, and the town has spread north and east toward Wyra and the bypass over the last two decades. Its economy is diverse: healthcare, government administration, granite quarrying and processing, rice milling, chilli and cotton trade, and proximity to the Singareni coal belt around Kothagudem and Sathupally.
Why buyers choose apartments in Khammam
- A regional healthcare hub. The Government Medical College and its hospital, Mamata Medical College and a dense cluster of private hospitals along the Wyra road draw patients from Khammam, Bhadradri Kothagudem, Mahabubabad and neighbouring Andhra Pradesh districts. That brings thousands of doctors, nurses, technicians and administrators who need housing.
- Government and institutional jobs. District offices, courts, banks, colleges and the police create a deep pool of transferable salaried tenants and buyers.
- A strong NRI connection. Khammam has one of Telangana's larger professional diasporas in the United States, along with families working in the UK, Australia and the Gulf. Many of them want a lift-equipped, secure flat near a hospital for parents who no longer want to manage an independent house.
- Value relative to quality. A new 3 BHK in a gated block on the Wyra road typically costs ₹58 lakh to ₹88 lakh, far less than a comparable flat in Hyderabad, and often with more space and lower maintenance.
- Improving connectivity. The Khammam–Devarapalli greenfield highway, part of the wider Nagpur–Vijayawada corridor, and good rail links on the trunk line make the city more accessible over time.
What tempers the case: a thin resale market for average flats, uneven builder quality, and a flood risk in low-lying parts of the city that was made very visible in recent years. All of these are manageable with the right choices.
Khammam's apartment belts, walked one by one
We think about Khammam's apartment market in five belts. Within each, the difference between a main-road project and one several lanes inside can be 10 to 15 percent, and the difference between high and low ground can matter even more.
Wyra road: the premium spine
The Wyra road is Khammam's most valuable residential and commercial corridor. Hospitals, diagnostic centres, banks, showrooms and restaurants line it, and the colonies on either side carry the city's best apartment stock. Doctors and NRIs buying for parents favour this belt because it puts hospitals within minutes. New projects here are usually stilt plus five to stilt plus nine floors, with lifts, generator backup and covered parking; a few have small clubhouses.
Old city and the commercial core: Gattaiah Centre, Nehru Nagar, around the fort
The older parts of the city near Gattaiah Centre, Nehru Nagar, the bus stand and the market streets have limited land, so apartment supply here is mostly redevelopment of individual plots into small blocks. Convenience is excellent; parking and open space are tighter. Some pockets closer to the Munneru are low-lying, which brings us to the flood question discussed below.
Lakaram tank and the Tank Bund side
The area around Lakaram lake, with its improved tank bund promenade, has become a desirable address. Gated projects here sell partly on the lakeside environment. Buyers must confirm that any project respects the lake's full tank level and buffer zone; a building inside the buffer is a legal liability regardless of how attractive the view is.
The bypass, Mamillagudem and Ballepalli
Along the bypass and in the growing colonies of Mamillagudem and Ballepalli, larger land parcels have allowed multi-block gated communities with more amenities. Prices are below the Wyra road, and this belt has the most new launches. It suits families who drive and want a newer building with better parking and open space.
Raghunathapalem and the Kothagudem road
Toward Raghunathapalem and the roads leading to Kothagudem and Yellandu, apartment development is at an early stage. Entry prices are the lowest in the city. These locations suit buyers with a longer horizon, or those with work links toward the Singareni belt, which is covered on our page about open plots in Kothagudem.
Typical flat sizes
| Configuration | Typical super built-up area | Typical buyer |
|---|---|---|
| 2 BHK | 1,050 – 1,300 sq ft | Hospital staff, young families, landlords targeting medical tenants |
| 3 BHK | 1,400 – 1,850 sq ft | Mainstream families, doctors, parents of NRIs |
| Large 3 BHK / 4 BHK | 1,950 – 2,700 sq ft | Senior doctors, granite and rice-mill families, US-based NRIs |
Indicative apartment prices in Khammam, October 2026
The bands below are based on recent transactions and advisor observation. They are indicative, not quotes. The specific flat, its floor, facing, frontage, parking, the builder's record and whether it is ready or under construction all affect the final number, and negotiation is normal.
| Belt / segment | Indicative rate (per sq ft, super built-up) | Typical 3 BHK ticket |
|---|---|---|
| Wyra road and adjoining colonies | ₹3,700 – ₹4,800 | ₹58 L – ₹88 L |
| Old city core (Gattaiah Centre, Nehru Nagar) | ₹3,400 – ₹4,400 | ₹52 L – ₹80 L |
| Lakaram side, bypass, Mamillagudem, Ballepalli (new gated) | ₹3,100 – ₹4,100 | ₹48 L – ₹75 L |
| Raghunathapalem and Kothagudem road (emerging) | ₹2,800 – ₹3,600 | ₹42 L – ₹64 L |
| Older resale (pre-2015 standalone blocks) | ₹2,500 – ₹3,400 | ₹36 L – ₹58 L |
Indicative rents
| Configuration and location | Indicative monthly rent |
|---|---|
| 2 BHK, gated, Wyra road or Lakaram side | ₹10,000 – ₹16,000 |
| 3 BHK, gated, Wyra road | ₹14,000 – ₹25,000 |
| 2 / 3 BHK, bypass and newer colonies | ₹9,000 – ₹18,000 |
| Older standalone blocks | ₹7,500 – ₹13,000 |
Maintenance generally runs ₹1.5 to ₹2.75 per sq ft per month, or a fixed amount per flat in smaller blocks. Before buying resale, ask for the association's accounts and the status of the lift and generator maintenance contracts.
The Munneru lesson: buying a flood-safe flat in Khammam
The Munneru runs along the southern and eastern edge of the old city, and heavy rain in its catchment has caused serious flooding in low-lying colonies, most recently in 2024, when water entered ground floors and stilt parking across several neighbourhoods. For an apartment buyer, this is not a reason to avoid Khammam; it is a reason to choose carefully.
- Know the ground. Ask whether the specific colony flooded in past major rain events. Neighbours, shopkeepers and local officials will tell you. We maintain notes on which pockets were affected.
- Check plinth height. A building whose plinth and stilt floor sit well above the road level is far safer. Basement parking in low-lying areas is a red flag.
- Check proximity to the river and nalas. Buildings inside the river's flood plain or a nala buffer face both physical and legal risk. Master plan maps and revenue records show these boundaries.
- Electrical and lift design. In any area near water, the main electrical panel, generator and lift machine room should be placed above likely flood levels.
- Insurance. Home insurance that covers flood damage to structure and contents is inexpensive relative to the risk; take it.
In practice, most of the Wyra road, the bypass belt and the higher ground to the north are well clear of river flooding, while specific pockets near the Munneru and some nala courses need case-by-case checks. The same principle applies to plots, as our page on open plots in Khammam explains.
Connectivity and social infrastructure
- Road: Hyderabad is typically four to four and a half hours by road via Suryapet. Vijayawada is about two and a half hours. Highways link Khammam to Warangal, Kothagudem, Bhadrachalam and Sathupally. The Khammam–Devarapalli greenfield highway, under development, will improve access toward coastal Andhra.
- Rail: Khammam station is on the Kazipet–Vijayawada main line, with frequent trains to Secunderabad, Vijayawada, Chennai, Visakhapatnam and Delhi. For families who visit often, this is one of Khammam's biggest practical advantages.
- Air: Rajiv Gandhi International Airport at Shamshabad, or Vijayawada's Gannavaram airport, depending on destination.
- Healthcare: the government medical college hospital, Mamata's teaching hospital and many private multi-specialty, cardiac, neuro and maternity hospitals. This density is why parents of NRIs find Khammam an easy place to age.
- Education: numerous CBSE and state-board schools, junior colleges, engineering, pharmacy, nursing and degree colleges.
- Leisure and daily life: the Lakaram tank bund, Khammam fort, the Wyra reservoir about 25 km away, and growing retail options on the Wyra road.
Stambhadri UDA, the corporation and TS RERA: the approvals you must see
Three bodies matter. SUDA (the Stambhadri Urban Development Authority) prepares the master plan and approves layouts in its notified area around Khammam. The Khammam Municipal Corporation, or the competent authority outside its limits, issues building permission. TS RERA registers projects on land over 500 square metres or with more than eight units. Our checklist:
- TS RERA: verify the registration number, validity and quarterly updates on the TS RERA portal, and match them with the agreement of sale.
- Land use: confirm residential zoning under the SUDA master plan, and clearance from river, lake and nala buffers.
- Building permission: match the sanctioned plan with the actual floors and units. Unauthorised additional floors are a known issue.
- Title: a 30-year chain of registered link documents and an encumbrance certificate; in joint developments, the development agreement and GPA showing your flat is in the builder's share.
- Layout status: if the plot came from a layout, it should be SUDA or DTCP approved or regularised under LRS.
- UDS: the undivided land share in your sale deed should be proportionate.
- OC and possession: an occupancy certificate for ready flats; commencement records for under-construction ones.
- Parking and corpus: a numbered parking allotment in the agreement, and clarity on the corpus fund and association handover.
Builder due diligence in a district market
Khammam's apartments are built mainly by local and regional firms. A few have a decade or more of completed buildings; many have three or four. Because the builder matters more here than in a large metro market with listed developers, we spend real time on this step.
- Completed projects: we visit at least two of the builder's earlier buildings, ideally one that is five years old or more, and speak to residents about seepage, lift reliability, water in summer and how complaints were handled after handover.
- Delivery record: TS RERA quarterly updates show whether past and current projects kept to schedule. Repeated extensions are a warning sign.
- Financial strain: a builder running several projects at once with slow sales may divert funds. RERA's designated account rule helps, but heavy discounting for upfront cash is a signal to slow down.
- Landowner relationship: in joint development projects, disputes between the landowner and builder can freeze sales and registration. The development agreement should be registered and clearly allocate flats.
- Specifications in writing: brand of lift, generator capacity, tiles, sanitaryware, electrical wiring and waterproofing should appear in the agreement schedule, not just the brochure.
A worked example: what a Khammam 3 BHK really costs
Consider a 1,600 sq ft 3 BHK, under construction, in a gated project on the bypass belt at an indicative ₹3,600 per sq ft as of October 2026. The base price is about ₹57.6 lakh. Add a covered car park and floor rise, often ₹1.5 lakh to ₹3 lakh combined, and corpus, power and water connection charges of perhaps ₹1.5 lakh. GST at 5 percent on the construction value adds roughly ₹2.9 lakh. Stamp duty, transfer duty and registration at about 7.5 per cent of the registered value add around ₹4.4 lakh. The all-in figure therefore lands near ₹67 lakh to ₹69 lakh, about 17 to 20 percent above the headline rate. Because the price exceeds ₹50 lakh, the buyer also deducts 1 percent TDS from payments to a resident builder and deposits it with the tax department. If the same flat were ready with an occupancy certificate, GST would not apply, which is one reason ready flats can be better value than they first appear.
Payment plans, home loans and charges
Khammam builders typically offer construction-linked plans: about 10 percent at booking, a payment on registering the agreement of sale, and instalments linked to slabs and finishing stages. Keep the pre-agreement advance within 10 percent, as TS RERA requires. Banks and housing finance companies lend on approved, RERA-registered projects with clear title, typically 75 to 90 percent of value for salaried borrowers.
| Charge | Approximate rate (verify on the day) | Notes |
|---|---|---|
| Stamp duty | ~5.5% | On the higher of agreed price and market value |
| Transfer duty | ~1.5% | Municipal areas |
| Registration fee | ~0.5% | About 7.5% in total; verify current rates at the SRO |
| GST, under-construction | 5% (1% affordable) | Nil on ready flats with OC |
| TDS (Section 194-IA) | 1% at ₹50 lakh or more | Section 195 applies if seller is an NRI |
| Corpus, connections, club | ₹50,000 – ₹2.5 L | Varies; negotiate and document |
Registration is at the jurisdictional Khammam sub-registrar office, confirmed from the door and survey number. Market values can be checked on the Telangana registration portal.
Buying a Khammam flat for elderly parents: a practical checklist
A large share of our Khammam clients are children buying for parents. Beyond the legal checks, these features make the biggest difference to daily life:
- A lift with backup power, ideally a stretcher-size car, and a ramp at the entrance.
- A drive of under 10 minutes to the hospital the parents actually use.
- A lower or middle floor with good cross-ventilation; Khammam summers are very hot.
- Round-the-clock security and CCTV, and an association that responds.
- Walkable access to a pharmacy, grocery and temple or community space.
- Reliable water: a municipal connection plus a sump, not borewells alone.
We visit with the parents where possible, so the choice is theirs as much as their children's.
Ready-to-move or under-construction: which suits a Khammam buyer?
In a city where most builders are local, the choice between a ready flat and an under-construction one is more consequential than in Hyderabad. Each has a clear case.
Ready-to-move flats with an occupancy certificate let you see exactly what you are buying: the finish, the water supply in summer, the neighbours, the parking and how the association runs. There is no GST, no construction risk and no rent paid while you wait. They suit NRIs buying for parents, families relocating on transfer, and anyone who cannot visit the site regularly. The trade-off is a narrower choice and, sometimes, a slightly higher rate per sq ft.
Under-construction flats usually cost 5 to 12 percent less at launch, offer a wider choice of floor and facing, and let a loan disburse in stages. They suit local buyers who can visit monthly and are comfortable with a two-to-three-year wait. The risk is delay, or a builder who changes specifications or runs short of funds. TS RERA registration, a construction-linked plan and a builder with a solid delivery record reduce that risk considerably.
Our general guidance for Khammam: if the project is past the slab stage with visible, steady progress and the builder has delivered on time before, under-construction can be good value. If the project is still at foundation level or the builder is new, a ready flat or a near-complete one is usually the safer route.
Rental yield and appreciation outlook
Gross rental yields on Khammam flats typically fall between 3 and 4 percent as of October 2026, with the best results from 2 BHK flats near hospitals on the Wyra road. Appreciation has been steady, supported by the healthcare economy, government jobs, NRI demand and better roads, and held back by a thin resale market, plentiful plots, uneven builder quality and the flood perception in some areas. Hold for seven years or more and buy something you would live in. Buyers comparing district cities can look at apartments in Warangal, a larger market about three hours away, or open plots in Suryapet, on the route to Hyderabad.
Mistakes we see Khammam flat buyers make
- Buying on the ground floor in a low-lying colony without asking about past floods.
- Accepting an unregistered agreement and paying 30 to 40 percent upfront for a discount, leaving little protection if the project stalls.
- Overlooking the lake buffer for a flat with a Lakaram view.
- Undervaluing the registered price with a cash component to save stamp duty, which hurts future resale, loans and capital-gains calculations.
- Choosing on price per sq ft alone without comparing carpet area, which RERA requires builders to disclose.
- Ignoring association health on resale, inheriting unpaid bills and a neglected lift.
NRI buying guide for Khammam apartments
- Allowed: NRIs and OCIs can buy residential and commercial property without RBI approval, but not agricultural land, plantations or farmhouses.
- Funds: inward remittance or NRE, FCNR or NRO accounts; keep remittance certificates.
- POA: a specific power of attorney attested at an Indian mission, or notarised and apostilled, adjudicated in Telangana within three months of arrival.
- Rent and tax: rent is taxable in India; tenants must deduct TDS for an NRI landlord.
- Selling later: the buyer deducts TDS under Section 195 at the applicable capital-gains rate plus surcharge and cess; LTCG is 12.5 percent without indexation since July 2024. A lower-deduction certificate can help. Use an NRI-specialist CA.

- Arrange site visits in person or by live video, including a look at the builder's older buildings.
- Verify RERA, SUDA land use, building permission, title, EC, development agreement, UDS and OC.
- Negotiate price, parking, floor rise and corpus.
- Coordinate the loan, POA, registration and a snag inspection, and help with tenants if needed.

Khammam apartments: questions buyers ask us
What is the price of a 3 BHK apartment in Khammam?
As of October 2026, a new 3 BHK of 1,400 to 1,850 sq ft typically costs about ₹58 lakh to ₹88 lakh on the Wyra road and adjoining colonies, roughly ₹48 lakh to ₹75 lakh in newer gated projects on the bypass, Mamillagudem, Ballepalli and the Lakaram side, and from around ₹42 lakh in emerging belts toward Raghunathapalem. These are indicative ranges from recent transactions and advisor observation. After parking, GST and registration, the all-in cost is usually 15 to 20 percent above the headline rate.
Which area is best for flats in Khammam?
The Wyra road is the first choice for most families and for NRIs buying for parents, because hospitals, banks and shops are minutes away and resale is easiest. The old city core is convenient but tighter on parking, and some pockets near the Munneru are low-lying. The Lakaram side offers a pleasant lakeside setting if buffer rules are respected. The bypass, Mamillagudem and Ballepalli have the newest gated communities at lower rates. We shortlist across two or three belts after understanding your priorities.
Is flooding a risk when buying a flat in Khammam?
In specific low-lying pockets near the Munneru and some nala courses, yes; heavy rain in recent years flooded ground floors and stilt parking in several colonies. Most of the Wyra road, the bypass belt and higher ground to the north have not faced river flooding. Before buying, check the colony's flood history, the plinth height, whether parking is in a basement, the location of electrical panels, and whether the land is inside a river or nala buffer. Flood cover in home insurance is inexpensive and worth taking.
What approvals should a Khammam apartment project have?
Look for TS RERA registration if the land exceeds 500 square metres or the project has more than eight units, residential land use under the Stambhadri Urban Development Authority master plan, a sanctioned building plan from the municipal corporation or competent authority that matches what is built, and an approved or regularised layout if the land came from one. For ready flats, insist on the occupancy certificate. We also check a 30-year title chain, the encumbrance certificate and, in joint developments, the registered development agreement.
What rent can a flat in Khammam earn?
As of October 2026, a gated 2 BHK on the Wyra road or Lakaram side typically rents for ₹10,000 to ₹16,000 a month, and a gated 3 BHK on the Wyra road for ₹14,000 to ₹25,000. Newer colonies on the bypass fetch ₹9,000 to ₹18,000 depending on size, and older standalone blocks less. Gross yields generally range from 3 to 4 percent. Doctors, nurses and hospital administrators are the most consistent tenants, followed by government officers and bank staff, so proximity to hospitals strongly supports occupancy.
What are the registration charges for a flat in Khammam?
Within municipal limits, stamp duty is approximately 5.5 per cent, transfer duty about 1.5 percent and the registration fee about 0.5 percent, roughly 7.5 per cent in total on the higher of the agreed price and the government market value. Under-construction flats attract 5 percent GST, or 1 percent for affordable housing; ready flats with an OC carry none. If the price is ₹50 lakh or more, the buyer deducts 1 percent TDS from a resident seller. We confirm current rates at the jurisdictional sub-registrar office before the registration date.
Should I buy a ready or under-construction flat in Khammam?
Ready flats with an occupancy certificate carry no GST and no construction risk, and let you check water, finish and the association before paying, which suits NRIs and families who cannot visit often. Under-construction flats usually cost 5 to 12 percent less at launch and offer more choice, but carry delay risk. In Khammam we generally favour under-construction only when the project is past the slab stage with steady progress and the builder has delivered on time before; otherwise a ready or near-complete flat is safer.
Can NRIs buy apartments in Khammam for their parents?
Yes. NRIs and OCI cardholders can buy residential flats anywhere in India without RBI permission, paying through inward remittance or NRE, FCNR or NRO accounts. Many buy jointly with a resident parent, which is legal but should be discussed with a CA and lawyer for succession and tax. A power of attorney attested abroad and adjudicated in Telangana lets a relative register on your behalf. NRR Estates handles video site visits, flood and document checks, registration coordination and tenant placement for Khammam flats.
