Rajendranagar is one of the few parts of Hyderabad where a gated villa can still come with green views on three sides. The reason is institutional land: the state agricultural university (PJTSAU), the National Institute of Rural Development and a cluster of national agricultural research institutes occupy hundreds of acres of open campus, and Himayat Sagar sits just to the south-west. Around those campuses, in Kismatpur, Budvel, Bandlaguda Jagir and the Rajendranagar core, a steady supply of villas in Rajendranagar has come up over the past decade, from compact gated communities of duplex villas to larger plot-sized homes near the lake side, alongside older independent houses on the airport road. This guide covers, as of October 2026, the main villa pockets, indicative prices, what the planned High Court complex at Budvel means for the area, the erstwhile GO 111 and lake checks that apply on the Himayat Sagar side, and how NRIs can buy here.

NRR Estates is a Hyderabad advisory, not a listing portal. Our job is to put the right villa, the right papers and the right price in front of you, and to say plainly when any of the three is missing.

Why villas in Rajendranagar are drawing serious buyers

Rajendranagar sits on the south-west quadrant of the city, between the old city, the airport and the western IT corridor. That triangle is its main appeal.

  • Airport proximity: Rajiv Gandhi International Airport is typically 20–35 minutes away via the airport road or the Outer Ring Road.
  • Reach to the west: the Financial District and Gachibowli are usually 30–50 minutes via Narsingi or the ORR, closer than most east and north suburbs.
  • Green lungs that will not be built over easily: university and research campuses and the Himayat Sagar catchment give the area a low-density, tree-lined character.
  • Value against the west: gated villas here typically cost noticeably less per square foot than comparable product in Kokapet or Narsingi.
  • A coming anchor: the state's plan to build a new High Court complex on university land at Budvel has raised the area's profile.

The trade-offs are uneven infrastructure in the newer pockets, patchy public transport, and legal layers around lakes and the erstwhile GO 111 area that need careful reading.

Kismatpur, Budvel, Bandlaguda and the core: Rajendranagar's villa pockets

We describe pockets and product types rather than naming private projects. Rajendranagar's villa market is really four or five sub-markets with different prices and risks.

Kismatpur and Bandlaguda Jagir

West of the university campus toward Narsingi, Kismatpur and Bandlaguda Jagir have the densest concentration of gated villa communities, ranging from 20–40-unit enclaves to larger communities with clubhouses. Typical villas are triplexes or duplexes on 150–300 sq yd with 2,800–4,500 sq ft of built-up area. Bandlaguda Jagir became a municipal corporation in 2018, so building permission and property tax here may sit with a different body from GHMC; local body boundaries around the ORR have been under revision, and we confirm the current authority for each property.

Budvel and the airport-side fringe

Budvel, south of the campus near the railway station of the same name, is where many of the newer launches have come up. Its pitch is direct access toward the airport road and the ORR, and proximity to the planned High Court complex. Product ranges from row villas on 150–200 sq yd to plot-sized villas on 250–400 sq yd.

The Himayat Sagar and Gandipet edge

Toward Himayat Sagar and the Gandipet side, a smaller number of premium villas on larger plots offer lake-facing or greenery-facing settings. This is the highest-priced segment and the one with the most legal layers, because parts of this edge fall within the erstwhile GO 111 catchment or close to lake buffers.

The Rajendranagar core and airport road

Around the older Rajendranagar settlement and along the airport road toward Aramghar and Shivarampally, the market is mostly older independent houses and rebuilt duplexes on 150–300 sq yd. Some are family properties held for decades; others are investor-built G+2 houses with rental floors serving workers in the Katedan and Mailardevpally industrial belt.

Villa plots in gated layouts

A handful of gated layouts in Kismatpur, Budvel and the ORR fringe sell open plots for self-built villas. These suit buyers who want to design their own home, but they require the full open-plot checklist: layout approval, release of mortgaged plots and the HMDA master plan zoning.

Indicative villa prices in Rajendranagar, October 2026

The figures below are indicative ranges drawn from recent transactions and advisor observation as of October 2026, not quotes. Pocket, plot size, view, builder reputation, construction stage, and the legal position on lakes and catchment rules move individual properties outside these bands.

Villa type in RajendranagarTypical sizeIndicative ticket
Row villa in a gated community, Budvel / Kismatpur150–200 sq yd; 2,600–3,300 sq ft₹2.0 Cr – ₹3.2 Cr
Triplex or plot-sized villa, larger gated community220–350 sq yd; 3,500–4,800 sq ft₹3.2 Cr – ₹5.0 Cr
Premium villa, Himayat Sagar / Gandipet edge350–600 sq yd; 4,500–7,000 sq ft₹4.5 Cr – ₹8.5 Cr
Older independent house, Rajendranagar core / airport road150–300 sq yd₹1.2 Cr – ₹3.0 Cr
Villa plot in a gated layout200–400 sq yd₹65,000 – ₹1.2 L per sq yd
Built-up rate, new gated villas (land share included)—₹8,500 – ₹13,500 per sq ft
Monthly rent, 4BHK villa in a gated community—₹55,000 – ₹1.1 L

Under-construction villas from developers with modest track records sometimes price at the bottom of these bands or below. A discount is only worth taking if the RERA registration, approvals and the builder's history all check out.

What decides where a villa sits in the band

  • Pocket and access road: a community on a wide, paved approach road with direct reach to the ORR or airport road commands a premium.
  • Plot size and land share: plot-sized villas hold value better than tightly packed row villas.
  • View and setting: lake or campus-facing homes carry a premium, but only if the legal position is clean.
  • Builder track record: delivered projects and their condition after five years matter more than the brochure.
  • Community size: larger communities offer better amenities; smaller ones have lower maintenance and more privacy.

University land, Budvel and the planned High Court complex

Rajendranagar's defining feature is its institutional land. PJTSAU, the National Institute of Rural Development and Panchayati Raj, the National Academy of Agricultural Research Management and several ICAR institutes occupy large campuses here. For villa buyers, this has three practical effects.

  • Permanent open space: campus land is unlikely to be densely developed, which protects air quality and views for neighbouring communities.
  • Limited land supply: with so much land locked in institutions, residential supply is concentrated in specific pockets, which supports values.
  • Policy-driven change: when the government reallocates institutional land, as it has with roughly 100 acres at Budvel for a new High Court complex announced in 2024, the surrounding market reprices on expectation well before anything is built.

Our advice on the High Court plan is measured. A major judicial complex would bring traffic, offices for lawyers and support services, and demand for homes nearby. But large public projects take years, designs and access roads can change, and some of the expectation is already in asking prices. Buy in Budvel because the villa, the community and the price work for you today, and treat the High Court as upside rather than the core of the case.

Watch for land-use and boundary questions

Where a private layout or project adjoins institutional or government land, we check the boundary carefully. Survey numbers near campuses sometimes have history: past acquisitions, assignments, or disputes over encroachment. The project's land must be clearly private, outside the Section 22-A prohibited list, and correctly zoned in the HMDA master plan.

Erstwhile GO 111 and the lakes: Himayat Sagar-side checks

For decades, Government Order 111 restricted construction in villages within the catchment of Osman Sagar and Himayat Sagar to protect the city's drinking-water reservoirs. In 2022 the state withdrew GO 111 and replaced it with a framework under which development is meant to proceed subject to fresh regulations and conditions. Those detailed rules have taken time, and different villages have moved at different speeds.

Parts of Rajendranagar mandal toward Himayat Sagar fell within the old catchment. For any villa on this side we confirm:

  • Whether the village and survey number were within the erstwhile GO 111 area.
  • Whether the project's permissions were issued under the current framework, and by which authority.
  • The exact distance from Himayat Sagar's full tank level and any buffer, and from smaller tanks and feeder channels in the area.
  • That no environmental or court restriction applies to the specific land.

Our explainer on GO 111 and its repeal sets out the history and how it affects prices around the two reservoirs. Beyond the reservoirs, Rajendranagar has several smaller tanks, and enforcement by HYDRAA on full tank levels and buffers has made this a standard check for every property in the area.

Schools: Rajendranagar and the Narsingi–Kismatpur belt have a growing number of CBSE, ICSE and international-curriculum schools, and many families in gated villas use schools on the Narsingi and Gandipet side. Visit schools during admission season; seats in the better-known ones go early.

Healthcare: clinics and mid-sized hospitals serve the core and Attapur, and large tertiary hospitals in the Financial District, Gachibowli and Banjara Hills are typically 30–45 minutes away.

Shopping and leisure: everyday needs are met locally; larger malls are in Attapur, Mehdipatnam and the western corridor. The lake side, campus greenery and the drive toward Gandipet make weekends here quieter than in denser suburbs.

Public transport: buses run on the main corridors, and a proposed airport metro alignment through the south of the city has been discussed for years. Treat any metro plan as long-term until construction is under way. For now, plan on owning a car.

On the ground: what a Rajendranagar villa visit should cover

Brochures for villa projects in Kismatpur and Budvel look much alike. The differences show up on site, and they show up more in the surroundings than inside the model villa. On every visit we walk clients through the following.

The approach road

Many communities here sit off narrow village roads that were never designed for daily commuter traffic. Drive the approach at peak hour, check whether it is a master plan road that will be widened or a private access track, and ask who maintains it. A villa that is 20 minutes from the ORR on paper can be 40 minutes in practice.

Water and drainage

Ask whether the community has an HMWSSB connection or depends on borewells and tankers, how deep the borewells go and how they performed last summer. Look at the community's storm-water drains and where they discharge. Newer pockets near tanks and low-lying fields have seen waterlogging in heavy monsoons, and a community's drainage plan matters as much as its clubhouse.

Neighbouring land

Look over the compound wall. Open land next door may stay as campus or farmland, or it may become a high-rise, a commercial complex or a road. We check the HMDA master plan zoning of adjoining parcels so that you know what the view is likely to become.

Construction quality in the builder's older projects

Visit a project the same builder handed over five or more years ago. Look at seepage on external walls, the condition of common roads and the clubhouse, whether the association has taken over, and how residents talk about the builder. Ten minutes of conversation at a gate tells you more than a sales presentation.

Self-building on a villa plot

For buyers taking a plot in a gated layout and building their own villa, add the costs and time honestly: construction of a good-quality villa indicatively runs ₹2,500–₹3,800 per sq ft as of October 2026, design and permission take two to four months, and construction 12–18 months. Many layouts impose design guidelines, setbacks and timelines for construction, so read the layout's rules before you buy. Buyers who want larger plots and fewer restrictions often also look at villas in Moinabad, further west beyond the ORR.

What to check before booking a Rajendranagar gated villa

Most villa purchases here are in gated communities, many under construction. These are the checks we run on every project:

  • TS RERA registration: projects over 500 sq m or more than 8 units must be registered with TS RERA. We check the registration number, its validity, the declared completion date, quarterly updates and any complaints. Our TS RERA buyer's guide explains what registration does and does not protect.
  • Layout and building approvals: HMDA or the competent local body's approvals for the layout and villa plans, and that the plan you are sold matches the sanctioned one.
  • Title and development agreement: the landowner's title chain for 30 years, the development agreement and how villas are split between landowner and builder, and whether your villa is from the builder's or landowner's share.
  • Mortgage and release: whether any villa plots are mortgaged to the approving authority and released.
  • Occupancy certificate: for completed villas, confirm the OC before registration and before paying the final instalment.
  • Land share: villas should convey a defined plot or undivided share; confirm it in the sale deed.
  • Common amenities and maintenance: who owns the clubhouse and common areas, when the association takes over, and the corpus and monthly charges.
  • Builder due diligence: visit at least one of the builder's completed projects that is five or more years old.

Buying costs and the registration path

For a ready villa, the sequence is an agreement of sale, the balance payment and registration of the sale deed, then mutation. For an under-construction villa, you sign an agreement of sale in the RERA format and pay against construction stages, with registration usually done at a stage defined by the builder.

Properties in Rajendranagar are generally registered at the Rajendranagar Sub-Registrar Office, though some villages fall under neighbouring SROs. We confirm the jurisdictional SRO from the survey number and verify current rates before booking a slot.

Rental yield and resale prospects for Rajendranagar villas

Gross rental yields on gated villas here typically run around 2%–3%, in line with villa markets across Hyderabad, where land value rather than rent carries most of the return. Tenants are often airport and aviation professionals, executives in the Financial District who prefer space over commute time, and families relocating to the city.

On resale, Rajendranagar has benefited from the westward and southward expansion of the city, the ORR and the airport. Villas in well-run, fully occupied gated communities with clean approvals resell readily. Risks to weigh:

  • Supply: several launches in Budvel and Kismatpur will compete for buyers over the next few years.
  • Infrastructure catch-up: approach roads, drainage and water supply in newer pockets lag behind the villas.
  • Policy timing: catchment rules and the High Court project move on government timelines.
  • Builder execution: delays in under-construction projects are the most common source of loss.

A holding period of seven years or more fits this market best.

NRI purchase guide for Rajendranagar villas

Rajendranagar's airport proximity makes it popular with NRIs who visit often. NRIs and OCI cardholders can buy villas and other residential property without RBI approval; they cannot buy agricultural land, plantations or farmhouses, which matters here because farmland and farmhouse plots are marketed beyond the ORR. Our NRI guide to buying villas and apartments in Hyderabad has the full process. In brief:

  • Funds: through NRE, NRO or FCNR accounts or inward remittance only.
  • Power of attorney: property-specific, executed abroad, attested or apostilled as applicable, and adjudicated in Telangana.
  • Home loans: NRIs can borrow from Indian banks against approved projects, subject to the lender's criteria.
  • Buying resale from an NRI seller: deduct TDS under Section 195 on the capital gain, not 1%.
  • When you sell: the buyer deducts TDS at the applicable capital-gains rate plus surcharge and cess; long-term gains have been taxed at 12.5% without indexation since 2024. A lower-deduction certificate is possible where the actual liability is lower. Consult a CA.
  • Repatriation: generally possible within applicable limits and subject to tax compliance.

Who should buy a villa in Rajendranagar

Strong fit: frequent flyers; families who want a gated villa with greenery at a lower ticket than Kokapet; professionals who split time between the Financial District and the old city; buyers who can hold for the long term.

Weaker fit: anyone who needs metro access today; buyers who want a fully mature neighbourhood with walkable shopping; those uncomfortable with catchment and lake due diligence.

A useful test is the weekday routine. If two adults in the family commute to the Financial District, a Kismatpur villa near the Narsingi side usually works better than one deeper in Budvel. If one partner flies often and the other works from home, Budvel's airport access and quieter streets may be the better match. If the priority is a lake or campus setting and the budget allows, the Himayat Sagar edge is worth the extra legal work. We map these routines before we shortlist anything.

Worth comparing: villas in Narsingi for closer access to the Financial District, villas in Shamshabad for larger plots near the airport, and villas in Kokapet for the premium end. If a flat would suit you, see apartments in Rajendranagar.

Rajendranagar villa FAQs

What does a villa in Rajendranagar cost in October 2026?

Indicatively, row villas in gated communities in Budvel and Kismatpur on 150–200 sq yd range from about ₹2.0 crore to ₹3.2 crore, and larger triplex or plot-sized villas from about ₹3.2 crore to ₹5.0 crore. Premium villas on bigger plots toward Himayat Sagar and Gandipet range from about ₹4.5 crore to ₹8.5 crore. Older independent houses in the core sit around ₹1.2 crore to ₹3.0 crore. These are ranges from recent transactions and advisor observation, not quotes.

Which part of Rajendranagar is best for a gated villa?

It depends on your routine. Kismatpur and Bandlaguda Jagir, toward Narsingi, have the densest cluster of gated villa communities and the quickest reach to the Financial District. Budvel suits frequent flyers because of its access to the airport road and ORR, and has most of the newer launches. The Himayat Sagar and Gandipet edge offers premium settings but needs more legal due diligence. We shortlist by commute, budget and builder record rather than by pocket name alone.

How will the planned High Court complex at Budvel affect villa prices?

The state announced in 2024 that a new High Court complex would be built on roughly 100 acres of agricultural university land at Budvel. A major judicial complex would bring offices, services and housing demand, and the market has already priced in some of that expectation. Large public projects take years and plans can change, so we advise buying in Budvel only if the villa, community and price work today, treating the High Court as upside.

Does GO 111 still affect villas in Rajendranagar?

Possibly, on the Himayat Sagar side. GO 111 restricted construction in the catchment villages of Osman Sagar and Himayat Sagar until it was withdrawn in 2022 and replaced by a framework of fresh conditions. Parts of Rajendranagar mandal fell within the old catchment. For any villa there we confirm the village and survey number status, which authority issued permissions under the current framework, and the distance from lake full tank levels and buffers.

What should I check before booking an under-construction villa in Rajendranagar?

Start with the TS RERA registration number, validity, declared completion date and complaint history. Then check layout and building approvals, the landowner's 30-year title chain, the development agreement and whether your villa is from the builder's or landowner's share, mortgage release, and the land share conveyed in the deed. Finally, visit one of the builder's projects handed over five or more years ago and talk to residents.

What rental yield do Rajendranagar villas give?

Gross rental yields on gated villas typically run around 2% to 3% of market value, with a 4BHK villa in a gated community indicatively renting for ₹55,000 to ₹1.1 lakh a month. Tenants include airport and aviation professionals, Financial District executives who prefer space, and relocating families. As with most Hyderabad villa markets, the bulk of the long-term return comes from land value rather than rent, so a holding period of seven years or more suits best.

Can NRIs buy villas in Rajendranagar?

Yes. NRIs and OCI cardholders can buy villas and other residential property in Rajendranagar without RBI approval, paying through NRE, NRO or FCNR accounts or inward remittance, and can take home loans from Indian lenders subject to their criteria. They cannot buy agricultural land, plantations or farmhouses, which matters because farm plots are marketed beyond the ORR. On resale, buyers deduct TDS under Section 195 on an NRI seller's gain. Consult a CA.

What are the registration charges for a villa in Rajendranagar?

Approximately 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, roughly 7.5% in total, on the higher of the consideration and the government market value. Under-construction villas typically attract 5% GST, and buyers deduct 1% TDS on purchases above ₹50 lakh from resident sellers. Most properties register at the Rajendranagar Sub-Registrar Office, but some villages fall under neighbouring SROs, so we confirm from the survey number and verify current rates.
