Villas in Raidurg are hard to find, and that is the first thing any honest advisor should tell you. Raidurg is the western terminus of the Hyderabad Metro Blue Line, the home of IKEA, T-Hub and the Knowledge City office layout, and the site of some of the city's most expensive new apartment towers. Almost none of that was built for independent homes. A villa buyer here is choosing between a small number of older independent houses in the original Raidurg village lanes, the occasional plot in a regularised colony, and sky villas or penthouses inside the luxury towers. For a larger, gated villa within a short drive of the metro, most of our Raidurg clients end up in Khajaguda or Manikonda next door. This guide explains what exists in Raidurg, indicative prices as of October 2026, how the neighbouring alternatives compare, and the title checks that matter on land with a long history of government allotment and auction.

Prices in this guide are indicative ranges drawn from recent transactions and advisor observation. Very few ground-level homes trade here in a year, so one sale can distort perceptions. We use these figures as a starting point, never as a valuation.

From scrub land to metro terminus

Twenty-five years ago, Raidurg was a small village on rocky, sparsely used land behind HITEC City, with the Durgam Cheruvu lake and Malkam Cheruvu as its main landmarks. As the IT corridor expanded, much of the surrounding land was allotted or auctioned by the state and its agencies for offices, institutions and later residential towers. The Knowledge City layout became an office address, Mindspace grew along its northern edge, IKEA opened in 2018 and the Blue Line metro extended to a terminus station here. In the last few years, a cluster of tall residential towers has risen around the metro and the lake edge, priced at the top of the city's apartment market.

The village never disappeared. Its old core, recorded in revenue documents under village names such as Raidurg Panmaktha and Raidurg Navkhalsa, still holds narrow lanes of independent houses, many now let to office workers, students and service staff. Those houses, together with a few colony plots on the edges, are the ground-level stock a villa hunter can realistically pursue.

Why villas are so scarce in Raidurg

  • The land went to offices and towers. State auctions and allotments in the Raidurg and Financial District belts set land prices that only offices and high-rise housing can absorb. Reported auction prices of well over ₹100 crore an acre in the surrounding belt in recent years make villa development uneconomic.
  • Knowledge City is an office layout. Its plots were planned for commercial and IT use, not housing.
  • The village core is small and dense. Plots are mostly 80 to 250 square yards on narrow lanes, which suits rental buildings rather than family villas.
  • Rock and lake constraints. Rocky terrain and lake buffers further limit where homes can be built.

None of this makes Raidurg a bad place to live. It simply means that a buyer who wants a garden, a gated street and a 400 square yard plot should look a few kilometres away, and a buyer who insists on Raidurg should accept a smaller, older house or go vertical.

What a villa hunter will find in Raidurg

Older independent houses in the village lanes

The largest category, though still small. Typical houses sit on 100 to 250 square yards, built as G+1 to G+3 structures between the 1990s and the 2010s. Many have rental floors, and some operate as PGs or small hostels for office workers. Road widths are often 20 to 30 feet, which limits parking and what can be rebuilt. These houses are priced mainly on land, with the building adding value only if it is sanctioned, sound and well let.

Colony plots and rebuild opportunities on the edges

Toward the Gachibowli road and the Khajaguda side, a few small colonies have plots on 30 to 40-foot roads. When one comes up, it attracts both families wanting a custom home within walking distance of the metro and small builders planning rental or co-living buildings. A clean, regularised plot here is one of the few ways to build a new independent home in Raidurg.

Sky villas and penthouses in the luxury towers

For buyers who want villa-sized space without a ground plot, the new towers around the metro and the lake edge offer sky villas, duplex penthouses and very large flats of roughly 4,500 to 7,500 square feet, often with private terraces and views over the lake, the rock formations or the city skyline. They register and finance as apartments, with an undivided share of land. Our guide to apartments in Raidurg covers the tower market, including how to choose a unit.

Villas in Raidurg: indicative prices

Property typeIndicative rate (Oct 2026)Typical ticket
Independent house in the village lanes, 100–250 sq yd₹1.1 lakh – ₹1.9 lakh per sq yd, land-equivalent₹1.1 Cr – ₹4.8 Cr
Plot in a regularised colony, 30–40 ft road₹1.6 lakh – ₹2.3 lakh per sq yd₹3.2 Cr – ₹6.9 Cr for 200–300 sq yd
Recently built independent house (rare)₹13,000 – ₹18,000 per sq ft built-up₹3 Cr – ₹6.5 Cr
Main-road frontage with commercial potential₹2.5 lakh – ₹4 lakh+ per sq ydPriced as commercial land
Sky villa or penthouse, luxury tower, 4,500–7,500 sq ft₹17,000 – ₹24,000 per sq ft₹7.7 Cr – ₹18 Cr

The gap between village-lane land and colony plots reflects road width, plot regularity and title quality more than distance. A house on a 20-foot lane with village-era documents might trade at the bottom of the range; a regularised corner plot on a 40-foot road near the metro sits at the top. Sky villa pricing follows the tower market, where floor height, view and the developer's track record move prices more than size.

What the metro terminus is worth to a homeowner

Raidurg's single biggest advantage is the Blue Line. From Raidurg station, HITEC City is one stop, Madhapur and Durgam Cheruvu a few minutes, and Ameerpet, the Red Line interchange, about 20 to 25 minutes. For a household where one member commutes east to Begumpet, Ameerpet or beyond, a home within walking distance of the station removes the worst of the city's road traffic from daily life.

That advantage is real but narrower than marketing suggests. Most Financial District and Gachibowli offices are not on the metro, so residents working there still drive, typically 15 to 30 minutes depending on the time of day. State proposals for the next phase of the metro have included a westward extension from Raidurg toward the Financial District and Kokapet. Until that is sanctioned and visibly under construction, we advise clients not to pay a premium for it. Within Raidurg, homes within about 800 metres of the station carry a modest premium for walkability; beyond that, road access and lane width matter more.

Rebuilding a village-lane house: an illustrative example

Some buyers who want to live in Raidurg itself buy an older village-lane house and rebuild it as a compact family home with one rental floor. The numbers below are illustrative, using indicative October 2026 rates; we work out the real figures for every property after an architect has confirmed what the plot and lane allow.

ItemIndicative amount
Older house on 150 sq yd, 25 ft lane, land at ₹1.5 lakh per sq ydAbout ₹2.25 Cr
Stamp duty, transfer duty and registration fee at about 7.5%About ₹16.9 L
Demolition and site preparation₹2.5 L – ₹4 L
Design, structural drawings and building permission₹6 L – ₹10 L
Construction, about 3,000 sq ft at ₹2,800 – ₹3,600 per sq ft₹84 L – ₹1.08 Cr
Fit-out, utilities and finishing₹15 L – ₹30 L
Total cost of the rebuilt houseAbout ₹3.5 Cr – ₹3.95 Cr

A recently built house of similar size in Raidurg, if one could be found, would typically cost ₹3.9 crore to ₹5.4 crore at ₹13,000 to ₹18,000 per square foot. The rebuild is therefore cheaper on paper, but it carries the usual costs of time, about 18 to 24 months, and the effort of managing construction on a narrow lane where material deliveries, parking for workers and neighbours' tolerance all need handling. On a 25-foot lane, the permissible height is limited, so do not assume you can match the floors of older neighbouring buildings, some of which may have been built without sanction.

Ground house or sky villa: choosing for Raidurg

For many Raidurg buyers, the real choice is not between two villas but between a ground-level house in the village lanes and a sky villa in a new tower a few hundred metres away. They suit very different people.

  • Ownership. A ground house gives you a demarcated plot and full control over what you build within the rules. A sky villa gives you an undivided share of land and a vote in a large association.
  • Setting. The village lanes are dense, busy and practical. The towers offer security, amenities, lifts, power backup and views, at the cost of higher maintenance charges.
  • Price per square foot. Sky villas cost more per square foot of living space, but land in the village lanes costs more per square yard than most buyers expect. Ticket sizes overlap in the ₹4 crore to ₹8 crore range.
  • Long-term value. Land in Raidurg is finite and close to the metro, which supports ground-level value over decades. Sky villa value follows the tower's upkeep and the luxury apartment cycle.
  • Effort. A ground house may need renovation or rebuilding and active tenant management. A sky villa in a completed tower with an occupancy certificate is move-in ready.

Families who want space and security without a long drive usually choose the sky villa. Investors and buyers who value land and control lean toward the ground house.

Khajaguda, Manikonda and other alternatives next door

Because Raidurg itself has so little villa stock, the realistic question for most buyers is which neighbouring locality gives them the villa they want within an easy reach of Raidurg's metro and offices.

LocalityTypical villa formatIndicative price (Oct 2026)Typical drive to Raidurg metro
KhajagudaColony houses and gated enclaves on rocky slopes₹3.2 Cr – ₹16 Cr+; gated villas ₹14,000 – ₹20,000 per sq ft10–15 minutes
ManikondaIndependent triplexes on 150–300 sq yd; Alkapur Township houses₹2.4 Cr – ₹6.5 Cr15–25 minutes
PuppalagudaBoutique gated triplexes, row villas, larger gated villas₹3 Cr – ₹10 Cr; gated ₹12,000 – ₹17,000 per sq ft15–25 minutes
MadhapurSociety-plot houses and rebuildsLand ₹1.5 lakh – ₹3.2 lakh per sq yd5–15 minutes
NanakramgudaPremium gated enclaves₹7 Cr – ₹15 Cr10–20 minutes

Khajaguda is the closest match for buyers who want a substantial independent house near Raidurg. Its rocky terrain gives some homes striking views, and the Shaikpet flyover links it to Jubilee Hills and Tolichowki. The constraints are rock-formation zones and lake buffers, which limit what can be built on some plots. Our guide to villas in Khajaguda explains those checks.

Manikonda offers the most villa for the money within reach of Raidurg, mostly as independent G+2 triplexes on 150 to 300 square yard plots and larger houses in Alkapur Township. Roads in the inner lanes are narrow and infrastructure has lagged behind growth, but prices are well below the IT core. See our guide to villas in Manikonda for the pockets.

Puppalaguda, on the slopes beyond Manikonda toward Narsingi, has a newer generation of boutique gated triplexes and row villas that appeal to IT families priced out of Gachibowli. Rates per square foot are higher than Manikonda's older stock, but the homes are newer and the gated formats give the security many families want. Our guide to villas in Puppalaguda compares the formats. For buyers with larger budgets, the premium gated enclaves of Nanakramguda put the Financial District on the doorstep while keeping Raidurg's metro and offices within a short drive.

Madhapur suits buyers who want to stay north of Raidurg in an established neighbourhood and are willing to buy an older house on land value; our guide to villas in Madhapur covers the rebuild economics there.

The title question: allotments, auctions and litigation

Title diligence in Raidurg needs more care than in most localities, for three reasons.

  1. Government origin. Much of the surrounding land was allotted or auctioned by the state. For any property that traces back to such a grant, the chain should show the original allotment or auction, its conditions on use and payment, proof that those conditions were met, and the conveyance to the next owner.
  2. Disputed survey numbers. Some large survey numbers in the wider Raidurg and Serilingampally area have been the subject of extended disputes between private claimants and the state. A clean encumbrance certificate is necessary but not sufficient; court records and the revenue status of the survey number must also be checked.
  3. Two revenue villages. Raidurg properties sit in Raidurg Panmaktha or Raidurg Navkhalsa. A careful lawyer traces the specific survey number through both the revenue record and the registration record, rather than relying on a locality name.

Beyond those, the standard checks apply: a 30-year encumbrance certificate, the full chain of link documents, layout approval or LRS regularisation, the Section 22-A prohibited list, the GHMC building sanction and any road-widening line. For village-lane houses, we also confirm that the plot boundaries on the ground match the documents, because informal subdivisions were common before the area urbanised.

Malkam Cheruvu, Durgam Cheruvu and water-body checks

Raidurg sits between two significant water bodies: Malkam Cheruvu to the south-west and Durgam Cheruvu to the north-east. Since 2024, HYDRAA's drive against construction within lake full tank levels and buffer zones has shown that even long-standing buildings are not safe if they encroach. Any plot in a low-lying lane, near a nala or close to either lake should be checked against the notified FTL and buffer maps before an advance is paid. Our guide to lake FTL and buffer zones in Hyderabad explains how to read them and what each zone allows.

Living in Raidurg day to day

Raidurg's location is its selling point. Mindspace, Knowledge City and T-Hub are typically 5 to 15 minutes away and some are walkable. IKEA and the malls of HITEC City and Gachibowli cover shopping. The Biodiversity junction flyovers connect quickly to Gachibowli, the Financial District and the ORR, putting the airport roughly 40 to 55 minutes away off-peak. For healthcare, multi-speciality hospitals along the HITEC City and Gachibowli roads, including AIG Hospitals in Gachibowli and Continental Hospitals in Nanakramguda, are a short drive. Schools across Madhapur, Gachibowli, Khajaguda and Kondapur offer CBSE, ICSE and international curricula.

The trade-offs are the noise and traffic of an office district, ongoing construction of towers and offices, and limited green space inside Raidurg itself beyond the lake promenades. In the village lanes, parking and water supply in summer can be real constraints, so ask about both before you buy.

Charges and taxes on a Raidurg purchase

Raidurg falls in Serilingampally mandal, Rangareddy district, and registers at the jurisdictional sub-registrar office, which we confirm from the survey number. Approximate charges as of October 2026, verified at the SRO on the day:

ItemApproximate rate
Stamp dutyAbout 5.5%
Transfer dutyAbout 1.5%
Registration feeAbout 0.5%
Total, on the higher of market value and considerationAbout 7.5%
GST on under-construction sky villas5% without input tax credit
TDS under Section 194-IA, resident seller, above ₹50 lakh1%

Fee schedules and guideline values are published on registration.telangana.gov.in. Under-construction sky villas should also be checked for TS RERA registration on rera.telangana.gov.in, along with the developer's land title and approvals.

Rental demand and yields

Rental demand in Raidurg is deep because of the offices next door. Village-lane houses let floor by floor to office workers and students typically earn ₹20,000 to ₹45,000 per floor per month as of October 2026, and whole buildings leased to PG operators can produce gross yields of 3.5 to 5 percent on a well-bought property, though with more wear and management. Sky villas and penthouses let to senior executives at roughly ₹2 lakh to ₹4 lakh a month, a gross yield of about 2 to 2.8 percent. Capital growth for ground-level property depends on land, which the metro and office cluster support; for sky villas it depends on the tower's quality and the wider luxury apartment cycle.

Who should buy in Raidurg, and who should look next door

Raidurg suits buyers who want a foothold beside the metro and the office core: an investor buying a village-lane house for rental income and long-term land value, a family willing to rebuild on a clean colony plot, or a buyer who wants villa-scale space in a new tower and does not need a ground plot. It does not suit buyers looking for a gated villa community, a large garden or a quiet residential street. Those buyers should look at Khajaguda, Manikonda or Puppalaguda, all within a short drive.

NRI guide to buying in Raidurg

NRIs and OCI cardholders can buy residential houses, plots and sky villas in Raidurg without RBI permission; only agricultural land, plantations and farmhouses are restricted. Funds must come through NRE, NRO or FCNR accounts or by inward remittance. A power of attorney executed abroad, attested at an Indian mission and adjudicated in Telangana lets a representative sign and register on your behalf. Given the title complexity here, we strongly recommend an independent legal opinion before any advance.

On an eventual sale by an NRI owner, Section 195 requires the buyer to withhold tax at the applicable capital gains rate plus surcharge and cess. Long-term gains are taxed at 12.5 percent without indexation since 2024, and a lower deduction certificate can reduce what is withheld. Repatriation of sale proceeds is permitted within RBI limits. Please consult a chartered accountant on your situation. Our guide for NRIs buying villas and apartments in Hyderabad covers the process.

Raidurg villas and houses: frequently asked questions

Are there villas for sale in Raidurg?

Very few in the gated sense. Raidurg's land went mostly to offices, Knowledge City and luxury towers, so ground-level homes are limited to older independent houses in the village lanes and the occasional plot in a regularised colony. Villa-sized living is also available as sky villas and penthouses in the new towers near the metro. Buyers who want a gated villa community usually look at neighbouring Khajaguda, Manikonda, Puppalaguda or Nanakramguda, all within a short drive of Raidurg.

What does a house in Raidurg cost?

As of October 2026, independent houses in Raidurg's village lanes, usually on 100 to 250 square yards, are priced mainly on land at about ₹1.1 lakh to ₹1.9 lakh per square yard, giving tickets of roughly ₹1.1 crore to ₹4.8 crore. Plots in regularised colonies on 30 to 40-foot roads run about ₹1.6 lakh to ₹2.3 lakh per square yard. Sky villas in luxury towers trade at around ₹17,000 to ₹24,000 per square foot. These are indicative ranges from recent transactions and advisor observation.

Why is title checking harder in Raidurg?

Much of the land around Raidurg was allotted or auctioned by the state for IT, commercial and residential use, so many chains begin with a government grant whose conditions must be shown to have been met. Some large survey numbers in the wider Serilingampally area have long-running disputes between private claimants and the state. Properties also sit in two revenue villages, Raidurg Panmaktha and Raidurg Navkhalsa. A lawyer must trace the survey number through revenue and registration records and check court records.

Is it worth rebuilding an old house in Raidurg?

It can be, if the plot is clean and the lane allows a sensible building. In an illustrative example, a 150 square yard house on a 25-foot lane bought at ₹1.5 lakh per square yard and rebuilt as a 3,000 square foot home costs about ₹3.5 crore to ₹3.95 crore all-in, against ₹3.9 crore to ₹5.4 crore for a recently built house of similar size. Expect 18 to 24 months, and remember that narrow lanes limit permissible height and complicate construction logistics.

Should I buy in Raidurg or in Khajaguda or Manikonda?

Buy in Raidurg if being beside the metro and the office core matters most and you are happy with a smaller, older house or a sky villa. Khajaguda suits buyers who want a substantial independent house or gated villa a few minutes away, with checks for rock zones and lake buffers. Manikonda gives the most villa for the money, mainly G+2 triplexes, with narrower inner roads. Puppalaguda offers newer boutique gated villas. We compare them side by side with real commute times.

Where is a Raidurg property registered and what are the charges?

Raidurg is in Serilingampally mandal, Rangareddy district, and registers at the jurisdictional sub-registrar office, which we confirm from the survey number. Approximate charges are 5.5 percent stamp duty, 1.5 percent transfer duty and 0.5 percent registration fee, about 7.5 percent of the higher of market value and consideration. Under-construction sky villas also attract 5 percent GST. Buyers deduct 1 percent TDS above ₹50 lakh from resident sellers. Verify current rates at the SRO on the day of registration.

Can NRIs buy a house or sky villa in Raidurg?

Yes. NRIs and OCI cardholders can buy residential houses, plots and sky villas in Raidurg without RBI permission, paying through NRE, NRO or FCNR accounts or inward remittance. Registration can be completed through a power of attorney executed abroad and adjudicated in Telangana. Agricultural land, plantations and farmhouses are excluded. Given the title complexity in Raidurg, an independent legal opinion before any advance is essential. When an NRI sells, the buyer deducts TDS under Section 195, so consult a chartered accountant.

What rental income can a Raidurg property earn?

Demand is strong because of Mindspace, Knowledge City and the HITEC City offices next door. As of October 2026, village-lane houses let floor by floor typically earn ₹20,000 to ₹45,000 per floor a month, and whole buildings leased to PG operators can reach gross yields of 3.5 to 5 percent on a well-bought property, with more wear and management. Sky villas and penthouses let to senior executives at roughly ₹2 lakh to ₹4 lakh a month, a gross yield of about 2 to 2.8 percent.
