Villas in Chevella mean two very different things, and most of the confusion we see in this market comes from mixing them up. On one side are residential villas: independent duplexes and gated villa communities built on NALA-converted, approved layouts around Chevella town and along the Bijapur highway (NH-163). On the other are farmhouses: a house, a lawn and a borewell standing on agricultural land in the villages behind the highway, owned by Hyderabad families who drive out on Saturdays. Both are sold as "villas" in brochures and WhatsApp forwards. They differ in title, registration office, bank finance, resale pool and, for NRIs, in whether they can be bought at all. This guide, written as of October 2026, walks through both, with indicative prices, approval checks, weekend-home economics and an honest view of who should buy in Chevella, Rangareddy district.

Chevella is a mandal and revenue division headquarters roughly 26–28 km west of the Outer Ring Road at Appa Junction, past Moinabad, with Shankarpally to the north and Shabad to the south. The four-laned Bijapur highway is the spine that ties it to the city, and Gachibowli is usually 60–75 minutes away outside peak hours. That distance is the whole story: too far for a daily commute for most families, close enough for a second home you will actually use.

Why villas in Chevella attract Hyderabad's weekend buyers

The first draw is the countryside itself. Chevella's red-soil country carries mango, guava and sapota orchards, flower and vegetable farms, and a farmhouse culture that goes back decades. Unlike newer belts where the "farm" is a fenced plot with three saplings, the villages around Chevella have mature trees, working farms and neighbours who understand land. A villa here is bought for space, green views and quiet, not for a clubhouse.

The second draw is price relative to the belt nearer the city. Moving west from the ORR, villa and land values step down sharply: Moinabad, just past Himayat Sagar, is expensive; Shankarpally is a notch lower; Chevella sits at the bottom of that ladder. A family that cannot justify a gated villa near the Himayat Sagar exit can often afford a larger plot and a better-built home here, at a fraction of the ticket.

The third draw is the road. The widening of NH-163 from Appa Junction toward Manneguda has made the drive faster and more predictable, after years of delays and public debate over the giant banyan trees that line parts of the old road. Travel time matters more for a weekend home than for almost any other property, because a second home you stop visiting quickly becomes a maintenance bill.

The fourth is long-term positioning. The southern arc of the proposed Regional Ring Road is expected to pass through the Chevella–Shankarpally side of Rangareddy district, and Hyderabad's westward growth through Kokapet, Narsingi, Mokila and Shankarpally slowly pulls Chevella closer. We treat both as long-horizon upside. Neither is a reason to overpay today.

Chevella villa market snapshot (October 2026)

  • Location: Chevella mandal, Rangareddy district, Telangana; about 26–28 km west of the ORR at Appa Junction and roughly 40 km from Gachibowli by road.
  • Two products: residential villas on approved, converted land (registered at the Chevella SRO) and farmhouses on agricultural land (registered at the Chevella Tahsildar office).
  • Indicative tickets: about ₹70 lakh for a town duplex to ₹2.8 crore for a large farm-style villa on an approved residential plot; farmhouses on agricultural land vary widely with acreage.
  • Typical plot sizes: 150–300 sq yd for town and gated villas; 400–1,000 sq yd for farm-style villas in approved layouts; half an acre and up for farmhouses.
  • Key checks: NALA conversion, HMDA or DTCP layout approval, former GO 111 status on the eastern edge, highway widening lines, lake FTL and water.

Farmhouse or gated villa: the decision that shapes your Chevella purchase

Before looking at a single property, decide which of the two products you want. The choice decides everything that follows.

Farmhouses have their own charm and their own buyers, and plenty of Chevella families have enjoyed them for twenty years. But the paperwork logic is that of agricultural land, not of a home. If that is what you want, read our guide to agriculture and farm land in Chevella first, because the checks are different. The rest of this page focuses on residential villas, with notes on farmhouses where the two overlap.

The "farm villa" in between

A growing middle category is the farm-style villa: a larger residential plot of 400–1,000 sq yd in an approved, converted layout, with room for fruit trees, a lawn and a vegetable patch around a two-storey home. It gives most of the farmhouse lifestyle with a cleaner title, bank finance and NRI eligibility. For many of our clients this is the sensible compromise, provided the layout approval and conversion are genuine and the developer has actually built roads, power and water.

Where villas sit around Chevella: micro-markets and community types

Chevella mandal is wide, and the villa market is scattered rather than concentrated. We think about it in five pockets.

Chevella town and its colonies

Older residential colonies and newer approved layouts around the town centre, the bus stand and the government offices. Independent G+1 houses on 150–250 sq yd are the main product, often built by owners or small local builders. Daily services are within a few minutes. This pocket suits families who will actually live here, including government staff, teachers, traders and professionals who work in the town or in Shankarpally.

The NH-163 corridor

Gated villa communities and layouts within about 2 km of the highway, between Moinabad's western edge and Chevella. These have the best access to the ORR and the highest asking prices outside the town. The trade-off is highway noise, truck traffic and, for anything close to the road, the final widening line and service-road alignment, which must be checked before you pay for frontage.

The eastern edge toward Moinabad

The most farmhouse-oriented pocket and the one with the highest share of city owners. Large-plot farm-style villas and weekend homes cluster here because the drive is shortest. This is also where former GO 111 status, lake catchment conditions and water-body buffers matter most. If your budget stretches, compare this side with villas in Moinabad, closer to the ORR, before deciding.

The northern villages toward Shankarpally

Rolling red-soil land with orchard potential and a more rural feel. Villa supply is thin: mainly farm-style homes and a few small enclaves. Buyers who like this side often also look at villas in Shankarpally, which has a railway station and a larger town economy.

The southern side toward Shabad

Flatter fields, heavier soil and better water in places, but fewer residential layouts and longer drives. This side is mostly farm land and farmhouses rather than villas; we rarely recommend it for a first residential purchase.

Formats you will be shown

  • Independent duplex in a town colony: 150–250 sq yd, 1,800–2,800 sq ft, usually G+1, sometimes with a rentable ground floor.
  • Gated villa community: 200–300 sq yd, 2,200–3,200 sq ft, with compound wall, security, internal roads and modest amenities.
  • Farm-style villa on an approved residential plot: 400–1,000 sq yd with a 2,500–4,000 sq ft home and open garden.
  • Farmhouse on agricultural land: half an acre to several acres with a cottage or larger house, borewell and orchard.

Indicative villa prices in Chevella

The ranges below come from recent transactions and advisor observation as of October 2026. They are indicative bands, not quotations, and individual properties fall outside them for good reasons: distance from the highway, approach road, water, construction quality and the strength of the title.

Villa type and pocketTypical sizeIndicative price range
Independent duplex, Chevella town colony150–250 sq yd, 1,800–2,600 sq ft₹70 lakh – ₹1.2 crore
Gated villa, approved layout near NH-163200–300 sq yd, 2,200–3,200 sq ft₹1.0 crore – ₹1.8 crore
Farm-style villa, approved residential plot400–1,000 sq yd, 2,500–4,000 sq ft₹1.2 crore – ₹2.8 crore
Farmhouse on agricultural land (resident buyers only)0.5–2 acres with house₹80 lakh – ₹3.5 crore
Built-up rate, gated villas—₹4,500 – ₹6,500 per sq ft
Approved residential plot land value—₹6,000 – ₹30,000 per sq yd

Two cautions on these numbers. First, separate land from construction. In Chevella, land is cheap enough that the house itself is often more than half the price, so construction quality, waterproofing and plumbing deserve as much scrutiny as the location. Second, farmhouse prices are mostly a function of acreage, water and trees, and the structure on the land is often valued lower than its builder hopes, especially if it lacks building permission.

What moves prices in this belt

  • Drive time to Appa Junction: every 10 minutes saved on a weekend drive is worth real money to second-home buyers.
  • Water: a villa or farmhouse with a proven borewell yield through May commands a clear premium.
  • Approach road: a BT road to the gate versus a kilometre of gravel changes both use and resale.
  • Mature trees: bearing mango or guava trees are hard to replicate and buyers pay for them.
  • Clean conversion and approvals: a converted, approved plot can sell for well above an equivalent farmhouse, because the buyer pool is wider.

Weekend-home economics: what a Chevella villa costs to run

Most villa buyers here are buying a second home, and second homes have running costs that city buyers underestimate. We put these numbers in front of clients before they commit.

Running costGated villa (approx. per year)Farm-style villa or farmhouse (approx. per year)
Maintenance or association charges₹30,000 – ₹90,000Not applicable, or a small venture fee
Caretaker or watchmanUsually covered by the community₹1.5 lakh – ₹3 lakh
Garden, orchard and borewell upkeep₹10,000 – ₹30,000₹40,000 – ₹1.5 lakh
Electricity, property tax, insurance₹25,000 – ₹60,000₹25,000 – ₹80,000

A standalone farmhouse is often more expensive to keep than a gated villa because the caretaker, security and repairs all fall on you. Gated communities spread those costs across many owners. If you plan to visit twice a month or less, that difference matters more than a few lakh on the purchase price.

Security is the other hidden cost. Empty weekend homes attract theft of pump sets, cables and fittings. A community with a manned gate solves most of this; a standalone property needs a resident caretaker, fencing and, increasingly, remote cameras.

Daily life, schools, hospitals and commute from Chevella

Chevella is a functioning town, not just a weekend destination. As a revenue division headquarters it has the Tahsildar and sub-registrar offices, banks, a government hospital, a bus station, markets, schools and junior colleges. For a resident family, that covers most weekday needs. For specialist healthcare, international schools and large malls, residents drive towards the city, typically via Moinabad and the ORR.

Schools and healthcare

State-board and CBSE schools operate in and around the town, and more options lie in Moinabad and on the Himayat Sagar side, where several larger residential and day schools have campuses. Clinics, nursing homes and the government hospital handle routine care; for emergencies and multi-specialty treatment, families usually head towards the Gachibowli and Narsingi hospital cluster or the Mehdipatnam side, an hour or more away. Older buyers planning to retire here should weigh that distance honestly.

Commute (indicative, by car)

Sunday evening return traffic towards the ORR can add considerably to these times. If you plan to work from the villa a few days a week, check mobile data and broadband at the exact property; coverage varies between villages.

Former GO 111 villages, NALA and the approval checks that matter here

Chevella's approval picture is more layered than in most villa markets, because it sits at the western edge of the metropolitan region, near the old reservoir catchments, and next to a widened highway.

NALA conversion

Any residential villa must stand on land converted from agricultural to non-agricultural use under the NALA process. Ask for the conversion proceedings for the specific survey number, check that the extent matches the layout, and confirm the land records show it as converted. A villa on unconverted land is, legally, a structure on farm land, with all the limits that implies. Our NALA conversion guide explains what the order should contain.

HMDA or DTCP

HMDA's planning boundary has moved outward over the years, and Chevella sits near its western reaches. You will see both HMDA- and DTCP-approved layouts marketed here. Either can be valid; what matters is that the authority that approved the layout had jurisdiction over that village on the date of approval. We check the layout permit number, the approved plan and the release of mortgaged plots, and cross-check HMDA approvals on the HMDA website. Older gram panchayat layouts may depend on LRS; insist on the regularisation proceedings, not just an application receipt.

Former GO 111 villages

For decades GO 111 restricted construction in the catchment of Osman Sagar and Himayat Sagar, across a list of 84 villages in mandals west and south-west of the city, with Moinabad and Shamshabad most affected and some villages on the eastern side of Chevella mandal also covered. The state decided in 2022 to replace the order and formally withdrew it in 2023, but replacement catchment rules are being framed in stages, and lake, stream and buffer protections still apply. For a villa or farmhouse in a former GO 111 village, verify current land use and any new conditions survey number by survey number. Our guide to the GO 111 repeal sets out the background.

Building permission, RERA and OC

  • Building permission: confirm sanctioned plans from the competent authority, usually through TG-bPASS for individual houses, and compare them with what has been built.
  • TS RERA: registration is compulsory once a project crosses 500 sq m of land or eight units. Check the registration and its validity on the TS RERA portal.
  • Occupancy certificate: for gated projects, insist on the OC before final payment.
  • Title: a 30-year encumbrance certificate, the complete chain of link documents, the Section 22-A prohibited list and assigned-land checks.
  • Highway: for any property near NH-163, the final widening line, service road and any acquisition notice.

Buying process and registration charges in Chevella

Residential villas on converted land register at the Chevella Sub-Registrar Office, which we confirm from the survey number before booking a slot. Farmhouses on agricultural land register at the Chevella Tahsildar office, where registration and mutation happen together. The sequence for a villa runs from shortlisting and document verification to a sale agreement, finance, registration, mutation in local records and transfer of utilities.

ChargeApproximate rateNotes
Stamp duty~5.5%On the higher of consideration and government market value
Transfer duty~1.5%In gram panchayat areas there is no transfer duty but the registration fee is about 2%
Registration fee~0.5%Total around 7.5% of value either way
GST on under-construction villas5% without input tax credit1% for qualifying affordable homes; none on completed villas with OC
TDS by buyer (Section 194-IA)1%On villa purchases above ₹50 lakh from a resident seller; not on rural agricultural land

Rates and government values change, so we verify current figures at the SRO on the day; government market values for survey numbers can be checked on the registration department portal. Declare the true consideration. Under-declaring saves a little duty now and creates capital-gains and title problems later.

Rental yield and resale outlook for Chevella villas

Be realistic about rent. Long-term tenants for villas in Chevella are mainly local professionals and government staff, and town duplexes typically let for ₹15,000–₹28,000 a month, gated villas for ₹22,000–₹40,000. Farm-style villas rarely find long-term tenants. Gross yields therefore sit at roughly 1.5–2.5%, below the city average. Some owners let weekend homes for short stays and events; check the community rules, local licensing and insurance before relying on that income.

Resale depends heavily on the product. Approved residential villas with clean titles sell to a broad pool of families, investors and NRIs. Farmhouses on agricultural land sell only to resident buyers who want farm land, and the structure adds less value than owners expect. Over a 7–12 year hold, the highway, the RRR and the westward spread of the city give a well-chosen villa room to appreciate, but liquidity is slower than closer to the ORR. Buy because you will use the home; let appreciation be the bonus.

Risks we flag to every client

  • "Villas" on unconverted farm land sold with residential language.
  • Highway-facing properties priced as frontage before the final widening line is known.
  • RRR alignment maps circulated by sellers rather than official notifications.
  • Water: yields vary sharply between neighbouring plots in this granite terrain.
  • Ventures that promise amenities and roads they have not yet built.

NRI guide to buying a villa in Chevella

NRIs and OCI cardholders can buy residential villas in Chevella without RBI permission, but this is the belt where the rules bite hardest. Under FEMA, NRIs and OCIs cannot purchase agricultural land, plantations or farmhouses, and cannot receive them as a gift; they may only inherit such property, and may sell inherited farm land only to a resident Indian. Many Chevella "villas" are farmhouses on agricultural land, so an NRI buyer must confirm the property is a residential villa on NALA-converted land in an approved layout. Our NRI guide to villas and apartments in Hyderabad covers the wider process.

  • Pay through NRE, NRO or FCNR accounts or inward remittance; cash and third-party payments create problems later.
  • A property-specific power of attorney, attested at an Indian mission or apostilled and then adjudicated in Telangana, lets a relative sign at the Chevella SRO.
  • Repatriation of sale proceeds is generally allowed for up to two residential properties, to the extent of foreign exchange brought in, subject to documentation.
  • On a future sale by an NRI owner, the purchaser withholds Section 195 TDS at the capital-gains rate that applies, plus surcharge and cess; for long-term holdings that rate has been 12.5% without indexation since 2024. A lower-deduction certificate can be sought from the tax department. Consult a chartered accountant before signing.

  • Accompanied site visits that include the approach road, borewell yields, neighbours and a check of the highway line.
  • Verification of NALA conversion, HMDA or DTCP approval, building permission, RERA, former GO 111 status, 22-A and assigned-land records.
  • Price benchmarking against registered sales in the same village or layout, and negotiation.
  • Registration at the Chevella SRO or Tahsildar office, mutation, utility transfers and, if needed, caretaker arrangements.

Chevella villas and farmhouses: frequently asked questions

What does a villa in Chevella cost?

As of October 2026, independent duplexes in Chevella town colonies typically cost ₹70 lakh to ₹1.2 crore, gated villas in approved layouts near the Bijapur highway about ₹1 crore to ₹1.8 crore, and farm-style villas on 400 to 1,000 sq yd approved plots roughly ₹1.2 crore to ₹2.8 crore. Farmhouses on agricultural land range widely, from about ₹80 lakh to ₹3.5 crore, depending on acreage, water and trees. These are indicative ranges from recent transactions and advisor observation, not quotations.

What is the difference between a farmhouse and a villa in Chevella?

A residential villa stands on NALA-converted land in an approved layout, registers at the Chevella sub-registrar office, can carry building permission and usually qualifies for a home loan. A farmhouse stands on agricultural patta land, registers at the Chevella Tahsildar office with mutation, often lacks building permission and is rarely financed by banks. NRIs and OCIs can buy the villa but not the farmhouse. Resale pools differ too: villas sell to families and investors, farmhouses only to resident buyers wanting farm land.

Is Chevella too far from Hyderabad for a villa?

For a daily commute to Gachibowli or the Financial District, most families find Chevella too far: the drive is typically 60 to 75 minutes off-peak and longer on busy days. For a weekend home, a retirement base or a family that works locally, the distance is the attraction, because it buys space, trees and quiet at a lower price than Moinabad or Shankarpally. Decide honestly how often you will make the drive before you buy, since unused second homes quickly become maintenance burdens.

Were Chevella villages under GO 111, and does it still matter?

GO 111 protected the catchment of Osman Sagar and Himayat Sagar across 84 villages, with Moinabad and Shamshabad most affected and some villages on the eastern side of Chevella mandal also covered. The state decided in 2022 to replace the order and formally withdrew it in 2023, but replacement catchment rules are being framed in stages and lake, stream and buffer protections remain. For any property in a former GO 111 village, we verify current land use and conditions survey number by survey number before you pay.

Can NRIs buy a farmhouse or villa in Chevella?

NRIs and OCI cardholders can buy residential villas in Chevella that stand on NALA-converted land in an approved layout, using NRE, NRO or FCNR funds or inward remittance. Under FEMA they cannot purchase agricultural land, plantations or farmhouses, and cannot receive them as a gift; they can only inherit them. Because many Chevella weekend homes are farmhouses on agricultural land, NRI buyers must confirm the land status and conversion before booking. A registered power of attorney lets a relative complete registration at the SRO.

What approvals should a Chevella villa have?

Check the NALA conversion proceedings for the survey number, the HMDA or DTCP layout permit and approved plan, and confirm the authority had jurisdiction on the approval date. Plots mortgaged to the authority must be released. The house needs sanctioned building permission matching what was built. Gated projects above 500 sq m or eight units need TS RERA registration and, once complete, an occupancy certificate. Add a 30-year encumbrance certificate, link documents, Section 22-A and assigned-land checks, and the NH-163 widening line.

How much does it cost to maintain a weekend villa in Chevella?

In a gated community, expect roughly ₹30,000 to ₹90,000 a year in maintenance charges plus electricity, property tax and garden upkeep, with security shared across owners. A standalone farm-style villa or farmhouse usually costs more to run because you pay a caretaker yourself, often ₹1.5 lakh to ₹3 lakh a year, plus borewell, orchard and repair costs. Empty weekend homes attract theft, so budget for fencing and cameras. These running costs often matter more than small differences in purchase price.

Where are Chevella villas registered and what are the charges?

Residential villas on converted land register at the Chevella sub-registrar office, while farmhouses on agricultural land register at the Chevella Tahsildar office with mutation. Government charges total about 7.5% of the higher of price and market value: roughly 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee, or a 2% registration fee without transfer duty in gram panchayat areas. Buyers deduct 1% TDS on villa purchases above ₹50 lakh from resident sellers. We verify current rates on the day.
